concrete crack repair

How to Repair Concrete Cracks with the Right Epoxy Method

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Epoxy repair for concrete is not one product or one procedure. A low-viscosity resin can be injected into a suitable crack, a liquid system can be gravity-fed or mixed with mineral filler for patching, and a non-sag cartridge adhesive can bond and rebuild concrete surfaces. Choose the method only after deciding whether the crack is stable, what width and depth it has, whether moisture is present, and whether the damage has structural consequences.

Manufacturer specifications are product-specific. Mix ratios, viscosity, crack-width limits, substrate lists and moisture requirements must come from the current technical and safety data sheets for the exact system you intend to use.

What epoxy repair can—and cannot—do

Epoxy bonds strongly to clean, sound mineral surfaces and can restore continuity across some static cracks. It is commonly sold in three distinct formats: injectable low-viscosity resin, pourable or filler-modified repair resin, and non-sag adhesive in a cartridge. Those formats are designed to behave differently during installation. Treating them as interchangeable is a common cause of failed repairs.

Epoxy is most defensible when a crack is stable and the surrounding concrete is strong enough to carry the repair. It is not a substitute for diagnosing why the crack formed. Settlement, thermal movement, corrosion of reinforcing steel, overloading, shrinkage, water pressure and poor drainage can all produce cracking. If the crack is widening, offset, leaking under pressure, accompanied by rust staining or spalling, or located in a beam, column, footing, retaining wall or other load-bearing element, obtain an assessment from a qualified structural professional before selecting a product.

A product label that says “for concrete” does not establish suitability for every crack, every moisture condition or every structural situation. The repair method must match the crack and the product’s documented use.

Match the repair method to the damage

Method Typical product behavior Where it fits Documented examples
Crack injection Low viscosity; flows through ports or into a prepared crack Static cracks where penetration through the crack is required, including some structural concrete repairs Copps K-076 is described for injection, gravity feed and patching with a 2:1 by-volume mix ratio. DCP Quickmast 105 is described as a two-component injection epoxy for structural concrete, masonry and brickwork, with a listed crack-width range of 0.2–10 mm.
Gravity feed or filler-modified patching Pourable resin, sometimes combined with sand, aggregate or another mineral filler Surface cracks, routed grooves, shallow voids and repairs where resin can be placed from above Copps describes K-076 as usable with mineral filler and K-073 as a higher-viscosity crack-filling, gravity-feed and patching product. K-073 lists a 4:1 by-volume mix ratio.
Surface bonding and rebuilding Non-sag, two-component adhesive that stays where placed Bonding or rebuilding chips, edges, corners and localized surface defects QUIKRETE No. 8620-49 is described as a rapid-cure, two-component, non-sag epoxy adhesive for concrete, brick, stucco, stone, concrete block and tile, supplied in an 8.6 fl oz (254 mL) cartridge.

These specifications come from individual manufacturers, not from a universal epoxy standard. No independent head-to-head comparison establishes one product as the best choice for every crack.

Inspect the crack before buying epoxy

Determine whether the crack is active

Mark the crack ends with a pencil and photograph it with a ruler or scale. Recheck after a period that includes the building’s normal temperature and moisture changes. Look for fresh dust, displaced edges, a changing gap or a repeating pattern. A crack that continues to move can break a rigid epoxy bond or simply crack beside it. Epoxy may still be part of a larger repair, but movement must be addressed rather than sealed over.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Record width, depth and geometry

Measure the widest point, not just the hairline portion. Note whether the crack runs through a wall, slab, masonry unit, joint, corner or around an opening. A crack that is open at the surface but tight at depth may need a different preparation from one that passes through the entire member. Quickmast 105’s 0.2–10 mm range is a manufacturer listing for that product, not a safe range for all injection epoxies.

Check the substrate and moisture

Concrete must be sound enough to hold the repair. Remove paint, laitance, weak paste, oil, curing compounds and loose aggregate in the repair zone. Identify active leaks, condensation, dampness and hydrostatic pressure. Some epoxies tolerate a particular moisture condition while others require dry surfaces; never infer the requirement from another product’s label. If water is actively flowing, a leak-sealing or water-management step may be needed before an epoxy bond can be expected to hold.

