Reclaimed timber is not automatically cheaper, greener, or weaker than new timber. It can avoid much of the energy and greenhouse-gas impact of producing virgin material, and tested recovered timber has been made into structural products. Whether it is the better choice depends on equivalent grade, dimensions, usable yield, certification, preparation, transport, installation and end-of-life assumptions.
For a fair decision, compare delivered and installed members that perform the same function. Treat reclaimed stock as a material that must be inspected, graded or recertified and designed around its actual condition—not as new timber with a more attractive history.

What the two options mean
New timber
New, or virgin, timber is sawn or engineered from recently harvested logs and supplied to a specified species, strength grade, moisture condition, section size and treatment. Its predictable dimensions and established grading route usually simplify structural design, quantity take-off and procurement. Availability still varies by species, grade, market and region.

Reclaimed timber is recovered from an existing building, structure, product or demolition stream and prepared for another use. Preparation can include deconstruction, sorting, denailing, cutting, machining, drying, treatment, testing and storage. Some stock is suitable only for decorative or nonstructural work; other material can be graded or incorporated into engineered products.

Age, visible patina and a tight-looking grain do not establish structural capacity. A recovered beam may contain hidden decay, insect damage, fastener holes, splits, moisture history, contamination or section loss. Conversely, apparently sound timber may be usable after professional assessment. The relevant comparison is the verified member or product that will be installed.
Cost: why there is no universal winner
A yard price is only one line in a timber budget. The material that appears inexpensive can become costly after recovery, sorting, testing, redesign, storage and installation. Conversely, reclaimed stock may be economical when it is locally available, already dimensioned for the project and easy to prepare.
Purchase price versus installed cost
No current, geographically representative source establishes a like-for-like installed-price advantage for reclaimed timber. A 2022 UK industry playbook warns that high labour costs can make structural reclamation uneconomic compared with new timber and anticipates additional testing and recertification expenses. It also calls for better cost data. That means a case-study saving, merchant quote or material-only comparison cannot be transferred safely to another building, year, grade or location.

| Cost item | New timber | Reclaimed timber | What to check |
|---|---|---|---|
| Base material | Price for the specified species, grade, section and treatment. | May be low for available stock, but quality and quantity can be uneven. | Match the same structural or functional specification. |
| Usable yield | Usually ordered close to required lengths and quantities. | Includes losses from defects, holes, trimming, splitting and rejected pieces. | Price usable installed metres, not gross recovered volume. |
| Labour | Routine handling and machining. | Deconstruction, denailing, sorting, re-machining and extra handling may be required. | Obtain labour hours and rates for the actual preparation route. |
| Testing and certification | Often covered by an established grading and product-certification system. | May require visual or machine grading, laboratory tests, engineering appraisal or recertification. | Confirm who is qualified to sign off and what the building-control authority accepts. |
| Treatment and finishing | Specified treatment can be ordered with the product. | Existing coatings, contamination or unknown treatment may require removal or replacement. | Allow for fire, insect, decay, moisture and finish requirements. |
| Transport | Transport from a regular supplier. | May involve several journeys between demolition site, yard, processor and project. | Compare route distances, loads and backhauls. |
| Storage and programme | Predictable delivery and replacement stock. | Irregular supply can require longer storage and contingency material. | Cost weather protection, security, handling and schedule risk. |
| Design and installation | Standard details and connection capacities may be available. | Design may need to adapt to recovered dimensions, grades and connection zones. | Include engineering time and any bespoke connectors or altered member sizes. |
How to build a comparable estimate
- Define the function first. State whether the timber is a floor joist, roof member, beam, column, wall panel, cladding, flooring or finish. Record span, loads, fire rating, moisture exposure, appearance and service-life requirements.
- Set the new-timber benchmark. Obtain a delivered quotation for the exact species, grade, dimensions, treatment and quantity. Add normal cutting, waste, fixings, delivery and installation.
- Measure recovered yield. Count only pieces that pass inspection and can be machined to the required dimensions. Separate stock by species, section, length and suspected grade.
- Price preparation. Include deconstruction or purchase, lifting, denailing, metal detection, trimming, planing, drying, treatment, testing, certification, packaging and storage.
- Price design and approvals. Ask the engineer and building-control professional what evidence is needed. Include redesign where available reclaimed sizes do not match the original scheme.
- Compare installed alternatives. Put both options on the same basis: same capacity, serviceability, fire and moisture performance, installation scope, programme allowance and expected maintenance.
If the reclaimed option is cheaper only before preparation and approval, it is not cheaper for the project. If it costs more but avoids disposal, shortens a local supply chain or provides a required heritage appearance, those benefits should be recorded separately rather than hidden in the material price.
Carbon and energy: what the evidence actually shows
USDA inventory results
A 2010 life-cycle inventory by the USDA Forest Products Laboratory compared selected processes for reclaimed and virgin products. It reported cumulative energy for virgin production at about 11 times the reclaimed-production figure for framing lumber and about 13 times for wood flooring. It also reported global warming potential at about 3 times the reclaimed figure for framing lumber and about 5 times for flooring.

