Compare the total cost for the same dates, then weigh what is included, contract and exit terms, space, location, and the work you will manage yourself. Prices, legal arrangements, and inclusions vary by city, country, provider, and specific unit.
Start with the same dates and the full cost
A weekly PBSA rate and a monthly apartment rent are not comparable until they cover the same period. Choose the dates you expect to live there—such as the academic year—and calculate what each option costs across that whole period. A bundled price can make budgeting easier, but it does not establish that the accommodation is cheaper.

Keep the comparison in one currency and one time unit. For example, if one offer is quoted per week and the other per month, convert both to the same dates rather than comparing their headline figures. Include the full amount due for those dates, even if a payment schedule spreads payments differently. A schedule can affect whether an option is manageable month to month, but it does not by itself change the total rent owed.
If you are considering sharing an apartment, write down the household’s total rent and costs as well as your own expected share. Use the actual agreement to understand who is named, who pays each bill, and what happens if a housemate leaves; do not assume that informal plans automatically change contractual responsibilities. If you would rent alone, compare that solo apartment cost with the PBSA arrangement you would actually choose, not with a hypothetical shared-house price.
For each estimate, note where it came from and whether it is confirmed or still uncertain. A current local utility estimate is more useful than a blank cell, but it is still an estimate until the relevant provider and terms are known. Ask for written details when possible, particularly for charges that depend on usage, services that might be optional, and costs payable before move-in.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsWhat does “bills included” mean?
It depends on the specific offer. Study Australia says electricity and internet are generally included in advertised PBSA rent, while RMIT says utilities and internet are generally separate in private rentals and rental properties are usually unfurnished. These are broad descriptions, not guarantees for every building or lease. Study Australia’s accommodation guidance and RMIT accommodation guidance are useful starting points, but check the property documents.
For either housing type, ask exactly which bills are covered, whether there are usage limits, what happens if a limit is exceeded, and whether any services are billed separately. A lower headline rent can become more expensive after bills; a higher bundled rent can also cost more overall if you pay for facilities you do not need.
Do not treat “bills included” as a complete specification. Ask which utilities are meant, whether internet is part of the price, whether any services are excluded, and what the offer says about limits or additional usage charges. If a provider says bills are included but the agreement has conditions, use those written conditions in your comparison. The same check applies to an apartment: confirm which services you arrange yourself instead of assuming that the rent covers them.
It can help to separate predictability from affordability. A bundled price may make it easier to forecast what is due, because some bills are included in one amount. That convenience is a genuine consideration if you want less administration. But the bundle only saves money if its total cost compares favorably with the apartment’s rent and separate expenses for the same period. Conversely, a private apartment’s lower advertised rent is not enough to show that it is cheaper if you still need to add utilities, internet, furniture, and transport.
Compare the actual space and household arrangement
PBSA does not necessarily mean a private apartment-style unit. It may be a private studio, or a room where the kitchen, bathroom, or other facilities are shared. A private apartment may be rented by one student or shared with friends. Compare the arrangement you would actually occupy, including privacy, usable space, storage, and access to a kitchen and bathroom.

Do not compare a PBSA studio with a bedroom in a shared apartment as though they offer the same living arrangement. If you would share an apartment, divide the rent and household costs according to the actual agreement, and clarify who is responsible for each bill and for the full rent if a housemate leaves.
Read the room or unit description closely. The label “student accommodation” does not tell you whether the room has private or shared facilities, and “apartment” does not tell you whether it is furnished or suitable for sharing. Ask what is included in the specific unit and what the shared areas are. Consider how the arrangement would work for your routines: how much privacy you want, whether you are comfortable sharing a kitchen or bathroom, and how much usable space you need.
Compare like with like where possible. A private studio and a room in a shared home can both be valid choices, but they exchange different amounts of privacy, space, and household responsibility. If your real choice is between those two arrangements, make that explicit rather than relying on a generic price comparison between “PBSA” and “apartment.”
Check what the building and provider actually offer
PBSA is housing designed for students. Offerings can range from private studios to shared rooms with communal areas and facilities. Some properties may offer gyms, study areas, lounges, or other amenities, but the housing label does not guarantee any particular feature. The Scottish Government’s discussion of PBSA describes examples including gyms, swimming pools, parking, and shared social facilities; those examples should not be read as a standard specification for every property in Scotland or elsewhere. Scottish Government research on purpose-built student accommodation
The University of Bath describes PBSA as an option often similar to university-managed accommodation, with bills and utilities frequently included and facilities such as gyms, study areas, or lounges sometimes available. It also characterizes PBSA rent as higher than shared housing. Loughborough University likewise says shared student houses are generally cheaper than PBSA, while noting that utilities and internet may not be included. These are local university guides describing general tendencies, not a universal price rule or a promise about an individual property. University of Bath private-sector accommodation guide; Loughborough University private housing guidance
For each property, verify the room or unit specification, furniture, included bills, internet, maintenance arrangements, access to shared facilities, and any charges for services. Treat an advertised amenity as a benefit only if it is available to you under the offer and matters to your daily life.
Make a separate list of conveniences and ask who provides each one. In PBSA, check what day-to-day support or maintenance arrangements the specific provider offers rather than assuming that every student building handles repairs or shared spaces the same way. In a private apartment, confirm which responsibilities belong to you and which belong to the landlord or building management. This is not only a question of service quality: it also tells you how much time you may spend arranging practical matters after moving in.

