How to Install Building Wrap: Four Steps for a Continuous Weather Barrier

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Install building wrap (also called house wrap or a weather-resistant barrier) from the bottom of the wall upward, fasten it according to the selected product and substrate, overlap every course so water drains outward, tape seams and penetrations with compatible materials, and repair all damage before cladding. That sequence creates a continuous drainage plane; reversing a lap, leaving a tear, or using an incompatible tape can provide a path for wind-driven rain.

The dimensions below combine the four-step method published by Building Design + Construction on August 31, 2020 with the product-specific instructions in the TYPAR Weather Protection System Installation Guide. Treat the 32-inch fastening schedule and any named accessory as instructions for that system, not as a universal code rule. Always use the current instructions for the WRB you are installing and for the wall assembly shown on the plans.

What a building-wrap installation must accomplish

A weather-resistant barrier sits behind exterior cladding and helps control bulk water while allowing the wall assembly to dry according to the product’s vapor-permeance characteristics. Its performance depends less on covering the wall quickly than on making one uninterrupted, shingle-like plane. Each upper piece must lap over the piece below it, so water flowing down the wall meets a lower layer and exits rather than entering a joint.

Installation has four distinct stages:

Stage Primary action Acceptance check
1. Start low Run the first horizontal course from the bottom, printed side out. Bottom and corner laps are established before higher courses are added.
2. Fasten Use the fastener type, washer and spacing required for the WRB and substrate. The sheet is secure without wrinkles, gaps or over-driven fasteners.
3. Lap and seal Overlap courses and adjoining sheets, then tape seams and penetrations. Every joint sheds water and every opening or puncture is sealed with compatible material.
4. Inspect Find and repair tears or loose areas before cladding. The WRB is continuous and ready for the next wall layer.

Do not confuse this wall-covering sequence with window or door flashing. Opening details require the WRB manufacturer’s flashing instructions and the project’s drawings; the four steps alone are not a complete opening-flashing method.

Prepare the wall before unrolling the WRB

Confirm the product and assembly

Read the current installation sheet for the exact roll on site. Verify that it is approved for the exterior sheathing, climate and cladding assembly, and check whether the instructions require a particular tape, flashing, primer, fastener or washer. Manufacturer directions can differ in lap dimensions, attachment patterns and treatment of masonry, metal framing, corners and openings.

The TYPAR guide, for example, places TYPAR BuildingWrap over approved exterior sheathing after framing and before windows and doors. If those units are already installed, it directs the installer to trim the WRB close to the frames and then follow TYPAR flashing instructions. That is a product-specific sequence, not permission to omit the flashing details for another system.

Gather compatible materials

  • The selected WRB in rolls wide enough to make the planned runs.
  • Fasteners listed by the WRB manufacturer for the actual substrate: capped nails or staples where permitted, or screws and washers where required.
  • System-compatible construction tape for seams, laps and small punctures.
  • Compatible flashing material for repairs and for the separate window and door details.
  • A tape measure, straightedge or chalk line, knife or shears, and a clean surface for cutting. Use fall protection and other site safety equipment required for the work area.

Keep rolls dry and clean, and protect adhesive products from conditions that the label excludes. Do not substitute general-purpose duct, house or packaging tape for a WRB tape unless the WRB instructions specifically approve it.

Inspect the substrate and plan the runs

Sheathing should be complete, sound and free of protruding nails, sharp edges, loose debris and wet pockets that could damage the membrane. Plan where a roll will stop at a corner, floor line, roof intersection or opening. A layout that avoids unnecessary horizontal and vertical joints reduces the number of locations that must be sealed.

Step 1: Start at the bottom and work upward

Set the first course

Begin at the bottom of the wall with the printed side facing out. Run the first course horizontally and keep its lower edge aligned with the planned drainage and base detail. Pull the sheet snug enough to remove slack, but do not stretch it so tightly that it tears when the wall moves. Smooth the material as you go; wrinkles and creases can create channels behind cladding and make later taping unreliable.

At a corner, carry the first sheet around the turn by at least 12 inches, the minimum stated in the 2020 Building Design + Construction procedure. Measure the turn rather than estimating it, especially when the wall has thick sheathing, furring or a return wall. If the selected product requires a different corner treatment, its current instructions control.

Protect the sill-plate area

Extend the WRB at least 1 inch over the sill plate. The same procedure recommends 2 to 4 inches there for maximum protection. The overlap must remain positioned to drain outward and must not be trapped behind a reverse lap or a discontinuous base flashing detail. Coordinate this edge with the foundation, kick-out, rainscreen or cladding detail shown for the project.

Keep the sheet flat and continuous

Work across the wall rather than building a tall section at one end. Temporarily hold the sheet in place only with the fasteners allowed by the product, then make the permanent attachment pattern in Step 2. If the membrane snags or folds, stop and flatten it before adding more fasteners. A crease hidden under the next course is difficult to find and can remain a drainage obstruction.

