How to Compare New-Construction Homes on a Parade of Homes Tour

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The fairest way to compare Parade homes is to use the same written checklist at every stop, separate the model’s decoration from the home’s actual specifications, and verify important answers in builder documents before treating them as purchase terms. Judge each home on expected total cost and inclusions, daily usability, construction details, customization, written warranty terms, and location—not on staging or memory.

A Parade of Homes is usually a scattered-site tour of new homes. It is an efficient way to walk several plans, neighborhoods, and builder displays, but a model is a demonstration of possibilities rather than proof that every finish, appliance, technology feature, or price applies to the home you might buy.

What a Parade of Homes tour can—and cannot—tell you

Parade events differ by market. The organizer may publish a guidebook, website, app, builder directory, map, or suggested routing. Open hours, admission, appointment rules, and whether a home is a model, a listed residence, or still under construction are local details. Check the current information from your event organizer before leaving. For example, Housing First Minnesota describes its Twin Cities tour as a scattered-site event with online information, routing, and builder search (Tour FAQ), while the Northeast Florida Builders Association presents its event as a chance to tour models, explore communities, and speak with representatives (Parade of Homes).

What you can learn on site is how a plan feels at full scale, how rooms connect, what is visible about the materials and systems, and whether the neighborhood suits your practical needs. What you cannot establish from a tour alone is the complete contract price, concealed construction quality, final site conditions, or the precise warranty that will apply. Use the visit to gather comparable evidence and documents, then verify significant answers with the builder.

Build one comparison sheet before you arrive

Prepare a page or phone note for each home with identical fields. Consistent records prevent the most attractive model—or the last home you saw—from becoming the default choice simply because it is easiest to remember.

Category Record at every stop Why it affects the decision
Home identity Builder, community, address or tour number, and whether it is a model, a finished home for sale, an already-sold home, or a plan under construction You need to know whether you are evaluating a specific purchase or an example of what could be built.
Price and inclusions Advertised base price; what that figure includes; lot, design, community, or other additional costs mentioned; and every displayed feature identified as standard or extra A staged model can look substantially different from the price-listed specification.
Everyday layout Room dimensions and proportions, circulation, storage, privacy, daylight, kitchen-to-living connection, stairs, entries, and furniture fit A plan that photographs well may not support your routines or possessions.
Construction and systems Visible workmanship observations, materials named by the representative, mechanical systems, and where written specifications can be obtained A tour provides observations, not a complete inspection or specification set.
Customization and timing Changes still permitted, selection deadlines, design-process steps, and the stated cost of each change Options differ between a completed model and an unbuilt home, and late changes may not be possible.
Warranty and follow-up Warranty provider or administrator, term and coverage as described, claim process, and the location of complete written terms Verbal assurances are difficult to compare or rely on without the actual document.
Community Access, traffic, amenities, nearby services, lot orientation, surrounding construction, and your own neighborhood priorities The address remains after the model finishes are no longer new.

Leave a line for unanswered questions and a separate column for the source of an answer—such as a price sheet, specification sheet, or representative’s name. That makes follow-up precise.

How to prepare for the tour

Shortlist homes that can answer your real decision

Review the event’s current listings and builder information. Filter by a realistic budget, preferred communities, required bedroom or office count, accessibility needs, lot setting, and the layout features that matter most. Organizers provide different combinations of listings, guidebooks, apps, and routing help; E&M Management’s local FAQ is an example of an organizer-published information page (Parade of Homes FAQ). Confirm opening times and appointment requirements for each address. A route that ignores travel time can leave you rushing through the homes most relevant to you.

Define non-negotiables and trade-offs

Write down the routines the home must support: where groceries enter, how laundry is carried, where coats and sports equipment go, whether an older relative needs a main-level bedroom, how many people use the kitchen at once, and what furniture must fit. Separate requirements from preferences. You can then give more weight to a smaller home with the right circulation than to a larger one whose rooms are awkward for your household.

Bring a practical recording method

A notebook, printed checklist, or phone notes app is sufficient. The Denver Parade guide specifically recommends a notebook or phone notes for tracking observations while touring (What to Look for When Touring a New Home). Photographing or recording is subject to the event’s rules, so ask before doing so. Record the home number with every note; otherwise photos of similar kitchens and bathrooms quickly become impossible to identify.

