The result can be a low-maintenance, seamless floor, but it is not a one-size-fits-all finish: the slab’s age, repairs, aggregate, contamination, moisture, and prior coatings determine what appearance is achievable. Plan a small on-site mockup before committing to the whole floor, and use an experienced concrete-polishing contractor when the project must meet a specific visual or performance brief.
What polished concrete flooring actually is
Polishing is a process, not a coating poured over concrete. A contractor exposes and refines the slab surface with a concrete grinder fitted with diamond tooling. The tooling removes surface irregularities and progressively scratches the concrete with finer abrasives until the specified level of sheen is reached. A chemical densifier or hardener is applied during the sequence to react with the concrete and improve the surface’s hardness and polish response. A final guard or protective treatment helps resist staining and day-to-day wear.

Because the finished floor reveals the concrete itself, the final appearance depends on what is already in the slab. Aggregate size and distribution, previous patches, cracks, joints, trowel marks, stains, and the depth at which aggregate appears can all show through. A polished floor therefore does not conceal construction history in the way a thick tile, carpet, or opaque coating can.

Why every slab needs an assessment and mockup
In a PROSOCO article published December 1, 2021, Nick Savage, identified there as head of the company’s concrete flooring group, said: “There are dozens of variables in polished concrete that make each floor unique.” That variability is the central planning issue. Two rooms poured at the same time can polish differently, and an older renovation slab may contain adhesive, paint, patching compounds, or damaged areas that change the work sequence.

Ask the contractor to prepare a representative mockup on a small area of the actual floor. Savage’s recommendation in the same article is emphatic: “We 100% of the time recommend a mockup to tell you everything you need to know.” Use the sample to agree on aggregate exposure, color variation, sheen, visible repairs, joint treatment, and the amount of reflection that is acceptable. A mockup also reveals whether the desired appearance is realistic before the entire floor is processed.
- Record the existing condition: note cracks, control joints, low spots, stains, adhesive, paint, and areas that sound hollow or are badly damaged.
- Define the visual target: decide whether the design calls for minimal exposure, visible aggregate, a matte finish, or a higher sheen.
- Approve the sample in writing: identify the location, finish sequence, color expectations, and acceptable variation.
- Confirm scope: establish who removes floor coverings, repairs joints, moves equipment, protects walls, and disposes of debris.
Step-by-step: how a polished concrete floor is made
1. Remove coverings and contaminants
Start with a clean, sound slab. Carpet adhesive and other residues are generally removed mechanically with scraping or grinding. The PROSOCO process overview notes that stubborn adhesive may require chemical removal when mechanical methods do not eliminate it. Any chemical residue must be removed or neutralized according to the product instructions before polishing continues; leftover contamination can clog tooling or produce uneven color and sheen.
Removal depth matters. Taking off too much concrete can expose coarse aggregate or create a noticeably different appearance from adjacent areas. The contractor should use the mockup and the slab assessment to set a controlled removal strategy rather than treating every floor as if it needs the same amount of grinding.
2. Repair cracks, joints, and badly damaged areas
Cracks and joints are repaired before the main grinding sequence. The source describes polyurea joint filler as one possible material for this work. The appropriate filler depends on joint movement, width, depth, and the final appearance requested. Repairs should be allowed to cure as required by the material manufacturer, then shaved or ground flush so they do not telegraph through the finished surface.
Badly damaged concrete may need localized repair or a change in finish expectations. A repair can remain visible after polishing because the new material and the original slab may absorb densifier and reflect light differently. The mockup should include representative repairs whenever they are a significant part of the floor.

3. Establish the initial grinding cut
Grinding uses a concrete grinder and diamond tooling selected for the slab’s hardness, contamination, and required exposure. The PROSOCO article gives an illustrative grinding progression that starts around 30–40 grit, moves to 80 grit, and can continue to 150 grit or finer. These are examples, not universal specifications. A harder slab, heavy adhesive, or a request for more aggregate exposure can require a different bond, number of passes, or starting grit.
The first cut removes remaining residue, lippage-like ridges, and surface irregularities while establishing a consistent plane. Operators normally work in an organized pattern and inspect the floor between passes. Stopping to vacuum and inspect is important: grinding farther in one area than another can create visible bands or expose more aggregate than the approved mockup.

