How to Test an Air Barrier: From Materials to Whole-Building Airtightness

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Test an air barrier at the scale of the question. ASTM E2178 measures a material, ASTM E2357 measures a representative assembly, ASTM E3158 measures a constructed large or multizone envelope, ASTM E3474 measures one zone, and ASTM E783 measures installed windows and doors. A laboratory or component result can support comparison, but it cannot prove that the completed building is airtight. The governing specification, code and project team must set the pressure, metric and pass criterion.

What air-barrier performance actually means

An air barrier is the continuous layer intended to control unintended air movement through a building enclosure. Its performance depends on more than the permeability of one product. Sheets, membranes, sealants, boards, fasteners, joints, penetrations, window interfaces, floor lines and changes in plane must form a continuous boundary. Design details, construction sequence, access, workmanship and transitions can determine whether that boundary works after construction.

That is why “air-barrier test” is not one single test. A material coupon, a laboratory assembly, a window installed in a wall and a completed multizone building have different boundaries and failure mechanisms. Before accepting a number, identify four things:

  • Scope: material, assembly, window or door, single zone, or whole envelope.
  • Method: the applicable ASTM procedure and edition.
  • Conditions: pressure direction, pressure points, conditioning, temperature or other stated test conditions.
  • Acceptance rule: the value required by the contract, code or enclosure specification for that project.

Without those details, two leakage figures may look comparable while describing different physical tests.

What you need to evaluate Relevant method What the result tells you Important limitation
Building material ASTM E2178-21a Air-leakage rate and calculated air permeance of the material. Material properties do not establish performance of the installed envelope.
Representative air-barrier assembly ASTM E2357-25 Leakage rating for materials and accessories combined as an assembly, measured before and after specified conditioning. ASTM says results are intended for comparison and may not represent field-installed performance in a building system.
Large or multizone building envelope ASTM E3158-18 page; verify the current edition, listed as E3158-24 in a current ASTM building-standards catalog Quantitative field measurement using fan-induced pressure differences, defined boundaries and prescribed procedures. The project must select the reference pressure and pass criterion; the cited pressure range is not a universal limit.
One zone within a multizone building ASTM E3474-25 Quantitative leakage measurement for a single test zone. Adjacent zones must remain balanced, so preparation and monitoring are especially important.
Installed exterior window or door ASTM E783-02(2018) Field leakage through installed fenestration under specified static pressure differences. Results are affected by installation, specimen configuration, apparatus attachment and leakage at adjacent construction.
Laboratory window, skylight, curtain wall or door assembly ASTM E283/E283M-26 Laboratory air leakage under specified pressure differences. It does not evaluate the complete installed envelope; field testing of installed units is addressed by E783.

Use the edition named in the contract whenever one is specified. Where an ASTM catalog and a detailed page show different editions, confirm the current edition and any project amendments with the design professional or testing agency before scheduling work.

Material testing: ASTM E2178

ASTM E2178-21a addresses air leakage and calculated air permeance of building materials. It is useful when selecting or qualifying a membrane, board, coating or other product, and when comparing products tested under the same conditions. The output describes the specimen, not the complete wall, roof or floor assembly.

A low-permeance material can still leak badly in service if laps are open, fasteners are unsealed or the material stops at a difficult transition. Conversely, a material with a known permeance can be part of an effective enclosure when joints, penetrations and interfaces are detailed and installed correctly. Record the specimen identity, thickness, preparation, test pressure and reported units so a future comparison does not silently mix unlike results.

Assembly testing: ASTM E2357

ASTM E2357-25 tests a representative air-barrier assembly rather than an isolated product. The assembly combines materials and accessories and is measured before and after specified conditioning intended to challenge the system. This can reveal how seams, fasteners, sealants and transitions behave together in a controlled test chamber.

Use an assembly result to compare systems only when the tested build-up, dimensions, joints, penetrations, pressure conditions and conditioning history are materially comparable. The standard’s stated purpose is comparison. It cautions that the result may not represent the field-installed performance of the air-barrier assembly when it becomes part of a building air-barrier system. A project team should therefore use the test to inform design and quality control, then verify the constructed enclosure with an appropriate field method.

Whole-building testing: ASTM E3158

ASTM E3158 describes quantitative field measurement of leakage through a constructed large or multizone building envelope. Blower doors or equivalent fans create pressure differences across a defined envelope and instruments measure airflow and pressure. The procedure includes preparing the envelope and operational boundaries, choosing test points and analyzing the measurements.

The detailed E3158-18 page describes testing from 10 Pa to 100 Pa and discusses multipoint regression, repeated single-point and repeated two-point procedures. That range describes possible test pressures, not a pass/fail requirement. The project specification or applicable code must identify the reference pressure, calculation method, allowable leakage and whether the building is pressurized, depressurized or tested in both directions.

Prepare the boundary

Write the boundary before bringing in fans. Identify which floors, shafts, façades, roofs, below-grade walls and attached spaces are inside the test envelope. Decide how intentional openings such as ventilation intakes, exhausts, doors, dampers, drains and combustion-air paths will be treated. Record temporary closures and any systems that remain operating. A result is meaningful only if another party can understand exactly what volume and surface were tested.

Run and document the measurement

  1. Walk the enclosure and complete the specified construction stage. Confirm that the air-barrier continuity, penetrations and transitions included in the test are installed.
  2. Install calibrated fans or equivalent equipment at suitable openings. Measure indoor-to-outdoor pressure with the building in the condition required by the selected procedure.
  3. Collect the required pressure and airflow points, following the chosen multipoint or repeated-point procedure. Keep doors, dampers and zone connections in their documented positions.
  4. Repeat readings when the procedure requires it and record weather, equipment identification, pressure direction, test volume and any deviations.
  5. Calculate and report the metric required by the project specification. Do not substitute a material rating or an unrelated laboratory value for the field acceptance criterion.

