How to Evaluate Sustainable Building Materials Before Specifying Them

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The most sustainable building material is not the one with the strongest marketing claim. It is the option that meets the project’s structural, thermal, moisture, fire, acoustic, durability and code requirements with the lowest credible whole-life impact, supported by comparable data. Evaluate candidates in a fixed order: define the job and service life, set a common functional unit, examine whole-life boundaries, normalize EPD data, add material-health disclosures, test practical feasibility, and document the decision in the specification and BIM model.

This approach prevents a low declared carbon value from winning when a product fails in service, needs early replacement, cannot be sourced on schedule or has no realistic end-of-life route.

What “sustainable” needs to mean on a project

Sustainability is a multi-criteria design decision, not a single product attribute. A candidate must first perform its intended job. Record the requirements that cannot be traded away: load capacity, thermal resistance, moisture tolerance, fire performance, acoustics, durability, maintenance access, repairability, code compliance and installation constraints. Then evaluate environmental and health impacts within those boundaries.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

There is no universal sustainable-material score established by the cited standards and agencies. Environmental product declarations (EPDs), life-cycle assessment (LCA) results and health-product declarations (HPDs) provide evidence, but the project team still has to decide how to weight carbon, toxicity information, resource use, durability, cost, supply risk and end-of-life outcomes.

Write the performance brief before looking at products

For each assembly, state what the material must accomplish and how long it is expected to last. Include interfaces with adjacent materials, tolerances, exposure conditions, inspection requirements and the consequences of failure. A lower-impact product that cannot meet a tested fire rating or moisture exposure is not a sustainable substitution; it creates rework, replacement and additional material use.

  • Structural: required strength, stiffness, span, movement limits and connection details.
  • Thermal and moisture: thermal resistance, vapor behavior, water absorption, drying potential and weather exposure.
  • Fire and acoustics: required ratings, smoke performance and sound transmission targets.
  • Durability: expected service life, maintenance cycles, repair strategy and replacement access.
  • Delivery: dimensions, tolerances, handling, storage, installation equipment and sequencing.
  • Compliance: applicable codes, test reports, certifications and authority approvals.

Choose a functional unit and service-life assumption

Products cannot be compared fairly if one declaration covers a kilogram of material while another covers a square metre of installed assembly. Select a functional unit that represents the job the material performs, then state the reference service life and the assumptions used to achieve it. For a wall, that might be a defined area of wall providing specified thermal, fire and acoustic performance for the project’s study period; for a structural element, it might be a capacity delivered over a stated service life.

Keep the functional unit, service-life assumption and system boundary visible in every comparison sheet. If an EPD reports only a declared unit, convert candidates to the project functional unit only when the conversion is technically valid and all relevant performance differences are retained.

Use a whole-life boundary, not a factory-gate snapshot

Whole-life evaluation follows the material from extraction and manufacturing through transport, construction, use, replacement, demolition, waste processing and potential reuse or recycling. The European Commission describes a building’s global warming potential as its contribution to greenhouse-gas emissions during its whole life cycle. Its definition of embodied emissions includes production, transport, the life cycle of materials used for construction and maintenance, demolition and waste management.

Map the stages you will count

  1. Product stage: extraction of raw materials, processing, energy use, manufacturing and packaging.
  2. Transport: movement of raw materials, finished products and, where material to the result, transport to the site.
  3. Construction: site handling, installation energy, losses, temporary protection and disposal of off-cuts.
  4. Use stage: operational effects attributable to the material, scheduled maintenance, cleaning, repair and replacement.
  5. End of life: deconstruction or demolition, transport, processing, disposal, recycling and reuse potential.
  6. Benefits beyond the system boundary: only count future recycling or reuse benefits when the method and allocation rules are stated.

Do not silently compare a product-stage figure with a whole-life result. Record which life-cycle modules are included, excluded or estimated, and make the same choice for every candidate unless the difference is explicitly reported.

Keep the scale of published figures in context

European Commission figures provide useful context but are geographically specific. In 2024, construction and demolition waste represented 40% of waste generated in the European Union, and new construction accounted for 18% of total whole-life-cycle emissions from the EU building stock. These percentages describe the EU building stock and EU waste stream; they are not universal global rates and should not be presented as such.

