On our job sites, we would treat this as a specialty outdoor-room project from day one. The product may be modular and potentially relocatable, but the installation still has to deal with wind uplift, snow load, drainage, electrical code, glass panels, HVAC loads, utility interfaces, and local zoning. That is where good planning protects the investment.

For one 6 m x 4 m unit, we would advise a homeowner to start with a total planning allowance of roughly $115,000 to $175,000 or more. The low end assumes a straightforward site, good access, manageable local permitting, short electrical runs, simple foundation work, and no major utility upgrades. The high end becomes realistic when the job involves coastal exposure, rooftop placement, hillside grading, long trenching, custom drainage, battery integration, structural engineering, commercial inspection, or limited access for delivery equipment.

The installed price can look surprising if you compare Ombra to a wood pergola or a fabric shade canopy. That is the wrong comparison. A better comparison is a premium motorized louvered pergola plus a small enclosed sunroom plus specialty solar equipment plus smart outdoor mechanical systems. Ombra packages many of those functions into a single modular product, but the site work still has to be built around it.

Why Relocatable Does Not Mean Permit-Free

How is it anchored? What are the wind, snow, and seismic design loads? Is there electrical wiring? Is there photovoltaic equipment? Is there battery storage? Does the glass meet safety requirements? We would not advise placing a deposit until those questions have at least been screened. A good supplier should be able to provide US-ready submittals or clear documentation, including structural data, installation requirements, electrical diagrams, PV equipment information, glass specifications, maintenance guidance, and warranty terms. If stamped engineering is needed locally, clarify whether the manufacturer provides it, the dealer provides it, or your contractor must hire a local engineer.

Site Feasibility Checklist Before You Price the Project

The most expensive mistakes on outdoor-room projects usually happen before anyone digs a footing. Louver angle also affects output. A marketing figure such as up to 15 kWh per day may be possible under favorable conditions, but it should be verified against your latitude, orientation, shading, weather, seasonal use, battery capacity, inverter design, and whether the system is off-grid, hybrid, or grid-tied.

Access for Delivery and Equipment

A 6 m x 4 m modular system is not carried through a narrow side gate like patio furniture. Tight urban lots, rooftop decks, steep driveways, rear-yard installations, and finished landscapes may require a forklift, telehandler, crane, temporary staging area, street-use permit, or partial fence removal. Price that early. Logistics can add thousands of dollars before the first anchor is drilled.

Foundation and Anchorage

Even if the superstructure can be relocated later, the foundation should be treated as a permanent structural component. Depending on soil, frost depth, slab condition, wind exposure, and manufacturer requirements, the project may need reinforced concrete footings, piers, a thickened slab, embedded anchors, post-installed anchors, or an engineered connection detail. Wind uplift is not optional. A louvered roof can behave like a wing in the wrong conditions.

Drainage and Water Management

Ombra product information describes integrated gutter drainage through uprights. That is helpful, but water still has to go somewhere. On a real site, we look at slope, patio elevations, door thresholds, soil saturation, nearby foundations, pool decks, and discharge points. A premium pergola should not dump roof water against the house, onto a walkway that freezes, into a planter that floods, or across a neighbor’s property.

Electrical, Solar, and Climate-Control Planning

The electrical scope is one of the biggest differences between Ombra and a conventional pergola. A basic pergola may have no power at all. A motorized louvered pergola may need a dedicated circuit for controls, lights, heaters, or screens. Still, those numbers help homeowners understand that the solar portion is not a small accessory.

Air conditioning deserves its own reality check. Solar production and cooling demand do not always line up neatly. On a hot afternoon, the room may need the most cooling when the glass enclosure, outdoor temperature, humidity, and occupant load are all working against comfort. If the goal is true standalone operation, ask for the expected AC wattage, battery capacity, inverter output, runtime assumptions, and what happens during cloudy weather or nighttime use. If the goal is comfort first, utility backup may be the more practical design.

The cleanest use cases are high-end residential outdoor living areas, pool houses, hospitality cabanas, resort lounges, vineyard or golf-club seating areas, and properties where a modular room has strategic value. It is also compelling where the owner wants visible sustainability features without building a conventional addition. It is less compelling for owners trying to maximize square footage per dollar.

What Most Product Coverage Misses

Most people first see a smart solar pergola through product photos and feature lists. That is useful for understanding the concept, but it leaves out the job-site questions that decide whether the installation performs well after the first season.

First, relocation has a cost. If the structure is anchored, wired, drained, commissioned, and possibly connected to utility power, moving it later means disconnecting systems, protecting glass, lifting or disassembling components, transporting them, repairing the old foundation area, building a new foundation, and getting new permits. Relocatable is a real advantage, but it is not the same as portable.

Second, serviceability matters. Motors, sensors, louvers, inverters, batteries, lighting, AC components, misting parts, guide rails, seals, glass panels, and control systems all need access. Before installation, ask how replacement parts are ordered, who services the system locally, what the warranty excludes, and whether the installer is trained on the product.

Third, energy autonomy needs proof. Ask for the actual PV array size, expected production range for your ZIP code, inverter model, battery capacity, critical loads, AC runtime assumptions, and whether utility interconnection is required. A daily production claim is only meaningful when tied to your site conditions and load profile.

Fourth, drainage and condensation should be planned, not discovered. Glass walls and conditioned outdoor rooms can create comfort and moisture-management challenges. In humid climates, coastal regions, and shoulder seasons, condensation can show up on glass or metal surfaces. The patio slope, gutter discharge, door thresholds, and ventilation strategy all matter.

Fifth, coastal and harsh-weather sites need tougher specifications.
