How to Use Art Deco Details in a Modern Commercial Interior

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use Art Deco as a controlled design language, not a period set. Keep the contemporary plan, then select a small family of cues—geometric pattern, metal accents, architectural lighting, fluted or stepped profiles, and tailored millwork—that supports the building, brand experience, circulation and maintenance regime. The most successful commercial interiors make those cues work for present-day seating, service, accessibility, technology and cleaning while allowing the original architecture to remain legible.

What “modern Art Deco” means in a commercial space

Art Deco is often recognized through symmetry, stepped or sunburst geometry, rich contrast, polished or brushed metal, decorative glass, terrazzo, patterned floors and strongly framed openings. In a restaurant, shop, hotel, workplace or public venue, reproducing every historic motif can make the interior feel like a themed replica and can interfere with current operations. A modern interpretation extracts the underlying characteristics and applies them selectively.

Start with one primary cue and two or three supporting cues. For example, a geometric floor can be paired with brushed-brass hardware and a simple globe or stepped light; a fluted wall can be paired with restrained stone and a dark painted ceiling. Repeating a related proportion, radius, finish or line weight gives the interior coherence without covering every surface in ornament.

The projects documented by Gensler at High Street Place, LS3P at Franklin’s Coffee Shop, TenBerke at 21c Durham, and restoration teams working on the Empire State Building and Waldorf Astoria New York show different balances of historic reference and current use. They are examples to analyse, not formulas to copy.

Begin with the existing building and the commercial brief

Survey what is worth keeping

Before choosing a finish, record the features that carry the building’s identity: storefront proportions, entry doors, terrazzo, wood paneling, plaster profiles, columns, ceiling heights, stair details, windows and any surviving decorative metal or glass. Photograph conditions, map damage and note which elements are original, later alterations or uncertain. This information determines whether a new detail should match, frame or deliberately contrast with the existing work.

Retained architecture can provide more authentic Deco character than newly purchased ornament. At 21c Durham, TenBerke’s adaptive reuse of the Hill Building combines existing wood paneling and terrazzo with new velvet drapery and LED globe chandeliers; Art Deco windows and steel accents sit alongside grey and copper details. The lesson is to let inherited material establish the baseline, then add contemporary layers that are clearly purposeful.

Map movement and activities before aesthetics

Draw the customer, staff, delivery and emergency routes at the same scale as the proposed finishes. Mark queues, accessible turning areas, toilets, service counters, seating, storage, cleaning access and equipment replacement paths. A beautiful screen, banquette or patterned floor is a poor choice if it narrows a route, creates a trip edge or blocks sightlines.

The SOM account of the Waldorf Astoria New York describes a restoration in which retail interruptions, a reception desk and a restaurant had altered circulation; the work reextended corridors and reopened entrances. Use that history as a prompt for a circulation audit. It does not mean every commercial project needs a hotel-scale reconstruction.

Write the operational brief

  • List every customer action, from entry and ordering to waiting, dining, browsing, payment and departure.
  • List staff actions, including deliveries, restocking, waste removal, cleaning, maintenance and shift changes.
  • Identify equipment that needs ventilation, power, data, access panels or frequent replacement.
  • Define the cleaning chemicals, abrasion, moisture and impact that each finish must withstand.
  • Set lighting scenes for arrival, daytime work, evening atmosphere, cleaning and emergency conditions.

At High Street Place, the Gensler project description pairs Deco-inspired finishes with communal tables, banquettes, bar perches, high tops and a retractable wall for outdoor dining. That combination illustrates the principle: decorative decisions are made alongside seating variety and flexible operation, not after the plan is fixed.

Check preservation obligations early

Historic designation, lease conditions and local planning rules can limit what may be removed, painted, drilled, illuminated or concealed. Ask the building owner or local authority for the designation record, previous approvals, character-defining-elements list and submission requirements before commissioning fabrication.