Use the result for diagnosis

A failed whole-building result tells you that the tested boundary leaks more than the permitted amount; it does not identify every leak. While the building is under pressure, inspect transitions, service penetrations, roof and wall junctions, window perimeters, loading doors, shafts and temporary closures. Smoke, theatrical fog or infrared methods may help locate paths when used safely and without changing the boundary. Repair, document and retest the affected scope under the same method and conditions.

Single-zone testing in a multizone building: ASTM E3474

ASTM E3474-25 addresses quantitative measurement of one test zone in a multizone building. It is useful when a floor, wing or compartment is complete or accessible before the rest of the project. The challenge is preventing leakage into adjacent zones from being mistaken for leakage through the intended exterior boundary.

Maintain the balanced-zone conditions required by the procedure. Coordinate doors, transfer openings, shafts, temporary partitions, mechanical systems and neighboring fans. Measure and record pressures in adjacent zones, not only the test room. If the surrounding zones drift during a reading, pause, restore the required balance and repeat the point. State which zone was tested, how it was isolated, what adjacent spaces did and did not form part of the boundary, and whether the result can be extrapolated; usually, a zone result should not be presented as a whole-building result.

Windows and doors: separate fenestration leakage from wall leakage

ASTM E783-02(2018) is a field test for installed exterior windows and doors under specified static pressure differences. It can answer whether a particular installed unit leaks, but it is not a whole-building test. Seal the test apparatus as required, apply the specified pressure, and distinguish airflow through the unit from leakage around the perimeter or through adjacent wall construction.

ASTM E783 notes that adjacent openings can be investigated only when airflow paths and sources are identifiable, controlled or eliminated. Testing can also induce leakage that would not occur under natural exposure. For a valid comparison, use specimens with essentially similar size, configuration and design, and report installation details, pressure, attachment method and extraneous leakage controls.

ASTM E283/E283M-26 concerns laboratory leakage of windows, skylights, curtain walls and doors. A laboratory rating can help compare products, while E783 is the appropriate reference for installed-unit field work. Neither one replaces a whole-envelope test when the question is building airtightness.

How to compare two air-leakage results

Before ranking one result as better, check every axis below:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Scale: Were both results for a material, the same assembly type, an installed opening, one zone or a complete building?
  • Setting: Were they laboratory measurements or field measurements?
  • Pressure: Were the pressure values, direction and number of points alike?
  • Boundary: Did both tests include the same adjacent spaces, penetrations, temporary closures and mechanical openings?
  • Specimen: For components, were size, configuration, design and installation essentially the same?
  • Metric: Were airflow, air permeance, leakage rate and normalization calculated in the same way?
  • Acceptance: Were both judged against the same project requirement, code provision or specification?

ASTM E3158 emphasizes that design, construction sequence, constructability, workmanship and transitions create complexities not addressed by material or assembly tests alone. A numerical difference is not meaningful when these comparison conditions differ.

Common failure modes and corrective actions

Using a product rating as a building guarantee

Symptom: A submittal cites a very low material permeance, but no field result exists. Action: Treat the value as product evidence and schedule assembly or field testing at the scale required by the specification.

Testing the wrong boundary

Symptom: A fan test includes an unsealed shaft, open loading dock or neighboring zone without documenting it. Action: Stop, define the boundary in writing, control intentional openings and repeat readings after the conditions are stable.

Calling a zone result a whole-building result

Symptom: One completed floor is reported as the envelope performance for the entire project. Action: Label it as an ASTM E3474 zone test and do not extrapolate unless the contract expressly permits that interpretation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Blaming a window for leakage at the wall interface

Symptom: Airflow is detected near a frame, but the apparatus does not isolate the window from surrounding construction. Action: Control or eliminate adjacent paths, document the attachment and investigate the perimeter separately.

Comparing unlike pressures or editions

Symptom: Two reports use different pressure points, directions or ASTM editions. Action: Put the methods side by side, identify the differences and obtain the project team’s decision before declaring a pass or failure.

What a defensible test report should contain

  • Project name, address, building type and construction stage.
  • ASTM method and edition, including any project amendments.
  • Test boundary, zones, volume, surfaces and intentional openings.
  • Specimen or assembly description, dimensions and installation condition.
  • Equipment identification, calibration status and fan locations.
  • Pressure direction, pressure points, conditioning cycles where applicable, weather and operating conditions.
  • Raw pressure and airflow readings, calculation procedure and final metric.
  • Acceptance criterion and the governing specification or code section.
  • Observed deviations, temporary seals, inaccessible areas and corrective work.
  • Photographs or marked drawings that locate investigated leakage paths and repairs.

This record lets the owner, contractor, designer and testing agency determine whether a result is accepted, requires repair or calls for a repeat test under controlled conditions.

Bottom line for project teams

Start with the decision you need to make, then select the smallest test scale that can answer it without overstating what the result proves. E2178 characterizes materials; E2357 compares conditioned assemblies; E783 checks installed windows and doors; E3474 measures a controlled zone; and E3158 evaluates a constructed large or multizone envelope. Define the boundary, pressure and acceptance criterion before testing, document the actual conditions and keep laboratory evidence separate from field performance. That discipline is what turns an air-leakage number into useful enclosure quality information.
