Quiet luxury in multifamily properties: A practical design playbook

Quiet luxury in a multifamily property is an operating design approach, not a shopping list or a promise of higher returns. It combines restrained visual language, durable materials, daylight, calm circulation and shared spaces that earn their square footage. The goal is a home that feels refined because every choice is considered, rather than because expensive finishes are displayed everywhere.

Sonya Haffey, CEO of V Starr, describes the idea as an “ethos centered on understated elegance, quality, and serenity.” Her June 17, 2024 account of Modera Coral Springs shows how that ethos can be translated into a market-rate apartment development while keeping amenity space practical. The project description is a design example, not a measured study of resident behavior or investment performance. Read Haffey’s original article in Building Design + Construction.

What quiet luxury means in a multifamily setting

Quiet luxury is easiest to understand as a hierarchy of decisions. Background elements—flooring, wall planes, ceilings, lighting and hardware—are edited so that proportion, texture and workmanship carry the impression of quality. Accent pieces then have room to matter. The result should feel settled and coherent in a leasing photograph, on a resident’s first walk through the lobby and after years of daily use.

This differs from overt luxury, where cost is often signaled by conspicuous stone, shiny metal or a large decorative gesture. A quiet-luxury brief asks a team to justify each visible and tactile choice: Does it improve comfort, durability, orientation or flexibility? If not, it may be visual noise, a maintenance burden or square footage that could work harder.

For an owner or developer, the useful starting point is a written set of priorities rather than a mood board alone:

  • Understated elegance: a limited palette, consistent detailing and visual order.
  • Quality: materials and assemblies selected for how they perform as well as how they look.
  • Serenity: daylight, legible circulation, comfortable proportions and fewer competing signals.
  • Practical living: rooms and amenities that support the routines residents actually have.

These principles can be applied at several investment levels. A restrained palette of well-detailed, readily available finishes can feel more luxurious than a collection of expensive products that conflict with one another.

Modera Coral Springs: the source example

Haffey presents Modera Coral Springs as a modern, market-rate apartment development with luxury amenities and community spaces. The described material language pairs heavy-grained stone and terrazzo with bleached wood tones, creating contrast between mineral weight and a lighter, tactile surface. The combination is a useful illustration of quiet luxury because it relies on grain, texture and tone instead of ornate patterning.

The amenity program includes a club room, dedicated coworking space, game room, fitness center, rooftop deck and pool deck. Haffey characterizes these areas as warm and organic in their connection to the region. The article does not define a regional style formula or report a metric for that connection; treat it as a design intention to be interpreted by the project team.

Haffey associates the approach with possible improvements in resident satisfaction and lease renewals, greater perceived property value and a more distinctive, cohesive brand image. Those are proposed benefits in a design-industry article. It supplies no retention rate, valuation change, comparison group or other project-specific measurement, so they should be used as hypotheses to test rather than guaranteed outcomes.

Turn the concept into a design brief

1. Set the visual hierarchy before selecting products

Choose a base tone, a secondary texture and a small number of accents. For example, a light wood tone can establish warmth, a stone or terrazzo surface can provide visual weight, and a dark metal or colored textile can mark touch points. Put the hierarchy in the finish schedule and elevations so it survives value engineering. If every room receives a different feature, the property loses the calm, cohesive reading that quiet luxury depends on.

2. Design for the hand as well as the eye

Residents encounter door pulls, countertop edges, flooring transitions and seating before they study a feature wall. Specify samples at full scale and review edge profiles, sheen, slip resistance, cleanability and repair methods. A material that photographs well but chips at a luggage path or shows every fingerprint at a mailroom counter undermines the intended experience.

3. Make practical performance a stated design criterion

Add durability, replacement lead time, maintenance labor and cleaning chemicals to the same decision sheet as color and texture. Confirm that the proposed assembly is compatible with the building’s fire, moisture, accessibility and other applicable requirements. The source article does not provide code details for Modera Coral Springs, so the architect, contractor and authorities having jurisdiction must verify requirements for the specific location and edition.