Those are study-specific ratios, not universal carbon factors or guaranteed project savings. The inventory followed reclaiming from deconstruction through storage and used weighted material and energy data for its selected recovery and production routes. A different building, transport distance, processing method, electricity mix, yield or end-of-life route can change the result. “Eleven times” and “thirteen times” should not be converted into a percentage saving without the underlying inventory boundaries and denominators.
End-of-life can change the comparison
A later USDA study compared new and recovered softwood framing lumber and hardwood flooring while modelling what could happen to recovered wood: direct reuse, energy recovery, landfill conditions or mulch. The avoided production of new timber is only part of the calculation. The alternative fate of the recovered material also matters, as do assumptions about biogenic carbon, storage and emissions from processing and transport.
Whole-life assessment in a building project
UK Government guidance says carbon assessments must define the building type, the building-element scope and the BS EN 15978 and BS EN 17472 life-cycle modules covered by the benchmarks and targets. Use that discipline for a reclaimed-versus-new comparison. State whether the calculation includes product manufacture, transport, construction, use, replacement, demolition, waste processing and benefits beyond the assessment boundary.
The 2025 UK Timber in Construction Roadmap explains that timber products from sustainably managed forests store carbon during their life and that storage can continue through reuse or recycling. The same roadmap identifies whole-life assessment, consistent environmental product declarations, transport, building lifespan and end-of-life treatment as important evidence needs. Its broad statements about timber compared with other construction systems are not, by themselves, a reclaimed-versus-new comparison.
Questions to put in a carbon brief
- Are the two options delivering the same capacity, section, moisture condition, fire performance and service life?
- Which life-cycle modules and system boundary are included?
- How is biogenic carbon treated, and is any storage or reuse credit applied consistently?
- What transport legs are counted for demolition, processing, storage and delivery?
- What would happen to the recovered timber if it were not reused?
- Are replacement cycles and maintenance the same for both options?
Performance and structural safety
Recovered timber can be engineered into structural products
A 2021 University of Galway report from the InFutUReWood project describes testing of recovered softwood and hardwood in cross-laminated timber (CLT) panels, glued-laminated (GLT) beams and IsoTimber wall panels. The programme also examined comparable new-timber products, hybrid recovered/new panels, bonding and embedment behaviour. Its qualified conclusion was that recovered timber in high-value applications such as CLT and GLT was, to the authors’ knowledge, technically and environmentally feasible.

The report states: The report shows that the use of recovered timber in high-value material applications like CLT or GLT is to current knowledge an environmentally and technically feasible option and can contribute to the implementation of wood cascading as part of a bio-based economy.
This demonstrates feasibility of tested products and processes, not universal interchangeability with any new timber member.

