How to Monitor Construction Vibrations and Document Cracks in Your Home

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

To show whether nearby construction contributed to damage, create a dated condition record before work starts, then collect comparable measurements while it is underway. Photograph every existing crack with a scale and a wide room view, map its exact location, install gauges on representative cracks, and use a properly mounted, calibrated particle-velocity monitor when quantitative vibration evidence is needed. Keep construction activity, instrument alerts, crack readings, photographs and communications in one chronological log.

A phone accelerometer cannot replace a calibrated construction seismograph. Vibration limits are screening criteria, not a guarantee that a particular crack was or was not caused by one event. If movement looks unsafe, leave the area and obtain a qualified structural engineer or building consultant before making permanent repairs.

Why a baseline is the foundation of any claim

Construction can expose a pre-existing defect, enlarge a crack through settlement or movement, or create new damage. A survey made after demolition or piling has begun cannot reliably distinguish those possibilities. A pre-work record gives an assessor a fixed starting point: what was visible, where it was, how wide it appeared and what the building looked like before the project.

Timing alone does not prove causation. A crack that appears after a vibration event may still relate to moisture, thermal expansion, ground settlement, building movement or an earlier defect. Your records should therefore document observations without assigning a cause. Causation is a technical opinion for an engineer or building consultant who can consider the structure, construction sequence, vibration data and competing explanations together.

The California project vibration-monitoring specification states: “Written and photographic records must be made of any existing defects, cracks or any other potential weaknesses…” It also calls for gauges on representative cracks. Treat that approach as a practical minimum even when a local project has not supplied a form.

Before construction: obtain the project information

Ask for the schedule and controls

Contact the contractor or project owner before the first truck, saw cut, pile or demolition activity. Request:

  • The construction schedule, including demolition, piling, compaction, blasting or other high-vibration tasks.
  • The project’s vibration-control and monitoring plan, including alarm and stop-work procedures.
  • The pre-construction condition survey and the person responsible for maintaining it.
  • The name, phone number and email address for incident reporting, including an out-of-hours contact.
  • The monitoring company’s scope, instrument type, sensor locations, calibration status and method for delivering raw data.

Save the documents with the date received. If the contractor says a survey exists but does not provide it, send a written request and keep the reply. A missing or disputed baseline is itself relevant to a later discussion about evidence.

Walk every accessible part of the property

Inspect exterior elevations, foundations that are visible, retaining walls, garages, outbuildings and interior rooms. Include ceilings, floors, wall junctions, tiled surfaces, fireplaces, window and door openings, and utility penetrations. Note areas you could not access and why. A condition record is stronger when it covers the whole building rather than only the wall facing the work.

For each defect, assign a simple identifier such as “Living room north wall—C-01.” Record:

  • Related signs such as staining, flaking, displaced material, bulging or a gap at a trim joint.
  • Doors or windows that already bind, floors that are already uneven and any previous patching.

Descriptions should be factual. “A 1.2 m diagonal crack extends from the upper-right corner of the opening; paint is flaking at the midpoint” is more useful than “serious structural crack.”

Photograph in three scales

View Purpose How to make it repeatable
Wide Shows the crack’s position in the room or on the elevation. Include two fixed landmarks, such as a corner and a window; keep the camera square to the surface where possible.
Medium Shows the surrounding wall, opening or joint. Frame the full crack and nearby features without cropping its ends.
Close Shows width, surface texture and change over time. Place a ruler, crack card or other scale beside (not over) the widest point.

Use a location label in the image or in the file name, and record the date and time. Photograph the same crack from the same angle after each reading. Keep the camera’s original files, not only screenshots or compressed messages. Make a read-only backup on separate storage and preserve the original metadata when your device provides it. Do not edit, enhance or overwrite the originals; copies can be annotated for a report.

Install and read crack gauges

Choose representative locations

A gauge shows relative movement at the crack where it is installed; it does not measure the entire building. Prioritize cracks on the elevation facing the project, cracks that are already active or prominent, and different orientations or materials so the set represents the building. The California specification puts it plainly: “Crack gauges shall be installed on multiple representative cracks, particularly on sides of the building facing the Project.”

