Nedlands Apartment Tower: What’s Known About the Stirling Highway Proposal

The 2021 Boronia Tower proposal and the current 83 Stirling Highway register listing should not be treated as confirmed to be the same project. Here are the reported plans, current status and planning context.

The headline “Nedlands apartment tower planned for Stirling Highway” refers to Boronia Tower, a Strzelecki Group proposal reported in October 2021 for 83–85 Stirling Highway. The proposal was described as a large apartment complex with shared amenities. A current Western Australian register entry lists a lodged application for apartments and retail at 83 Stirling Highway, but does not name Boronia Tower; the available records do not establish whether it is the same project or what its current design is.

What the 2021 Boronia Tower proposal included

PerthNow reported on 28 October 2021 that Strzelecki Group had lodged a design with the State Development Assessment Unit for a multi-storey complex replacing the group’s headquarters at 83–85 Stirling Highway. The details below describe the proposal as reported at that time, not a confirmed current design or an approved or completed building. PerthNow’s 2021 report

Apartments and shared facilities

The report described two-bedroom, two-bathroom apartments with about 120 square metres of internal space and balconies of almost 50 square metres, alongside three- and four-bedroom options. Proposed shared facilities included office space on each level, a men’s shed, an arts room, a gym, sauna, spa and pool.

Parking and other transport provisions

The developer-reported plans included a minimum of two car bays per apartment, 180 bicycle racks and 85 spaces for electric bikes and motorcycles or scooters. These are proposal figures reported in 2021, not independently verified transport outcomes.

The developer’s intended audience

Strzelecki Group presented the concept as larger, higher-end housing for people who wanted to remain in the western suburbs as their needs changed. Director Jennifer Poland told PerthNow: “We noticed there was nothing available in Nedlands that offers a solution — spacious, quality high-end living for those wanting to maintain their lifestyle and yet stay in the same community they’ve lived in and know well.” That is the developer’s rationale, not an independent assessment of housing supply.

What the current register says—and does not say

The Western Australian Department of Planning, Lands and Heritage’s significant-development register, checked 8 October 2026, lists “Residential Apartments, Restaurant/Café and Shop, Nedlands” at 83 Stirling Highway, with a value of $144 million and the status “Application lodged.” The entry does not name Boronia Tower or provide enough design detail to confirm that it is the same proposal reported in 2021. Accordingly, the documented status applies to the register listing: an application lodged at 83 Stirling Highway. The available records do not establish that the 2021 Boronia Tower design remains unchanged, has been approved, or has been built.

How Scheme Amendment 13 affects the planning context

The City of Nedlands says Scheme Amendment 13 was approved by the Minister for Planning, gazetted on 20 February 2026 and is in effect. It updates zoning and built-form controls along the Stirling Highway corridor. Measures described by the City include tree-planting requirements, setbacks intended to support rear laneways and reduce direct vehicle access to Stirling Highway, and provisions to maintain appropriate solar access for neighbours. What to check before relying on the 2021 plans

For a current picture, start with the official register and City planning records rather than assuming the historic proposal is still the live design. When comparing plans or assessing a construction proposal, check:

  • the exact street number and site boundaries;
  • the date and version of the plans;
  • the dwelling and commercial tenancy mix, building height and parking provisions;
  • the application’s determination pathway and current status; and
  • which planning controls apply to that site.

For the 83 Stirling Highway listing, the register excerpt confirms the application description, listed value and lodged status, but does not supply a confirmed link to Boronia Tower or a full current design. Planning and application records can change, so use the latest official entries when checking its status.
