Encasement casings provide a finished, protective route for pipework and other services that have to remain surface-mounted during social-housing upgrades. Interior pre-formed plywood sections cover heating, boiler and retrofitted sprinkler pipes; exterior aluminium sections protect exposed utilities from accidental damage and tampering. The right casing depends on location, service, material, fire-performance requirements, dimensions, finish, fixing method and the access needed for future maintenance.
Encasement is the manufacturer of the ranges discussed here. Claims about installation speed, maintenance and installed quantities are therefore presented as company statements, not independent performance tests.

Why social-housing projects need pipe boxing
Boiler replacements, heating upgrades and sprinkler retrofits often leave new pipework on the face of a wall, in a communal corridor or across a lobby. Moving every service into a wall or ceiling may be impractical in an occupied building, particularly where the work has to be completed with limited disturbance. Pipe boxing creates a consistent enclosure around those services without pretending that they are concealed inside the structure.
A casing has three practical jobs:
- Protection: it reduces exposure to knocks, snagging and deliberate interference.
- Appearance: it gives repetitive pipe runs a defined, finished profile rather than leaving individual pipes and brackets visible.
- Access: a removable section can allow inspection, repair or replacement without demolishing a wall finish.
These benefits depend on the design and fixing details. A casing must not obstruct valves, meters, inspection points, ventilation or equipment clearances, and it should not make a leak harder to detect.

Interior applications: heating, boilers and sprinklers
Heating-upgrade pipework
Pre-formed plywood pipe boxing is intended for surface-mounted heating services inside homes and communal areas. It can group parallel pipes into a neat run and provide a base for an appropriate decorative finish. The route still needs to be surveyed carefully: bends, tees, valves, insulation thickness and changes in level determine whether a standard section will fit or a bespoke arrangement is needed.
Boiler pipe casing
Boiler casing conceals the pipes and related services around a boiler installation. Some sections are available ex-stock, while other layouts may require bespoke manufacture. Before ordering, record the boiler model, pipe positions, service clearances, access panels and the dimensions of any flue, condensate or electrical routes that sit in the same zone. A casing that looks suitable on a catalogue drawing can fail on site if it prevents the boiler from being serviced.

Retrofitted fire-sprinkler boxing
Versa is described for retrofitted sprinkler pipework in flats, lobbies and corridors. Sprinkler runs need particular care because the enclosure must not interfere with sprinkler heads, valves, drains, test points or required inspection arrangements. Confirm the finished casing dimensions and access strategy with the fire-safety designer and the current product documentation for the project.
Flame-retardant applications
Versa FR is identified for applications requiring flame-retardant boxing. “Flame-retardant” is not, by itself, a building-code approval or a universal fire-resistance classification. Obtain the current technical documentation for the exact product, thickness, joint detail and finish, then check that it matches the fire strategy, specification and any approval conditions for the building.
Exterior services: when aluminium is the better fit
Arma is described as an aluminium casing for exposed exterior utilities, including gas-supply and distributed-heating pipework. This is a different problem from covering interior pipes for appearance. Outside, the enclosure has to withstand weather exposure and help protect services from accidental damage and tampering. The support arrangement, joints, corrosion environment, drainage and clearances around valves and meters all need to be designed for the particular elevation.
Do not substitute an interior plywood casing for an external service enclosure simply because the profile appears similar. Location, material and exposure determine the suitable system. For an external gas or heat-distribution route, coordinate the casing with the utility owner and the responsible engineer before installation.

How to choose a casing for a social-housing project
1. Map the service and its location
Start with a measured route, not a product name. Identify whether the work is inside a dwelling, a communal corridor, a lobby, a plant area or outside. List each service in the enclosure: heating flow and return, domestic-water pipe, boiler connections, sprinkler pipe, gas supply, electrical containment or another utility. Interior heating and sprinkler routes point toward the plywood ranges; exposed external utilities point toward an aluminium solution such as Arma.
2. Confirm material and performance requirements
Establish whether ordinary plywood boxing is acceptable or whether the specification calls for a flame-retardant product. For sprinkler work, coordinate with the fire engineer and installer. Check the current technical sheet for the exact profile, board construction, joint treatment and any tested or declared performance. Never infer a fire rating from the letters “FR” alone.
3. Measure the complete assembly
Measure the outside envelope of the installed pipework, including insulation, clips and the space needed to remove a component. Record straight lengths, internal and external corners, offsets, penetrations and changes in profile. Check ceiling heights, door swings, wheelchair routes and access to communal equipment. Standard sections can be efficient when the route is regular; unusual geometry may call for bespoke casing.

