Miramar Tower is a built residential building in Porto, Portugal, designed by OODA. Its defining feature is a shifting arrangement of broad terraces and planted outdoor spaces that makes the homes read as distinct residences within a single tower. OODA lists the project at 6,000 m²; its sources differ on whether the project period ended in 2024 or 2025.
What is Miramar Tower?
Miramar Tower is a residential project in Porto by architecture practice OODA. The practice’s project page identifies it as built and gives an area of 6,000 m². OODA lists GEG, Mir, Fusão and P4 as collaborators, without specifying their individual roles in the project details.
The building is organized as a 15-storey vertical volume above a podium, according to OODA’s 2025 press release. The architect says the tower sits toward the center of its plot, parallel to the road, to maintain spacing from neighboring buildings. These are descriptions and specifications supplied by OODA, rather than independently audited measurements.
Why are the balconies central to the design?
OODA reports more than 200 m² of balcony area per floor. Rather than forming a uniform stack, the terrace slabs slide and appear to rotate around the building, creating a spiral-like visual effect. The broad balconies serve both as outdoor living areas and as the tower’s most prominent sculptural feature.

OODA presents the arrangement as a way to give each home a recognizable identity within a multi-family building. The practice describes the design as a “structuralist matrix,” with dwellings overlapping to make the building feel less like a conventional block. Its project page also says the tower’s vertical section resembles Frank Lloyd Wright’s Johnson Wax Building; this is OODA’s formal comparison, not a claim that the buildings share a structure or program.
How do gardens and shared landscape fit in?
OODA describes the homes as having one or two rooms, each with a surrounding terrace and garden. The architect’s press release puts the idea this way: “Each house has its own individuality with a surrounding terrace and garden.” At ground level, an atrium with natural vegetation brings planting into the base of the tower.
OODA says the atrium creates a biodiversity microclimate connected to its surroundings and frames the project as a link between city, sea and dwelling. Those are the architect’s design intentions; the available project information does not provide independent biodiversity measurements or environmental-performance data.
When was Miramar Tower completed?
The dates published for the project do not fully agree. OODA’s current project page gives a 2019–2024 period, while its 2025 press kit lists 2019–2025 and describes the building as built. ArchDaily also identifies 2025 as the completion year. The sources establish that the project is built, but do not explain the discrepancy or independently confirm an opening or occupancy date.

What project details are not published?
The cited project material does not state an exact street address, the named developer or client, the number of dwellings, a detailed apartment mix, or whether homes are for sale or rent. It also does not provide independently confirmed construction or building-performance metrics. OODA’s press kit credits project images to Fernando Guerra.