Handle corners and changes in plane deliberately

At inside and outside corners, keep enough material on each face to meet the specified lap. Do not cut the membrane flush with a corner unless the manufacturer’s detail calls for that method. Where a wall changes plane, intersects a roof or meets another water-control layer, preserve the shingle direction and follow the project detail rather than improvising a flat patch.

Step 2: Fasten for the substrate and the selected product

Choose the correct fastener

Fastener choice is a system decision. The four-step procedure recommends plastic-capped nails for common sheathed walls and screws with washers over metal frames. The cap or washer spreads pressure over the membrane; a small unprotected nail head can tear the sheet or create a leak path.

Do not transfer a spacing schedule from one WRB to another. Fastener length, corrosion resistance, head size, edge distance and whether staples are allowed can all change with the substrate, cladding and exposure. The project’s structural and manufacturer requirements take precedence over a generic rule of thumb.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Understand the 32-inch schedule in context

For TYPAR BuildingWrap installed over 7/16-inch OSB or 15/32-inch plywood, the TYPAR guide specifies capped nails or staples at 32 inches on center horizontally and vertically. “On center” means the repeated fastener locations are measured from the center of one fastener to the center of the next. That 32-inch pattern is a TYPAR instruction for the named sheathing thicknesses; it is not a universal spacing requirement for every WRB, substrate or wind zone.

Condition Instruction supported by the cited guide What to verify before fastening
7/16-inch OSB TYPAR capped nails or staples at 32 inches on center horizontally and vertically. That the installed roll is TYPAR BuildingWrap and the sheathing is the approved type and thickness.
15/32-inch plywood TYPAR capped nails or staples at 32 inches on center horizontally and vertically. Product approval, fastener size and any project-specific wind or cladding requirements.
Metal framing TYPAR calls for screws with washers. Screw type, washer dimensions, corrosion resistance and spacing in the current guide.
Any other substrate or WRB Not established by these instructions. Use that product’s current installation document and the project specifications.

Install fasteners without damaging the membrane

Keep the membrane smooth while fastening. Seat each cap or washer firmly against the surface without crushing it, cutting through it or leaving a raised edge that can interfere with the next lap. If a fastener misses framing or pulls out, remove or correct it according to the product instructions and seal any resulting puncture with compatible tape or flashing. Do not hide a loose area under cladding.

Fasten enough to secure the sheet before moving to the next course, but do not add an unapproved dense pattern simply because more fasteners seem safer. Excessive punctures increase sealing work and can undermine the membrane if the wrong fastener is used.

Step 3: Overlap courses, then tape joints and penetrations

Build a shingle-style lap

Place the next course above the first so its lower edge overlaps the upper edge of the lower course. The 2020 procedure calls for at least 6 inches of overlap vertically and horizontally; the TYPAR guide likewise specifies a minimum 6-inch course overlap for its system. Maintain that dimension along the full run, not only at the ends.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Think of each joint as a roof shingle: the upper layer is on top, the lower layer is underneath, and gravity carries water toward the exterior. A reverse lap can funnel water into the wall even when the joint looks tight. Mark a 6-inch reference line on the roll or sheathing when necessary, then check it at corners, wall breaks and short pieces.

Join adjoining sheets

At a vertical seam, align the sheets without forcing them to buckle and preserve the required horizontal lap. At a horizontal seam, keep the upper sheet over the lower one. If the roll ends at a corner, continue the planned corner wrap before starting the next wall. Avoid four-way intersections where several cuts meet; if one is unavoidable, use the manufacturer’s detail and seal each layer in the correct order.

Tape seams with a compatible product

Tape every seam identified by the WRB instructions, pressing it onto clean, flat membrane so it bonds across the full joint. The procedure also calls for taping penetrations. Use the selected system’s construction tape; the TYPAR guide names TYPAR Construction Tape for TYPAR BuildingWrap. A tape that sticks to a dry sample may still be incompatible with the membrane, adhesive, temperature range or cladding assembly.

Apply tape after the lap is positioned and fastened, not before a wrinkle is flattened. Rub or roll the tape as directed so there are no fish mouths, lifted corners or unbonded bubbles. If the surface is dusty, wet or contaminated, correct that condition before taping rather than relying on extra strips.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Seal penetrations and temporary openings

Every intentional or accidental penetration deserves a detail: pipes, ducts, electrical lines, brackets, straps, fastener clusters and cuts made for access. The shape and sequence depend on the product, so follow its penetration and flashing diagrams. Do not use a small piece of tape as a substitute for a required boot, sleeve, pan or head flashing at a window or door.