4. Densify or harden the concrete
After the planned grinding stage, apply a chemical densifier or hardener compatible with the slab and the polishing system. The source lists LS, LS/CS, and Blended Densifier as examples. Densification is a separate operation from polishing; it is not simply another abrasive pass. The product is spread at the specified coverage, allowed to react for the required time, and then removed or cleaned as directed. Inadequate cleaning can leave residue that interferes with later tooling.
Because formulations and application rates vary, the installer should follow the current technical data for the selected product and verify compatibility on the mockup. Do not assume that a product name or older specification represents the current formulation.
5. Continue with progressively finer polishing
Polishing refines the scratches left by grinding. The source describes polishing commonly beginning around 100–200 grit and continuing to 800 or 1500 grit for higher-reflectivity finishes. Again, these ranges are illustrative guidance. The required stopping grit depends on the agreed sheen, lighting, aggregate, slab hardness, and the polishing system.

Each pass should remove the scratch pattern from the preceding pass. If a coarse scratch remains, moving immediately to a very fine tool can burnish over it instead of removing it, leaving visible swirls or hazy areas. Contractors should inspect under the project’s actual lighting, because a floor that looks uniform in diffuse daylight can reveal scratches under strong directional light.
6. Apply a guard or protective treatment
After polishing, apply the specified protective treatment. Examples named in the source include LSGuard, PolishGuard, and Concrete Protector SB. A guard is distinct from a densifier: densifier hardens and changes the concrete’s surface chemistry, while a guard provides an additional protective layer or treatment intended to improve resistance to staining and routine wear.
Application must match the product instructions and the intended use of the room. Over-application can leave marks, while insufficient coverage may produce uneven protection. Confirm cure and traffic requirements before allowing occupants, equipment, or cleaning crews back onto the floor.
Equipment and materials: what the work requires
| Item | Purpose | Planning note |
|---|---|---|
| Concrete grinder | Provides the controlled movement and pressure needed for diamond tooling. | Machine size and power affect productivity, edge access, and the ability to manage the slab’s condition. |
| Diamond tooling | Removes concrete and refines the surface through successive grit stages. | Diamond type, bond, grit, and tool configuration are selected for the concrete and desired exposure; no single set suits every floor. |
| Densifier or hardener | Reacts with the concrete after grinding to improve hardness and polish response. | Examples in the PROSOCO overview are LS, LS/CS, and Blended Densifier. Verify current compatibility and instructions. |
| Joint and crack filler | Fills prepared cracks or joints before final grinding and polishing. | Polyurea joint filler is one example cited by the source; movement and joint design determine suitability. |
| Guard or protective treatment | Adds post-polish protection against staining and wear. | Examples named by the source include LSGuard, PolishGuard, and Concrete Protector SB. |
| Polished-concrete cleaner | Removes routine soil without undermining the densified surface or guard. | Choose a cleaner formulated for densified concrete floors; the source names DailyKlean and LSKlean as examples. |
Grinding and polishing also require a plan for dust, slurry, noise, electrical supply, edge work, and protection of adjacent finishes. Follow the grinder, tooling, chemical, and site-safety manufacturers’ current instructions. A rental machine does not remove the need to understand tooling selection, floor assessment, and repair timing.
How to choose the finish you will actually get
Specify the finish in observable terms rather than relying on a phrase such as “high polish.” Describe aggregate exposure, sheen, color uniformity, visible repairs, joint treatment, and the lighting in which the floor will be judged. A high grit number does not by itself guarantee a mirror-like appearance, and a low-sheen floor may still require careful scratch removal.

