How to Find Out Which New Businesses Are Opening Near You

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The most reliable way to find businesses opening near you is to combine four signals: your city or county’s recent business-license records, planning and construction permits, Google Maps listings, and local announcements. No single source is complete. A license or permit can precede an opening by months, while a map listing can be missing or out of date, so verify the status with the business before you travel.

Start with the right geographic authority

Before searching, define the area you mean by “near you”: a ZIP code, a particular neighborhood, a walking radius, or an entire city. Then identify which government authority handles the address. In the United States, a city may license businesses inside its boundaries while a county handles unincorporated territory. A county list may not include addresses in the nearby city, and a city database may exclude neighboring townships.

Identify the licensing jurisdiction

  1. Use the city or county property-search, assessor, or geographic-information page to determine whether the address is inside city limits.
  2. Search that authority’s official website for business license search, recent business licenses, new business list, or active licenses.
  3. If the address is outside city limits, repeat the search on the county site and look specifically for an “unincorporated” business-license division.
  4. For a regional watchlist, record every authority that covers your target neighborhoods. There may be several separate systems.

Terminology and coverage vary by country. The examples below are U.S.-based, where local licensing, planning, and permit portals are commonly separate systems.

Use business-license records for the first official list

A recent-license list is usually the fastest official way to find businesses that have taken a concrete administrative step toward opening. Look for a searchable database or a downloadable monthly list with the business name, address, license date, business category, and ZIP code.

What to search for

  • Date: Filter to the latest month or quarter, then expand the range if the jurisdiction updates infrequently.
  • Category: Search for restaurants, retail, personal services, offices, gyms, childcare, or the local category that matches your interest.
  • Location: Use ZIP-code, neighborhood, council-district, or map filters where available.
  • Status: Distinguish an active license from an application, renewal, cancellation, or closed record.

Clark County, Nevada, publishes monthly license lists for unincorporated areas and allows searches by category, license date, and ZIP code. Its page includes an important warning: “Please note that active licensing as listed below is not confirmation business has officially opened.” Treat that limitation as a rule for every license database, not just that one.

Record each lead consistently

Copy the business name exactly as shown, along with the street address, license date, category, and source page date. A trade name may differ from the legal entity name, and a newly licensed office may not have a customer-facing storefront. Keep a separate field for “confirmed open,” rather than treating “active license” as the final answer.

Look earlier in planning, zoning, and construction records

Permits and planning cases can reveal a future business before it appears in a license list or on a map. They are especially useful for restaurant build-outs, retail conversions, tenant improvements, and changes of use in existing buildings.

Search the main record types

  • Planning applications: Conditional-use requests, site-plan reviews, and entitlement cases can identify a proposed business use.
  • Zoning maps: A parcel’s zoning and overlays can show whether the proposed use needs special approval.
  • Building permits: Tenant improvements, interior remodels, mechanical work, signage, and change-of-use permits may name the project or applicant.
  • Property permit history: A sequence of permits at one address can show that a space is being prepared, even when the tenant’s public brand has not been announced.
  • Certificates of occupancy: Where published, these can indicate that a space is legally ready for its approved use, but they still do not prove the operator has opened to customers.

Examples of local systems

Los Angeles’ ZIMAS provides property-level planning-application and building-permit history. Navigate LA offers maps and reports built from city, county, and geospatial data. Other jurisdictions use different names, so search the official site for planning cases, permit search, property history, tenant improvement, and certificate of occupancy.

When you find a case, record the address, proposed use, applicant or project name, filing date, and current status. An approved application or active permit is evidence of a project, not a promised opening date. Projects can be delayed, redesigned, abandoned, or completed for a different tenant.

Check Google Maps and Google Search for owner-entered opening signals

Search Google Maps or Google Search for the neighborhood plus the category you want, such as “new bakery,” “restaurants opening,” or “fitness studio.” Open promising profiles and inspect the address, category, phone number, website, photos, posts, hours, and status labels.

Understand Google’s opening-date windows

Google Business Profile Help says a verified profile with an owner-entered future opening date can appear up to 90 days before the opening. The guidance states: “After you enter the date and verify your business, your profile shows up on Google 90 days prior to your opening date.” The same help guidance says an opened profile may display a “Recently opened” label for 90 days, and that an opening date can be entered up to one year in the future.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

These are profile-display rules, not a complete local directory. They depend on the owner creating, verifying, and maintaining the profile. A business may be operating without a profile, may use a different name, or may leave an old listing uncorrected.

Use map information as a lead, not proof

  • Compare the profile’s stated opening date with its latest post and photos.
  • Check whether the phone number connects and whether the website has current hours.
  • Look for customer reviews with dates that indicate actual trading activity.
  • Watch for “temporarily closed,” “permanently closed,” or duplicate profiles at the same address.
  • Do not infer that a pin at a construction site means the business is open.

Follow local announcements and neighborhood channels

Grand-opening notices often appear in places that government records do not index for ordinary web searches. Check the official city economic-development office, local newspaper, neighborhood business association, chamber of commerce, downtown partnership, and the business district’s social accounts.