If work stops overnight, protect open edges and partially installed walls from wind damage and rain. Before resuming, inspect the exposed lap and re-establish the shingle direction if the sheet has shifted.

Step 4: Inspect and repair before cladding

Perform a wall-by-wall inspection

Inspect after all courses, laps and penetrations are complete and again after other trades have worked against the membrane. Walk the wall in good light and look for:

  • Tears, punctures, cuts and pulled fasteners.
  • Wrinkles or creases that interrupt the drainage plane.
  • Reverse laps, laps shorter than the product minimum, and exposed lower edges.
  • Loose caps, missing fasteners or fasteners driven through the sheet.
  • Unsealed seams, penetrations and corner transitions.
  • Damage around window, door, utility and scaffold locations.

Mark each defect so it can be repaired before insulation, furring or cladding hides it. Pay particular attention to the bottom edge, corners and areas where ladders or boards rubbed against the membrane.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Repair with compatible tape or flashing

The TYPAR guide directs installers to repair issues with TYPAR Construction Tape or TYPAR flashing. For another WRB, use the repair materials named in that product’s instructions. Clean and dry the area as required, remove loose material, round or stabilize a torn edge if the instructions permit, and extend the patch beyond sound membrane far enough to achieve the specified bond. Press the patch firmly and check its edges for lifting.

A large tear, a damaged corner, a missing section or a puncture at an opening may require a layered replacement rather than a single surface strip. Follow the manufacturer’s repair detail and involve the building-envelope designer or inspector when the damage affects a critical transition.

Release the wall only when it is continuous

Do not let cladding cover a known defect. Record the inspection, repairs and any approved deviations in the project’s quality-control documents. Confirm that later trades understand which areas must remain protected and which tapes or flashings are allowed. Once the membrane is continuous and the opening details are complete, proceed with the cladding system specified for the wall.

Window and door work needs its own flashing instructions

The four-step wall procedure does not explain sill pans, jamb flashing, head flashing, back dams, end dams, integration with house wrap or the order of window installation. Those details control water at the most failure-prone penetrations. Use the current WRB and window manufacturer instructions together with the project drawings.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For TYPAR BuildingWrap, the installation guide’s preferred sequence places the wrap over approved sheathing after framing and before windows and doors. Where units are already installed, the guide directs trimming the WRB close to the frame and following TYPAR flashing instructions. Do not generalize that workaround to a different product without written direction.

Troubleshoot common installation problems

Observed problem Likely consequence Corrective action before cladding
Upper sheet is behind the lower sheet Water can be directed into the joint. Rework the lap so the upper course is on top, then restore the required overlap and tape.
Lap is visibly short The joint may not shed water reliably. Expose enough membrane to meet the selected product’s minimum; add a correctly layered patch if necessary.
Membrane is wrinkled or creased Drainage and tape adhesion can be interrupted. Unfasten the affected area as allowed, smooth it, refasten and reseal punctures.
Fastener head has cut through the sheet The attachment point becomes a leak path. Install the approved replacement fastener or washer and repair the damaged membrane with compatible material.
Tape edge is lifting The seam may admit wind-driven rain. Remove contaminated or poorly bonded tape, prepare the surface as directed and apply approved tape again.
Tear or hole is found after other work Cladding could conceal an active breach. Repair with the system’s tape or flashing; escalate large or complex damage for a designed detail.
Windows were installed first The normal WRB sequence may not be available. Trim close to the frames only where the selected guide allows it, then follow the complete opening-flashing detail.

Final pre-cladding checklist

  • The printed side faces out and the first course began at the bottom.
  • At least 12 inches wraps each corner where the cited four-step procedure applies.
  • The sill-plate overlap is at least 1 inch; 2 to 4 inches is the cited recommendation for greater protection.
  • Every upper course laps over the lower course by at least 6 inches, or by the current product minimum if different.
  • Fastener type and spacing match the WRB, substrate and project requirements. The 32-inch schedule is used only where the TYPAR guide specifies it for 7/16-inch OSB or 15/32-inch plywood.
  • Seams, penetrations, corners and repairs use compatible tape or flashing and are firmly bonded.
  • Window and door openings follow their complete flashing instructions.
  • No tear, puncture, loose fastener, reverse lap or unsealed transition remains before cladding starts.

Sources and scope

The four-stage sequence and the 12-inch corner, 1-inch minimum sill, 2-to-4-inch sill recommendation and 6-inch course-lap figures come from Building Design + Construction’s August 31, 2020 article. The substrate-specific fastening schedule, metal-frame fastener direction, compatible repair materials and opening-sequence notes come from the TYPAR Weather Protection System Installation Guide. Because one source is a 2020 article and the other is a manufacturer’s product guide, neither replaces current local code, approved project details or the latest instructions for the WRB actually being installed.
