Random freezes, missing sound and display glitches usually trace back to one bad driver. Find and replace yours safely.Free scan · under a minuteUse Brisbane City Council’s Development.i as the starting point, then verify physical work through building-approval records, the builder’s commencement notice, certifier inspections and condition-compliance evidence. A development-application (DA) approval tells you about planning permission; it does not, by itself, prove that construction has started or provide a reliable finish date.
What you can—and cannot—learn from a Brisbane development record
Brisbane projects leave several different records, created by different authorities at different stages. The most dependable way to track a project is to match the question you have with the record that can answer it.

| Question | Best record | What it establishes | Important limit |
|---|---|---|---|
| Has an application been lodged? | Brisbane City Council Development.i | Application details, status, plans, correspondence and document dates. | It is a regulatory record, not a live construction-progress meter. |
| Has Council approved the proposal? | Development.i decision and approval documents | The planning decision, approved plans and conditions. | Approval is not evidence that building work has commenced. |
| Have approval conditions been dealt with? | Council condition-compliance records | Whether specified conditions are not commenced, in progress, under review or compliant, with supporting material such as photographs or certification. | Condition status covers the listed conditions, not necessarily every activity on site. |
| When did building work start, and when is it expected to finish? | Builder’s commencement notice and building-certifier records | For building work valued at $20,000 or more, the commencement notice should state the start date and expected finish date; inspection and final-approval records show certification milestones. | The expected finish is a project milestone and can change. |
| What is the status of a major prescribed project? | Coordinator-General or the relevant delivery agency | Project-specific status and announced construction start and end dates. | Proponent-supplied dates are forecasts and may be revised. |
| What independent context exists for a major state project? | Queensland Audit Office report | Audited context, announced completion years and whether a date refers to completion or operation of a project or phase. | A report may describe a program or phase rather than the particular building near you. |
Use the evidence date and the authority behind it whenever you record an update. A recent Council document, a certifier milestone and a project-owner announcement do not carry the same evidentiary weight or cover the same scope.

- Street address
- Suburb
- Lot information
- Map location
- Application number
An address can return several applications over time, including earlier proposals, amendments and related applications. Confirm that the record describes the site, use and proposal you are following before treating it as the current project.
Narrow the results with filters
Use the progress, application-group and date filters to reduce a long result list. A progress filter can help distinguish a lodged or decided application from another record at the same address; an application-group filter can bring related applications together; and a date filter can isolate recent activity.
When you open the relevant record, note the application number and the date of the latest document. Those two details make it easier to distinguish a new update from an older plan or correspondence item and to explain precisely which record you checked.

Read the document list, not only the headline status
Development.i can expose application status, plans, conditions, correspondence, public-notification material and changes to documents. Read the actual documents when the question concerns a design change, a condition, a response to Council or a revised plan. A headline status may remain unchanged while a new document materially changes the project’s obligations or timing.
Step 2: Set up monitoring so you notice changes
Create a profile and save the search
Create a Development.i profile, save the search and favourite the property or application. You can receive daily or weekly notifications when new activity or documents appear. Choose the frequency that matches your need: weekly is usually sufficient for routine neighbour awareness, while daily alerts are useful during an active approval or construction milestone.
Understand the refresh cycle
Development.i states that its data is updated nightly. The service describes the update as including newly lodged and decided development; changes to development details, status or stage; and new or changed correspondence and documents. A document created today may therefore not appear until a later nightly refresh. Conversely, the nightly refresh does not mean that a physical site change will be reported immediately or at all.