Search targeted phrases

  • “Coming soon” plus the neighborhood or shopping center
  • “Grand opening” plus the business category
  • “Opening soon” plus the street name
  • “New tenant” plus the shopping center or development name
  • “Ribbon cutting” plus the city

These channels are useful for timing and context, but availability is local. There is no universal chamber or news index that covers every community. Treat an announcement as a helpful signal and confirm it against the business’s current profile or direct contact information.

Verify that the business is actually open

Before making a special trip, perform a final check. A license, permit, future opening date, or social post can all predate the real opening.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Open the business’s own current page. Check its website, verified profile, or most recent official post for a date and hours.
  2. Check the latest activity. Look for a recent post, event notice, menu, appointment availability, or other dated update.
  3. Compare hours across sources. Conflicting hours are a warning that the profile may not be maintained.
  4. Call or message the business when the status is unclear. Ask whether it is open to the public today and whether the listed address is correct.
  5. Recheck on the day of your visit. Soft openings, inspections, staffing, and construction delays can change a planned schedule.

For a continuing watchlist, use four status labels: proposed, licensed or permitted, opening date announced, and confirmed open. Add the date you last checked each record.

Compare discovery methods before choosing one

Method How early it may appear Authority of the record Local coverage What it actually signals
Planning applications and zoning records Often earliest Official, document-based Limited to jurisdictions that publish searchable records A proposed use or project; not an opening
Building permits and property history Early to mid-project Official, document-based Varies by city and county Construction or alteration activity; not customer access
Business-license lists Usually before or near opening Official licensing record Depends on the licensing authority and update schedule An active license or application; not proof of trading
Google Business Profile Up to 90 days before an owner-entered opening date Owner-managed platform record Broad but incomplete A claimed opening date, listing, or “Recently opened” label
Local news, chambers, and business groups Usually near the announcement or opening Publisher or organization announcement Highly variable A public notice, event, or grand-opening claim
Direct confirmation Closest to real-time Business-provided information Only for businesses you can identify and contact The strongest practical confirmation, but still subject to change

A repeatable weekly routine

If you only want one new restaurant or shop, the steps above are enough. For several neighborhoods, use a routine so leads do not disappear into browser tabs.

Step 1: Set the area and categories

Write down the ZIP codes, streets, or radius you will monitor and the categories that matter. A narrow definition reduces irrelevant permit records and duplicate map results.

Step 2: Check official license updates

Visit each city or county license page on its publication day or once a week. Download or copy the newest entries, then filter by your categories and ZIP codes.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Step 3: Scan planning and permit records

Search the same addresses and nearby commercial corridors in the planning and building-permit systems. Flag projects that show a proposed commercial use, tenant improvement, signage, or change of occupancy.

Step 4: Cross-check public listings

Search each address and likely business name in Google. Compare the profile’s opening date, posts, photos, website, and hours with the government record.

Step 5: Review announcements

Check local economic-development notices, neighborhood organizations, chambers, and local news for a grand-opening date or ribbon-cutting event.

How construction timelines affect what you see

Permit activity can help you judge why a business appears months before opening. Seattle’s Office of Economic Development published indexed averages for construction permit fees and timelines in a 2026 fee-rate guide: restaurant projects averaged one year and $5,600 in permit fees, beauty salons averaged 11 months and $1,800, and retail stores averaged eight months and $4,700. Those figures are Seattle-specific project averages, not national opening forecasts or guaranteed processing times, and the underlying page should be independently confirmed before being used for a particular project.

In practice, a long permit trail does not necessarily mean a business is late. A project may require design revisions, inspections, utility work, or separate licenses. Conversely, a short permit record does not guarantee a quick opening; a tenant may still be hiring, stocking, or waiting for final approvals.

Common mistakes and how to correct them

Searching only “new businesses near me”

General search results favor businesses that already have established web pages. Add the city, ZIP code, street, shopping center, or category, and search official license and permit portals directly.

Assuming an active license means open doors

Licensing establishes an administrative status. It does not establish public opening hours. Keep “licensed” and “confirmed open” as separate fields.

Confusing formation with a storefront

A state entity record, where available, may show that a company was formed. It may not identify a local address or indicate that customers can visit. Use local license, permit, map, and direct-confirmation checks for storefront questions.

Relying on one map listing

Map profiles can be owner-entered, duplicated, unclaimed, or stale. Compare the listing with current posts, the business’s own website, and a phone call when necessary.

Ignoring jurisdiction boundaries

A county list may cover only unincorporated territory, while a nearby incorporated city uses a separate database. Check the address’s governing authority before concluding that no record exists.

Visiting during a soft opening

A business may advertise a date while limiting hours, capacity, or services. Confirm whether it is fully open, operating limited hours, or accepting appointments only.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

When a paid data service is justified

Most individual searches can be done with government portals, Google, and local announcements at no charge. A paid business-data or prospecting database may be worth evaluating only when you monitor many locations and need consolidated alerts.

Before paying, ask:

  • Which cities, counties, and ZIP codes are covered?
  • How frequently are records updated?
  • Does “new” mean newly formed, newly licensed, newly listed, or recently opened?
  • Are government permits distinguished from confirmed operating businesses?
  • Can you see the source and date for each record?
  • How are duplicates, closed businesses, and changed tenants handled?

Compare a sample of results with the relevant official records before relying on the service. A large database is not automatically more current or more accurate than a local government page.