What to look for when touring a model home

Start with the plan, not the finishes

On entry, pause and trace the route from the front door to the kitchen, living space, bedrooms, garage, and outdoor areas. Notice whether people would cross through a work zone, whether a powder room opens directly to a social space, and where deliveries, muddy shoes, or children’s gear would land. Stand in each room rather than judging from the doorway. Check whether a bed, sofa, dining table, desk, or the furniture you already own can fit with usable walking paths.

Look up and down as well as across: ceiling changes, stair placement, sight lines, window locations, and door swings can determine whether a room feels private or exposed. Open closets and cabinets where permitted. Estimate whether pantry, linen, entry, garage, and seasonal storage are adequate; decorative shelving is not a substitute for enclosed storage.

Test light, sound, privacy, and connections

Observe daylight from different sides of the home and ask how the orientation changes at other times of day. Listen for sound transfer between bedrooms, bathrooms, stair halls, and living areas. Check whether a home office has a door and whether bedrooms are separated from entertaining areas. A physical walk-through can reveal flow and room scale that a floor plan or image cannot; the Northeast Florida Builders Association emphasizes touring models and exploring the surrounding community as part of the event experience (Parade of Homes).

Inspect visible details without treating them as proof of hidden quality

Look at trim joints, cabinet alignment, flooring transitions, grout, paint edges, door operation, window operation, and the fit of hardware. Ask what materials and systems are used and where their written specifications are available. Note what is visible, but do not infer that concealed framing, drainage, insulation, wiring, or mechanical installation is correct because a display surface looks good. A Parade visit is not a substitute for an independent professional inspection or for reviewing the construction specifications and contract.

Are the upgrades in the model home included in the price?

Never assume they are. A model is commonly furnished and finished to demonstrate choices, while the advertised price may describe a base plan with a different allowance or specification. Ask the representative to identify each visible item as standard, an available option, a builder package, or a model-only display.

How to compare price fairly

Compare the expected total for equivalent homes, not the largest number on a sign or the smallest advertised base price. For each candidate, list the plan, lot, selected options, site-related costs identified by the builder, and items you would need to add after closing. The available evidence does not establish a universal set of inclusions or fees, so treat every price as specific to that builder, plan, community, and date.

Use the same assumptions for each home. If one model includes window coverings, finished landscaping, upgraded appliances, or smart-home equipment and another does not, mark the difference instead of mentally awarding the first home a “better value.” Ask whether an incentive is temporary, conditional, or tied to a particular lender or closing schedule, and request its written terms. Do not count a verbal promise as part of your budget until it appears in the documents you will sign.

Questions to ask a home builder’s representative

Ask the core questions in the same order at every stop. The Denver guide advises clarifying standard features versus upgrades, asking about warranty and customization, and taking notes (What to Look for When Touring a New Home).

  1. Which finishes, appliances, fixtures, and technology features shown here are standard, and which are upgrades?
  2. What exactly does the advertised price include? Ask separately about lot, design, community, utility, landscaping, and other costs.
  3. Is this home available for purchase, already sold, or a model of what can be built?
  4. Which changes can still be made? Ask for selection deadlines, the approval process, and the price of each change.
  5. What materials and systems are used? Ask where you can read the complete specifications, including equipment models or performance information if supplied.
  6. What warranty applies, who administers it, and how are claims submitted? Request the full written terms, exclusions, and any procedures or deadlines.
  7. Can I take away the floor plan, inclusion list, specifications, and warranty documents?

Use neutral wording and ask the same question even when an answer seems obvious. A representative may be highly knowledgeable, but the person on duty is not necessarily the person who will administer construction, selections, or warranty claims. Record names and the date of each follow-up.

Customization: find out what is still possible

The choices available depend on whether you are considering a completed home, a home already in production, or an unbuilt plan. Ask which construction stage has been reached and what decisions have already been locked. Confirm whether structural changes, electrical locations, windows, flooring, cabinetry, fixtures, paint, landscaping, and technology can still be changed.