The lobby restoration described by ArtDeco.org’s Empire State Building account required approval from New York City’s Landmarks Preservation Commission because the lobby is a New York City Landmark. That is a New York-specific example, not a rule that applies everywhere. A project in another city may involve a different landmarks body, planning department, building-control process or no heritage review at all.

Build the review path into the programme. Submit drawings, finish samples, lighting details, fixing methods and reversible alternatives early enough to respond without ordering materials. Where original fabric is fragile, prefer freestanding, lightly fixed or reversible interventions and document anything that is removed or covered.

Choose a restrained palette of Art Deco cues

Geometry and proportion

Use geometry to organize a wall, floor or ceiling rather than to decorate every plane. Options include a stepped reveal at a doorway, a fan or sunburst in a reception panel, chevrons in a durable floor inlay, or a series of vertical flutes that emphasize ceiling height. Align the geometry with columns, door centers, lighting tracks and furniture modules so it appears architectural.

Keep the pattern scale appropriate to viewing distance. A small repeated motif can become visual noise across a large public floor, while an oversized fan can overwhelm a compact café. Prepare a full-size sample or a digitally printed elevation that includes signage, sockets, sprinklers and furniture before approving the pattern.

Metalwork

Brushed brass, bronze, nickel or darkened steel can supply a Deco reference through handrails, kick plates, trims, screens, menu frames, door pulls and lighting. Specify the sheen and protective system, not merely the colour name. A brushed finish hides handling better than a mirror polish; a lacquer or other approved protection can slow tarnishing, but it must be compatible with the cleaning regime and local fire or material requirements.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use one dominant metal and, if necessary, a secondary metal for technical elements. Deliberate contrast is easier to maintain than a collection of near-matching finishes that age differently. At High Street Place, brushed-brass sconces, street signs, custom stone and marble carry the reference without turning the food hall into a museum display.

Stone, terrazzo and patterned surfaces

Terrazzo, stone borders and geometric tile can establish the strongest visual anchor in a lobby, café or bar. Confirm slip resistance, grout width, transitions, drainage and replacement stock before selecting a pattern. A dark border may emphasize dirt at a busy entrance; a highly polished surface can produce glare or become slippery when wet. Coordinate access covers and floor boxes with the pattern so later repairs do not destroy the composition.

Use large-format or modular products where future replacement is likely, and reserve delicate inlays for areas that can be protected. If authentic historic flooring survives, conserve it where feasible and introduce new pattern at a clear threshold rather than imitating an old repair with a visually inaccurate substitute.

Fluting, ribs and curved profiles

Fluted timber, stone, metal or solid-surface panels give a wall depth and shadow while recalling Deco verticality. Curved cove details can soften a hard corner and conceal indirect light. Specify the radius, module, joint, backing and access strategy; dust collects in narrow grooves, and a continuous curve can be difficult to replace after impact.

Use robust substrates in public reach zones and place fragile veneers above kick height. Where acoustic treatment is needed, integrate an acoustically transparent backing behind the decorative face rather than adding a separate panel later.

Joinery and storefront elements

Custom millwork can express the style through stepped plinths, radiused corners, fan-shaped doors, contrasting edge bands and carefully framed glazing. Include cable routes, ventilation grilles, hinges, removable panels and service clearances in the shop drawings. A reception desk or bar should look tailored while still allowing accessible transaction heights and easy replacement of equipment.

Franklin’s Coffee Shop in Savannah demonstrates how several modest interventions can work together. LS3P describes the 1,000-square-foot space, completed in 2020, as inspired by the late 1930s and 1940s. Its custom brass-accented millwork and period-inspired lighting are paired with patterned flooring, murals, coffered ceilings, deep teal shelving and restored storefront elements. The composition is layered, but each layer has a clear location and job.

Make lighting an architectural element

Select the form before the fixture schedule

Deco lighting can come from a stepped pendant, a globe cluster, a decorative sconce, concealed cove light or illuminated glass. Choose the visual form in relation to ceiling height, sightlines and the retained architecture, then resolve output, glare, colour quality, controls and maintenance. A decorative fitting that cannot be relamped or cleaned safely is an operational defect.

