The company’s own pages also give conflicting size and price figures, so buyers should confirm the exact model and scope in a written quote.
What Nestron currently advertises for the Cube Two X
Nestron’s Cube Two X product page, accessed October 8, 2026, describes a factory-finished, fully furnished unit with one or two bedrooms, one bathroom, and up to 376 sq ft (35 sq m). The listed exterior dimensions are 10 m × 3.5 m × 3.1 m, and the approximate weight is 8 tons. Nestron displays a starting price of $99,800 and notes that price varies by configuration and location.
The company lists a living room, bedroom, kitchen, bar counter, and bathroom. Its product page also describes insulation, efficient windows and doors, power and plumbing readiness, a kitchenette, LED lighting, climate-control readiness, and exterior finish options. These are manufacturer descriptions; verify the exact components, finish, and scope in the quote and contract for the configuration you order.
What is included, and what costs extra?
Nestron’s configurator shows grid-connected electricity as an option, alongside paid configurations and additions. The prices below are displayed by the manufacturer, not independently verified quotes; confirm current availability and pricing directly with Nestron.

Ask for an itemized quote that states what the displayed base configuration includes, which choices are upgrades, and whether the selected electrical and plumbing arrangements suit the intended site. A configurator price alone does not establish what will be included in delivery or installation.
Why the advertised price is not the installed-project cost
Nestron’s FAQ states: “Base prices exclude shipping, site prep, crane, foundation, and utility connections.” Those exclusions can materially change the budget, and the exact amounts depend on the destination, parcel, access, foundation design, and connection requirements. The $99,800 display should therefore be treated as a starting point for the home configuration, not a turnkey price.

Before committing, request written, location-specific costs and responsibilities for:
- Transport, delivery route, unloading, and any crane or other lifting service.
- Site clearing, grading, access work, drainage, and foundation design and construction.
- Electrical, water, and wastewater connections, including any required upgrades.
- Permits, inspections, engineering, and any work needed to meet local requirements.
- Assembly or installation labor, schedule, and the boundary between Nestron’s scope and local contractors’ work.
Published size and price figures do not fully agree
Nestron’s current product page and the prose in its FAQ identify the C2X as 376 sq ft with a $99,800 starting price. But the FAQ’s model table lists 398 sq ft and $104,800. A product catalog at a URL dated June 2025 lists 377 sq ft and repeats the 10 m × 3.5 m × 3.1 m dimensions. These manufacturer materials do not establish which conflicting figures apply to every current configuration.

Use the live product-page figures as a current overview, not a substitute for project documents. Have the written quote identify the model, configuration, dimensions, included components, price, and any exclusions. The catalog also lists a 50-year construction-structure guarantee period; because that appears in an older catalog, confirm the applicable warranty terms in current written documentation rather than assuming that period applies to a purchase today.
Can the C2X be delivered and installed quickly?
Nestron’s models page advertises fast delivery and an easy-install process taking one to two days for the C2X. Those are company claims, not a verified timeline for a particular address. They do not by themselves establish manufacturing lead time, transport duration, permitting schedule, site-preparation time, or how much work is included in the stated installation period.

Ask Nestron to define what “installation” covers, when the schedule begins, what site conditions must already be met, and what could delay delivery or placement. Confirm that a delivery vehicle and crane can reach and operate on the parcel, and coordinate the delivery plan with the local contractor responsible for the foundation and utility connections.

A prefab unit’s advertised layout does not establish that a particular parcel can legally or practically accommodate it. Nestron’s FAQ says rental rules vary by city and that restrictions may include long-term-only rental or owner-occupancy requirements. Confirm permitted use—including whether the intended arrangement is an accessory dwelling unit, primary residence, or rental—with the local planning and building authorities.

Nestron also describes site assessment and contractor review, and notes that some lots may require additional engineering or retaining work. Ask qualified local professionals to assess the specific parcel, including slope, access, foundation needs, drainage, utility availability, and any engineering or retaining requirements. The local authority and professionals—not a general manufacturer description—can confirm what will be accepted for that location.
What to request in a C2X quote
Ask for a project-specific proposal that resolves the manufacturer’s conflicting figures and separates the home price from local and delivery work. A useful quote should identify:
- The exact C2X configuration, floor area, exterior dimensions, and approximate weight.
- Included furnishings, appliances, finishes, systems, and any selected options, with current prices.
- Shipping, unloading, crane, foundation, site preparation, installation, and utility-connection scope and costs.
- Required site conditions, permitting responsibilities, and the assumptions behind any delivery or installation schedule.
- Current warranty terms, exclusions, and the party responsible for service after delivery.
If comparing the C2X with another prefab, compare the same factors: usable area and layout, included versus optional equipment, factory price versus installed cost, delivery and installation scope, site and permit feasibility, and written warranty and support terms. The available manufacturer information does not support an independently verified, apples-to-apples competitor ranking.