Ask for the calendar as well as the price: when selections are due, how revisions are approved, whether change orders carry administrative fees, and what happens if a chosen product is unavailable. A lower-priced option that arrives too late to install may not be a real option. Keep estimates separate from firm written quotes until the builder confirms them.

Warranty and construction documentation

Request the complete warranty before comparing builders. Ask what is covered, for how long, what is excluded, who handles the claim, how emergencies are treated, and whether any maintenance or homeowner action is required. Exact coverage is builder- and contract-dependent; no single warranty term can be assumed from a Parade display.

Also ask for the written construction specifications and any available manuals for installed systems. Compare what is documented rather than trying to judge hidden work from a finished room. If you proceed, arrange an independent inspection appropriate to the home’s stage and local practice. An inspection does not replace contract review, but it can identify conditions a public tour cannot expose.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Compare the community, not just the house

Drive or walk the area if it matters to your decision. Check the route to work, schools, childcare, health care, groceries, transit, recreation, and family. Observe traffic, noise, unfinished lots, sidewalk continuity, street lighting, drainage, and the relationship of the lot to busy roads or shared amenities. Ask about planned phases, association obligations, and amenities, then verify significant details in community documents.

Evaluate access at the times you would actually travel. A beautiful model can lose its advantage if the daily route, parking arrangement, or entry sequence conflicts with your routine. Record lot orientation and nearby homes because privacy and daylight can change as construction continues.

Score the homes after the tour

Complete your notes before visiting another property or, at the latest, at the end of the day. For each home, write a short evidence-based assessment under the same headings:

  • Total expected cost and inclusions: what is documented, what remains unknown, and which displayed features are extra.
  • Functional layout: how the plan handles your routines, storage, furniture, privacy, daylight, and circulation.
  • Location and community: access, services, amenities, setting, and future construction you observed or need to verify.
  • Finish and construction details: visible workmanship, named materials and systems, and documents still needed.
  • Customization: changes available, deadlines, and confirmed prices.
  • Warranty: written terms received, administrator identified, and unanswered questions.

Weight these categories according to your priorities. A buyer who works from home may place more weight on acoustic privacy and a separated office; another may prioritize a main-level bedroom, storage, or a short commute. There is no universally best Parade home—only the one that best meets your requirements at a total cost and risk you understand.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

After the tour: verify before you commit

  1. Sort the comparison sheets while impressions are fresh and identify the two or three homes that genuinely fit.
  2. Contact each representative with the unanswered questions, attaching or referencing the exact plan and feature.
  3. Request the current price, inclusion list, specifications, customization schedule, and complete warranty terms in writing.
  4. Reconcile the written documents with your notes. Mark every difference instead of assuming the newer answer automatically replaces the earlier one.
  5. Investigate the community and lot-specific conditions that could change your decision.
  6. Before signing, have the purchase agreement, allowances, options, completion obligations, and warranty reviewed by the appropriate local professionals.

Keep the final documents together. If an answer matters to your decision, it should be identifiable in the contract, an incorporated specification, an approved change order, or another written document—not only in a conversation during the Parade.

Common comparison mistakes to avoid

  • Choosing from memory: Similar kitchens and staged bedrooms blur together. Use the same worksheet and label every note.
  • Comparing base price with finished appearance: Separate the advertised specification from model upgrades and furnishings.
  • Ignoring the lot and community: A plan’s value changes with orientation, traffic, access, and surrounding development.
  • Assuming a model is available: Confirm whether it is for sale, sold, or only an example.
  • Waiting to ask about deadlines: A preferred option may be unavailable once the home reaches a later construction stage.
  • Accepting verbal warranty assurances: Obtain the complete terms and claim process.
  • Treating a tour as an inspection: Visible finishes cannot establish concealed construction quality; obtain appropriate professional review before purchase.
  • Leaving unknowns unmarked: “Not answered” is useful information. It tells you what must be verified before you compare totals or make an offer.

Product prices and availability are accurate as of the date/time indicated and are subject to change. Any price and availability information displayed on Amazon at the time of purchase will apply.
