Sobha SkyParks is a proposed residential tower on Sheikh Zayed Road in Dubai, announced at approximately 450 metres tall and planned to include 684 residences. Its signature “forest-like” feature is a set of four themed SkyParks, each planned to span six stories. The project is not complete, and published sources differ on its floor count and expected completion date.
What is Sobha SkyParks?
Sobha Realty announced Sobha SkyParks as a residential high-rise planned for Sheikh Zayed Road in Dubai. The Council on Vertical Urbanism (CVU) lists the building as proposed, so the announced residences and amenities should be understood as plans rather than completed features. Sobha’s launch announcement describes the project as a new luxury residential development; the CVU maintains a separate building record.
How tall is Sobha SkyParks, and how many floors will it have?
The announced height is approximately 450 metres (1,476 feet). The floor count differs between sources: Sobha’s 2025 launch announcement says 109 floors, while the CVU building record lists 110. Neither source explains the one-floor difference, so it is best to attribute the count rather than treat one figure as definitive.
| Source | Height | Floors | Planned residences |
|---|---|---|---|
| Sobha Realty, 2025 launch announcement | Approximately 450 metres (1,476 feet) | 109 | 684 residences |
| Council on Vertical Urbanism building record, accessed 2026 | 450 metres (1,476 feet) | 110 | 684 apartments |
The height and residence count broadly align across these sources; the floor count does not. These are announced or database-listed project figures, not measurements of a completed building.

What are the SkyParks?
“Forest-like” refers to the planned garden and amenity concept, not to a verified, completed landscape. Sobha’s 2025 launch announcement describes four themed SkyParks distributed through the tower, each six stories tall. The themes cover recreation for families, fitness and wellness, tranquil gardens, and pools and leisure. The developer’s description sets out intended uses, but does not establish what has been built or how the spaces will operate in practice.
Where is Sobha SkyParks?
The project is planned for Sheikh Zayed Road in Dubai, according to Sobha Realty’s launch announcement and the CVU building record. The available project information identifies this location but does not provide a more specific address in the cited sources.

When is Sobha SkyParks expected to be completed?
Published completion estimates conflict. The CVU record, accessed in 2026, estimates 2031. Property Finder UAE lists December 31, 2032, on its project page. These are estimates, not guaranteed handover dates; the CVU specifically cautions that proposed-project information may change.