Keep an update log
For each alert, record the date you received it, the document date, the document type, the application number and what changed. Add the source authority and the stage the update appears to represent. This prevents an old plan from being mistaken for a current one and gives you a clear chronology if dates later conflict.
Step 3: Separate planning approval from physical construction
What a DA status means
A DA status describes planning or approval activity: for example, an application being assessed, decided or accompanied by updated plans and correspondence. It can tell you what Council has received or decided and what conditions attach to the approval.
What a DA status does not mean
A DA approval does not prove that a builder has mobilised, that excavation has started or that the development will be completed by a particular date. An approved project can be delayed, redesigned through a lawful amendment, staged, or left unbuilt.
Evidence that construction has actually commenced
To test whether physical work is under way, look beyond the DA record for building-approval information, the builder’s commencement notice, certifier inspection stages and evidence submitted against approval conditions. These records address building work and compliance rather than planning permission alone.
Condition-compliance records can show a condition as not commenced, in progress, under review or compliant. Supporting evidence may include photographs or certification. Treat that status as evidence about the particular condition named in the record; it is not automatically a percentage-complete measurement for the whole project.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesStep 4: Find and interpret the expected completion date
Start with the commencement notice
Queensland Building and Construction Commission guidance says that, for building work valued at $20,000 or more, the builder must provide a commencement notice stating the start date and expected finish date. Use the notice as the clearest project-provided starting point for a building timeline, while keeping the value threshold and the notice’s scope attached to your notes.

The notice is an expected date, not a guarantee. Compare it with the newest dated update from the developer, contractor or relevant government agency. If a later update gives a different milestone, keep both dates in your log and label which one is newer, who supplied it and whether it covers the whole development or only a stage.
Use certifier milestones to test progress
A building certifier checks that work meets the approved plans and issues final approval once the work is complete. Inspection records can therefore provide stronger evidence of building progress than a planning status alone. They still relate to the work covered by that building approval, so a large development may have separate approvals, stages or buildings with different milestones.
Recognise completion as a sequence
“Completion” can refer to different events. A project may move through application, approval, commencement, construction, commissioning and completion, while a public project may report the opening or operation of a phase rather than the end of every construction activity. When you quote a date, state the event and scope: for example, expected finish of building work, final approval, commissioning of a phase or operational opening.
Step 5: Track major public and prescribed projects
Check the Coordinator-General or delivery agency
For major public or prescribed projects, use the project page maintained by the Coordinator-General or the responsible delivery agency. These pages can list current status and announced construction start and end dates. They are more project-specific than a general DA search, but the dates may be supplied by the proponent and can change.
Read Queensland Audit Office context
Queensland Audit Office reports provide independent context for major state projects. The 2025 reporting on Cross River Rail, for example, records a budgeted cost to date of $8 billion, construction in progress and an announced completion year of 2029. That year should be read in the report’s context: it is an announced completion year for the project as described, not a promise that every related activity will finish then. Audit reports also distinguish whether a date refers to completion or operation of a project or phase.
Do not mix project phases
A transport corridor, station, enabling package or operational system may each have different dates. Before comparing a public-project date with a local building date, identify the scope, phase and milestone. “Construction end” and “operational” are not interchangeable labels.

