A self-contained portable office made from a shipping container is a workspace built or converted inside a container and fitted with some combination of insulation, electrical service, lighting, heating or air conditioning, and—if specified—a restroom. The term does not describe one standard package: confirm the exact fit-out, utility connections, and site requirements before ordering.
What a shipping container office includes
A shipping container office, also called a portable office container, adapts a container shell for use as a workspace. Depending on the model, it may include insulated walls, wiring and outlets, lighting, and heating or air conditioning. A restroom can be integrated, but it is not inherent in the term “self-contained.”
“Self-contained” is best understood as a description of a configured unit, not proof that it can operate without site connections. For example, Bernal Containers describes its 40-foot office as a turnkey workspace but says it requires external power and, for a wet unit, potentially a water source. Ask the supplier to specify which systems are included and which must be connected on site.

Supplier listings and a project tender show why the label alone is not enough to compare offices. These examples are specific configurations, not an industry standard.

Check utilities before choosing an office with a bathroom
A dry office may chiefly require a suitable electrical connection, while a restroom-equipped or “wet” unit also raises water and drainage questions. Confirm the actual connection points and what the supplier includes: a restroom inside the container does not by itself establish that water, drainage, or power infrastructure is provided at the site.
- Ask what electrical service the unit requires and what is included in its electrical fit-out.
- For a wet unit, establish the water supply and drainage arrangements, including where the connections will be made.
- Confirm the HVAC type and listed capacity for the exact configuration, rather than assuming units with similar dimensions have the same climate-control equipment.
- Clarify whether data connections, plumbing, and utility hookups are included in the quote or are separate site work.
One supplier product sheet lists a 110V/220V junction box and says its trailer-mounted office can connect to city power or use a mountable generator. That is a configuration-specific claim, not a general capability of container offices; verify it against the seller’s current documentation.

Review the site, delivery route, and placement
Before comparing quotes, identify the intended use and location, the unit size and layout, how it will be delivered and placed, and what preparation the site needs. A container that fits the planned office layout still has to reach the site and be positioned safely.
The KenGen project specification calls for reviewing site layout and topography, access routes, foundations, space constraints, existing water infrastructure, and power and piping connection points. These checks are useful prompts for a site-specific review; the tender’s requirements are not a universal installation checklist.

- Measure the delivery and placement route, including access and available working space.
- Ask what foundation, leveling, or other site preparation is required for the proposed installation.
- Locate the available power, water, and piping connection points and confirm they match the unit’s requirements.
- For stacked or otherwise more complex installations, request the project-specific structural and installation details rather than assuming a single-container setup applies.
Compare quotes by the actual fit-out
There is no standardized apples-to-apples rating method established by these examples. Compare the written scope and requirements rather than relying on labels such as “turnkey” or “self-contained.” Request current drawings, utility requirements, delivery details, and an itemized quote for your site.
