Set on five wooded acres beside a lake, it combines a modern-homestead landscape with indoor-outdoor living. The publisher announced the project in February 2025 and later described the completed house; its public tour season ended December 21, 2025.
Where the house is and how it meets its site
The Idea House is in Keswick Estate, outside Charlottesville, on a wooded, five-acre property beside a lake. Southern Living’s completed-home description emphasizes views of the lake and forest, making the setting part of the design rather than a backdrop separate from the house.

The project is described as approximately 4,500 square feet, with four bedrooms and four and a half baths. Those dimensions describe this particular showcase house, not a recommended size or a typical construction brief.
What the completed design includes
Indoor-outdoor living
A screened porch and a lakeside terrace extend the living area toward the landscape. The terrace includes outdoor seating and a grill. Inside, the publisher highlights a grand octagonal foyer and floor-to-ceiling living-room windows oriented toward the lake and forest.
#1 Best Overall
A modern-homestead landscape
The landscape combines a small orchard, a native meadow intended to support pollinators, a fenced vegetable garden, a potting shed, and a parterre herb garden. Southern Living Plant Collection says its varieties contributed to the planting, but its project information does not provide a complete itemized plant list.
For a builder or homeowner adapting the idea, the useful takeaway is the mix of functions: food growing, habitat planting, outdoor work space, and ornamental structure. The sources do not give installation costs or the ongoing labor needed to maintain these features, so the project should not be treated as proof that this combination is low-maintenance or self-sustaining.
Rank #2
Interiors and materials
Southern Living describes interiors that pair heritage finds with contemporary pieces, use nature-inspired colors, and include locally sourced artwork. These are the publisher’s descriptions of the design; they are not independent evaluations of durability, cost, or product performance.
Who worked on the project
The completed-home announcement identifies the project team as:
- Developer: Molly Hardie
- Builder: Allan Pettit of Alexander Nicholson
- Architects: Julie Dixon and Keith Scott of Rosney Co. Architects
- Interior designer: Charlotte Moss
- Landscape architect: Eugene Ryang of Waterstreet Studio
The February announcement used company names for several roles, including Alexander Nicholson, Rosney Co. Architects, Charlotte Moss & Co., and Waterstreet Studio. It also said Erin and Ben Napier would contribute custom countertops and Scotsman Co. products, and that Andrew Reid of Reid Classics would showcase the company’s craftsmanship.
Systems and products described by a project sponsor
The Propane Education & Research Council, a sponsor, says the house used two propane tankless water heaters, a propane range, a standby generator, an outdoor grill station, a fireplace, and a hydronic heating system working with electric heat pumps. These are sponsor-provided project descriptions, not independent performance testing. The available descriptions do not establish energy savings, operating costs, installed product models, or how the system performs in other homes.
Sponsors named in the completed-home release
People Inc.’s August 2025 completed-home release lists 12 sponsors. The February announcement had a different list: it named ten sponsors, including the Propane Education & Research Council, but not Glad or Lynx. The later list adds Glad and Lynx and omits the council, although the council separately documents systems in the house. The releases do not explain every change.

Tour dates, issue, and house plan
The public tour ran August 14 through December 21, 2025, so that event window has passed. UVA Arts listed historical hours as Thursday through Saturday, 10 a.m.–5 p.m., and Sunday, noon–5 p.m., at Keswick Hall & Golf Club, 701 Club Drive, Keswick, VA 22947. Part of ticket proceeds supported Building Goodness Foundation, Hospice of the Piedmont, and Yellow Door Foundation. These details describe the 2025 event, not current access.
People Inc. reported that the house appeared in the September 2025 issue of Southern Living, which reached newsstands August 15, 2025, and that a Southern Living House Plan for the project was available online at the time. Current plan availability, format, and stock are not established.
What builders can take from the project
The showcase is most useful as a collection of design moves to evaluate against a real site and brief, not as a complete specification to copy. Its features respond to a wooded, lakeside property and a comparatively large house. Before adapting them, consider:

Quick Recap
- Site and orientation: Whether views, privacy, sun exposure, drainage, and access support large windows, a terrace, or a screened porch.
- Outdoor use: How often the household will use outdoor seating and cooking areas, and what weather protection, circulation, and maintenance they require.
- Landscape workload: Whether orchard trees, meadow, vegetable beds, and formal herb planting fit the owner’s time, water access, and maintenance plan.
- Mechanical design: Whether a proposed combination of fuel-fired equipment, heat pumps, and hydronic distribution suits local conditions and the project’s budget. The house descriptions provide no cost or savings figures for comparison.
