The right fix depends on the sound’s path. Speech, television and music are airborne noise; footsteps and dropped objects are impact noise; gaps, junctions, ducts and service penetrations create flanking or leakage paths. Seal suitable openings, add source-side floor coverings and furniture pads for everyday impacts, and use a designed wall or floor-ceiling reconstruction when the separating assembly itself is weak. Before altering a shared separation, check the building, fire and tenancy requirements that apply where you live.
Start by identifying what you hear and where it travels
Noise reduction works best when the remedy follows the transmission path. Keep a short log for several days: note the sound (conversation, bass, footsteps, furniture movement, plumbing, fans or equipment), the time, the room in which it is loudest and whether it is clearer at the shared wall, the floor or the ceiling. Ask the other household to repeat a normal activity briefly if everyone agrees; a controlled comparison is more useful than guessing from one incident.

- Airborne noise: voices, television, music and barking travel through air and can pass through a lightweight wall, door, outlet box or unsealed joint.
- Impact noise: footsteps, dropped toys and chair movement put vibration into a floor or ceiling. The structure can carry that vibration farther than the point of impact.
- Flanking or leakage: sound goes around the principal separator through wall-to-floor and wall-to-ceiling junctions, adjoining walls, service chases, ducts or small openings.
Compare several locations along the common boundary. A sound that is strong beside one outlet or at a ceiling edge but weak in the middle of the wall usually points to a local leak or flanking route. Sound that is equally strong over a broad surface suggests the assembly itself needs review. If the route remains unclear, or a renovation would expose a rated wall or floor, a building-acoustics professional can distinguish direct transmission from flanking before you commit to disruptive work.
Fast, low-disruption measures for occupied duplexes
Seal obvious leaks without opening the separator
Look from your own side first. Inspect the perimeter where the shared wall meets the floor, ceiling and intersecting walls; trim and baseboard joints; electrical boxes; plumbing penetrations; heating and cooling grilles; cable holes; and any cutout for a cabinet or medicine cabinet. A narrow, continuous crack can transmit more sound than its size suggests because it creates an air path around an otherwise substantial barrier.

Use a sealant and backing method compatible with the existing wall or floor-ceiling construction. The Ontario Building Code commentary gives two practical rules: “Avoid back-to-back electrical outlets or medicine cabinets” and “Carefully seal cracks or openings so structures are effectively airtight.” Those instructions concern design and detailing, not a blanket invitation to caulk every opening.
- Do not cover a required combustion-air opening, exhaust grille, sprinkler component or access panel.
- Do not remove firestopping or pack a service chase with an unapproved material.
- Where an electrical box, duct or pipe is involved, have the appropriate licensed trade verify that the seal preserves clearances, ventilation and fire performance.
- For a shared wall in a rental, obtain written permission before removing trim, drilling or applying a permanent sealant.
After sealing, test the same sound at the same locations. If the improvement is local rather than whole-room, continue looking for another opening instead of adding layers to the broad face of the wall.
Reduce everyday floor impacts at the source
For an up-down duplex, start in the upper unit where the impact occurs. Place suitable rugs or carpet runners in hallways, kitchens, living areas and beside beds. Add soft pads to chair and table legs, and lift furniture rather than dragging it. These steps reduce some ordinary high-frequency impacts before they enter the structure. They are less effective against low-frequency thuds, structural vibration and a floor-ceiling assembly that is fundamentally weak.

Use a rug pad intended for the floor finish and keep edges secure so the treatment does not create a trip hazard. A covering that is too thin, loose or limited to a small patch may have little effect on the lower unit. Concentrate first on the routes identified in the noise log: a runner on a stair landing is more useful than a decorative rug in a room where nobody walks.
When airborne sound comes through a shared wall
Find perimeter and service paths before rebuilding
Speech and music can pass through a wall’s weakest details. Check the wall edges and openings listed above, plus back-to-back receptacles, switches, medicine cabinets and plumbing or duct penetrations. A box on one side directly opposite a box on the other leaves less material between units; offsetting boxes is a design measure when the wall is being rebuilt, not a safe do-it-yourself alteration to an occupied rated wall.

