Designed by Perkins&Will, the space pairs exposed timber with smaller team neighborhoods, outdoor gathering areas and a simulated home for household-robotics research.
A new home for Ai2
The Allen Institute for AI—known as Ai2—is a Seattle-based nonprofit research institute. Its new headquarters became the organization’s central workplace and gathering point after Ai2 announced the Northlake Commons lease in July 2024. The interior was completed in 2025.

Ai2 occupies one floor of the five-story Northlake Commons building at 3800 Latona Ave. NE. The location sits near the University of Washington and the Burke-Gilman Trail, with views toward Lake Union and downtown Seattle. Perkins&Will also describes views toward the Cascade Mountains.
The headquarters supports Ai2’s expanding research activity, including work connected to robotics and embodied AI. The building itself is not a research program; it is the workplace, laboratory and production setting for that work.

Inside Seattle’s mass-timber office setting
Northlake Commons is marketed as Seattle’s first and only mass-timber commercial office building. That wording matters. It does not mean Seattle’s first mass-timber building of any kind: the University of Washington’s 84,771-square-foot Founders Hall opened in 2022 and was the first mass-timber building on the UW campus.
Mass timber refers to engineered wood products made from layers or structural members assembled for strength and stability. At Northlake Commons, beams, columns and ceiling elements remain visible instead of being concealed behind conventional finishes. The structure therefore does double duty: it carries the building and gives the workplace a warm, material identity.
Northlake Commons’ property materials list approximately 190,000 rentable square feet, floorplates of about 47,000 square feet and more than 65,000 square feet of outdoor space. The property’s current website says it has LEED Platinum certification, while older project materials describe the building as LEED Gold. Those claims should be treated as separate dated descriptions unless confirmed through the relevant certification record.
Rank #2
Mass timber is often discussed as a lower-carbon alternative to conventional structural materials, but the material alone does not establish a project’s total carbon performance. Sourcing, manufacturing, transportation, building systems, durability and end-of-life treatment all affect the result.
A workplace organized as research neighborhoods
Rather than arranging every desk in a uniform field, Perkins&Will planned Ai2 as an “ecosystem” of smaller neighborhoods. The groupings generally contain approximately six to 12 desks, with connective spaces and areas for work in progress.
The arrangement creates a middle ground between isolated offices and a completely open plan. Sight lines and walkways can support awareness and informal interaction, while the smaller clusters give teams a recognizable home base. Meeting rooms, informal gathering areas and private call rooms provide additional settings for focused conversations and remote calls.
Dining and common areas extend the workplace beyond desk-based work. Outdoor patios and meeting spaces add another option for informal collaboration and provide access to the building’s Lake Union setting. These choices express a design intent centered on knowledge exchange, although the available project material does not establish a measured productivity outcome.

A simulated home inside the office
The most distinctive research space is Ai2’s robotics lab, which includes a simulated home environment with two kitchens.
That arrangement gives researchers a more realistic setting for testing household robotics and embodied AI. A robot operating in a home must contend with clutter, changing surfaces, varied objects, different layouts and tasks that are less predictable than a controlled benchmark. A kitchen also concentrates many of those challenges into a familiar but operationally complex environment.
Rank #4
The lab does not reproduce every household, accessibility need or cultural context, and success in a simulated home does not guarantee reliable performance outside the lab. Its value is more specific: it lets researchers study physical interaction under conditions that are closer to domestic work than a conventional office or bare test rig.
Media production and public-facing research
The headquarters also includes a podcast and video studio. For a research institute, that infrastructure supports a direct connection between technical work and public communication, allowing researchers and organizational leaders to record conversations, explain findings and produce visual material in the same workplace.

Lobby branding, dining areas and gathering spaces reinforce that the headquarters is intended to host more than individual research activity. It is a place for teams to meet, work in progress to remain visible, and ideas to move between research, engineering and communication.

How this differs from a conventional tech office
The design is not organized solely around maximizing desk density. It combines research neighborhoods, meeting and call rooms, informal gathering areas, media facilities, outdoor access and a full robotics environment.
That combination creates trade-offs. Smaller neighborhoods may strengthen team identity but make large-scale reconfiguration less straightforward. Open sight lines can improve awareness while also increasing the risk of noise and distraction. Patios are useful amenities but are weather-dependent. Exposed timber brings visual warmth but requires careful coordination of acoustics, fire safety, maintenance and mechanical systems. A studio expands communication capacity while adding specialized infrastructure and operating demands.
The simulated home has a similar boundary: it improves the realism of testing compared with an abstract benchmark, but it cannot stand in for every real household. These are design considerations, not measured defects or guarantees of research performance.

Who designed the project?
Perkins&Will designed Ai2’s interior workplace. Northlake Commons was designed by Weber Thompson and built by Swinerton. GLY Construction handled Ai2’s interior construction, according to GeekWire’s August 15, 2025 photo feature.
Ai2’s headquarters is distinct from the separate AI2 Incubator and AI House operation at Pier 70. The Northlake Commons space is Ai2’s main headquarters and research workplace.
The headline’s “first” claim, clarified
Northlake Commons is best described as Seattle’s first mass-timber commercial office building, according to the property’s own marketing and the framing used in the photo coverage. It should not be described simply as Seattle’s first mass-timber building. Founders Hall at the University of Washington predates the Ai2 move and demonstrates why the building type and geographic qualifier matter.