The Empire State Building restoration account describes decorative glass lighting that replicated the original design and a reception-desk glass mural lit with LEDs. At the Waldorf Astoria, SOM describes reconstructing foyer lighting from historic specifications and photographs. Those approaches show how archival evidence can inform a contemporary system; they are not a substitute for a project-specific lighting calculation.

Coordinate layers and controls

  • Ambient: provide even background light for movement, cleaning and security.
  • Task: light counters, menus, tables, merchandise and work surfaces without glare.
  • Accent: highlight stone, metalwork, art or a retained architectural feature.
  • Decorative: use visible fixtures as the recognizable Deco cue, while ensuring they do not carry the entire illumination burden.

Put these layers on separately controllable circuits or scenes. Confirm dimming compatibility, driver access, emergency-lighting integration and the location of replacement parts. Conceal wiring in joinery only when an electrician can still reach it without dismantling historic fabric.

Criterion Questions to answer Evidence to request
Fit with the building Does the detail reinforce retained proportions and the agreed character statement? Measured elevations, historic photographs, material samples and a mock-up in context.
Use and circulation Does it preserve clear paths, accessible routes, sightlines, queue space and staff access? Dimensioned plan, furniture test-fit and an operational walk-through.
Durability and care Will the finish tolerate impact, moisture, fingerprints, abrasion and the specified cleaners? Manufacturer maintenance data, sample cleaning test and replacement strategy.
Light and comfort Will the surface or fixture create glare, reflections, shadows or uncomfortable contrast? Lighting calculation, night-time mock-up, dimming test and glare review.
Scope and coordination Does the detail require custom fabrication, conservation skills, structural support, specialist access or approvals? Shop drawings, fixing method, programme allowance, inspection points and authority comments.

Plan fabrication, installation and maintenance together

Prototype high-risk details

Mock up one bay of a wall, a lighting junction, a floor transition or a joinery corner before releasing the full order. Inspect alignment from the main approach, touch the edge treatments, clean the sample with the intended products and check how adjacent signage, sockets and equipment fit. For a heritage project, invite the conservation or approving authority to review the mock-up if the process allows.

Specify commercial performance, not just appearance

  • Identify the substrate, coating, edge protection, fire classification and moisture tolerance required for the location.
  • State whether a finish is repairable in place and keep a labelled spare batch where colour matching may be difficult.
  • Provide removable access panels for drivers, valves, data equipment and concealed fixings.
  • Detail transitions between old and new materials so movement, tolerances and cleaning water do not cause failure.
  • Coordinate shop drawings with electrical, mechanical, fire-protection, accessibility and signage packages.

Write a care schedule for the operator

Give the facilities team a room-by-room schedule naming the approved cleaner, dilution, cloth or pad, frequency, inspection point and escalation contact for each finish. Include a lamp or driver replacement method, spare-part reference, access equipment and a record of any heritage restrictions. Train cleaners not to polish a brushed finish to a different sheen or soak porous material with an incompatible chemical.

Common mistakes and how to correct them

Turning the space into a theme set

Symptom: every wall has a fan, chevron, mirror or brass trim, and the contemporary plan disappears. Correction: keep one focal motif, repeat its proportion in quieter details and remove elements that do not support a functional or navigational purpose.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Choosing a finish from a small sample only

Symptom: a polished metal or dark stone looks elegant in the showroom but produces glare, fingerprints or visible dirt at full scale. Correction: test the material in the actual light, at the actual viewing distance and with the actual cleaning process before sign-off.

Blocking circulation with decorative joinery

Symptom: a screen, planter, display or banquette narrows a route or creates a queue conflict. Correction: overlay peak customer and staff paths on the plan, mark accessible clearances and walk the route with furniture and temporary barriers in place.

