A concrete terrace can be waterproofed with a flexible cementitious slurry, coating or membrane, but those words overlap in manufacturer literature. Choose the system by the finished surface (tiled or exposed), water direction and pressure, concrete condition, movement, drainage and the details at joints, edges and penetrations. A product approved beneath tile is not automatically a durable, walkable exposed finish. Follow the selected product’s current local technical data sheet from substrate preparation through curing and finishing.
Start with the finished terrace, not the product name
Tiled terrace
If ceramic or stone tile will cover the slab, a documented under-tile waterproofing system may be appropriate. In a typical build-up, water runs across the tile and grout to a sloped drainage plane while the waterproof layer protects the concrete and the structure below. The waterproofing still has to be continuous at perimeter edges, movement joints, cracks, corners and penetrations; tile and grout do not replace it.

Manufacturers describe several cement-based products for this use. MAPEI lists Monolastic as a one-component cementitious waterproofing mortar and Mapelastic as a two-component flexible cementitious mortar for terraces and balconies. LATICRETE describes AQUA BARRIER as a two-component cementitious slurry that cures as a flexible, seamless membrane before tile or stone. BORNIT describes Slurry EL 2C as a two-component, crack-bridging cementitious coating for terraces and balconies prior to tiling. The different labels do not, by themselves, establish different technical categories.

Exposed, walkable terrace
A terrace that remains visible and receives foot traffic, furniture, sunlight and dirt needs a finish specifically permitted for that exposure. “Waterproof,” “membrane” or “abrasion resistant” in a product description is not enough evidence that the cured surface is an exposed wearing course. The cited manufacturer pages substantiate several under-tile applications, but they do not establish one universal exposed-terrace recommendation. Confirm the permitted finish, ultraviolet exposure, traffic and maintenance requirements in the current local documentation before leaving any cementitious layer uncovered.

Water direction and pressure
Determine whether moisture approaches from above, from the ground or from the back of the slab. BORNIT’s stated scope for Slurry EL 2C includes ground moisture and non-pressing water, and its page says the product is not suitable for water loads acting on the rear. A terrace over occupied space, a retaining condition or a slab exposed to hydrostatic pressure may require a different engineered detail. Do not extend a product’s stated scope to pressure conditions it does not list.
What “membrane,” “coating” and “cementitious slurry” mean here
These terms are useful descriptions of how a product is supplied or applied, but they are not a dependable three-way classification. A slurry is mixed with water or a liquid component and spread onto concrete; after curing, it may function as a flexible membrane. A coating may likewise be the waterproof membrane in a complete tile assembly. “Membrane” can describe the cured function rather than a separate chemistry.
Read the technical data sheet for the actual requirements: substrate, mixing ratio, coat thickness, number of coats, reinforcement, movement-joint treatment, curing, permitted finishes and water exposure. Compare those requirements with the terrace rather than selecting by the shortest product label.
Documented examples and the figures that matter
| Example | Manufacturer description and use | Published technical figures | Important qualification |
|---|---|---|---|
| MAPEI Monolastic | One-component cementitious waterproofing mortar; listed for waterproofing applications that can include tiled terraces. | Application temperature +5°C to +35°C; maximum 2 mm per coat; consumption 1.1 kg/m² per mm; listed to EN 14891. | Those figures apply to the product page cited; confirm the current local sheet, substrate limits and approved finish. |
| MAPEI Mapelastic | Two-component flexible cementitious mortar listed for terraces and balconies. | Application temperature +5°C to +35°C; minimum applicable thickness 2 mm in two coats; listed to EN 14891. | Minimum thickness and two-coat instruction are product-specific, not a rule for every cementitious system. |
| LATICRETE AQUA BARRIER | Two-component cementitious slurry for concrete and cement-based plaster before tile or stone. | Crack suppression and anti-fracture protection up to 1 mm over shrinkage and other nonstructural cracks, under the stated test and system conditions. | The page calls for AQUA BARRIER NET for improved performance on terraces, balconies and pools, and WPM TAPE at construction joints, bends and hairline cracks. |
| BORNIT Slurry EL 2C | Two-component crack-bridging cementitious coating for terrace and balcony waterproofing before tiling. | Minimum layer thickness 2 mm. | The stated scope includes ground moisture and non-pressing water; the page excludes water loads acting on the rear. |
These numbers are not a league table. The products are not shown as having been tested by one independent method under identical conditions, so a crack figure, thickness or consumption value cannot rank one brand against another. Product availability and formulation can vary by market; the current local technical sheet governs.