Capacity is established by grading and design
For structural work, compare bending, shear, compression, tension, buckling, vibration, deflection, connection capacity, fire resistance and durability—not colour, patina or presumed density. A recovered section may have holes from nails, notches, checks, waney edges or reduced dimensions that affect the governing failure mode. The engineer may specify a larger member, shorter span, sistered section, altered connection or engineered panel to achieve the required performance.
UK research reports that some market participants perceive timber from older buildings as more dimensionally stable or higher quality, but it also says more research is required to understand how timber from older buildings compares with new timber. Treat those perceptions as hypotheses, not design values.
Inspection and evidence package
- Record source building, age if known, original use and exposure history.
- Inspect for moisture damage, fungal decay, insect attack, splits, checks, distortion, fire damage, chemical contamination and embedded metal.
- Measure actual cross-sections, lengths, moisture content and section loss.
- Use a qualified grader or engineer to assign a grade or determine whether recertification is possible.
- Document machine or laboratory testing, bonding compatibility and treatment history where an engineered product is proposed.
- Keep traceability from recovered batch to installed member and connection detail.
Codes and approvals
UK Government’s embodied-carbon assessment summary notes that the current timber structural design code, Eurocode 5, does not cover mass-timber structures such as CLT and that specialist knowledge has been needed. This statement should be checked against the current code edition and the project’s jurisdiction. It does not create a blanket rule for every reclaimed timber application. Your structural engineer and building-control authority must confirm the applicable design standard, product assessment, fire strategy and evidence route.
Side-by-side decision checklist
| Question | Acceptable comparison | Warning sign |
|---|---|---|
| Function | Both options perform the same structural, enclosure or finish function. | Comparing a decorative reclaimed board with a structural new member. |
| Species and source | Species, origin and exposure are documented or conservatively assessed. | Species is assumed from colour or appearance. |
| Dimensions and yield | Usable installed dimensions and rejected material are measured. | Gross salvage volume is treated as usable volume. |
| Grade and certification | Both options have accepted grading or product evidence. | “Old,” “dense” or “hand-hewn” is used as a substitute for grading. |
| Condition | Moisture, decay, insects, contamination and metal are inspected. | No documented inspection or uncertain treatment history. |
| Design | Capacity, serviceability, fire and connections are checked by a competent designer. | New dimensions are forced into a design without recalculation. |
| Supply | Quantity, batch consistency, lead time and replacement stock are confirmed. | One-off stock cannot cover future defects or changes. |
| Carbon boundary | Modules, biogenic carbon, transport and end-of-life are stated for both. | A generic timber factor is applied to one option only. |
| Cost basis | Delivered, prepared and installed costs are compared. | Only the merchant or yard price is compared. |
When reclaimed timber tends to fit
Decorative and nonstructural work
Reclaimed boards often fit interior panelling, furniture, feature ceilings, flooring, doors and trim when appearance, provenance or reuse is the primary objective. Even here, check moisture movement, pests, contaminants, finish compatibility and fire requirements. A board that is acceptable as a wall finish may not be acceptable in a floor or escape route.

Structural reuse with direct members
Direct reuse can work when the recovered stock has predictable dimensions, sufficient quantity and a practical grading route. Design adaptation—such as changing spacing or selecting a different member size—can make available reclaimed sections useful. The design should be developed around measured stock, not around an assumed catalogue of standard sizes.
Engineered recovered-timber products
CLT, GLT and wall-panel manufacture can use shorter or mixed recovered pieces, but manufacturing controls, adhesive compatibility, grading, testing and certification become central. A tested product does not automatically approve an unrelated factory, species mix or adhesive system.
When new timber is usually the pragmatic choice
New timber often fits projects with tight programmes, large uniform quantities, demanding certification, repetitive standard sections or limited local recovery infrastructure. It may also be preferable where the preparation energy, testing and transport required for reclaimed stock exceed the benefits of reuse. That is a project calculation, not a judgement that new timber is always environmentally superior.
How to specify reclaimed timber responsibly
- Write a performance specification. State structural capacity or finish requirements, dimensions, tolerances, moisture condition, durability, fire performance, treatment and appearance.
- Require a provenance and condition record. Ask where and how the timber was recovered, how it was stored, what contaminants were encountered and what preparation has been completed.
- Agree the grading route before purchase. Identify the qualified person, test method, accepted standard and documentation needed for approval.
- Design for available stock. Provide allowable substitutions, connection details and contingency members so that a small rejection rate does not stop the programme.
- Separate carbon accounting from marketing language. Record boundaries, transport, processing energy, yield, avoided disposal and end-of-life assumptions in the calculation.
- Inspect on delivery. Verify batch identity, dimensions, moisture, defects, treatment and damage before installation; quarantine nonconforming pieces.
- Maintain an as-built record. Keep grades, test certificates, locations, repairs, treatments and maintenance requirements with the building information.

Equating age with strength
Correct it with inspection and grading. No universal strength multiplier for reclaimed timber is established, and appearance cannot replace capacity calculations.
Ignoring design adaptation
Correct it by allowing the engineer to adjust spans, spacing, member sizes and connections to the available grades and dimensions. Forcing irregular stock into a standard detail can create avoidable waste or unsafe assumptions.
Leaving certification until after procurement
Correct it by agreeing the evidence route with the designer and building-control authority before committing to a large batch. A material that cannot be accepted for its intended use is not a bargain.
A practical decision rule
Choose reclaimed timber when a documented supply can meet the required function and approval route, and when its full delivered-and-installed cost and stated life-cycle impacts compare favourably with a new option. Choose new timber when consistent certified supply, schedule certainty or a technically demanding specification outweighs the recovery advantages. In either case, make the comparison on equivalent performance and a declared whole-life boundary.
The strongest procurement package asks for documentation rather than adjectives: measured yield, grade, test evidence, condition, treatment, transport, installation cost and end-of-life assumptions. That approach captures the genuine benefits of reuse without claiming that every recovered board is cheaper, stronger or lower-carbon in every project.
