Sobha Realty has reported securing land for its first US and Australian residential projects, but it has not yet announced named developments, prices or approvals. Its initial US focus is phased single-family communities in Celina and Frisco, Texas; in Queensland, sites are reported in Brisbane and on the Gold Coast. Sales for the first Celina community are expected to begin in 2027, according to a report dated October 2, 2026.

What Sobha has announced

The move marks a change from an expansion intention to reported on-the-ground activity. In its 2024 annual-report message, published in 2025, Sobha Group founder PNC Menon described the US and Australia as high-growth markets the company intended to enter. The October 2, 2026 report says operations have commenced and land has been secured in both markets. These are different milestones: the earlier statement was a plan, while the later report describes land acquisitions and intended projects.

Sobha Group reported AED 23 billion in sales for 2024 in that annual-report message. Menon set a target of AED 30 billion in sales for 2025 and said the company planned up to ten multibillion-dirham projects in the UAE that year. Those figures are historical results and targets, respectively; they do not indicate the scale or number of projects planned in the US or Australia. Sobha Realty’s 2024 annual report

Where Sobha plans to build in the United States

Celina and Frisco, Texas

The October 2, 2026 report identifies Celina and Frisco, in the North Dallas–Fort Worth area, as Sobha’s initial US locations. It describes phased single-family communities aimed at growing families and people moving into homeownership. The first Celina community’s sales were expected to begin in 2027, according to that report.

No development names, prices, unit counts, land areas, planning approvals, construction start dates or detailed sales schedule are established in the available announcement. The 2027 expectation is specific to the first Celina community; it is not a confirmed opening date for sales in Frisco or a guarantee that the Celina schedule will not change.

What is planned in Australia

Brisbane and the Gold Coast

The report identifies acquired sites in Brisbane and on the Gold Coast, both in Queensland. Sobha says initial projects will be tailored to local buyers and conditions, with Australian tier-one builders, architects and consultants involved. The report does not name those firms or provide project names, prices, approvals or launch dates.

Sydney is described as an opportunity under assessment, not as one of the announced initial project locations. Sobha Australia’s official website says projects are forthcoming and invites prospective buyers to register for updates. That supports a distinction between establishing a market presence and having a named, launched project available for sale.

How the company says it will fund and deliver the projects

The October 2, 2026 report says company equity will form the funding base, supplemented by local financing. For Australia, the reported plan allows for bank and non-bank lending, with bank funding preferred. This is a stated financing approach, not confirmation that project loans have been arranged.

The same report describes a local delivery approach involving Australian builders, architects and consultants. It does not identify specific partners or provide project-level construction arrangements. In Texas, the announcement describes the intended housing type and phased approach but does not name local construction firms.

What the announcements do—and do not—confirm

  • Reported: secured land in Celina and Frisco, Texas, and acquired sites in Brisbane and on the Gold Coast, Queensland, according to the October 2, 2026 report.
  • Planned: phased single-family communities in Texas, locally tailored initial Australian projects, and a first Celina sales start expected in 2027.
  • Not established: named developments, prices, unit counts, land areas, approvals, construction start dates, final launch schedules, or named local delivery partners.
  • Separate corporate evidence: the Australian Business Register lists SOBHA AUSTRALIA PROPERTY PTY LTD as active from November 27, 2025, with the record last updated January 21, 2026. Company registration supports the existence of an Australian entity; it does not establish project approvals or home sales. Australian Business Register