Build the waterproofing as a complete system
An illustrated DANOSA terrace assembly shows the logic: a minimum 2% drainage slope, the specified membrane or liquid membrane, a perimeter strip or mortar half-pipe detail, compatible ceramic adhesive, tile, joints wider than 3 mm and grout. That 2% slope is the manufacturer’s example for its illustrated solution, not a universal building-code requirement. Local regulations, structural design and the selected system may require a different value.
- Concrete substrate: sound, clean and sufficiently open-pored for the selected product.
- Drainage plane: a continuous fall to outlets, with no depressions that retain water.
- Waterproof layer: the specified coats, thickness and curing time.
- Movement details: reinforcement and sealable transitions at joints, cracks, corners, edges and penetrations.
- Finish: only the tile adhesive, tile, paving or exposed finish expressly accepted by the membrane system.
Step-by-step installation sequence
1. Survey water, movement and the existing finish
Map every outlet, scupper, threshold, wall junction, upstand, pipe and construction joint. Check where water currently ponds and whether the slab has a fall toward the drain. Identify hollow, delaminated, contaminated or friable concrete, previous coatings and any active leaks. A waterproof layer cannot correct structural movement, an undersized outlet or a slab that is unstable at its edges.
Decide the final finish before buying the product. If the terrace will be tiled, verify that the membrane, adhesive and tile form an approved combination. If it will remain exposed, obtain written confirmation that the cured system is intended to resist the planned foot traffic and weather; otherwise redesign the finish rather than assuming a tile-underlayment product can serve as the wearing surface.

2. Prepare sound, clean, open-pored concrete
BORNIT’s preparation guidance calls for a sound, clean, open-pored substrate and addresses voids and absorbency. Remove laitance, dust, oil, curing compounds, paint, loose particles and any existing layer that prevents adhesion. Mechanically prepare the surface where the selected sheet requires it, then vacuum the residue. Fill blowholes, honeycombing and spalled areas with a compatible repair material and allow repairs to cure as directed.

Check absorbency and pre-dampen only as the chosen product allows. Some cementitious systems require a damp, matt surface; standing water can weaken the bond or dilute the mix. Do not copy a water condition from one manufacturer’s method to another.
3. Establish and verify drainage slope
Use a straightedge and level to locate birdbaths and reverse falls. Correct the plane with a compatible screed or repair mortar before waterproofing. Keep outlet flanges, drains and scuppers at the low points, and make sure the finished tile or paving will not create a lip that traps water. The DANOSA example uses at least 2% fall; treat that as its system detail, not a universal specification.
4. Treat cracks and movement joints
Classify cracks before covering them. Shrinkage or other nonstructural cracks may fall within a product’s tested crack-bridging range; structural, widening or moving cracks require a designed joint or structural repair. LATICRETE’s AQUA BARRIER guidance calls for WPM TAPE at construction joints, bends and hairline cracks and recommends AQUA BARRIER NET for improved performance on terraces, balconies and pools. Other systems may prescribe a different tape, mesh or sealant, so use only the accessory accepted by the selected system.
Never bridge an intentional movement joint with a rigid, uninterrupted coat. Preserve the joint through the build-up and install the specified flexible seal and bond-breaker arrangement. A membrane that looks continuous on the surface can still fail if the joint beneath it is locked.

5. Detail corners, perimeter upstands and penetrations
Water commonly enters where horizontal and vertical surfaces meet. Install the specified perimeter band, strip or mortar half-pipe at wall junctions and around thresholds. Turn the waterproofing up the wall or kerb to the height required by the assembly, then terminate it with the prescribed seal, trim or chase. At a pipe, drain or post, use the system’s collar or tape detail; do not rely on a bead of generic sealant alone.
Make sure door thresholds and balcony edges can drain outward. Coordinate the membrane termination with flashings, drip edges and any metalwork so water cannot run behind the layer. Photograph concealed details for the building record before covering them.
6. Mix and apply the selected cementitious product exactly
Measure components and clean water accurately. Mix for the time and speed stated in the technical sheet; do not add extra water to make a stiff batch spread farther, and do not reuse material after its pot life. Apply with the specified brush, roller, trowel or notched tool. Respect the manufacturer’s maximum thickness per coat, waiting time between coats, total thickness and coverage rate.
For example, Monolastic lists a maximum 2 mm per coat and consumption of 1.1 kg/m² per millimetre. Mapelastic lists a minimum applicable thickness of 2 mm in two coats. Those values cannot be transferred to BORNIT or LATICRETE. Work the material into pores and pinholes, maintain wet edges where instructed and avoid leaving thin spots behind ridges or at the perimeter.

