Antilia is Mukesh Ambani’s private family residence on Altamount Road in Mumbai. Guinness World Records lists it as the world’s most expensive private house, but that record label is not a verified current property valuation: Guinness says the final construction expenditure is unclear and probably came close to US$2 billion.
What is Antilia?
Antilia is a purpose-built private residence in South Mumbai, not an ordinary public attraction. Its scale is striking even by high-rise standards: the Council on Tall Buildings and Urban Habitat (CTBUH) records 27 above-ground floors and a height of 173 metres (568 feet), while Guinness World Records gives its living floor area as 37,000 square metres (400,000 square feet). Guinness lists the site area as 4,532 square metres (48,780 square feet). Guinness World Records’ record page; CTBUH’s Skyscraper Center profile.

There is no confirmed, audited final construction total in the cited record. Guinness World Records says the exact expenditure is unclear; it notes an earlier official estimate of US$500–700 million and says the eventual cost very probably approached US$2 billion. The near-US$2-billion figure should therefore be read as Guinness’s probable estimate, not a settled bill or today’s market value. Guinness World Records.

That uncertainty matters because “most expensive” can sound like a precise comparison of current property prices. Here it is Guinness’s private-house record claim, alongside an uncertain estimate of the building’s eventual expenditure—not a universally comparable valuation of Antilia today.
How was Antilia designed and engineered?
Gardens as part of the architecture
Architectural Record’s 2007 project report describes vertical and horizontal garden bands that distinguish different uses of the building. Trellises support hydroponically grown plants, and the design team described the planting as a source of shade and a response to the urban heat-island effect. The report also notes an overall square plan and a garden level around the building’s midpoint, and says the project drew on Vaastu principles. These are reported design intentions, not evidence that the gardens’ environmental performance was measured. Architectural Record’s 2007 project report.

A change from steel to reinforced concrete
Sterling Engineering Consultancy Services’ July 2010 project newsletter recounts a major structural change. The original concept used a steel frame and was associated with Arup; the specified steel members proved difficult to fabricate, transport through Mumbai, and erect. The project was converted to a reinforced-concrete frame, with Sterling responsible for the revised structural design. Sterling’s July 2010 project newsletter.
Sterling’s account describes a three-metre reinforced-concrete raft foundation and a 10.5-metre ballroom clearance. It also lays out a vertical sequence of parking, entertainment and garden areas, health-club floors, guest floors, four family-residence floors above 109 metres, and an observatory and library level. These are details from the engineering firm’s project account, rather than a public floor plan. Sterling’s project newsletter.
At the time of Architectural Record’s report, Perkins + Will firm-wide design principal Ralph Johnson called Antilia “a prototype for buildings of the future.” Architectural Record, 2007.
What is inside Mukesh Ambani’s house?
Published descriptions portray Antilia as a combination of family residence, hospitality spaces, recreation facilities, and building services—not simply a tall house. Guinness records three helipads, 168 parking spaces, and a staff figure of 600. The staff number is a published figure, not a current independently audited count. Guinness World Records.

Architectural Digest India’s 2021 account reports six dedicated parking floors, nine high-speed elevators, a 50-seat movie theatre, a temple, guest suites, a salon, an ice-cream parlour, pools, a health spa, garden levels, and a snow room. Sterling’s engineering newsletter and India Today’s 2010 report give additional floor-use descriptions, including a mini-theatre on the eighth floor in India Today’s account. Published descriptions vary in phrasing and detail; they should be understood as attributed reports, not a firsthand tour. What the record does—and does not—tell you
CTBUH is the strongest cited source for the building’s height, above-ground floor count, completion date, and project roles. Guinness supplies the private-house record framing, living-area and site-area figures, and its explicitly uncertain cost estimate. Engineering and architecture accounts add design and construction detail, while press descriptions document reported amenities. Those sources support an account of a distinctive residential high-rise; they do not settle a precise final cost, provide a verified current market valuation, or establish present-day access arrangements.
