Plan the training center around the club’s sporting and operational objectives—not around a standard building template. Define who will use it, confirm the applicable licensing and local requirements, test the site and climate, then coordinate pitches, indoor provision, changing, gym, medical, recovery, circulation, maintenance, accessibility and sustainability in one project brief.
Start with the club’s purpose and users
Before fixing the building programme or counting pitches, decide what the centre must enable the club to do. A first-team base, an academy hub, a shared site for men’s and women’s squads, a national-team venue and a community-facing facility may need different spaces, access arrangements and operating schedules. Some projects serve several of these groups.
Record the sporting aims and any community or commercial objectives alongside the intended users. Then identify likely patterns of use: which squads train on site, when they need the gym or treatment spaces, whether visitors or community users share facilities, and what functions must operate at the same time. This gives the architect and wider design team a brief to test, rather than a predetermined list of rooms.
UEFA’s training-centre guidance emphasizes that each project is unique. Treat other clubs’ facilities as examples of possible operating models, not as templates or minimum standards.

Establish the compliance baseline before design
Ask the relevant competition licensor and local authorities to confirm the current requirements for the club, site and intended uses. UEFA’s 2026 club-licensing rule identifies indoor or outdoor facilities, pitch specifications, dressing rooms, a medical room and minimum equipment, floodlighting, and other requirements set by the licensor. It is a UEFA licensing rule, not a universal code for every country or competition.
Put the confirmed requirements into a compliance schedule with the responsible authority, the relevant rule or approval, and the design decision it affects. Check the schedule again as the project develops: licensing conditions and local building requirements may differ, and the reviewed guidance does not establish one set of dimensions or approvals that applies everywhere.
Test the site, pitch programme and movement routes
Assess the land and existing assets against the programme the club has defined. Map potential pitch capacity, access, utilities, neighbouring uses, climate, surface requirements and maintenance routes. Consider how fields will be used across squads and seasons before treating a particular pitch count or surface mix as fixed.

Plan the route between the dressing rooms and training areas alongside routes for staff, medical response and pitch-maintenance machinery. FIFA’s guidance calls for safe, convenient access, medical access and safe transfer of injured players, as well as circulation for maintenance equipment. These are connected site-planning questions: a route that works for players may not be sufficient for an ambulance or machinery.

Test pitch and indoor-training assumptions against local weather, expected use and the club’s operating model. FIFA says indoor provision depends on intended users and climate. Its guidance gives 44 m × 34 m and a 10 m minimum ceiling height as the absolute minimum recommended dimensions for an indoor sports hall; these are guidance benchmarks, not a complete specification for a full-size indoor football pitch.
Plan indoor training for the activities it must support
Specify the activity before choosing the enclosure. An indoor sports hall and an indoor fieldhouse are not interchangeable descriptions of capacity. Identify the users, training formats and operating constraints the space must support, then have the design team test the required playing area, clear height, circulation and supporting functions against those uses.

Do not enlarge the brief by assuming every elite centre needs a full indoor fieldhouse. Conversely, do not treat the sports-hall benchmark as proof that a smaller space will meet the club’s football-training needs. Confirm the intended use, local rules and technical design with qualified project professionals.
Organize the performance gym around people and activity
Estimate peak simultaneous demand from players and staff, then plan how squads will be scheduled through the space. UEFA’s gym guidance describes zones for functional movement, strength and power, cardiovascular work, suspension equipment, free weights and Olympic lifting. Grouping activities by use helps the design team assess capacity, storage and adjacency before equipment is procured.

Include the operational details that affect whether the gym works day to day: whether youth users need separate equipment; where equipment will be stored; whether shock-absorbing or sprint surfaces are needed; and how ceiling height, natural light, data, hydration and independent temperature controls affect the room. Consider the relationship to pitches and dressing rooms, not only the gym’s floor area.

Equipment choices should follow the agreed activities, user numbers and layout. UEFA’s examples of strength, power and lifting zones can inform the brief, but they do not prescribe a particular brand, model or equipment list for every club.

Develop the clinical and recovery brief with the club’s medical, performance and operations staff. Consider the space and relationships needed for examination and treatment, physiotherapy, rehabilitation, testing and recovery. Coordinate these functions with dressing rooms, training areas and the planned route for transferring an injured player.
Wet recovery facilities such as spas, plunge pools and ice baths are described by FIFA at elite sites, but are not universal requirements. Their inclusion should be justified against the intended users, staffing, operating burden and applicable safety and water-quality rules. Advanced diagnostic equipment such as MRI likewise requires specialist advice; its appearance in an example facility inventory does not make it necessary for every club.

Carry sustainability, accessibility and maintenance through the lifecycle
Set operating and maintenance responsibilities in the brief, not just the capital design. UEFA’s sustainable-infrastructure guidance covers purpose, location, design and construction, pitches and landscaping, and ongoing infrastructure management, including smart technology, waste, and health and safety. Use those themes to ask how the facility will be managed after handover and how the proposed spaces and systems fit the club’s resources.
Make accessibility part of the project’s early design decisions, alongside safe movement, staff workflows and maintenance access. Confirm applicable accessibility and safety requirements with local authorities and qualified professionals. A facility that meets a sporting brief but cannot be safely or reliably operated does not meet the club’s full brief.
Compare concepts against the same decision criteria
Once the brief is established, use the same criteria to assess each site or design concept. Record where an option meets the club’s needs, what assumptions remain to be checked and what trade-offs it introduces.
- Fit with the club’s sporting objectives and intended users.
- Pitch and indoor-training capacity, including climate and surface suitability.
- Safe circulation for players, staff, medical response and maintenance machinery.
- Functional relationships among the gym, dressing rooms, treatment and recovery spaces, and pitches.
- Operational, staffing and maintenance demands.
- Accessibility, safety and sustainability across the facility lifecycle.
There is no universal scoring tool, total site-area formula, pitch count or project budget established by the cited guidance. A local feasibility study and professional cost plan are needed to compare viable options for the actual site and construction market.

Use other centres as examples, not specifications
FIFA’s case studies illustrate how different operating models can produce different facility inventories. Their figures are case-study descriptions, not recommended targets or minimum standards.