7. Embed reinforcement while the layer is at the correct stage
Where the system requires net, tape or fabric, embed it fully without wrinkles, fish-mouths or exposed edges. Reinforce changes of plane, joints, cracks, corners and other locations listed in the technical sheet. LATICRETE specifically identifies AQUA BARRIER NET and WPM TAPE for its terrace details; a different product may require its own branded or approved reinforcement. Do not substitute ordinary fiberglass mesh unless the manufacturer accepts it.
8. Cure, inspect and protect the membrane
Protect fresh coats from rain, frost, direct hot sun, strong wind and traffic for the stated curing period. Keep other trades off the surface and prevent sharp tools from puncturing it. Inspect in good light for pinholes, uncovered aggregate, blisters, cracks, insufficient upstands and damage at drains. Repair defects with the approved method, not by brushing random extra material over a contaminated or wet area.
9. Install the approved finish
For a tiled terrace, use the adhesive and grout specified or accepted by the waterproofing system. Follow the adhesive open time, coverage and movement-joint layout. The DANOSA example specifies ceramic adhesive, tile joints wider than 3 mm and grout; those dimensions describe that illustrated assembly. Carry movement joints through the tile and grout rather than filling them rigidly. Keep grout out of flexible perimeter and movement joints.

| Question | What to verify | Why it changes the choice |
|---|---|---|
| Will the surface be tiled? | Written compatibility with the planned adhesive, tile and grout. | Many cited products are documented as under-tile systems; exposed use is a separate approval. |
| Is water non-pressing or pressurized? | Permitted water direction and pressure in the technical sheet. | BORNIT’s cited scope excludes water loads acting on the rear. |
| How much movement is expected? | Crack-bridging method, crack width, temperature and substrate conditions. | A 1 mm claim for one system is not a like-for-like ranking against another test. |
| Are there joints, corners or many penetrations? | Required tape, mesh, collars, perimeter strips and termination details. | Accessories and detailing often determine continuity more than the field coat. |
| What are the site temperatures? | Application and curing limits on the current sheet. | Monolastic and Mapelastic pages list +5°C to +35°C; other products may differ. |
| How much build-up can the terrace accept? | Minimum and maximum coat thickness, tile-bed depth and threshold height. | A system that is technically suitable may still obstruct a door or drain if levels are not coordinated. |
Common failure modes and the corrective path
- Leaks at the wall edge: The field coat may be intact while the perimeter termination is absent or too low. Remove the finish locally, expose the junction, install the approved band or upstand detail and reinstate the compatible layers.
- Ponding after rain: Waterproofing does not create drainage. Correct reverse falls or blocked outlets and verify the finished threshold before recoating.
- Peeling or hollow patches: Investigate laitance, dust, oil, curing compound, dampness outside the permitted range or an incompatible old coating. Remove unsound material and prepare back to sound, open-pored concrete.
- Cracks telegraphing through tile: Determine whether the crack is structural, a live movement joint or within the product’s tested nonstructural range. Use the designed joint or repair; do not simply add a thicker random coat.
- Pinholes and thin areas: Check coverage against the product’s consumption and thickness requirements, mark defects, clean them and apply the approved repair coat.
- Blisters after rain: Moisture, trapped air, premature wetting or excessive coat thickness can be involved. Allow the area to dry, establish the cause and follow the manufacturer’s repair procedure rather than puncturing blindly.
- Damage during tiling: Protect the cured layer, repair punctures with the same approved system and observe the renewed cure time before covering.
- Failure on an exposed surface: The product may have been approved only beneath tile. Verify exposure and traffic approval; if absent, install a designed wearing surface instead of treating the membrane as paint.
Site checklist before ordering material
- Final finish selected: tile, paving or exposed surface.
- Water direction and any hydrostatic pressure identified.
- Concrete tested for soundness, contamination, absorbency and existing coatings.
- Drainage outlets, falls, thresholds and edge drips coordinated.
- All cracks, construction joints, corners, perimeters and penetrations mapped.
- Current local technical data sheet obtained, including safety data and approved accessories.
- Application temperature, weather protection and curing windows available.
- Required thickness, number of coats, coverage and reinforcement calculated from the selected product.
- Compatible adhesive, tile, grout and movement-joint materials confirmed.
- Installer understands that the membrane is one part of a continuous assembly, not a substitute for structural or drainage work.
When professional design is warranted
Obtain a qualified building professional when the slab supports occupied space, shows structural movement, has significant deflection, receives water pressure from below, connects to a failed balcony edge or requires changes to drainage and thresholds. Product literature cannot determine whether a crack is structural or whether an outlet can handle the catchment area. It also cannot replace local code requirements, structural calculations or a site inspection.
For ordinary tiled work, the practical selection is the documented system whose substrate, water exposure, movement accommodation, reinforcement and finish approvals match the terrace. Compare complete assemblies and details, not the words “slurry,” “coating” or “membrane” on a bucket. No independent comparative study or failure-rate statistic establishes a universal winner among the examples above; performance depends on the specified system and the quality of preparation and detailing.
