MySA reported that Lennar said it was aware of the videos and in direct contact with the Celina homeowner. The company said, “We have a comprehensive plan to address the issue as well as affected finishes and facades,” and, “We are also offering alternative lodging for the homeowner’s family while the work is completed.” These statements describe a plan and an offer, not confirmed completed repairs. What a crack does—and does not—tell you
A visible crack alone does not prove foundation failure or show that a home is unsafe. The Texas Real Estate Commission’s inspector standards list observations that may inform an inspector’s opinion of foundation performance, including doors that bind or are out of square; sloping floors; cracks or separations in windows, walls, floors, or ceilings; and cracking or deflecting masonry cladding.
