Routine cleaning protects appearance; it does not automatically restore lost gloss or remove set-in stains. Because polished floors may also have a densifier, guard, sealer, or other treatment, the installer’s or treatment manufacturer’s care instructions should guide product choice, dilution, equipment, and restoration.
Why polished concrete needs treatment-specific care
“Polished concrete” describes a finished concrete surface, but it does not tell you everything about what is on that surface. A floor may be densified, guarded, sealed, or otherwise treated, and those differences can affect which cleaners and pads are appropriate. A product that is suitable for one concrete floor is not automatically suitable for another.

Start by looking for the floor’s care sheet, installation records, or product information from the installer. If those are unavailable, ask the installer or a qualified concrete-floor professional to identify the finish before trying a strong cleaner, stain remover, or polishing system. The American Concrete Institute’s 2009 abstract on specifying polished concrete floors treats routine maintenance, cleaning, and reburnishing as distinct considerations. Its current PRC-310-25 listing includes material on ground and polished concrete and a maintenance chapter; these professional references do not replace instructions for the floor actually installed.
If you manage a building and cannot confirm the treatment, make identification part of the maintenance plan rather than guessing. Record the cleaner, dilution, equipment, and any pads that the installer or treatment maker approves. This gives staff a consistent routine and helps avoid an improvised response that could affect the finish.

A routine cleaning method that protects the finish
- Remove loose grit. Dust-mop or sweep before wet cleaning. Use a clean microfiber dust-mop pad or other non-abrasive tool. Grit left under foot traffic can scratch or dull the surface over time, so adjust how often you remove it to the traffic level and the appearance standard you need.
- Choose an approved cleaner. Check the floor-care instructions and the cleaner label for compatibility with concrete and the installed treatment. Follow the label’s dilution and use directions; do not assume that a product intended for another hard floor is appropriate.
- Clean without leaving excess liquid. Mop or, where suitable, auto-scrub with the approved product and compatible equipment. Pick up excess solution rather than letting it sit on the surface. If using a machine, confirm that its pads are intended for the floor system.
- Respond to spills promptly. Blot or remove the spill as soon as practical. Do not leave excess liquid on the floor, particularly when the substance may be acidic.
- Inspect the result. Look for remaining soil, streaking, or a new dull or stained area. If a spot remains after ordinary cleaning, pause before escalating to a stronger chemical or an abrasive tool; identify the floor treatment and select a stain-specific response that is approved for it.
PROSOCO’s maintenance flyer recommends daily dust-mopping and immediate spill response, while its manual lays out a more frequent schedule for its example program. These are manufacturer recommendations, not a universal prescription. The right interval depends on traffic, soil, and how consistently clean the floor needs to look.
Set a cleaning schedule that matches traffic
A maintenance schedule should prevent grit and spills from accumulating without treating a manufacturer’s example as a rule for every room. A quiet home, a busy lobby, and a production area do not collect soil at the same rate. Use the floor’s care instructions, inspect how quickly it gets dirty, and increase or reduce routine cleaning accordingly.
| Task | Practical starting point | How to adapt it |
|---|---|---|
| Dust-mop or sweep | PROSOCO’s flyer recommends daily dust-mopping; its manual shows dust-mopping several times daily in the schedule presented. | Increase frequency where traffic brings in more grit or the appearance standard is high. Reduce it only if inspections show that less frequent removal is adequate. |
| Clean with an approved maintenance cleaner | PROSOCO’s manual includes daily cleaner use in its example schedule. | Use the cleaner and frequency appropriate to the floor treatment and the amount of soil. Follow the product label and floor-specific directions. |
| Use a weekly cleaner | PROSOCO’s manual includes weekly cleaner use in the schedule presented. | Apply this part of the example only if it fits the floor’s care instructions and maintenance needs. |
| Refresh or revitalize | PROSOCO’s manual lists refreshing or revitalizing twice a year or as needed. | Treat this as that manufacturer’s schedule, not a mandatory interval. Decide whether the floor needs a gloss refresh or professional attention based on its condition. |
| Attend to spills | Respond immediately, as PROSOCO advises. | Keep a suitable response procedure and approved cleaning materials available where spills are likely. |
PROSOCO describes its manual schedule as a minimum-frequency schedule, but it remains one manufacturer’s baseline. Inspect the floor and record what works: where dirt collects, which areas lose their appearance first, and whether the chosen routine leaves residue or visible soil. The aim is a workable frequency for that site, not more cleaning for its own sake.

