Sewer Gas Smell in the House: How to Find the Source and Fix It Safely

A sewer gas smell in a house is not a normal household odor, and it should not be covered up with candles, bleach, ozone, or air freshener. The rotten-egg smell usually means there is an open path between the drain-waste-vent system and the living space. In plain terms, something that is supposed to keep sewer gases inside the plumbing system is dry, loose, cracked, clogged, misinstalled, or missing.

On our job sites, the fix is often simple: a dry P-trap in a guest bath, basement floor drain, laundry standpipe, or garage utility sink. Running water for 30 to 60 seconds can restore the trap seal and stop the odor. But persistent sewer odor can also point to a failed toilet wax ring, a missing cleanout plug, a blocked vent, a cracked drain pipe, a sewer lateral defect, or a septic system problem. Those are not cosmetic issues. They can affect health, structure, and future resale.

Sewer gas is a mixture that can include hydrogen sulfide, methane, ammonia, carbon dioxide, and other gases. Hydrogen sulfide is the gas most associated with the rotten-egg odor. Exposure can cause headaches, eye irritation, nausea, dizziness, breathing trouble, unconsciousness, or worse depending on concentration and exposure time. A strong unidentified sulfur-like gas smell should be treated cautiously because sewer gas and natural gas odorant can be confused by smell alone.

Start with ventilation, stop using open flames, and leave the area if anyone has symptoms. Then work through the house systematically. The goal is not to make the smell less noticeable. The goal is to find the opening.

First: Decide Whether This Is an Immediate Safety Issue

If the odor is faint and localized to one unused drain, you can usually begin with simple maintenance. If it is strong, spreading, or paired with symptoms, treat it as a safety problem first.

Leave the area and call for help if anyone has headaches, nausea, dizziness, eye or throat irritation, shortness of breath, confusion, or faintness. Do not light candles, smoke, use a gas appliance, or run anything that could create a spark near a strong gas odor. Open exterior doors and windows if you can do so without staying in the affected area.

Call your gas utility or emergency services if you cannot confidently distinguish the odor from a natural gas leak. Natural gas is intentionally odorized with a sulfur-like smell, and homeowners should not bet safety on smell alone.

If the smell is tied to sewage backup, wet carpet, contaminated flooring, or an overflowing drain, stop using water fixtures and call a plumber or restoration contractor. Sewage exposure is different from a nuisance odor. Porous materials may need removal, disinfection, drying, and documentation.

What Sewer Gas Is and Why It Gets Into a House

Your plumbing system is designed to move waste and wastewater out while keeping sewer gases separated from the living space. Three parts do most of that work: traps, vents, and sealed pipe connections.

A P-trap is the U-shaped or curved section of pipe under a sink, tub, shower, floor drain, or laundry drain. It holds a small amount of water. That water forms a seal that blocks sewer gas from moving up through the drain opening. If the trap dries out, leaks, gets siphoned empty, or was never installed correctly, sewer odor can enter the room.

The vent system lets air into the drain system so water can flow without pulling trap seals dry. Most homes use roof vent stacks, and some fixtures may use an approved air admittance valve where allowed by code. If a vent is blocked, undersized, disconnected, or misrouted, traps can gurgle, drain slowly, or lose water after nearby fixtures run.

Sealed pipe connections matter just as much. A toilet wax ring, cleanout plug, ejector pump lid, cracked vent pipe, abandoned drain stub, or loose fitting can let gases escape even when every visible drain has water in its trap.

Map the Smell Before You Start Taking Things Apart

Good diagnosis starts with a simple source map. Walk the house room by room and write down where the odor is strongest. Include bathrooms, laundry rooms, the basement, crawlspace access, garage, mechanical room, kitchen sink cabinet, sump or sewage ejector pit, and any floor drains.

Track timing for 24 to 48 hours if the smell is intermittent. Note whether it appears after rain, during wind, when the HVAC system runs, when bathroom exhaust fans are on, after a washing machine drains, or after a toilet flushes. Also note any slow drains, bubbling toilets, gurgling sinks, or water stains.