Read an EPD as evidence, not as a green label

An EPD is a quantified environmental disclosure prepared under programme rules. ISO 14025:2026 specifies principles and requirements for EPD programmes and their associated declarations, with development based on ISO 14040 and ISO 14044 LCA. An EPD becomes useful for specification only when its assumptions align with the project and with the other products being compared.

Check the identity and comparability fields

Before copying a number into a spreadsheet, record the following from each declaration:

  • Product name, manufacturer, manufacturing locations and market or geography covered.
  • Applicable product-category rules (PCR), programme operator and declaration version.
  • Whether the result uses a declared unit or a functional unit, with the exact unit.
  • Included life-cycle modules and any modules reported as not declared.
  • Reference service life, replacement assumptions and the study period.
  • Data sources, electricity mix, transport assumptions, allocation rules and cut-off criteria.
  • Verification status, verifier details and validity dates.
  • Global-warming potential and other impact categories reported by the declaration.

EPA PCR criteria call for defined modules, product types, market coverage and statistical analysis. If one candidate lacks any of these details, mark the comparison as incomplete rather than treating a missing value as zero.

Normalize before ranking global-warming potential

Global-warming potential (GWP) is commonly expressed as carbon-dioxide equivalent, but the unit alone does not make two results comparable. Convert each candidate to the same functional unit, service life and assembly performance. Include replacement cycles when one product lasts longer or shorter than another. Account for installation waste, transport and end-of-life routes where the project boundary includes them.

EPD check Why it affects a comparison Action for the project team
Functional or declared unit Different units may describe different amounts of service. Choose one project functional unit and document any technically justified conversion.
Life-cycle modules A factory-gate result omits stages included in a whole-life result. Align modules or display separate results by module.
Geography and electricity mix Manufacturing and transport impacts vary by location and energy source. Use declarations representing the project supply region where possible and state the geography.
Reference service life Shorter-lived products may require more replacements. Model replacements over the common study period.
PCR and programme Different calculation rules can change reported values. Confirm that declarations follow compatible product-category rules.
Verification and validity Unverified or expired data has weaker evidentiary value. Request current third-party verification and retain the declaration with the submittal.

Do not treat one number as the verdict

Use a comparison sheet that shows the result and its qualification together: for example, “GWP for the declared unit, product stage only, manufacturing geography stated in the EPD, third-party verified, valid on the issue date.” This prevents a product-stage number from being repeated later as if it represented the entire building.

Understand the difference between an EPD and an HPD

EPDs and HPDs answer different questions. USGBC describes EPDs and material-ingredient tools such as HPDs as sources of information on product contents and manufacturing, while the HPD Collaborative defines the HPD Open Standard as a voluntary technical specification for reporting product contents and associated health information.

Document Primary question Typical information What it does not establish by itself
Environmental Product Declaration (EPD) What environmental impacts are associated with this product under stated LCA rules? Impact results, units, life-cycle modules, geography, service-life assumptions, PCR, data quality and verification. That the product is healthy, non-toxic, code compliant or lower impact in every application.
Health Product Declaration (HPD) What ingredients are disclosed and what associated health information is available? Product contents and health information reported under the HPD Open Standard. That the product has low GWP, meets a performance requirement or has no hazard under every exposure scenario.

Use both when carbon and health are decision criteria

Request an EPD for environmental performance and an HPD or equivalent material-ingredient disclosure for health information. Check the reporting threshold, substance identification, proprietary-content treatment and completeness of the disclosure. Then connect the information to the actual use: an ingredient that warrants scrutiny in an enclosed interior may have a different exposure profile in a sealed exterior assembly, but that conclusion requires project-specific professional review.

Do not substitute an HPD for an EPD or an EPD for an HPD. A declaration can be complete within its own standard while leaving the other question unanswered.

