How to Compare a New-Launch Apartment With Ready-to-Move Homes in Pune

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

There is no universal winner. A new-launch apartment may have a lower quoted price, but you must price GST where applicable, construction-period housing and loan costs, and delivery risk. A ready-to-move home may cost more at the outset, yet it can be inspected, occupied sooner and evaluated against actual building documents. Choose only after comparing like-for-like carpet area, specifications, parking, statutory charges, financing and the dates filed for the specific Pune project and building.

Start with the decision that actually matters

Compare the two homes as complete transactions, not as two headline prices. For each shortlisted apartment, obtain a written, unit-specific quotation and record every amount you will pay before occupation. Then add the cost of waiting, including rent or other accommodation, loan interest and any fit-out needed before the home is usable.

As an Amazon Associate I earn from qualifying purchases.

A ready-to-move label is not proof that a particular building and unit can legally be occupied. A launch brochure’s possession month is not a guaranteed handover date. Your comparison should therefore answer four questions:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • What is the all-in amount for the same usable area and specification?
  • When can this exact unit be occupied lawfully and practically?
  • What evidence supports the promised date, quality and inclusions?
  • Can your cash flow tolerate the wait and the uncertainty?

The right answer changes with your move-by date, current housing cost, loan structure, risk tolerance and whether you will live in the apartment or rent it out. Do not use a citywide average or a generic “launch discount” to replace unit-level evidence.

Understand what you are comparing

New-launch or under-construction apartment

You are committing before the building and, often, the apartment are complete. The contract should identify the sanctioned plan, carpet area, specifications, payment milestones, promised possession date and remedies for delay. A sample flat illustrates a finish; it is not the delivered unit. Your exposure includes construction progress, changes approved under the project rules, financing during the build and the possibility that the filed completion timeline moves.

Ready-to-move home

You can normally inspect the actual apartment, common areas, access roads and neighbourhood activity. You can test water pressure, ventilation, daylight, mobile reception, lifts and visible workmanship instead of relying on a model. “Ready” still requires documentary confirmation for the relevant building and unit, including the applicable completion or occupancy documentation and the seller’s authority to transfer. If a seller cannot produce the documents, treat the marketing term as unverified.

Build one all-in cost sheet

Use one worksheet for both properties. Keep recurring ownership costs separate from one-time transaction costs, and mark every figure as quoted, calculated or still to be verified.

Cost line New launch Ready to move What to verify
Apartment consideration Contracted price for the specified unit and carpet area Agreed price for the actual unit Carpet area, floor, orientation, view and inclusions
GST, if applicable Check legal timing and supply conditions Check whether the relevant completion/occupation event and consideration timing remove the construction-service charge Written tax treatment and supporting documents
Stamp duty and registration Current Maharashtra schedule for this buyer and location Current schedule for this buyer and location Registration authority or conveyancing professional
Other disclosed charges Parking, floor-rise, infrastructure, club, maintenance deposits, utilities and documentation charges Society deposits, transfer charges, parking and utility connections Itemised quotation and agreement clauses
Financing cost Interest on staged disbursements and any pre-EMI period Interest from the drawdown used for purchase Lender sanction, disbursement schedule and rate assumptions
Housing while waiting Rent, temporary accommodation, storage and moving twice if possession slips Usually limited to the time needed to complete the purchase and move Your actual monthly outlay and move-by date
Fit-out and repairs Handover defects, appliances, wardrobes, lighting and other work excluded from specifications Inspection-based repairs, replacement of old fittings and renovation Snag list, specification schedule and quotes
Ongoing charges Maintenance after handover, property tax and utilities Maintenance, property tax and utilities from possession Society budget, meter status and seller’s paid-receipt record

Do not hide an unknown amount inside a single “miscellaneous” line. Write “to be verified” and identify who must confirm it. A quotation that omits a statutory charge is not evidence that the charge is zero.

GST: check the legal event, not the sales label

GST depends on the character and timing of the supply. The Central Board of Indirect Taxes and Customs (CBIC) rate table describes construction services intended for sale as taxable except where the entire consideration is received after the required completion certificate or after first occupation, whichever is earlier. The official wording is: “except where the entire consideration has been received after issuance of completion certificate, where required, by the competent authority or after its first occupation, whichever is earlier.” See the CBIC GST rate table and the CBIC statutory text.

  • Both tools are designed to fit into difficult to reach spaces
  • Complete a wide range of applications with a high-performance motor that delivers up to 300 UWO, and an impact driver delivering up to 1,400 in-lbs of torque

  • One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips

Under the post-2019 rate structure shown by CBIC, the total GST rate is 1% for an affordable residential apartment and 5% for other residential apartments, subject to the scheme’s conditions. Whether a particular apartment qualifies is not established by the words “affordable” or “ready” in an advertisement. Ask the promoter or seller to state the applicable rate, the legal basis and whether the quoted consideration includes or excludes GST.

Questions to put in writing

  • Has the competent authority issued the required completion certificate for this building?
  • Has any unit in the building been first occupied, and when?
  • When will the entire consideration be received under the proposed payment schedule?
  • Is the quoted price inclusive of GST, and is the rate 1% or 5% under the applicable conditions?
  • Which party bears a later tax demand if the stated treatment is challenged?

Keep the reply with the agreement and payment schedule. A ready-to-move advertisement without the underlying certificate and timing evidence is not enough to assume exemption.

Stamp duty, registration and other statutory amounts

The amount payable varies with the transaction, buyer, location, instrument and current Maharashtra schedule. The information available here does not establish one Pune-wide stamp-duty or registration percentage that is safe for every buyer. Obtain a current calculation directly from Maharashtra’s registration authority or a qualified conveyancing professional for your exact property and buyer profile.