Installation and initial reading

  1. Clean loose dust or flaking material without widening the crack or concealing it.
  2. Mount the gauge exactly as its manufacturer specifies, with each half fixed to opposite sides of the crack and the reference marks aligned.
  3. Record the gauge identifier, crack identifier, installation date, location, product scale and the initial reading.
  4. Photograph the installed gauge with a scale and a wider view that identifies the room or elevation.
  5. Note anything that could affect the reading, such as a damp surface, recent patching, loose render or a gauge that cannot be fixed to sound material.

Read on a consistent schedule

Inspect at least every two weeks when that is the interval in the project plan, and inspect more often during nearby active work if the plan calls for it or if movement is suspected. Read at the same time of day when practical, view the scale straight on, and photograph from the original angle. Enter the reading even when it has not changed. A useful entry includes date, time, gauge ID, reading, photograph filename, nearby activity and any visible change.

Do not reset a gauge after an alarm or repair. Preserve the reading, photograph the condition and install a new gauge only if an assessor directs it. A broken or detached gauge is an event to document, not a reason to discard the earlier record.

Measure vibration with the right instrument

What PPV tells you

Peak particle velocity (PPV), normally reported in millimetres per second, describes the highest ground or building particle velocity recorded during a vibration event. It is different from sound level, displacement and a phone’s acceleration reading. Construction specifications may require continuous recording, one-second data storage, warning and regulatory thresholds, and real-time alerts.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For building evidence, use a construction seismograph or vibration data logger that can measure PPV on three axes (triaxial), timestamp events and export the underlying records. A government specification cited for construction monitoring places the triaxial seismograph at the building corner nearest the vibration source. The exact position should be agreed with the monitoring professional and documented, because a reading at another location may not represent the exposure at the affected structure.

Check setup, calibration and data handling

  • Confirm the instrument’s calibration date and certificate before deployment.
  • Use a firm, secure sensor mount appropriate to the surface; document orientation and location.
  • Verify sampling, trigger settings, time synchronization, units and alarm thresholds.
  • Confirm that data are stored continuously or for the interval required by the project, including one-second records when specified.
  • Test real-time alerts and identify who receives them and what action follows an exceedance.
  • Obtain exportable raw data, event files and a report that identifies the instrument and sensor location.

ISO 16587 identifies transducer calibration and data-acquisition parameters as condition-monitoring considerations. It does not turn an improperly mounted sensor into reliable evidence; installation and documentation remain essential. A smartphone accelerometer can help you note that a person felt shaking, but it is not a calibrated PPV monitor and cannot substitute for one in a technical dispute.

Understand the published PPV figures

Published limits vary with frequency, duration, building condition, sensor location and the standard adopted. They are screening or design criteria, not a promise that damage will occur above a number or that it is impossible below one.

Source and date Figure What it means
Transport Scotland environmental statement, 2019 12.5 mm/s PPV For modern robust buildings, the statement says the risk of damage from transient vibration tends to zero below this level. It notes that 10 mm/s is often used as a conservative rounded-down value.
South African Department of Transport construction specification, 2020 2.5, 5.0 and 12.5 mm/s PPV The cited table assigns lower limits to fragile or poorly built buildings and higher limits to well-built houses and concrete structures.

Do not apply one figure as a universal “safe level.” Ask which standard the project uses, what building category it assumes, the relevant frequency range and whether the number is a warning, regulatory or stop-work threshold. A value must be interpreted alongside the event duration, construction activity, sensor position and the building’s observed condition.

Keep one event log for all evidence

Separate files are difficult to interpret. Use a chronological log that lets an assessor trace a crack reading or photograph to the construction activity and any instrument event at the same time.

Field Entry to make
Date and time Use one time zone and keep the device clocks synchronized where possible.
Construction activity Describe the operation, equipment and approximate distance; note pauses or changes in method.
Vibration record Monitor ID, event ID, peak PPV, axis, duration, alarm status and filename of the exported record.
Crack observation Gauge ID and reading, new cracks, widening, falling material or changes to doors, windows and floors.
Conditions Weather or moisture observations when they could affect movement or visibility.
Communication Who was notified, when, by what method and what response or instruction was given.

Write entries promptly and distinguish an observation from an interpretation. “Gauge C-03 changed from 0.20 mm to 0.35 mm at 14:10” is an observation. “Piling caused C-03” is a conclusion that requires engineering analysis.