This map matters because the odor source may not be where you first smell it. HVAC return leaks, negative pressure from exhaust fans, attic air leakage, crawlspace pathways, and wall cavities can move sewer odor several rooms away from the actual plumbing opening.

Useful tools for the first inspection

For homeowner-level inspection, use a flashlight or headlamp, gloves, eye protection, towels, a small bucket, a screwdriver, adjustable wrench, and channel-lock pliers. A drain brush, bottle brush, mild cleaner, and enzyme drain maintainer are useful for biofilm in sink and shower drains. Avoid repeated use of harsh chemical drain cleaners. They often do not solve sewer gas problems and can damage piping, finishes, septic biology, and plumber safety.

The Most Common Causes and What to Check

Dry P-traps in unused fixtures

This is the first place to look because it is common, fast, and nearly free. Run water into rarely used sinks, tubs, showers, basement floor drains, guest bath fixtures, garage utility sinks, and laundry standpipes. For most sinks and tubs, 30 to 60 seconds is enough. For floor drains, pour in 1 to 2 gallons of water slowly.

Recheck the area after 24 to 48 hours. If the odor is gone and stays gone, the trap probably dried out from nonuse. If it comes back quickly, the trap may be cracked, leaking, siphoning, or missing a trap primer. In some floor drains, a small amount of mineral oil over the water seal can slow evaporation, but do not use oil where appliance discharge, local practice, or drain design makes that inappropriate.

Dirty drains and overflow passages

A bathroom sink can smell like sewer gas even when the trap is working because biofilm collects in the tailpiece, stopper assembly, and overflow passage. The smell is usually strongest right at the drain opening or overflow hole.

Remove the stopper if accessible, clean the tailpiece with a drain brush, scrub the overflow opening with a bottle brush, and rinse with hot water. An enzyme drain maintainer can help with recurring organic buildup. This is a maintenance fix, not a substitute for correcting a missing trap or venting problem.

Failed toilet wax ring or loose toilet

If the smell is strongest around the toilet base, suspect the wax ring, closet bolts, flange, or flooring. A toilet can leak sewer gas without leaving visible water on the floor. Movement is a major clue. If the toilet rocks, the wax seal may have been compressed unevenly or broken loose.

Do not simply caulk the toilet base to hide the smell. Caulk can trap moisture and conceal subfloor damage. The proper repair is to pull the toilet, inspect the flange height and condition, install a new wax ring or wax-free seal, replace closet bolts, shim the toilet so it sits solidly, and reset it. If the flange is broken or the subfloor is soft, repair those before resetting the toilet.

Missing or loose cleanout plugs

Basements, crawlspaces, garages, and exterior walls often have cleanouts for drain access. A missing plug, cracked threaded cap, failed gasket, or loose cover can release sewer gas directly into the building. This is easy to overlook because the cleanout may be behind stored items or inside a low cabinet.

Look for round threaded caps on drain piping or cleanout covers in floors and walls. If one is missing or damaged, replace it with the correct plug, gasket, or threaded cap. Do not improvise with tape or a loose cover. Cleanouts need to seal but remain serviceable.

Blocked or defective venting

If multiple fixtures smell, drains gurgle, traps lose water, or the odor worsens when wind or HVAC operation changes, think beyond one drain. Venting may be blocked, undersized, disconnected, or incorrectly installed.

Common causes include leaves, nests, snow or ice at a roof vent, a vent pipe cracked in a wall, an abandoned open pipe from remodeling, or an air admittance valve installed in the wrong location. Modern plumbing codes require vent systems to protect trap seals and allow proper drainage. Remodels are where we see many sewer-gas callbacks: S-traps, unvented fixtures, bad AAV placement, and walls closed before vent geometry is verified.

Homeowners should not climb onto a roof without proper fall protection. If simple indoor checks do not solve the smell, a plumber can test the vent system safely.