A gym, lounge, study area, parking space, or pool may be valuable if you will use it and it is available on the terms offered. If you will not use a facility, it should not be treated as a saving just because it is part of the building’s marketing. The same principle applies to shared facilities: confirm the access included with the unit and whether any separate charge applies.

Review the agreement, payment schedule, and exit options
The contract can change the real cost as much as the weekly or monthly rate. Check the dates covered, payment frequency, deposit terms, any required advance payments, the named parties, and what happens if you want to leave before the term ends. Ask whether the agreement makes you responsible for rent through a fixed period, and whether replacement tenants or cancellations are permitted.
Legal arrangements depend on the jurisdiction and contract type. In England, GOV.UK says students renting from private landlords are likely to have an assured periodic tenancy. It says residents of halls or private halls—which can include PBSA—usually have a common-law tenancy or licence when the private operator has signed the relevant National Code. Such hall contracts are usually fixed-term, normally to the end of the academic year, and a resident may owe rent for the whole period. This is England-specific guidance and should not be applied as a rule in Australia, Canada, Scotland, or other jurisdictions. Read the applicable local guidance and the actual agreement. GOV.UK: Renting as a university student
For a private rental, inspect the lease and the property’s inventory or condition report before agreeing. Study NSW recommends reviewing both, notes that utilities in private accommodation are typically not included, and suggests considering home and contents insurance for private accommodation. Whether insurance is useful or required depends on your circumstances and local rules. Study NSW accommodation guidance
Read the agreement itself rather than relying on a summary, viewing, or verbal assurance. Identify the named parties and the dates covered, then check how rent is paid and which upfront charges are required. Ask direct questions if the contract’s terms for cancellation, early departure, a replacement occupant, or payment through the end of the term are unclear. An answer about flexibility matters only if it is consistent with the agreement and applicable local rules.
Do not assume that a student calendar and a rental contract have the same end date. If you expect to leave before the contract expires, work out what the documents say you may still owe and whether they provide any way to end the agreement earlier. A low weekly rate can be a poor fit if you are committed to paying beyond the period you plan to stay. Equally, a shorter arrangement is not automatically better until you have confirmed its dates, costs, and terms.
For private accommodation, make time to review the inventory or condition report as well as the lease, as Study NSW advises. If you are considering home and contents insurance, check whether it is relevant to your belongings and circumstances and whether local conditions make it useful or necessary. Do not treat insurance as a universal requirement or as a standard charge in every comparison.
Assess location by daily needs, not campus distance alone
A nearby property can still be inconvenient if it is far from groceries, healthcare, or transport. Estimate the cost and time of your usual trips, including the route to campus, shops, health services, hospitals, and emergency services. Study Australia specifically advises checking nearby shopping, health, hospital, and emergency services when assessing accommodation. Study Australia’s accommodation guidance

Apply the same location questions to both options. A PBSA building is not automatically the more convenient choice simply because it is student-focused, and an apartment is not necessarily a better value just because its rent is lower. Consider where the building sits relative to campus and to the shops and services you use, then account for both travel time and cost. If you rely on transport for routine trips, that ongoing expense belongs in the comparison just as much as setup costs do.