Material strategy: where quality is felt

The article names natural stone, wood veneers and high-quality laminates as ways to convey luxury while managing cost. It separately describes heavy-grained stone, terrazzo and bleached wood tones at Modera Coral Springs. Use the following matrix to structure decisions; it is a planning tool, not a specification or measured cost study.

Material or approach Character it can provide Questions for cost and lifecycle review Best-fit applications to test
Natural stone Distinct veining, weight and a tactile focal point Compare slab yield, installation labor, sealing, replacement matching and handling requirements High-touch reception surfaces, feature walls or carefully limited counters
Terrazzo Continuous mineral texture with a crafted, durable impression Evaluate installation sequence, joints, repair visibility, cleaning regimen and compatibility with the substrate Lobby or amenity floors where a unified field supports wayfinding
Wood veneer Real grain and warmth with less solid-wood volume Confirm veneer grade, substrate, edge treatment, adhesive, fire performance and protection from impact or moisture Millwork, reception fronts, doors or ceiling elements protected from abuse
High-quality laminate Consistent color and repeatable detailing across a large property Compare impact resistance, seam treatment, repairability, cleaning products and replacement availability Casework, backsplashes and other high-use areas where consistency matters
Bleached or light wood tones Airy, organic warmth that balances darker mineral surfaces Review sample variation, UV exposure, stain visibility and refinishing or panel-replacement options Wall paneling, ceiling accents and shared-space furniture palettes

“Wood veneer sheets” is a category-level search phrase, not a project specification. Before approving any sheet product, document its grade, substrate, adhesive, fire rating, moisture exposure and warranty for the intended multifamily use. Do not assume a residential decorative sheet is suitable for a commercial corridor or an egress-adjacent assembly.

Use daylight and layout to create calm

Plan window and sight lines early

Haffey recommends considering window placement and using light-colored finishes to create a brighter, airier feel. On a new build, test daylight during massing and interior planning, not after finishes are chosen. Align common-area openings with arrival routes so residents can read where to go. In renovations, remove visual obstructions where feasible, keep glazing clean and unobstructed, and use finishes that reflect rather than glare.

Make circulation intuitive

Efficient layouts are part of the luxury experience because they reduce friction. Map the path from entry to elevators, mail, package storage, coworking, fitness and outdoor amenities. Keep furniture from narrowing primary routes, provide clear landing zones at doors and elevators, and use a consistent flooring or ceiling cue to signal transitions. Review the plan with a furniture layout and an accessibility check; a beautiful rendering cannot compensate for a route that is difficult to navigate with a stroller, luggage or mobility aid.

Layer lighting instead of increasing brightness

Use daylight as the ambient layer, then add controlled general, task and accent lighting. A lobby may need even illumination for security and wayfinding, while a club room needs adjustable levels for work, dining and evening events. Coordinate fixture locations with sprinkler heads, structure, acoustical treatments and maintenance access. Quiet luxury is weakened by glare, exposed cords or a field of mismatched color temperatures.

Make shared amenities work harder

The Modera Coral Springs program demonstrates the range of spaces a multifamily property may offer: club room, coworking, game room, fitness center, rooftop deck and pool deck. The practical lesson is not to copy the list blindly; it is to assign each room a clear primary use and identify compatible secondary uses.

Design for time-based change

A community room can support coworking during the day and social gatherings in the evening, as Haffey suggests. To make that change credible, provide movable tables, stackable or nesting chairs, power and data where work actually occurs, dimmable lighting, durable surfaces and storage for event equipment. Keep a portion of the room permanently legible as a lounge so a conversion does not require a complete reset.

Separate incompatible activities without overbuilding

Game activity, focused work and exercise have different acoustic and circulation needs. Use furniture, partial-height screens, doors or zoning to prevent conflicts before adding dedicated rooms. A booking policy and visible room-status system can protect coworking periods without constructing a second lounge. Confirm that furniture can be moved by staff safely and that stored pieces do not obstruct egress or accessible routes.

Extend the interior palette outdoors

Carry the warm, organic intent into the rooftop and pool deck through coordinated tones, planting, shade and durable furnishings. Exterior selections must be reviewed for weather, drainage, slip resistance, wind exposure and maintenance; an interior-grade finish that looks refined in a sample room may fail outdoors. The source describes a regional connection but does not prescribe particular plants, colors or cultural references, so involve local designers and operators rather than applying a generic “regional” theme.