Recognize changes that need prompt escalation

Notify the contractor or project owner immediately about a threshold exceedance, a new defect or a significant change. Send the event-log entry and original photographs, and request confirmation that the report was received. Keep your own copy; do not rely on a contractor’s portal as the only archive.

Arrange a licensed structural engineer or qualified building consultant when you observe:

  • New diagonal or stepped cracks, especially around openings or in masonry.
  • Rapidly widening cracks, displaced masonry, falling pieces or bulging surfaces.
  • Doors or windows that newly bind, floors that change level or visible separation at structural joints.
  • Damage to gas, water, electrical or other utilities.
  • Movement, noise or instability that makes an area feel unsafe.

If there is immediate danger, leave the affected area and contact emergency services or the appropriate utility provider. Do not enter a visibly unstable space to take a photograph. Emergency shoring or other safety work may be necessary, but document what was done and why.

Unless emergency safety work is required, avoid filling, repainting, grinding or otherwise permanently repairing a crack before the appropriate assessor, insurer or engineer has inspected it. Temporary protection from rain or falling material can be used if it does not destroy evidence.

Build a claim-ready evidence package

Organize files so every item can be traced

Create folders by date or by crack identifier, then maintain a chronological index. Each index line should connect a claim item to its wide, medium and close photographs, gauge reading, monitor event and relevant communication. Keep contracts, permits, invoices, the condition survey, monitoring reports, engineer’s opinions and messages together with the original media.

California’s Department of Insurance advises homeowners to photograph and video damage, keep records and correspondence, identify wall, floor and ceiling damage, and discuss possible hidden structural damage with the adjuster. Follow your policy’s notice deadlines and ask what format is required before uploading files.

The Building and Plumbing Commission in Victoria asks claimants to describe defects specifically, attach labelled photographs, and retain contracts, permits, payment records, reports and communications. Requirements and coverage differ by jurisdiction and policy, so an insurer’s acknowledgement is not a finding that construction caused the damage.

Use a clear handover record

Repeat the condition survey after the work or a defined phase ends. Photograph the same locations, re-measure the same cracks and compare gauge readings rather than relying on memory. Consumer Affairs Victoria describes a handover sheet as “a way of outlining the condition of the property prior to you taking possession.” The same principle helps show what changed between the pre-work and post-work inspections.

Preserve both versions, including defects that did not change. An unchanged crack can help distinguish project-related movement from an existing condition, while a new or measurably widened defect gives an engineer a specific subject to analyze.

Which monitoring method fits your situation?

Method What it can establish Limitations Best use
Crack gauge Visual or numerical change at the instrumented crack. It measures only that location and can be affected by poor mounting or surface failure. Tracking representative cracks throughout the project.
PPV vibration monitor Quantitative, time-stamped vibration events and alerts. Requires correct mounting, calibration, suitable settings and technical interpretation. Projects with piling, demolition or a formal vibration-control plan.
Structural engineer or building consultant Professional assessment of safety, likely mechanisms and competing causes. Costs more than self-documentation and depends on access to reliable records. New structural-looking damage, disputes or decisions about repair.
Insurance or claims support Help with policy evidence, notification and deadlines. Coverage and admissibility are jurisdiction- and policy-specific; it does not determine engineering causation. Organizing a formal claim after damage is documented.

A practical field checklist

  1. Before work, obtain the schedule, vibration plan, existing-defect survey and incident contact.
  2. Walk the property and assign an identifier to every crack or weakness.
  3. Photograph each item in wide, medium and close views with a scale and location label.
  4. Record apparent dimensions, material, orientation, prior repairs and inaccessible areas.
  5. Install gauges on representative cracks, especially on the project-facing elevation, and record initial readings.
  6. Confirm the vibration monitor is triaxial, calibrated, securely mounted and configured for the project’s required sampling and alerts.
  7. Read gauges at the specified interval—every two weeks when that is the plan—and more often during active work when required.
  8. Log construction activity, PPV events, crack readings, photographs, conditions and communications on the same timeline.
  9. Report exceedances or new damage promptly; preserve originals and do not infer causation from timing alone.
  10. After work, repeat the survey and keep the complete indexed package for the engineer, contractor, insurer or dispute process.

There is no authoritative population statistic establishing how often ordinary residential cracks are caused by construction vibration. The defensible approach is therefore not to rely on a percentage or a single PPV number, but to create comparable records and obtain a qualified opinion on the particular building and event.