Inspect adjoining walls and ceilings as well. If the voice is clearest at a corner, sound may be traveling through a side wall or ceiling connection rather than through the center of the party wall. Treating only the visible broad surface can leave the dominant path untouched.
Use cavity insulation as one part of a complete assembly
If a framed wall is already open for permitted renovation, cavity absorption can improve the design. Stone-wool batts such as the residential Safe’n’Sound product are specified by their manufacturer for wood- and steel-framed interior walls, floors, ceilings and party walls. A batt is a cavity component, not a stand-alone soundproofing guarantee. Performance also depends on the wall’s mass, resilient or isolated connections, face layers, perimeter seals, junctions and penetrations.
Fit batts so the cavity is filled without compression, gaps or voids, and follow the product and local fire requirements. Do not stuff material around a flue, recessed luminaire, electrical equipment or ventilation path unless the approved assembly specifically allows it. If the wall separates dwellings, have the designer document the complete tested or engineered build-up, including fire resistance and continuity at the floor and ceiling.
Know when a wall upgrade is justified
A complete framed-wall upgrade may include a new isolated stud line or resilient connection, cavity absorption, additional mass and carefully sealed layers. The exact combination should be selected for the existing framing and available room depth. Opening a wall only to add a batt, while leaving rigid bridges and unsealed edges, can produce a disappointing result and may disturb firestopping.
For a side-by-side duplex, ask the designer to trace the separation in plan and section. The wall may be continuous, staggered or interrupted by floor and roof framing. A detail that works in the middle of the wall can fail at a joist end, parapet, attic or basement. The objective is a continuous separation, not a thicker finish in one room.

When footsteps or dropped objects come through the floor
Understand the whole floor-ceiling system
Impact performance belongs to the complete floor-ceiling construction: the walking surface, underlayment, structural floor, joist or slab, cavity, ceiling connection and all penetrations. The International Code Council’s 2021 International Tiny House Provisions Appendix AK, for example, treats impact performance as an IIC rating for a specified floor-ceiling assembly, not as a rating for one carpet, pad or insulation product.

Repair Windows errors before they cause bigger problemsFix Now →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →If the lower unit hears every step despite rugs, the next question is whether the upper floor finish, structural floor and lower ceiling are connected in a way that carries vibration. A renovation may require a tested floating-floor or resilient-ceiling system, isolation at the framing connection, cavity absorption and sealed penetrations. The assembly must be designed as a system; mixing products from unrelated details does not transfer the rating of any one laboratory test.
Choose the least disruptive option that addresses the path
| Remedy | Primary path addressed | Disruption | Important limitation |
|---|---|---|---|
| Rugs or carpet in high-traffic areas | Some everyday impact at the source | Low | Does not rebuild a weak floor-ceiling assembly or reliably stop low-frequency vibration |
| Soft pads on furniture legs | Chair and table movement | Low | Helps only where pads remain under the moving furniture |
| Sealing perimeter and service openings | Air leaks and selected flanking routes | Low to moderate | Must preserve firestopping, ventilation and access; cannot compensate for a broadly weak separator |
| Framed-wall upgrade with cavity absorption and isolation details | Airborne wall transmission | Moderate to high | Requires a complete assembly design; cavity insulation alone is not a rating |
| Designed floor-ceiling renovation | Impact and airborne transmission through the floor-ceiling path | High | Requires coordination of finish, structure, cavity, ceiling, junctions and penetrations |
Use the table as a sequencing guide, not a promise of a particular decibel reduction. Published ratings apply to the tested construction under its test conditions; they do not predict the result of one product added to an existing duplex.
Flanking paths: why a good-looking wall can still transmit sound
Sound can bypass a separating wall through the floor slab or joists, ceiling framing, intersecting partitions, exterior cladding, attic spaces, pipe chases and ducts. The Ontario code commentary specifically warns that leakage paths can transfer sound even when an assembly rating is specified. In an up-down duplex, inspect where the separating floor meets exterior and interior walls, around stair openings and at mechanical penetrations. In a side-by-side duplex, inspect the shared wall’s ends, roof and foundation connections.
Use smoke or pressure testing only under a qualified plan; an improvised smoke test can contaminate a home or interfere with alarms. Visual inspection, controlled listening and a professional field assessment are safer ways to map a route. If a duct connects both units, do not block it. A qualified mechanical or acoustical designer must determine whether a lined duct, silencer, reroute or separate system is permitted and safe.