One PROSOCO article dated February 6, 2026, gives a vendor-published estimate of 1.8 pounds of dirt brought into a building in a week by 1,000 people. Its older flyer gives a different estimate: 1.2 pounds per week per 1,000 people. These are not independently established traffic rates or a formula for calculating a floor’s schedule. Use your own inspections and the floor’s care guidance to set frequency.

Choose cleaning products and equipment carefully
Cleaner
Use a cleaner intended for concrete floors and approved for the actual treatment. PROSOCO describes DailyKlean as a daily cleaner formulated for concrete. It is one manufacturer’s example, not a requirement or the only acceptable choice. Check its current label and confirm compatibility with the installed floor system before use.
An ACI-hosted presentation from September 17, 2012, states: “Regular cleaning with a neutral pH cleaner makes sure all the soap or detergents are removed.” This is guidance in that presentation, not a guarantee that any neutral-pH cleaner is right for every treated floor. PROSOCO’s flyer advises against acidic or alkaline cleaners; follow the floor-specific instructions before using either, including for a stain.
Mop, scrubber, and pads
A microfiber dust-mop pad is a straightforward option for routine grit removal; PROSOCO’s flyer specifically mentions microfiber. For wet cleaning, use a mop or compatible auto-scrubber as the floor instructions allow. Commercial operators who already have suitable equipment may consider maintenance pads designed for their particular system.
Husqvarna describes a water-and-maintenance-pad system for polished concrete. Its system uses diamond-impregnated pads to mechanically clean and polish compatible hard floors. That is a specialized approach whose pads and equipment must be compatible; it is not necessary for every household’s routine cleaning. Manufacturer descriptions establish different approaches, not a neutral side-by-side performance result.

Tools and products to avoid unless specifically approved
- PROSOCO advises against steel wool and abrasive pads in its concrete-floor maintenance flyer. Do not use a scouring tool just because a mark is difficult to remove.
- Do not apply floor wax or polish as a shortcut to restore shine. PROSOCO’s flyer advises against it; check the care instructions before applying any coating or treatment.
- Do not assume acidic or alkaline products are safe because they are common household cleaners. Use them only if the floor’s specific instructions approve them for the intended task.
- Do not leave excess cleaning solution or other liquid sitting on the surface. Remove it as directed by the floor and cleaner instructions.
Handle spills and stains without making them worse
For a fresh spill, remove the material promptly and clean the area with an approved product and method. Acids can etch concrete if not removed promptly, according to PROSOCO’s guidance. Avoid spreading a spill with a dirty mop or letting the liquid remain while you search for a stronger chemical.
Different substances may need different responses. PROSOCO’s 2026 guidance discusses examples including gum, chocolate, candy, tire marks, water spots, alkaline stains, mildew, adhesives, de-icing salts, heel marks, grease, oil, and brake fluid. Some listed remedies use specialized chemicals. The examples are product-specific: they should not be generalized to a floor whose treatment is unidentified.
- Identify the substance if possible. Note what spilled and whether it is fresh or set in. This helps an installer or maintenance professional choose an appropriate response.
- Blot or remove it promptly. Keep excess liquid from sitting on the floor. Use a method that will not grind grit or residue into the surface.
- Check the floor instructions before treating the spot. Verify that the recommended cleaner is compatible with the guard, sealer, densifier, or other treatment.
- Stop if the response changes the finish. If a spot becomes dull, discolored, or more visible, do not keep escalating with harsher chemistry or abrasion. Ask the installer or a qualified concrete-floor professional for advice.
For set-in staining, a large affected area, or an unidentified protective treatment, professional concrete-floor maintenance may be more appropriate than experimenting with a spot-removal recipe. PROSOCO’s guidance describes stain-removal and related services as work performed by applicators; it does not establish that every floor needs a service visit.