Compare the assembly and the design, not only the product

Material choices are affected by geometry, spans, spacing, thickness, reinforcement, connections and installation. Compare complete assemblies that deliver the same performance. A thinner product may need additional framing; a low-density product may require more volume; a material with a long service life may change maintenance access or replacement planning.

USGBC reports that investigating bay dimensions and slab depth can produce a 20–30% positive impact on building life-cycle performance on its current LEED v4 page. This is a design-example context, not a guaranteed saving for a particular product or project. Use it as a reminder to test structural optimization before assuming that a material swap is the largest lever.

Build an assembly-level comparison

  1. Define the performance target and functional unit for the complete assembly.
  2. Set geometry, spans, thicknesses, reinforcement, finishes and connection assumptions.
  3. Calculate quantities for each candidate, including expected cutting waste and ancillary materials.
  4. Apply each candidate’s EPD data to the same life-cycle modules and service-life period.
  5. Add maintenance, repair and replacement requirements.
  6. Check installation energy, site waste, sequencing and interfaces.
  7. Report the result with uncertainties and identify which design change drove the difference.

Test practical feasibility before specifying a preferred option

A declared impact is not a specification if the material cannot be procured, installed or maintained on this project. Confirm practical conditions during design, not after tender.

Feasibility question Evidence to request Failure consequence if ignored
Does it comply with the applicable code and tested performance? Current test reports, certificates, engineering data and installation limits. Redesign, rejected submittals, unsafe performance or approval delays.
Is it available in the required quantity and region? Supplier confirmation, manufacturing location, capacity and lead time. Substitution, schedule slippage or long-distance transport.
Can the site team install it correctly? Method statement, tools, training, tolerances, weather limits and sequencing. Damage, waste, failed interfaces and lower in-service performance.
Can it be inspected, repaired and replaced? Access details, maintenance instructions, spare-product route and replacement interval. Premature replacement or inaccessible repairs.
What happens at end of life? Deconstruction method, take-back or recycling route, local processor and contamination limits. Landfill disposal or an unsubstantiated recycling assumption.
What is the delivered cost and supply risk? Current quotation, minimum order, escalation terms and alternate sources. Budget pressure or a late change to a higher-impact option.

Cost and availability are project variables. If a declaration or supplier has not stated a value, label it as not stated and assign an action owner rather than filling the cell with an estimate that appears authoritative.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use reuse and circular options with documented controls

Salvaged and reused construction and demolition materials can reduce emissions, and the U.S. Environmental Protection Agency identifies them as an emissions-reduction resource. Reuse is not automatic: the project must prove that the item is suitable, traceable and available when needed.

Document a reused product before substitution

  • Condition: inspect, photograph and record damage, contamination, wear and dimensions.
  • Performance: test or verify structural, fire, thermal, moisture or acoustic properties required by the design.
  • Quantity: confirm usable yield after sorting, trimming and rejects.
  • Chain of custody: record source, ownership, removal location, storage and transfer.
  • Schedule: secure the material and define a fallback before committing the construction sequence.
  • End of life: preserve information that enables another recovery or recycling cycle.

Model transport, cleaning, repair, storage and adaptation work. A reuse option with uncertain yield or long storage may not outperform a new product once the complete scenario is counted.

Put the evidence into BIM and the specification

ISO 22057:2022 provides data templates intended to make EPD information machine-interpretable for BIM and usable across design, construction, use and end-of-life. Use structured fields rather than burying a declaration in a general submittal folder.

Minimum data fields for a BIM object or material record

  • Product identifier and manufacturer.
  • EPD programme, PCR, declaration number and version.
  • Issue date, validity date and verification status.
  • Manufacturing geography and market coverage.
  • Declared or functional unit.
  • Reported life-cycle modules and reference service life.
  • GWP and other reported impact categories, with units.
  • HPD or material-ingredient disclosure reference, when required.
  • Installation, maintenance, replacement and end-of-life assumptions used in the model.
  • Source file location and person responsible for keeping the record current.

