OHT Partners Breaks Ground on The Barton in Southwest Austin

The Barton is a planned 402-unit rental community on 60 acres in Oak Hill, with 30 townhomes, extensive green space and delivery estimates for 2028.

OHT Partners has started construction on The Barton, a planned 402-unit multifamily community on 60 acres at 8956 W. SH-71 in Oak Hill, Southwest Austin. The project is planned to include garden-style apartments and 30 two-story townhomes; OHT estimated first deliveries in early 2028 and full completion in late 2028.

What OHT Partners is building

The Barton is planned as a 402-unit rental community on a 60-acre site. Most residences will be in three-story, garden-style apartment buildings, alongside 30 two-story townhomes. The October 7, 2026 Austin Business Journal report gives a size range of 702 to 1,584 square feet for the planned one-, two- and three-bedroom residences.

Some townhomes are planned with private yards and tuck-under garages. The report does not specify how many will have those features.

Green space and planned amenities

Forty of the site’s 60 acres are designated as green space, according to the Austin Business Journal report. The reported amenity plan includes:

  • Two resort-style pools
  • A 9,000-square-foot clubhouse
  • A 1,500-square-foot fitness center
  • A 1,500-square-foot coworking space
  • A trail system

OHT Partners principal Ben Browder said the property’s scale and natural character created an opportunity to take a different approach. He described the planned green space, range of residences and amenities, and design suited to the surrounding Hill Country while remaining close to Austin employment centers and neighborhoods, according to the report.

Construction timeline

OHT estimated at the time of the announcement that the first units would be delivered in the first quarter of 2028, with the full project expected to be complete in the fourth quarter of 2028. These are project forecasts, not completed milestones; schedules can change as construction progresses.

The Austin Business Journal identified the following firms and roles:

  • OHT Partners: developer and general contractor
  • Meeks + Partners: architect
  • 360 Professional Services: civil engineer
  • United Structural Consultants: structural engineer
  • MEP Delta Design: mechanical, electrical and plumbing engineer
  • Ellie Aiello Interiors: interior designer
  • KFM Engineering & Design: landscape architect

What is—and is not—known about renting

The announcement describes The Barton as a future residential rental option, but it does not provide rents, leasing terms, confirmed leasing dates or a leasing contact. The project is under construction, so the announcement should not be taken as evidence that homes are currently available.

The October 7, 2026 Austin Business Journal report also said OHT ranked seventh on its most recent list of multifamily development firms active in the area during 2025, with 953 units in development or delivered that year and another 750 planned. Those figures are the publication’s reported ranking data, not independently reviewed project totals.
