Should You Remove Your Backyard Pool? Cost, Use, and Resale Tips

Pool removal can reclaim yard space, but it does not guarantee a higher sale price. Compare local buyer demand, repair needs, written estimates, and what you would do with the space.

Remove a backyard pool when the space and money it consumes matter more to you than the swimming, and when local rules and a realistic removal plan support the change. Keep or repair it when your household uses it and local buyers value pools. Resale alone is not a dependable reason to remove one: the effect depends on local demand, the pool’s condition, and what buyers can compare nearby.

Start with four questions about the pool and your yard

Separate everyday use, pool condition, the yard space it occupies, and what you would actually do with that space. BuildCal’s SoCal decision guide frames the choice around those four factors; the same framework is useful elsewhere, though local conditions differ.

  • How much do you use it? Consider how often people swim and whether that is likely to continue. Recreation and convenience have value even if the pool’s effect on resale is uncertain.
  • What condition is it in? Get a professional assessment and a repair scope rather than assuming an old or idle pool is beyond repair.
  • What space would removal create? Name a specific use—such as a lawn, garden, patio, or play area—and consider whether you would actually build it.
  • What safety work is needed? If you keep the pool, check applicable local requirements for barriers and other safety measures. A pool cover may be a listing feature, but it does not by itself establish compliance with local law.

Does removing a pool increase home value?

There is no reliable universal dollar amount or percentage to expect. A pool can appeal to some buyers and deter others; location, buyer preferences, condition, backyard size, and nearby comparable sales all matter. Opendoor says above-ground pools rarely add resale value and can deter some buyers, while also identifying pool condition and safety features as listing considerations in its guide to selling a house with a pool.

Before removing a pool for a sale, ask a local agent active in your neighborhood to compare two realistic scenarios: selling with the pool as-is or repaired, and selling after removal and finished yard restoration. Treat those figures as local professional judgment, not a guaranteed return. Compare the likely sale effect with removal costs and the value you get from the pool and yard while you still own the home.

What does pool removal cost?

Angi’s 2026 pool-removal guide gives a range of $2,500–$10,000 for partial removal. It is a broad guide range, not a quote for your property. The sources available do not establish a dependable apples-to-apples national price across pool types and locations, so get written estimates for the specific work.

Cost and feasibility depend on the method and site. Ask contractors to itemize the demolition scope, debris handling, fill, drainage, permits, grading, and final restoration. Site access and the pool’s construction can also affect the job. Compare removal estimates with a professional repair assessment and the costs you would continue to pay if you keep the pool; use your own bills, service records, and local utility rates rather than assuming a universal maintenance total.

Partial or complete removal: what is the difference?

Partial removal leaves some part of the pool structure in place and fills the area; complete removal takes out the pool structure. The right choice depends on local rules, site conditions, future plans for the land, and the buyer or disclosure implications. Partial removal is not permitted everywhere. Angi’s guide notes potential risks of partial removal, including settling, drainage problems, restrictions on future building, and disclosure to buyers.

Do not choose a method based on a general claim that one is always cheaper or suitable. Confirm with the building department whether partial removal is allowed, what permits and inspections apply, and whether future construction would be restricted. If you plan to build over the area, resolve that before choosing a method.

Local requirements can change the project

Rules are jurisdiction-specific. For example, the City of Elk Grove, California, requires a demolition permit and a plot plan showing the pool’s location and dimensions. Its page says alternatives to complete removal must be proposed by a soil engineer and reviewed before permit issuance. These are Elk Grove requirements, not a national standard.

Before signing a contract, ask for the method, permit responsibilities, fill and compaction plan, drainage treatment, restoration scope, schedule, locally applicable licensing and insurance details, and the records to keep for a future sale. Verify the permit, disclosure, safety, and future-building requirements with the relevant local authorities.

Include water use and the benefits you would give up

A pool can provide recreation, family activity, relaxation, entertainment, wellness, and convenient outdoor use. Pool Corporation lists these among perceived benefits of pool ownership in its 2025 annual report, which describes demand factors rather than proving that every owner experiences each benefit.

Water use also varies. A 2020 report by the Arizona Water Resources Research Center, hosted by the Arizona Department of Water Resources, estimated average pool water use at nearly 30,000 gallons per year using econometric analysis and engineering estimates; it excluded pools with significant leaks. That estimate is specific to the report’s analysis and is not a universal figure for every pool, climate, or household. For your decision, look at your own water bills and pool records.

Make the decision with local numbers

Compare the viable options on the same basis: what you spend, what you gain, and what constraints remain. A useful comparison includes:

  • Removal estimate versus repair and continued-operation costs.
  • Current and expected household use.
  • Condition and safety work needed.
  • Usable yard area gained and a concrete plan for it.
  • Local buyer demand and comparable properties.
  • Permits, removal method, future building plans, and disclosure implications.

For a selling decision, get written removal scopes and local market guidance before committing. For a keep-or-remove decision, weigh daily use and the intended yard space alongside those sale scenarios; neither a presumed resale premium nor a presumed penalty is a sound substitute for local evidence.
