That water can keep surfaces damp long enough for mildew (a common form of indoor mold) to grow, even when there is no visible plumbing leak. The durable fix is moisture control: exhaust humid air outdoors, keep indoor humidity in a reasonable range, dry wet surfaces quickly and repair any continuing water source.
Cleaning the spot you can see is only part of the job. If the surface keeps collecting water or a hidden leak is feeding it, mildew will return after cleaning.

Why condensation turns into bathroom mildew
Warm shower air can hold a large amount of water vapor. When that air touches a surface colder than the air’s dew point, vapor changes into liquid droplets. This is condensation—the water beading on a window, running down tile or collecting behind a toilet tank. The U.S. Environmental Protection Agency (EPA) notes that condensation can be a sign of high humidity, and that mold can grow wherever moisture is available.

Repeated showers, a cold exterior wall, poor air movement and slow drying can keep grout, caulk, paint, drywall or wood damp. Dust and soap residue provide nutrients, while the repeated wetting cycle gives spores time to establish colonies. Mildew may appear as black, gray, green, brown or white spotting, but color alone cannot identify a species or tell you whether a patch is safe to ignore.

The practical distinction is between removing growth and removing the conditions that support growth. Detergent can remove a stain from a suitable hard surface; ventilation, leak repair and drying stop the next generation.
Check humidity instead of guessing
Relative humidity (RH) is the amount of water vapor in the air compared with the maximum that air can hold at its current temperature. A bathroom may read acceptably when empty and spike during a shower, so one measurement taken at a convenient time can miss the worst conditions.
EPA residential guidance recommends keeping indoor RH below 60%, ideally between 30% and 50%. The Centers for Disease Control and Prevention (CDC) advises keeping home humidity as low as possible, no higher than 50% all day. These are general indoor targets, not a special legal or engineering limit for every bathroom. They are useful control goals: sustained readings above them increase the likelihood of condensation and microbial growth.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteHow to measure
- Place a humidity indicator or digital hygrometer in the bathroom away from the shower spray, sink splash and direct exhaust stream.
- Record a reading before bathing, during or immediately after a shower, and again 30–60 minutes later. Readings vary through the day.
- Compare the result with a second room. A high bathroom reading that remains elevated long after bathing points to inadequate exhaust, low air exchange or another moisture source.
A meter is a diagnostic aid, not a treatment. A dehumidifier actively removes water from room air; a meter only tells you whether the air is damp.

Vent shower moisture outdoors
Run the bathroom exhaust fan while showering and keep it running long enough to clear visible steam and damp air afterward. The fan must discharge to the exterior, not into an attic, wall cavity, crawlspace or another enclosed part of the home. Venting into those spaces simply relocates moisture and can create concealed structural damage and mold.
There is no single fan size or runtime that is correct for every bathroom. Room volume, duct length, bends, exterior termination, door undercut and local code all affect delivered airflow. A fan that makes noise may still be moving too little air. If mirrors remain wet, condensation reforms quickly or RH stays high, have the duct route, backdraft damper and outdoor termination checked. A qualified contractor can select or install equipment for the actual room and duct conditions rather than relying on a nominal label.
Fan or open window?
Opening a window can increase air exchange when weather, outdoor humidity, security and privacy make it practical. It is not a substitute for correctly ducted mechanical ventilation in every building. On a hot, humid or rainy day, outside air may add moisture; in a cold climate, a wide-open window can chill surfaces and increase condensation elsewhere. Use the window as a supplemental measure, while ensuring an installed fan exhausts outdoors.
Improve make-up air
An exhaust fan needs replacement air to flow into the room. Keep the bathroom door slightly open after bathing or provide an appropriate door undercut, provided privacy and fire-safety requirements are met. Do not block transfer grilles or seal every gap while expecting a fan to clear the room. Supply-air changes should be planned with the building’s pressure balance in mind.