Agree the visible finish with the landlord, contractor and resident-communication team. The casing may need painting or another specified finish, and joints should be positioned where they can be maintained without creating an obvious weak point. The finish must not cover labels, inspection covers or isolation points.
5. Design the fixing and opening strategy
Specify the substrate, fixing type, support spacing and the order in which sections will be opened. A removable panel is useful only if a technician can actually reach and remove it. Keep fasteners accessible and avoid fixing through services. For external aluminium casing, include a support and joint detail suited to movement, weather and the risk of tampering.

Installation workflow
- Survey and set out: mark the service centreline, finished casing edges, corners, access panels and any no-fix zones. Photograph concealed services before drilling.
- Verify the order: compare delivered profiles, lengths and accessories with the approved schedule. Check that the material and any fire-performance requirement match the specification.
- Prepare the services: complete pressure, leak and operational tests before closing the route. Install insulation, labels and supports required by the mechanical or fire-sprinkler design.
- Install supports and fixings: use the approved substrate fixings and keep the casing independent of components that need to move or be serviced. Follow the manufacturer’s current instructions for spacing and jointing.
- Fit straight sections and corners: assemble the pre-formed pieces in the planned sequence. Keep joints aligned and leave access where a valve, drain, meter or inspection point is located.
- Check clearances: operate isolation valves, open inspection panels and verify that boiler, sprinkler and utility components remain serviceable. Confirm that corridors, doors and escape routes retain their required clear width.
- Complete the finish: fill or treat fixings and joints only where the specification permits, then apply the approved finish. Do not seal a removable panel permanently.
- Handover: provide marked-up drawings, photographs of concealed runs, product information and a schedule showing every access panel. Tell the landlord’s maintenance team how each section is removed and refitted.
Pre-formed versus site-made casing
Encasement presents pre-formed sections as quicker to install than site-made alternatives and says they can be removed and replaced by undoing fixings. Its promotional material also says some products can be installed in less than half the time of site-made casings. Those are manufacturer claims; the reviewed evidence does not provide independent time-and-cost testing. Actual productivity will vary with the route, number of corners, access, preparation, finishing and the skill of the installation team.
Site-made fabrication can be useful for an irregular route or a one-off detail, but it may require more cutting, finishing and rework on site. It can also be harder to remove without damage when a pipe needs repair. A pre-formed system is not automatically faster: inaccurate measurements, missing accessories or a poorly planned access panel can erase any expected saving.
Maintenance and resident access
Plan maintenance before the casing is closed. The manufacturer’s account is that pre-formed sections can be removed and replaced by undoing their fixings, whereas site-made casings may be harder to remove without damage. Treat that as a typical installation advantage, not a guarantee. The result depends on the fixing pattern and whether later finishes, sealants or furnishings block the fasteners.
- Keep isolation valves, test points, meters and sprinkler inspection points reachable.
- Label removable panels so a maintenance operative can identify the correct section quickly.
- Use fixings that can be removed with ordinary maintenance tools and record the tool type at handover.
- Inspect after the first heating cycle or sprinkler test for movement, rattling, impact damage or failed joints.
- After any repair, refit the panel and restore the specified finish without reducing access.
Scale and historical company claims
In a January 2021 company article, Encasement estimated that around 100,000 kilometres of its pipe and sprinkler boxing had been installed in UK social housing. The figure is an Encasement estimate from 2021, not an independently measured market total, a current cumulative figure or a count of all manufacturers’ products.
The same article said the company then offered more than 200 products, profiles and sizes in its standard range. That is a historical company claim and should not be treated as the current range count. Martin Taylor, Encasement’s managing director, said: “From day one, we set out to manufacture and supply the most comprehensive range of pipe boxing and casings for the social housing sector and we now offer more than 200 different products, profiles and sizes within our standard range.” The statement is manufacturer commentary rather than independent endorsement.

Before placing an order, obtain the current product list, dimensions, finishes, delivery information and technical sheets from the supplier. Confirm whether the required section is ex-stock or bespoke, and provide a dimensioned drawing for non-standard routes. For a flame-retardant application, request the precise evidence relevant to the project rather than relying on a catalogue description.

Common failures and how to avoid them
The casing is too small
Cause: measurements excluded insulation, clips or valve movement. Fix: measure the complete installed envelope and include the removal path for serviceable components before ordering.
Access is blocked
Cause: a panel was placed behind a boiler, appliance or fixed furniture. Fix: open the panel during the design review and demonstrate that a technician can reach every required point.
Fire performance is assumed
Cause: “FR” was treated as a blanket approval. Fix: check current technical documentation for the exact product and assembly with the fire-safety designer.

One-click scans. No signup required.
External casing deteriorates
Cause: an interior material or unsuitable fixing detail was used outdoors. Fix: select an aluminium external system where appropriate and coordinate corrosion, drainage, movement and utility requirements.
Installation savings do not appear
Cause: the route was not surveyed, accessories were missing or finishing was underestimated. Fix: complete a measured schedule, confirm the fixing method and compare the whole installed task rather than the casing price alone.