  1. Protect the planning: keep the daylight strategy, clear circulation and room proportions that make the property feel calm.
  2. Protect high-contact details: retain durable, comfortable hardware, work surfaces and seating where failure would be obvious.
  3. Concentrate feature materials: use stone or terrazzo at focal points instead of spreading a costly finish thinly across every room.
  4. Standardize background components: repeat a smaller family of flooring, paint, laminate and hardware to improve purchasing and replacement efficiency.
  5. Preserve flexibility: fund power, lighting control, storage and movable furniture that allow one shared room to support several programs.
  6. Document substitutions: for every alternate, compare appearance, tactile quality, performance, lead time, maintenance and future availability—not price alone.

Ask suppliers for installed assemblies and maintenance assumptions, then compare whole-life implications. The article contains no project budget or price benchmark, so any dollar allowance must come from current local bids and the project’s procurement conditions.

Coordinate delivery from concept through operations

Concept and schematic design

  • Write the quiet-luxury principles and rank them by resident impact.
  • Build a finish palette with physical samples, not screen images alone.
  • Test daylight, furniture, circulation and amenity adjacencies in plan and section.
  • Identify which shared spaces are expected to change use during the day.

Design development and documentation

  • Detail transitions, edges, reveals, mounting heights and replacement zones.
  • Coordinate lighting, acoustics, technology, sprinklers, power and storage with the furniture plan.
  • Record performance requirements and approved equals for every finish.
  • Review samples under the actual lighting conditions and against adjacent materials.

Construction and closeout

  • Protect stone, terrazzo, wood and finished hardware from damage by following the manufacturer’s requirements.
  • Inspect mock-ups and first installations for color, joints, alignment and tactile defects before repeating them.
  • Provide operators with cleaning instructions, spare materials and replacement sources.
  • Train staff to reset multifunctional rooms and maintain the visual order residents were promised.

Measure whether the design is doing its job

Because the source offers no quantified outcomes, owners should establish their own baseline and follow-up plan instead of treating quiet luxury as self-proving. Before opening, record amenity utilization assumptions, maintenance hours, defect rates, leasing-tour observations and resident priorities. After opening, review utilization by time of day, work-order categories, replacement frequency, resident feedback and renewal data against the property’s own baseline. Keep design changes, pricing, concessions and market conditions documented so any relationship is interpreted cautiously rather than presented as a causal result.

Common pitfalls and corrections

Luxury reduced to expensive finishes

Symptom: a high material allowance but awkward routes, poor lighting or uncomfortable furniture. Correction: return to hierarchy, daylight and circulation before adding another feature surface.

A palette that is calm but anonymous

Symptom: every room uses the same pale finishes and the property has no sense of place. Correction: introduce a restrained local reference through texture, planting, artwork or craft, and explain the choice in the design narrative without turning it into a theme park.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Multifunctional rooms that are difficult to reset

Symptom: furniture is heavy, storage is remote, power is insufficient or bookings overlap. Correction: prototype a full changeover with staff, time it, and revise furniture, storage and controls before purchasing.

Value engineering that removes the experience

Symptom: alternates are selected only by unit price and the visual hierarchy collapses. Correction: preserve focal points and high-contact components, then simplify repetitive background areas with documented performance criteria.

Overstating business results

Symptom: marketing copy promises renewals, value growth or satisfaction improvements as facts. Correction: describe them as intended benefits and publish project-specific evidence only when it has actually been collected.

Bottom line for owners and designers

Quiet luxury is achievable when a multifamily team treats restraint, material quality, daylight, circulation and flexible amenity planning as one coordinated system. Modera Coral Springs illustrates the language—heavy-grained stone, terrazzo, bleached wood tones and a broad but adaptable amenity mix—while Haffey’s recommendations provide a practical direction for cost-conscious decisions. The approach is strongest when the project protects resident experience in the plan and in high-touch details, concentrates premium materials where they matter, and verifies performance through operation rather than assuming that an elegant finish guarantees a financial result.
