The scheme is planned to provide 283 student beds, 20 affordable homes for social rent, retail and community space. Enabling works are underway, with completion targeted for Spring 2028.
What is planned for 182–202 Walworth Road?
Fabrix and PATRIZIA appointed McLaren Construction to deliver Walworth Corners, their first development through their London living joint venture. The project occupies a 0.34-hectare brownfield site and has a £55 million construction contract. It received unanimous planning consent in November 2024. McLaren Construction’s announcement sets out the project scope and appointment.
The development combines student accommodation with social-rent housing and public-facing uses rather than serving a single purpose. The 20 affordable homes are intended for social rent; they are not homes for sale.
What will residents and the public get?
Student and social-rent homes
The residential element comprises 283 student beds and 20 affordable homes for social rent. The announcement does not specify further details such as the student accommodation’s room mix or the allocation arrangements for the social-rent homes.

Community, retail and outdoor space
Almost the entire ground floor is planned to be public-facing. It is to include a 2,600 sq ft community kitchen co-created with Pembroke House, 5,100 sq ft of high-street retail and a publicly accessible 6,240 sq ft courtyard garden. A pedestrian route is also planned through the 60-metre-long site. These are proposed facilities, not a statement that every ground-floor area will be open to the public.
How is the scheme designed and delivered?
Howells designed the scheme through planning and RIBA Stage 3, while AFK is the delivery architect. The plan retains and extends part of the existing concrete frame facing Walworth Road, combining reused structure with new construction.

McLaren divisional director Tony Whyte described the approach as “an exemplar of sustainable, mixed-use development,” citing the retention of part of the existing structure alongside new construction. That is the project team’s assessment of the design, rather than an independent evaluation of its eventual performance.
How is Walworth Corners funded?
Fabrix and PATRIZIA established their joint venture in 2025 with more than £100 million of investment capacity, focused on alternative living and affordable housing. That figure describes the joint venture’s capacity, not the cost of Walworth Corners.

For this project, PATRIZIA provides institutional equity, while Fabrix secured a £69.5 million green loan from Aviva Investors for development financing. The loan and the joint venture’s investment capacity are separate funding measures; neither should be added to the £55 million construction contract as though they were components of a single project-cost figure. Enabling works are underway, and Spring 2028 is the published target for completion. It is a target timetable, not a guarantee of the completion date.

The project is described as all-electric and nature-positive, with green and blue roofs. Its stated sustainability measures include a target of BREEAM Excellent and 144% biodiversity net gain across the site. The project announcement also estimates that retaining part of the frame will reduce structural embodied carbon emissions by 21%. These are project targets and estimates, not verified results from a completed development.
Fabrix partner Louis Duffield called the appointment an important milestone for Walworth Corners and the company’s living portfolio. PATRIZIA fund manager Marleen Bekkers said moving the project into construction demonstrates how institutional capital can support new homes in London. Both comments express the partners’ views on the scheme.