Cracked drain or vent piping

A cracked drain pipe may show water damage. A cracked vent pipe often does not, because it may carry mostly air and sewer gas. That makes it harder to find without testing. Odors near a wall, ceiling cavity, attic chase, or crawlspace can point to a hidden vent leak.

Smoke testing is one of the best diagnostic tools for this situation. A plumber introduces test smoke into the drain-waste-vent system while temporarily sealing selected openings. Smoke escaping from a wall cavity, toilet base, cleanout, roof penetration, or abandoned pipe reveals the leak path without opening every wall first.

Main sewer line or sewer lateral problems

If several fixtures drain slowly, toilets bubble, floor drains smell, or the odor is strongest at the lowest level of the house, the issue may be in the main sewer line. Roots, offsets, bellies, grease, collapsed pipe, or a partial blockage can cause pressure changes and odors. In slab homes, a damaged sewer line can also create odor pathways through cracks, pipe penetrations, or foundation voids.

A sewer camera inspection is often the right next step after basic drain cleaning. The camera can document pipe material, standing water, root intrusion, breaks, offsets, and approximate location. For under-slab or paved-area work, locating the defect before excavation can save thousands of dollars.

Septic system causes

For homes on septic, include the tank and drainfield in the diagnostic path. Sewer odor may come from a full tank, damaged baffles, a failing pump, a poorly sealed riser lid, drainfield saturation after heavy rain, a sewage ejector lid leak, or venting problems. Pump alarms, wet soil, unusually green patches, slow fixtures, and odors outside near the tank or drainfield are useful clues.

Septic odors inside the home still often come through the plumbing system, so do not skip traps, toilets, cleanouts, and venting. But if indoor odor is paired with outdoor septic symptoms, call a septic professional before continuing normal water use.

Step-by-Step Troubleshooting Plan

Step 1: Ventilate and pause obvious risks

Open windows and doors if the odor is not overwhelming. Avoid flames and sparks. If symptoms appear, leave and call a professional. If the odor might be natural gas, call the utility.

Step 2: Refill every trap

Run every sink, tub, and shower. Flush toilets. Pour water into floor drains and laundry standpipes. Include drains you almost never use. Wait 24 to 48 hours and see whether the smell returns.

Step 3: Clean suspect drain openings

If the odor is strongest right at a sink, tub, shower, or overflow opening, clean the stopper, tailpiece, overflow, and visible drain throat. Use a brush and mild cleaner or an enzyme product. Avoid repeated chemical drain cleaners.

Step 4: Inspect toilets and cleanouts

Smell near the toilet base, not just the bowl. Look for movement, gaps, soft flooring, stains, or a flange that appears too low during a reset. Check basement, crawlspace, garage, and exterior cleanouts for missing or loose caps.

Step 5: Look for system-wide clues

Multiple smelly fixtures, gurgling, slow drainage, trap water disappearing, or odor that changes with fans and HVAC suggests a venting or main drain problem. At that point, stop guessing and move to professional testing.

Step 6: Use smoke or camera testing before demolition

On remodels and odor complaints, our preference is to test before opening finished walls or floors. Smoke testing can reveal hidden vent leaks and failed seals. Camera inspection can identify main-line defects and locate problems under slabs, landscaping, or driveways.

A cheap odor fix is only cheap if it actually closes the sewer-gas pathway. Replacing a wax ring without correcting a broken flange, for example, can lead to the same odor returning and may allow water to damage the subfloor. Likewise, snaking a line without camera verification may clear a blockage temporarily while leaving a broken pipe or root-filled joint in place.

When to DIY and When to Hire a Pro

Reasonable DIY work

Homeowners can safely handle basic, non-invasive checks in many cases. Refill traps, clean sink stoppers and overflow passages, inspect visible cleanouts, look for loose toilet movement, and document when the smell occurs. Basic supplies usually cost $0 to $30.

You can also replace a visible cleanout cap or gasket if you can identify the correct size and thread type. Work carefully and do not open plumbing that may be under backup pressure. If sewage is present, stop and call a professional.