How to compare two Brisbane developments fairly
When neighbours ask which project is further ahead, compare like with like. Use a table or log with these fields:
| Comparison field | How to use it |
|---|---|
| Lifecycle stage | Record application, approval, commencement, construction, commissioning or completion. Do not rank an approved DA as if it were a construction milestone. |
| Evidence date | Use the date on the document or update, not merely the day you happened to read it. |
| Source authority | Identify Council, a building certifier, the builder or developer, a delivery agency, or an auditor. |
| Forecast versus notice or approval milestone | Label an announced or expected date as a forecast; label a commencement notice or final approval according to what that record actually establishes. |
| Scope or phase | State whether the date covers one building, a stage, a civil-works package, commissioning or the entire project. |
| Change qualification | Note when the source says the date is subject to change, and retain superseded dates rather than silently replacing them. |
This method avoids the common error of presenting a DA decision date as a completion date or comparing a single building with an entire precinct.
A repeatable weekly tracking workflow
- Identify the record. Search Development.i by address, suburb, lot, map or application number. Confirm the site and note the application number and latest document date.
- Review new material. Open new plans, correspondence, conditions and public-notification documents. Write down what changed rather than relying on the status label.
- Check the monitoring alert. Use your saved search, favourite and daily or weekly notification to detect later activity.
- Classify the stage. Mark the update as planning application, approval, commencement, construction, commissioning or completion evidence.
- Verify physical work. Look for building-approval information, the commencement notice, certifier inspection stages and condition-compliance evidence.
- Record the date correctly. Include the source, evidence date, milestone wording, scope and whether it is expected, announced or final.
- Reconcile conflicts. If Council, the builder, certifier and project agency show different dates, preserve each dated record and seek the latest supporting evidence rather than averaging the dates.
- Escalate when necessary. Request a planning and development certificate or a development-history/records search from Council, and ask the project owner or certifier for the latest milestone evidence.
What to do when records conflict or appear incomplete
Different dates for the same project
First check whether the dates describe different events. A DA decision, a building commencement date, a construction forecast, a final approval and an operational opening can all be correct while referring to separate milestones. Next check the evidence date, source authority and scope. A later dated update from the responsible source generally supersedes an earlier forecast, but retain the earlier entry so the change is transparent.
A project appears approved but the site is quiet
Do not infer abandonment from a quiet site or infer commencement from an approval. Check whether a building approval and commencement notice exist, whether inspections have been recorded and whether conditions have moved beyond “not commenced.” If the regulatory record still does not answer the question, contact the project owner or certifier for current milestone evidence.
The document list does not show the detail you need
Request a development-history or records search from Council. A planning and development certificate can provide a formal statement about the property; a full planning and development certificate states whether conditions have been complied with. Ask for the certificate or search that matches your question and keep the request date with the response.
A condition is marked compliant but work is not finished
Read the condition’s wording and supporting evidence. “Compliant” means the specified condition has been accepted as complied with; it is not a declaration that every construction task or the entire development is complete. Photos or certification may support that individual finding.

How to judge the reliability of a completion date
Use a date only after answering five questions:
- Who supplied it? Council, a certifier, the builder or developer, a delivery agency or an auditor.
- What event does it describe? Expected building finish, construction end, commissioning, final approval or operation.
- What is the scope? One dwelling, one building, a stage, a package or the whole project.
- When was the evidence issued? A date without a document or update date is difficult to audit.
- Can it change? Announced and expected dates should be treated as forecasts when the source says they are subject to change.
The strongest conclusion is usually qualified: “The latest commencement notice expects building work to finish on [date], while the most recent project update dated [date] reports [milestone].” Keep variable wording inside your own notes or records; the essential point is to name the event, source and date instead of presenting a forecast as a guarantee.
Practical questions Brisbane neighbours ask
How do I check what is being built near me?
Search the site in Development.i by street address, suburb, lot, map location or application number. Open the relevant application, read the plans and conditions, and note the application number and latest document date. Save the search or favourite the application for notifications.
Has construction actually started?
A DA approval alone cannot answer that. Check building-approval information, the builder’s commencement notice, certifier inspection records and condition-compliance evidence. Treat a condition status as evidence about that condition, not as a whole-project completion percentage.
When will the development be finished?
For building work valued at $20,000 or more, start with the expected finish date in the builder’s commencement notice. Compare it with the latest dated developer, contractor or government update, and state whether the date covers a stage, building or the whole project. For major prescribed projects, also check the Coordinator-General or delivery agency; for major state projects, Queensland Audit Office reports can clarify the announced completion year and whether it means completion or operation.
Where can I see the latest DA documents?
Use the application’s document list in Development.i and sort your review by the latest document date. The service is updated nightly, including new and changed correspondence and documents, but a nightly refresh is not a live feed of activity on the construction site.
What is the formal way to resolve uncertainty?
Request a planning and development certificate or a development-history/records search from Council. A full planning and development certificate states whether conditions have been complied with. You can also ask the project owner or certifier for the latest milestone evidence and compare that response with the dated regulatory records.