A practical moisture-control routine
Use this sequence after each shower and whenever you notice water on walls or windows.
- Start exhaust before steam builds. Turn on the fan as bathing begins. Confirm that the grille is clean and that air is being pulled toward it; a tissue held near the grille should show movement, although this is not an airflow measurement.
- Limit avoidable vapor. Keep shower doors or curtains positioned to contain spray, repair dripping faucets and avoid leaving a tub full of hot water uncovered while the room is closed.
- Give humid air a path out. Leave the door ajar after bathing when practical, and avoid blocking the fan with towels, storage or decorative covers.
- Remove liquid water. Squeegee glass and tile, wipe puddles from ledges and dry the floor. EPA guidance recommends drying damp or wet materials within 24–48 hours; faster is better for a repeatedly wet bathroom.
- Look for continuing sources. Inspect supply lines, toilet seals, shower valves, grout joints, tub edges and the ceiling below for staining, softness or musty odor. A recurring damp spot needs a leak diagnosis, not repeated surface cleaning.
- Recheck conditions. Use the humidity meter after the fan has run. Persistent high RH or renewed condensation indicates that ventilation, dehumidification, temperature or a hidden water source needs attention.
Choose the intervention that matches the cause
| Option | What it solves | Limits and checks |
|---|---|---|
| Outdoor-vented exhaust fan | Removes shower vapor at its source and is the primary mechanical control. | Must terminate outdoors and move sufficient air through an unobstructed duct. Noise alone does not prove performance. |
| Open window | Adds natural air exchange when outdoor conditions are favorable. | Effect depends on weather, outdoor RH, privacy, security and building layout; humid outdoor air can make conditions worse. |
| Humidity meter | Shows RH trends before, during and after bathing. | Measures only; it does not remove water. A single reading may miss post-shower peaks. |
| Dehumidifier or air conditioning | Actively removes moisture from room air when ventilation alone is insufficient. | Does not repair leaks or replace outdoor exhaust. Empty or drain the unit as directed and keep filters clean. |
| Cleaning | Removes visible mildew from suitable, non-absorbent surfaces. | Does not stop recurrence if humidity, condensation or a leak remains. |
| Material replacement | Removes mold that has penetrated absorbent materials. | Requires correcting the moisture source first, or new materials can become contaminated again. |
Clean a small patch on a hard surface
For a limited area on intact tile, glass, metal or another hard, non-porous surface, EPA guidance recommends scrubbing with detergent and water, followed by complete drying. Wear gloves and eye protection, provide ventilation and avoid creating aerosols by aggressive dry brushing. Keep other household members away while cleaning if they are sensitive to dust or fumes.
- Stop the water source or improve ventilation before you clean.
- Remove loose debris carefully and wash the area with detergent and water using a disposable or washable cloth.
- Rinse if the product directions require it, then dry the surface and surrounding joints completely.
- Wash or discard cleaning materials so they do not spread contamination to another room.
- Only after the surface is clean and dry should you recaulk, repaint or replace a finish.
Do not paint or caulk over active mildew or a damp substrate. Coatings can hide the problem while moisture continues behind them, leading to peeling, staining and concealed damage. Never mix cleaning chemicals; combinations involving chlorine bleach and ammonia or acids can release dangerous gases. Follow the label for any product you use and maintain fresh air.

When porous materials need removal
Drywall, ceiling tile, insulation, carpet, unfinished wood, some fabrics and other porous products can absorb water and allow mold to penetrate below the visible face. Surface wiping may not remove embedded growth. EPA guidance indicates that moldy absorbent materials may need replacement, especially when they are swollen, soft, stained through, or repeatedly wet.

The fan is not actually exhausting outdoors
A disconnected, crushed or attic-terminating duct can leave the bathroom apparently ventilated while depositing moisture inside the building. Verify the duct route and exterior cap. A contractor may need to inspect inaccessible sections.
The room stays cold
Cold walls and windows reach the condensation point sooner. Improving insulation, repairing air leaks and maintaining more even temperatures can reduce cold surfaces, but these building changes should be made without trapping moisture inside wall assemblies.

A leak is hidden
Check plumbing connections, shower pans, tub surrounds, toilet bases, supply valves and the room below. Musty odor, bubbling paint, swollen trim or a stain that grows when nobody showers are reasons to investigate behind finishes.

Cleaning is too infrequent for the moisture load
More frequent wiping can reduce available moisture while a ventilation upgrade is arranged. It is a supporting measure, not a replacement for correcting the source.
Outdoor air is already humid
Natural ventilation may fail during humid weather. Use a properly sized, outdoor-vented fan and consider whole-home air conditioning or dehumidification where appropriate. Keep condensate drains maintained so the equipment does not become another water source.
Health and safety considerations
Indoor mold exposure can be associated with allergic reactions and respiratory complaints. CDC guidance cites evidence linking indoor mold exposure with symptoms such as cough and wheeze in some groups. That does not mean every spot causes illness, and an article cannot diagnose an individual. Anyone with persistent or severe symptoms should speak with a medical professional, particularly people with asthma, allergies or weakened immune systems.
Leave the area and seek qualified assistance when growth is extensive, materials are heavily contaminated, water is sewage or otherwise contaminated, the source is hidden, or cleanup would require substantial demolition. Professional assessment is also sensible when occupants are medically vulnerable or when the building has had repeated water damage.
Construction checks that prevent repeat problems
During a bathroom renovation or repair, treat moisture control as a system rather than a single product. Confirm that the fan’s duct is smooth, short and appropriately routed to the exterior; seal penetrations at the housing and exterior termination; keep insulation continuous around cold surfaces; and detail waterproofing at showers, tub edges and plumbing penetrations. Coordinate the fan with a practical make-up-air path so it can move the air it is designed to move.
After work, operate the shower and fan under normal conditions, inspect adjacent rooms and the ceiling below, and verify that condensation clears. Record any unusual odor, staining or RH trend for the contractor. A commissioning check catches a disconnected duct or failed damper before finishes conceal it.
A decision guide
- Water appears only during or immediately after showers: improve outdoor exhaust, make-up air and drying habits, then monitor RH.
- Condensation remains for hours: inspect fan performance and duct termination; use dehumidification if the building still cannot maintain acceptable RH.
- A patch returns in the same location: investigate leaks, cold bridges and concealed cavities before cleaning again.
- Growth is on intact tile or glass and limited in area: clean with detergent and water, dry completely and correct moisture conditions.
- Growth is in drywall, insulation or other absorbent material: plan controlled removal or professional remediation after the source is fixed.
- Water is contaminated or the affected area is extensive: stop DIY work and obtain qualified help.
Condensation is an early warning that the bathroom’s moisture balance is failing. Acting while the problem is limited—venting outdoors, measuring RH, drying within 24–48 hours, repairing leaks and cleaning suitable surfaces—prevents a small wet spot from becoming a recurring building defect.