Call a licensed plumber

Call a plumber when the odor persists after trap refilling and drain cleaning, when it is strongest at a toilet base, when multiple fixtures are involved, when drains gurgle or run slowly, when you suspect a blocked vent, or when you need smoke testing or camera inspection.

A plumber should also handle toilet resets where the flange is damaged, too low, too high, or surrounded by soft flooring. The seal is only as good as the flange and floor supporting it.

Bring in a restoration or construction contractor

If sewer odor is tied to wet framing, contaminated flooring, wall cavities, crawlspace damage, slab trenching, or structural repair, a plumber may not be the only trade needed. On construction projects, we coordinate plumbing repair with selective demolition, drying, framing repair, subfloor replacement, concrete patching, finish carpentry, tile, and inspection scheduling.

This coordination matters most in bathrooms and basements. A leaking toilet flange can rot subfloor around the closet bend. An under-slab drain break can require saw-cutting concrete, excavation, pipe replacement, compaction, vapor barrier repair, concrete patching, flooring, and sometimes cabinet or wall repair.

Permits, Codes, and Remodel Considerations

Minor maintenance, such as refilling a trap or cleaning a drain opening, usually does not require a permit. Replacing a toilet seal without changing the plumbing often does not trigger the same review as altering drain-waste-vent piping, but local rules vary.

Permits are commonly required for sewer lateral repair or replacement, under-slab DWV changes, new fixtures, rerouted vents, bathroom additions, ejector pump work, and work in the public right-of-way. Typical residential plumbing permits are often about $75 to $400, while sewer repair permits commonly run about $150 to $350 depending on the city or county, inspection count, emergency work rules, and right-of-way involvement.

Do not skip permits for sewer and DWV work. Inspection is not just paperwork. It verifies pipe slope, bedding, cleanout access, venting, trap protection, air testing or water testing where required, and approved materials. Unpermitted sewer work can create resale issues, insurance friction, and liability if a future backup or odor problem traces back to hidden work.

For remodels, verify venting and trap geometry before closing walls. We look for proper trap arm length, approved vent connection, accessible cleanouts, correct pipe sizing, and no abandoned open drains. A finished bathroom can look perfect while hiding an S-trap, unvented fixture, or open vent stub that will create odor complaints later.

Why the Smell Appears After Rain, Wind, or HVAC Operation

Intermittent sewer odor can be frustrating because everything may smell normal when the plumber arrives. Weather and building pressure often explain the pattern.

After rain, a municipal sewer system or septic drainfield may be under different load conditions. Saturated soil can affect septic performance. A partially blocked sewer lateral may also show symptoms when groundwater or inflow adds stress. In basements, floor drains and foundation pathways can become more noticeable during wet weather.

Wind can change pressure at roof vent terminations. If venting is marginal, blocked, or poorly terminated, odor may be pushed or pulled in ways that only happen under certain conditions.

HVAC systems and exhaust fans can create negative pressure inside the home. Kitchen hoods, bath fans, clothes dryers, and leaky return ducts can pull air from crawlspaces, wall cavities, floor penetrations, or loose plumbing seals. If the sewer odor appears when the air handler, dryer, or exhaust fans run, tell the plumber or contractor. That clue can save hours of searching.

Prevention: Keeping Sewer Gas Out Long-Term

Run water in rarely used fixtures every month. For floor drains, add enough water to restore the trap seal, usually 1 to 2 gallons. Guest baths, basement showers, laundry drains, and garage sinks are the usual forgotten fixtures.

Keep drain openings clean. Hair, soap residue, toothpaste, shaving debris, and organic film can produce odors that mimic sewer gas. Clean stoppers and overflows during normal bathroom maintenance.

Fix rocking toilets promptly. Movement breaks seals. If a toilet shifts, tighten and shim only after confirming the flange is sound and the toilet is not leaking. A stable toilet should not wobble under normal use.
