A $35 million Malaga Homemaker Centre was proposed in 2022 for Lot 820 Alexander Drive, at the corner of Alexander Drive and Victoria Road in Mirrabooka. The plans described a commercial centre with showrooms, food outlets, a service station and extensive parking, alongside tree removal, new landscaping and road works. The sources available do not establish whether the proposal was ultimately approved, built or opened.

Where was the proposed centre?

The proposal covered Lot 820 Alexander Drive in Mirrabooka, at the intersection of Alexander Drive and Victoria Road. The City of Stirling’s design-review report, dated 17 February 2022, identifies the project as the Proposed Malaga Homemaker Centre and names Hesperia as the client. Its indexed plan labels four showroom buildings, two fast-food premises, a service station and fuel canopy, service yards, loading docks, fire tanks and a pump room, as well as access and intersection works. PerthNow reported on 3 March 2022 that the proposal was valued at $35 million and included 15 showrooms, two drive-through fast-food outlets, a restaurant, a service station and 1,178 parking bays. These were reported features of the proposal, not confirmed details of a completed development. PerthNow report, 3 March 2022

What changes were proposed for trees and roads?

The proposal was reported to require demolition of existing buildings, including Soils Aint Soils, and removal of 114 trees. It also proposed planting 395 mature trees and providing 5,300 square metres of landscaping. The reported road works included upgrades to the Alexander Drive junctions with Truganina Road and Victoria Road, and widening Victoria Road and Alexander Drive. PerthNow report, 3 March 2022

Those figures describe the application as reported in 2022. They do not confirm that the trees, landscaping, demolitions or road works were approved or carried out in that form.

What was the planning process and public-comment deadline?

PerthNow reported that the City of Stirling was seeking public comment until 7 March 2022. After the comment period, the application was expected to be assessed and determined by the Metro Inner-North Joint Development Assessment Panel (JDAP), given the project’s value. The available material does not provide the panel’s eventual determination. PerthNow report, 3 March 2022

Has the Malaga Homemaker Centre been approved or built?

The available sources do not verify a final planning decision, subsequent construction or an opening. The developer’s reported hope in 2022 was to complete the centre in 2024 if it received approval; that past target is not evidence that the project was approved or delivered. PerthNow report, 3 March 2022

The council design-review document is a proposal-stage report dated 17 February 2022, not a final approval record. For a confirmed present-day status, a later official planning determination or reliable record of construction or opening would be needed.