Available published figures illustrate why a local, like-for-like comparison matters rather than establishing a universal winner.
| Published figure | What it describes | How to use it |
|---|---|---|
| CAD 900–3,000 per month | EduCanada gives this range for apartment rentals in Canada, depending on bedrooms, neighbourhood, and building age. The result page does not state a publication date. | It is not a current universal Canadian benchmark and does not compare PBSA with an apartment on matching terms. | $650–$900+ per week | UNSW Sydney associates this budget band with modern, high-comfort accommodation options and PBSA examples. The page does not state a publication date. | It is location- and offering-specific, not a general PBSA price. Compare actual properties and contract periods. UNSW accommodation options |
These figures use different currencies, locations, housing descriptions, and units of time. They cannot be compared directly with each other or used to infer whether PBSA or renting an apartment is cheaper in a particular city.
The Canadian range is an apartment-rental reference, while the UNSW figure relates to modern, high-comfort options and PBSA examples in a particular university context. Neither source supplies a matched comparison between a specific PBSA unit and a similar private apartment for identical dates and inclusions. Treat the numbers as illustrations of how much prices can depend on location and offering, not as a budget promise or a way to declare one housing type the winner.
For a decision in a particular city, gather current PBSA offers, comparable apartment listings, local utility estimates, and the tenancy guidance that applies there. Match the dates and arrangement, then compare total costs. The available published figures do not provide a cross-market average that answers “Is student accommodation cheaper than renting?” for every student.
Choose based on the trade-offs that matter to you
PBSA may fit better if you value a bundled, student-oriented setup
- You want student-focused accommodation and a furnished room or studio, provided the specific offer includes the furnishings you need.
- You prefer the convenience of bills or internet being included, after checking limits and exclusions.
- You value on-site facilities or support that the property actually offers and that you expect to use.
- You are comfortable with the contract term and payment obligations, including the possibility of owing rent for a fixed period.
A private apartment may fit better if you want more choice or a different household arrangement
- You want to choose a unit or share a home with friends, and the available space and household terms suit you.
- You are prepared to arrange utilities and internet, and to budget for furniture or setup if the property is unfurnished.
- You have checked the lease, inventory or condition report, repair responsibilities, and any insurance considerations relevant to your situation.
- The all-in cost and location work for your budget and daily routine, not just the advertised rent.
Neither list is a substitute for checking the actual offer: PBSA can differ substantially by property, and private apartments can differ by lease, furnishing, and included services. The best choice is the one whose full-period cost, space, location, and obligations fit your needs.
A final comparison checklist
Before committing, make sure you can answer the same questions for each option:
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
- What exact dates does the agreement cover, and what is the total rent for that period?
- Which bills, internet services, furnishings, facilities, and support are actually included, and what limits or extra charges apply?
- What deposits, advance payments, or other stated upfront costs are due, and when?
- What will transport and any furnishing or setup cost across the same period?
- What is private and what is shared in the arrangement you would occupy?
- Who is named on the agreement, who handles repairs and shared areas, and who manages utilities?
- What do the cancellation, break, replacement-occupant, and early-exit terms mean for what you may owe?
If you cannot answer one of these questions, mark it as unknown rather than filling the gap with an assumption. Ask the provider or landlord, review the written documents, and use the resulting details to update your worksheet. That process makes the comparison more useful than a general claim that PBSA or apartments are always cheaper.

Frequently Asked Questions
Is purpose-built student accommodation cheaper than renting an apartment?
There is no universal answer supported by the available figures. Compare actual offers over the same dates and add utilities, internet, deposits, furniture or setup, transport, and any separately charged services. University guides describe shared student houses as generally cheaper than PBSA in their local contexts, but that is a tendency, not a verdict for every city or property.
Are bills included in student accommodation?
They may be, but check the specific offer. Study Australia says electricity and internet are generally included in advertised PBSA rent; this is not a guarantee for every property. Confirm exactly which bills are included, whether limits or exclusions apply, and whether extra usage can be charged.
Is a private apartment furnished, and are utilities included?
Do not assume either. RMIT says rental properties are usually unfurnished and utilities and internet are generally separate. Check the apartment’s listing and lease, and budget for furniture or setup and bills that you must arrange yourself.

Outbyte PC Repair FREEClear out junk files and repair common Windows errorsFree Scan →Outbyte Driver Updater FREEFix the driver behind crashes, sound loss and screen glitchesFind Drivers →What should I compare if I would share an apartment with friends?
Compare the actual shared arrangement with the PBSA room or studio you would choose, including privacy, shared facilities, total household costs, and your expected share. Check who is named on the agreement, who pays each bill, and what the agreement says if a housemate leaves or rent remains due.
Can I leave a PBSA contract early if my plans change?
Do not assume that you can leave without further payment. Read the cancellation and exit terms and ask what you would owe if you left early. In England, hall contracts are usually fixed-term and a resident may owe rent for the whole period; that England-specific guidance should not be treated as a rule for other jurisdictions.
What should I check before signing a private rental agreement?
Review the lease and the property’s inventory or condition report, confirm the dates and payment terms, and clarify who arranges utilities and internet and who handles repairs. Study NSW also suggests considering home and contents insurance for private accommodation, but whether it is useful or required depends on your circumstances and local conditions.
The Bottom Line
Compare PBSA and a private apartment across the same dates, using the full cost rather than rent alone. Verify bills, furniture, amenities, responsibilities, location, and exit terms in the specific offer and agreement. PBSA may simplify administration; an apartment may offer a different unit or household arrangement. Neither is automatically cheaper or better—the right fit depends on your costs, needs, and the contract that applies where you live.