Expect natural variation. Aggregate may be denser in one pour section than another; patched areas can remain visible; and stains may not disappear without removing substantial concrete. The realistic goal is a controlled, coherent appearance, not a guarantee that every square foot will match a showroom sample.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. Is polished concrete a DIY project?
Small test areas can be useful for learning, but a whole-floor renovation is technically demanding. The source attributes the complexity to variables such as diamond type, bonding materials, grit choices, and grinder selection, and recommends professionals who polish concrete for a living. That recommendation is especially relevant when the slab is occupied, the finish must be consistent across multiple rooms, or the project includes extensive repairs.
DIY work is most defensible when the area is small, the owner accepts visible variation, the slab is sound and free of difficult contamination, and the operator can safely manage the equipment and chemicals. Before renting a grinder, price the less-obvious work: transporting the machine, edge tooling, dust or slurry control, disposal, repair materials, densifier, guard, and the possibility of a second rental if the first grit sequence leaves scratches.

Maintenance after installation
Daily care begins with removing abrasive grit and spills before they are tracked or allowed to dry. Use a cleaner formulated for densified concrete floors rather than an acidic or highly aggressive product chosen without checking compatibility. The source names DailyKlean and LSKlean as examples of cleaners intended for this type of surface; they are examples, not a universal prescription.

Use the floor’s maintenance instructions as the controlling document, particularly when a guard has been applied. A typical maintenance approach is routine cleaning followed, when the protective treatment has worn or the manufacturer calls for it, by cleaning and reapplying a compatible protective treatment. Test the procedure in an inconspicuous area first so that cleaner concentration, dwell time, and equipment do not change the appearance.
Cost and value: what can and cannot be promised
Polished concrete cost is project-specific because preparation, repair, removal depth, floor area, access, edge work, tooling, and the selected finish all change labor and material requirements. The PROSOCO article presents polished concrete as potentially more economical over time than tile, wood, or vinyl composition tile because of maintenance and replacement considerations. Those comparisons are attributed to Nick Savage and are not supported there by a cited life-cycle-cost study or project-specific prices.
Use a written estimate that separates preparation, repairs, grinding, densifier, polishing, guard, edges, protection, and maintenance. Ask whether the price includes the approved mockup, disposal of removed adhesive, movement of furniture or equipment, and treatment of areas that prove unsuitable for the specified finish.
Common problems and how to respond
The floor does not match the sample
Compare the actual work area with the approved mockup under the same lighting. Differences in aggregate, repairs, contamination, or removal depth may explain the result. Pause additional polishing until the owner, designer, and contractor agree whether the specification allows the variation or whether a revised finish is needed.
Scratches or swirl marks remain
Do not assume that a finer grit will hide them. The preceding grit may not have removed the earlier scratch pattern. Return to the appropriate stage, remove the defect uniformly, and then repeat the finer sequence. A contractor should document the correction on a small area before treating the whole room.
Adhesive keeps clogging the tooling
Stop and reassess removal. Mechanical removal is usually the first approach, but the source notes that difficult residues may need chemical removal. Any chemical method must be compatible with the slab and fully cleared before polishing resumes.
Repairs remain visible
Concrete repairs can differ in color, density, and reflectivity from the original slab. If the mockup did not include representative repairs, create a new sample that does. The options are generally to accept the character, adjust the finish expectation, or perform additional repair and blending work with no guarantee of invisibility.

Pre-installation checklist
- Inspect and photograph the slab, including cracks, joints, stains, adhesive, and damaged zones.
- Define aggregate exposure, sheen, color expectations, joint treatment, and acceptable variation.
- Produce and approve a representative mockup.
- Confirm the repair material, densifier, guard, cleaner, and current technical instructions.
- Set the grinding and polishing sequence, including edge work and inspection points.
- Clarify access, dust or slurry management, protection of adjacent finishes, and cleanup.
- Document curing, traffic, furniture, and maintenance requirements at handover.
Polished concrete succeeds when the slab’s limitations are identified early and the finish is specified from a real sample. Treat the grit ranges and named products in the PROSOCO overview as illustrative options, not a universal specification, and let the approved mockup—not a generic showroom image—control the final expectation.