Write requirements directly into the project specification

State the minimum declaration version, geography, modules, verification and submittal format. Require bidders and suppliers to identify deviations from the basis-of-design assumptions. Require an updated comparison when a proposed substitution changes the functional unit, service life, quantity, transport route, maintenance interval or end-of-life scenario.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For health disclosure, state whether an HPD Open Standard report or another accepted material-ingredient document is required, what reporting completeness is expected and how proprietary ingredients will be handled. Keep the environmental and health requirements separate so a product cannot satisfy one by presenting evidence for the other.

Material health Are ingredients and associated health information disclosed to the required level? Accepted HPD or equivalent disclosure reviewed by the project team.
Resource profile What recycled, renewable or responsibly sourced content is claimed, and how is it verified? Traceable claim with boundaries and percentages stated.
Transport and installation What distances, packaging, site energy and waste are included? Scenario matches the project or differences are modeled.
Durability and maintenance What cleaning, repair and replacement work is required? Maintenance plan and service-life evidence are available.
Reuse, recycling and end of life Can the material be separated and routed to a real local outlet? Documented route, acceptance criteria and chain of custody.
Cost, lead time and supply risk Can the required quantity arrive when needed at an acceptable delivered cost? Supplier confirmation and contingency recorded.
Documentation quality Are declarations current, verified, complete and machine-readable? Submittal meets the specification and BIM data requirements.

Common evaluation mistakes and how to correct them

Choosing the smallest factory-gate number

Why it fails: the number may omit transport, construction, replacement or end-of-life stages and may use a different unit.

Correction: align modules, functional unit, geography and service life before ranking.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Comparing kilograms instead of delivered performance

Why it fails: density, thickness and quantity change when products provide the same structural or thermal function.

Correction: compare the complete assembly that meets the same requirement.

Assuming an EPD proves material health

Why it fails: EPDs report environmental impacts; they do not substitute for ingredient and health disclosure.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Accepting an undated or unverified declaration

Why it fails: data quality, manufacturing location, PCR and validity may have changed.

Correction: record issue and expiry dates, verification status and the declaration version in the submittal register.

Counting a theoretical recycling benefit

Why it fails: the material may be bonded, contaminated, mixed with other waste or unsupported by a local processor.

Correction: document deconstruction, separation, acceptance and transport conditions before assigning an end-of-life benefit.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Making a late substitution without rerunning the assessment

Why it fails: a substitute can change quantity, service life, transport, installation waste or health disclosure.

Correction: require a substitution comparison using the same scorecard and obtain design approval before procurement.

Specification-ready workflow

  1. Set the brief: list mandatory performance, code, durability, maintenance and installation requirements.
  2. Choose the study basis: define functional unit, reference service life, project geography and life-cycle modules.
  3. Shortlist compliant options: reject candidates that cannot demonstrate required performance or supply.
  4. Collect documents: obtain current EPDs, HPDs or equivalent disclosures, test reports, installation data and supplier information.
  5. Normalize the data: convert quantities to the same assembly performance and study period; document assumptions.
  6. Compare impacts: review GWP and other indicators, then examine health, resource, transport, maintenance and end-of-life factors.
  7. Check buildability: confirm lead time, local availability, installation method, inspection, repair and replacement access.
  8. Evaluate circular options: test reused or salvaged materials with condition, quantity, chain-of-custody and schedule evidence.
  9. Record the decision: save the scorecard, declarations, calculations, exclusions, uncertainties and approval.
  10. Embed the requirement: place declaration, verification, health-disclosure and BIM-data requirements in the specification and submittal schedule.
  11. Control substitutions: require the same evidence and recalculation for every proposed change.

What a defensible decision record contains

A reviewer should be able to see why the selected material performs the required function, how its environmental result was calculated, what health information is available, and what practical assumptions make the result credible. Retain the performance brief, functional-unit definition, service-life study period, EPD and HPD records, assembly quantities, life-cycle modules, transport and installation scenarios, maintenance and replacement schedule, end-of-life route, supplier confirmation and approval history.

When evidence is incomplete, state the limitation plainly and identify the decision it affects. “Not stated” is more useful than an inferred value that later appears to be measured. This discipline keeps sustainability claims proportional to the evidence and gives the construction team a clear basis for procurement, submittals and future replacement.