Look for structural warning signs

  • Vertical or horizontal displacement across the crack.
  • Cracks that are rapidly lengthening or widening.
  • Spalls, exposed or corroded reinforcement, bulging masonry or rust-colored water.
  • Cracking in beams, columns, footings, retaining walls or connections.
  • Doors, windows or floors that have become noticeably misaligned at the same time.

These signs warrant professional evaluation. A surface repair can hide evidence without correcting the cause.

Read the technical data before mixing

Use the current technical data sheet and safety data sheet for the exact resin, hardener, cartridge and accessory system. Confirm the following items before opening a container:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Specified application: injection, gravity feed, patching, bonding or more than one of these.
  • Mix ratio and whether it is measured by volume or weight. For example, Copps lists 2:1 by volume for K-076 and 4:1 by volume for K-073.
  • Viscosity or non-sag behavior and the permitted crack-width range, if one is stated.
  • Substrate list, surface preparation, allowable moisture and temperature limits.
  • Working time, cure schedule, recoat or finishing limits and any load restrictions.
  • Packaging, nozzle, static mixer, pump, port, hose and cleaning requirements.
  • Personal protective equipment, ventilation, spill response and disposal instructions.

Do not alter a ratio to make a batch “softer” or “faster.” An incorrect ratio can leave uncured resin, excessive heat or a weak bond. Mix only the quantity that can be placed within the stated working time.

Prepare for a crack-injection repair

Gather a compatible system

An injection repair commonly needs more than resin. The AV-502-LV system described by AvantiGrout, for example, identifies surface ports and hose together with a separate crack-sealing paste. Those parts are system-specific. Verify that ports, hose, paste, pump fittings and resin are approved to work together; a port that physically fits is not automatically chemically or pressure compatible.

Clean and expose the crack

  1. Remove dust, coatings, grease and friable concrete from the crack and the bonding area using the method permitted by the product sheet.
  2. Open or route the surface only if the product instructions call for it. Do not widen a crack in a load-bearing member without professional direction.
  3. Vacuum or otherwise remove debris. Residual dust can block ports and prevent resin from wetting the crack walls.
  4. Dry or condition the surface exactly as specified. Do not assume that a visibly dry surface meets a moisture limit.

Install ports and seal the surface

  1. Lay out ports along the crack at the spacing and orientation specified for the selected system.
  2. Bond the ports to sound concrete with the approved paste or adhesive, keeping each opening clear.
  3. Seal the visible crack between ports so resin cannot escape at the surface. Allow the seal to reach the required condition before injection.
  4. Protect adjacent finishes and provide ventilation and personal protection required by the safety sheet.

Inject methodically

  1. Measure and mix the two components at the stated ratio, or use the manufacturer’s matched cartridge and static mixer.
  2. Start at the lowest or designated port and inject slowly. Follow the system’s pressure and flow limits; do not force resin into an unknown or blocked void.
  3. Move to the next port when resin reaches the adjacent port or when the instructions indicate that the section is filled.
  4. Watch for leaks, lifting of the surface seal, unexpected resistance or resin emerging from unrelated cracks. Stop and correct the problem rather than increasing pressure.
  5. Keep ports in place for the required period if the system calls for them. Remove or trim them only as directed, then patch the recesses with a compatible material.

Injection is not a race. Low-viscosity resin needs a clear path; excessive pressure can drive resin into unintended spaces or damage weak concrete.

Use gravity feed or patching when the product calls for it

Gravity-feed repairs rely on an open path and enough access for resin to flow downward. They are not the same as pressure injection. Clean the crack, confirm the surface is suitable, and dam edges where necessary so resin remains in the repair zone. Place small amounts and allow them to disappear into the crack before adding more. If the crack does not accept resin, stop and reassess rather than flooding the surface.

Some systems can be used as a liquid binder with sand, aggregate or another mineral filler. The filler changes flow, body and shrinkage behavior, so use only the type and proportion specified by the manufacturer. Copps describes K-076 for this kind of binder use and describes K-073 as a higher-viscosity product for crack filling, gravity feed and patching. Their stated mix ratios—2:1 and 4:1 by volume respectively—must not be exchanged.