Hiding technology inside an untouchable feature

Symptom: a reception desk, ceiling or wall conceals power, data, lighting drivers or controls that cannot be serviced. Correction: design access panels, cable routes and replacement clearances at the same time as the visible elevations. The Empire State Building restoration account specifically describes a reception desk designed to integrate building technology, demonstrating that heritage expression and infrastructure need to be resolved together.

Assuming another property’s approval process applies

Symptom: a project team copies a landmark procedure from another city or starts fabrication before confirming permissions. Correction: ask the relevant local authority and owner for the current designation and approval path, then record the answer in the programme and scope.

A practical project sequence

  1. Document the baseline. Survey existing architecture, materials, condition, services, entrances and movement patterns.
  2. Set the experience brief. Define the customer promise, staff tasks, seating or display requirements, atmosphere and maintenance standard.
  3. Confirm permissions. Check designation, lease restrictions, planning or building-control requirements and any required heritage consultation.
  4. Choose the cue family. Select a primary geometric, lighting, metal, surface or joinery idea and limit supporting cues to a coherent palette.
  5. Test the plan. Verify accessible routes, queues, furniture, service access, equipment, sightlines and emergency provisions before detailing.
  6. Develop lighting. Separate ambient, task, accent and decorative layers; document controls, glare, emergency integration and maintenance access.
  7. Prototype. Build full-scale samples for the most visible, expensive or difficult-to-repair details and test cleaning and illumination.
  8. Coordinate and approve. Align architectural, interior, electrical, mechanical, fire, signage and conservation information before fabrication.
  9. Install carefully. Protect retained fabric, inspect alignment and finishes, photograph concealed work and record substitutions.
  10. Hand over for operation. Provide care instructions, spare materials, access information, lighting scenes and a schedule for periodic inspection.

How to source details without losing control of the design

For a category such as a brushed-brass wall sconce, begin with the intended location and performance rather than a catalogue image. Confirm overall dimensions, projection, lamp or LED specification, colour quality, dimming protocol, electrical requirements, mounting surface, cleaning method, replacement parts and suitability for commercial use. Obtain a physical finish sample and verify that the supplier can maintain the finish across the quantity and replacement period.

Custom millwork, specialist lighting, conservation work and historic-preservation advice may each require different trades and lead times. Assign responsibility for shop drawings, samples, site measurements, approvals, delivery protection and defects inspection in the contract. The cited projects demonstrate why those services can be relevant, but they do not establish a particular supplier’s availability, pricing or commercial terms.

What the available project evidence can—and cannot—tell you

The case studies show built design decisions and selected project dimensions. They do not provide a general commercial cost model, a universal return-on-investment figure, comparative sales results or a performance ranking of finishes. Treat the following figures as descriptions of those named projects only:

  • High Street Place: 18,000 square feet, as described by Gensler on its project page.
  • Franklin’s Coffee Shop: 1,000 square feet, completed in 2020, as described by LS3P.
  • 21c Durham’s contemporary gallery: 10,500 square feet, with a 2015 project date, as described by TenBerke.

For a live project, obtain current quantities, labour, fabrication, approval and maintenance costs from the appointed design and construction team. Do not infer a budget or business outcome from another property’s area or appearance.

Use the past to support today’s experience

The strongest modern commercial interiors use Art Deco details to clarify arrival, frame a view, make a surface memorable or give a high-touch element a durable identity. They preserve valuable architecture where possible, add new work that can be maintained, and let circulation, accessibility, technology and service determine the final form. A restrained palette, tested at full scale and reviewed against local requirements, will usually feel more convincing—and operate more reliably—than a wholesale historical reproduction.

As the ArtDeco.org restoration account puts it: “Our objective was to create an interior that closely resembled the 1931 lobby and at the same time operated more efficiently to meet twenty-first century needs.” That objective is a useful standard for any contemporary commercial brief: respect the character, then make the space work for the people who use it now.