Step-by-step inspection and repair sequence
- Record the symptom. Identify the sound type, source room, receiving room, time and the exact locations where it becomes louder.
- Map the shared construction. Determine whether the units are separated by a wall, a floor-ceiling assembly or both. Note stairs, shafts, chimneys, ducts and adjoining rooms.
- Inspect accessible edges and openings. Look at baseboards, crown or ceiling lines, outlet boxes, pipe and cable holes, grilles and cabinets without removing rated construction.
- Apply reversible source controls. Add rugs, runners and furniture pads for impact complaints; reduce speaker and subwoofer contact with the structure for airborne music.
- Seal appropriate leaks. Use an approved detail compatible with fire, electrical and ventilation requirements. Keep a record of every opening treated.
- Retest under comparable conditions. Use the same room, activity and listening points. If only one spot improves, continue tracing flanking paths.
- Commission an assembly review before invasive work. Provide photographs, plans, the noise log and any previous renovation details to a building-acoustics professional or qualified designer.
- Document the approved build-up. Specify layers, fasteners, isolation breaks, cavity treatment, perimeter seals, firestopping and penetrations. Require trades to follow the detail rather than substitute visually similar materials.
Codes, ratings and what they do—and do not—tell you
Sound ratings and legal obligations are jurisdiction- and assembly-specific. Two commonly cited examples illustrate the distinction:
- STC 45 and IIC 45: The 2021 International Code Council International Tiny House Provisions Appendix AK gives these airborne and impact examples for specified dwelling-unit separating assemblies and references ASTM test methods. It also requires penetrations and openings to be treated so the rating is maintained. That appendix applies only where adopted and within its stated scope.
- Apparent STC 47 or STC 50 with conforming flanking construction: Ontario Regulation 88/19 (2019) contains these values for specified conditions, with scope and exceptions. They are Ontario requirements, not universal duplex retrofit targets.
A laboratory STC or IIC number describes a tested assembly. An existing building’s field performance can be lower because of workmanship, junctions, doors, ducts and structural flanking. Do not claim that an old duplex complies, or that adding one layer will reach a particular rating, without an applicable design, test record or suitable field measurement. Check the locally adopted code, the edition in force, and whether your separation is a wall or a floor-ceiling assembly. Fire-resistance requirements may be as important as acoustics.
Special cases and troubleshooting
The complaint is mostly low-frequency bass
Bass can excite framing and slabs and travel through rigid connections. Rugs and thin acoustic panels may have little effect. Confirm speaker placement, subwoofer contact and operating hours first; then investigate structural and flanking routes. A floor-ceiling or wall redesign needs an assembly specialist because adding mass on one face can leave the vibration bridge intact.
The sound is loud only near one outlet or corner
That pattern points to an opening, box, junction or service chase. Check for back-to-back boxes and unsealed perimeter joints, but do not open a rated wall casually. Have an electrician or other qualified trade make any box alteration and restore the required fire and air seals.

Sealing made a room stuffy or changed airflow
Stop and verify the opening’s function. A grille or gap may be part of required ventilation or combustion air. Restore safe airflow and obtain a mechanical professional’s plan before modifying it again. Acoustic improvement never justifies disabling life-safety or ventilation systems.
The building is rented or jointly owned
Coordinate with the owner, condominium or cooperative authority before permanent work. Changes to a shared wall, floor, ceiling, electrical box or duct can affect the other unit and may require permits, access agreements and a firestopping inspection. Start with reversible rugs, pads and documented maintenance concerns while approvals are obtained.
How to brief a contractor or acoustics professional
Give the consultant a concise package:
- a floor plan showing both units and the rooms that share a boundary;
- the sound log, including recordings only where privacy and local law permit;
- photos of accessible junctions, outlets, grilles and penetrations;
- the age and construction type of the building, if known;
- any previous wall, floor or ceiling alterations; and
- your priorities: minimum disruption, maximum isolation, preserved room dimensions, or a particular renovation window.
Ask for the proposed transmission path, the complete assembly detail, fire and code implications, and what result is actually supported by a test or field measurement. A material brochure can establish where a product is intended to be used; it cannot establish the performance of your untested duplex assembly.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsA practical decision framework
Choose a remedy only after answering five questions:
- What is the dominant sound? Airborne, impact or mechanical noise requires different controls.
- Where is the path? Broad transmission through the separator calls for assembly work; a concentrated hotspot calls for leak or junction treatment.
- Can the source side be treated? Rugs, pads and sensible speaker placement are usually less disruptive than opening a rated boundary.
- Does the work preserve safety and legality? Firestopping, ventilation, electrical clearances, permits and access rights are non-negotiable.
- Is the claim based on a complete tested or engineered assembly? Do not transfer a laboratory rating from one build-up to a different wall or floor.
Most duplex noise problems improve when the path is diagnosed before materials are purchased. Seal suitable leaks, control ordinary impacts at their source and reserve invasive reconstruction for a documented assembly deficiency or persistent flanking route.