Apply a non-sag cartridge adhesive to surface damage

A cartridge adhesive is suited to a different task from a flowing injection resin. A non-sag formulation stays on a vertical or overhead surface and can bond or rebuild a localized defect. QUIKRETE No. 8620-49 is one example listed for concrete, brick, stucco, stone, concrete block and tile in an 8.6 fl oz (254 mL) cartridge.

  1. Remove unsound material until the edges are firm and free of dust, oil and coatings.
  2. Dry or condition the substrate according to the product sheet.
  3. Fit the specified nozzle or static mixer and dispense a small amount until the two components are visibly uniform.
  4. Apply enough adhesive to wet both surfaces without trapping air. Tool the repair within the stated working time.
  5. Keep the repair supported and protected from movement, vibration, water and traffic until the stated cure condition is reached.
  6. Trim, sand or coat only when the product documentation permits it.

This approach can rebuild a chipped corner or bond a detached piece, but it does not prove that an underlying moving or structural crack has been repaired.

Common failure modes and corrections

Resin remains tacky or soft

Likely causes include an incorrect ratio, incomplete mixing, expired or improperly stored components, or temperatures outside the permitted range. Do not coat over uncured material. Isolate the area, consult the manufacturer and remove defective resin as directed before attempting another repair.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Epoxy leaks from the crack or ports

Leaks indicate an incomplete surface seal, an open void, excessive flow or a port problem. Stop injection, allow the material to reach the instructed condition, reseal or replace the component and resume only within the system’s limits.

The repair debonds at the surface

Contamination, weak concrete, moisture outside the permitted range, movement or insufficient preparation can all cause debonding. Sound concrete must be exposed; applying more epoxy over a weak skin does not strengthen it.

The crack returns beside the repair

A new adjacent crack often means the member or joint is still moving. Document the pattern and obtain an evaluation instead of repeatedly filling the visible line.

Injection will not advance

A blocked port, dust-filled crack, cured sealant, tight crack or incorrect resin viscosity may be responsible. Verify the path and component compatibility, then follow the product’s troubleshooting instructions. Never compensate by exceeding the documented pressure.

How to compare products without guessing

Selection question Why it matters What is documented in the examples
Is the resin intended for injection? Injection requires flow through ports or a crack; a non-sag adhesive will not substitute. Copps K-076 and DCP Quickmast 105 are described for injection; QUIKRETE No. 8620-49 is described as a non-sag bonding and repair adhesive.
What crack width is allowed? A stated range limits where the product has been designed to flow and bond. Quickmast 105 lists 0.2–10 mm. The other cited examples do not establish a universal width range.
What is the mix ratio? Ratio errors can prevent cure and reduce bond strength. K-076: 2:1 by volume. K-073: 4:1 by volume. Ratios for other products must come from their current data sheets.
What packaging and accessories are required? Ports, hose, mixer nozzles and pumps must match the resin and installation method. AV-502-LV identifies ports, hose and crack-sealing paste as related system components; compatibility must be verified.
What substrates and moisture conditions are allowed? Concrete, masonry and tile differ in porosity, strength and preparation needs. Quickmast 105 is described for structural concrete, masonry and brickwork; No. 8620-49 lists concrete, brick, stucco, stone, concrete block and tile.

Use the documented intended application first, then viscosity or non-sag behavior, width guidance, substrate and moisture limits, mix ratio, packaging and the current safety information. A longer feature list does not make one resin universally superior.

When to stop and call a professional

Do not treat epoxy as a do-it-yourself answer when the crack affects a load path, has displacement, is associated with corrosion or water pressure, or continues to change. A structural professional can determine whether the member needs strengthening, drainage correction, joint treatment, reinforcement repair or monitoring instead of a cosmetic seal. Keep photographs, width measurements, product batch information and installation notes so the evaluation has a useful record.

Maintain and monitor the repair

After cure, inspect the repaired area at intervals appropriate to the building and exposure. Look for renewed cracking, staining, edge debonding, hollow sounds, moisture or movement. Keep gutters, drainage and joints functioning so the repaired concrete is not repeatedly exposed to the cause of the damage. If symptoms return, investigate the source rather than applying another surface layer.