Soil removal and gloss restoration are different jobs. If the floor looks dull after it has been cleaned, the cause may require more than another pass with a household cleaner. ACI’s abstract for Bob Harris’s article on specifying polished concrete discusses routine maintenance, cleaning, and reburnishing as separate topics. Husqvarna’s deeper revitalization procedure uses multiple grit levels and suitable equipment, rather than an ordinary mop-and-cleaner routine.

- Uncertain treatment or maintenance history: have the finish identified before using specialized chemicals, pads, or restoration equipment.
Mechanical polishing and revitalization require suitable equipment and compatible consumables. They are specialized maintenance, not a weekly chore or a safe assumption for every polished floor. If the floor’s instructions do not clearly authorize a system, ask the installer or a concrete-floor maintenance professional before proceeding.

For a home
Keep a clean dust mop or microfiber pad available and use it often enough to prevent grit from building up. Keep the approved cleaner’s instructions accessible, and respond to spills promptly. For routine upkeep, avoid buying specialty equipment unless the floor’s condition and care instructions justify it.
For a facility
Give staff a written routine that identifies the approved cleaner, its label dilution, permitted equipment and pads, cleaning frequency, and spill-response steps. Assign a way to report staining, dull areas, and changes in appearance so staff do not try an unapproved chemical or abrasive tool to solve a recurring issue. Review the schedule against actual traffic and inspection results.

PROSOCO’s maintenance materials emphasize that cleaning frequency depends on traffic, desired appearance, and performance. Its 2026 article also asks facility managers to build a maintenance routine and schedule. The useful takeaway is to make the plan specific to the space: a high-traffic entry may need more frequent grit removal than a rarely used room, while the approved cleaning chemistry still depends on the floor system.

Frequently made maintenance mistakes
Using a cleaner because it is labeled for floors
A general floor label does not establish compatibility with a particular concrete treatment. Confirm suitability for the installed system and follow both the cleaner’s instructions and the floor-care guidance.
Scrubbing harder when a mark remains
Abrasive pads and steel wool can damage the finish. First determine what the mark is and whether the floor maker provides a compatible stain-removal method.
Treating dullness as dirt
Repeated cleaning may not restore gloss when the issue is wear or a need for revitalization. Distinguish routine soil removal from reburnishing or other equipment-based maintenance.
Applying wax or polish to make the floor shine
PROSOCO’s maintenance flyer advises against floor wax or polish. Check the floor system’s directions rather than adding a product that may be incompatible.
Leaving a spill or cleaning liquid in place
Promptly remove spills and do not leave excess liquid on the surface. This is especially important when the spill may be acidic, since acids can etch concrete.
What to keep in the maintenance record
A short record is useful when a floor changes appearance or when maintenance staff change. Keep the floor’s care instructions with these details:
- The installer or treatment manufacturer and any available identification of the floor’s guard, sealer, densifier, or other treatment.
- The cleaner approved for the floor, including its label dilution and directions.
- The equipment and pads permitted for routine cleaning or any authorized refresh procedure.
- The site’s dust-mopping, wet-cleaning, inspection, and spill-response schedule.
- Dates and locations of persistent stains, visible dullness, or other changes that may need professional evaluation.
When a product or equipment system is under consideration, compare it against four questions: does it fit the floor’s treatment, is it intended for routine soil removal or restoration, does the site have compatible equipment, and what continuing products or service does it require? The published manufacturer approaches differ, and the available product descriptions do not establish a neutral comparative performance trial. Compatibility and the job the floor needs are better decision points than assuming one system is universally best.
