If a Suburban RV water heater will not light, first identify the exact model and whether it is a tank or tankless unit. Then check only the normal owner controls for gas supply and power, and follow that model’s manual for any reset. Ignition and reset procedures vary; if lockout returns, or you notice a gas odor, soot, damaged wiring, or abnormal combustion, shut the heater down if safe and contact qualified service.
Start with the model: tank or tankless?
Before resetting the heater, ordering a part, or winterizing it, read the data plate and locate the matching owner’s manual. Suburban tank-model data plates are behind the exterior access door; on the IW60 tankless model, the plate is on the cabinet’s left front edge. Controls and wiring can also vary with the model and RV installation, so do not assume another Suburban owner’s procedure applies to yours. Suburban’s FAQ and product information explain these model distinctions.
- Tank heater: stores water in a tank. A tank-model anode rod protects the tank from corrosion; tankless models do not use this tank anode maintenance step.
- Tankless heater: heats water on demand and has its own control and reset behavior. The cited IW60 guidance is model-specific, not a universal tankless procedure.
- Ignition type: most modern Suburban heaters use direct-spark or electric ignition. Older pilot models require the instructions on their own label and in their manual.
Suburban RV water heater not working: safe first checks
Limit initial troubleshooting to the heater’s normal owner-accessible controls. Confirm the propane supply and appliance power, then check that the correct heater switch or control is on. The switch’s appearance and location vary by installation. Some electric tank configurations also have a separate 110V switch, so a heater that appears powered may still have one of its heat sources switched off. Use the exact model manual to identify its controls.
Do not infer that an igniter, control board, or other internal part has failed based only on a light or symptom. Suburban’s owner guidance does not establish a single electrical fault tree that applies across models. Internal diagnosis, wiring checks, and combustion work belong with a qualified technician.

Suburban water heater won’t light: understand lockout
Tank models covered by Suburban’s operation guide
In the tank ignition sequence described in Suburban’s operation guide revised March 22, 2023, the heater purges for 15 seconds before sparking and makes up to three ignition attempts. If the burner does not light, a red RESET light that remains on indicates lockout. For the models covered by that guide, switch the heater OFF, wait five seconds, then switch it ON.
If the burner still fails to light or lockout returns, stop resetting and contact an authorized service center or local RV service agency. Suburban’s guide says: “If burner fails to light, call a Suburban authorized service center or a local RV service agency.” Read the Tank Water Heaters Operation Guide.

Tankless models and a recently changed propane cylinder
On the cited Suburban tankless guidance, the heater can make up to three ignition trials before lockout. Air left in the gas line after a propane tank change is identified as a common reason for failed ignition. The ODWH-ST42-60 manual describes a model-specific way to purge air using an installed cooking appliance, along with control-specific reset directions. Follow that manual and the RV’s instructions; do not transfer a tank-model reset sequence to a tankless control. Consult the ODWH-ST42-60 User Manual.
Suburban’s tankless manual states: “For your safety, all repairs should be performed by your dealer or a qualified service person.” Do not repeatedly cycle the unit when a gas or combustion fault is suspected, and do not clean or adjust the burner yourself.

Water drips from the pressure-and-temperature relief valve
A small amount of weeping can occur as water expands during heating in an RV’s closed water system. Suburban explains that a depleted air pocket in the tank can contribute. Its FAQ describes restoring that pocket by turning off the heater and cold-water supply, opening a faucet, briefly operating the relief-valve handle until water stops, releasing the handle, and restoring the water supply. Treat this as model-specific guidance: follow the heater manual and valve instructions, and do not treat persistent or forceful discharge as harmless. See Suburban’s FAQ guidance.
If leakage continues, have the system evaluated by a dealer; Suburban says an expansion or accumulator tank may be considered. Do not attempt internal repairs based on a drip alone.

Winterize a Suburban tank water heater
Freezing can damage a water heater. Follow the heater manual and the RV manufacturer’s full water-system winterizing procedure, since draining the heater alone may not protect the rest of the plumbing.
- Turn off appliance power and propane, then let the water heater cool.
- Open faucets and drain the RV water system according to the RV manufacturer’s instructions.
- For a tank model, remove the anode rod to drain the heater. Use the heater’s bypass if fitted.
- If introducing antifreeze into the RV plumbing, isolate and drain the heater first. Suburban warns that antifreeze can corrode the anode and accelerate deterioration and sediment buildup.
Use the exact heater and RV manuals for the applicable procedure; do not apply tank-draining steps to a tankless unit. Suburban’s FAQ and the tank operation guide provide manufacturer instructions.

Inspect and replace a tank heater’s anode rod
Suburban recommends checking a tank heater’s anode rod every 6–12 months and replacing it when more than 75% is consumed. Its FAQ also advises annual replacement or replacement when the rod has lost more than 75% of its material or weight. Water high in iron or sulfate can speed anode deterioration. Confirm the heater model and specified anode material before buying a replacement; this maintenance does not apply to tankless heaters.
Suburban lists part 233514 as a magnesium replacement rod for its tank heaters and also lists aluminum rod 233516. Check your data plate and manual for compatibility and material requirements before ordering. Suburban FAQ and Suburban replacement-parts information.
When to stop troubleshooting and call for service
Suburban directs gas-appliance service to qualified technicians. Shut the heater down if safe and seek qualified help if you smell gas, see soot, notice damaged wiring or abnormal combustion, or suspect a gas leak. Improper maintenance can create fire or carbon-monoxide hazards. Also stop if the model-specific reset fails or lockout returns; do not bypass safety controls, probe live wiring, or adjust or clean the burner.
Use model specifications only for that model
For context when identifying a tank heater, Suburban’s SW6D listing describes a six-gallon direct-spark ignition model with a replaceable anode and optional electric element. The manufacturer lists 12,000 BTU/h gas input, 1,440 W optional electric input, and cutout dimensions of 12.75 × 12.75 × 19.19 inches. These are SW6D specifications, not values to assume for another Suburban heater. The listing gives a two-year limited warranty and a three-year limited tank warranty.