Ask for a split between consideration, stamp duty, registration fee, local cess, GST (if any), and every promoter or society charge. Confirm whether the price is based on carpet area and whether parking is separately documented. Never compare a ready home’s “all-inclusive” verbal quote with a launch home’s base price.

Price the time you spend waiting

Accommodation and duplicate outgoings

For a launch purchase, estimate the months between your current lease end and lawful occupation of the new unit. Multiply your actual monthly rent and unavoidable housing charges by that period, then add a contingency for a later handover if your finances cannot absorb one. If you would move twice, include transport, brokerage and storage that you would not incur with an immediately usable home. Do not substitute a generic Pune rent assumption for your own lease or family arrangement.

Loan drawdown and EMI schedule

Ask the lender to model the staged disbursements in the promoter’s payment plan. Record interest during construction, pre-EMI or full EMI treatment, rate-reset assumptions and the date amortisation begins. A ready purchase may start the full repayment earlier but can eliminate months of rent; an under-construction purchase may spread principal payments while creating a longer period of housing cost. Compare the cash-flow calendar, not just the advertised interest rate.

Value of earlier use

If you need a home by a fixed school, job or family date, earlier occupation has a real value that belongs in the worksheet. For a rental strategy, use only rent evidence for the specific micro-market and building; the available material does not establish a standard Pune rent, yield, delay assumption or appreciation forecast. Do not count an assumed price increase as a guaranteed benefit of waiting.

Verify possession and project dates on MahaRERA

MahaRERA publishes project-registration and update resources, including guidance on project updates and building-wise completion dates. Start at the MahaRERA project-registration page and review the project’s own filing rather than a search snippet or brochure.

  1. Search the exact project name, promoter and Pune location. Check that the result matches the tower, phase and survey details shown in the quotation.
  2. Open the registration record and note the registration number, sanctioned phases, declared completion date and the buildings covered.
  3. Read the latest promoter updates and the building-wise completion information. Record the date of each filing, not merely the month stated by a salesperson.
  4. Compare the filed date with the agreement’s possession clause, grace period, extension language and delay-compensation provision.
  5. Check amendments, complaints, orders and uploaded approvals that could affect the specific building or phase. A registration for one phase does not prove another phase is complete.
  6. Before signing or making a major payment, re-open the record and save the current documents. Dates and uploaded information can change.

An estimated possession date is a planning input, not a guarantee. If the promised date is absent, inconsistent or later than your required move-by date, treat that mismatch as a decision issue rather than a sales detail.

Use completion and occupancy documents correctly

Ask to see the document issued by the competent authority for the relevant building and the date on which it became effective. Confirm that the apartment is included, that utilities and access are operational, and that the seller can deliver possession under the contract. For a resale, request the conveyance or sale-chain documents, society records, paid dues and any permission required for transfer.

For an unfinished project, ask what remains between the current construction stage and occupation: approvals, testing, utility connections, common-area work, fire compliance, lift commissioning and handover inspections. Do not infer completion from an exterior photograph or a partly furnished sample apartment.

Compare evidence about the actual home

Inspect a ready apartment systematically

  • Measure rooms and check that the usable area matches the agreement and plan.
  • Operate taps, flushes, switches, windows, doors, exhausts, lifts and intercoms.
  • Look for seepage, cracks, hollow tiles, damp cupboards, poor slope, rust and unfinished edges.
  • Visit at more than one time of day to assess heat, noise, traffic, odour and parking access.
  • Check the approach road, drainage, power backup, water source, waste handling and common-area maintenance.
  • Record defects in a signed snag list with a completion date before final payment where the contract permits.

Test a launch promise against documents

For a new launch, match the approved plan and specification schedule to the agreement. Identify brand or model substitutions, change-control rights, balcony and terrace treatment, parking allotment, common facilities, possession conditions and maintenance handover. Ask which features are contractually promised and which appear only in visual material. A model flat cannot establish the actual light, view, workmanship or construction quality of a future unit.

Make the price comparison genuinely like for like

Use carpet area as the primary size measure and compare the same configuration, floor band, orientation, view, parking arrangement, storage and included fit-out. Separate a lower price caused by a smaller or less desirable unit from a genuine price difference. Confirm whether the ready home’s furniture, appliances or renovation are included and assign a defensible value to them.

Distinguish an asking price from an executed registered agreement. A private Pune data service, Zomefy, displayed a median registered rate of ₹9,283 per square foot of carpet area on 13 October 2026. Its dashboard says the figures are based on registered sale agreements and promoter filings. This is a dated, private dashboard measure—not a government statistic, professional valuation or price for your apartment. Use it only as context, then verify the underlying filings and adjust for locality, building, floor, age, condition and transaction date at Zomefy’s live Pune dashboard.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Do not treat that median as evidence that a launch quote is cheap or that a ready home is overpriced. Two apartments at the same carpet-area rate can differ materially in legal status, specification, access, defects and time to occupation.

Interpret delay information without turning it into a probability

The same dashboard displayed 90 Pune projects past their completion date on promoters’ latest filings on 13 October 2026. That count is based on those filings and is not a measured probability that a new project will be delayed, nor does it predict the delay for your project. Use it as a reason to inspect the specific MahaRERA record, construction evidence and contract remedies—not as a forecast.

For your project, compare the latest filed completion date with construction progress, approvals and the agreement. Ask what happens to interest, rent, compensation and cancellation rights if the date slips. Have a contingency plan for accommodation and cash flow before you sign.

Account for contract and legal risk

Read the agreement with the quotation and every annexure together. Confirm the carpet area and permitted variation, payment milestones, cancellation terms, delay consequences, defect liability, common-area handover, parking rights, maintenance start date and responsibility for taxes and charges. Ensure the promoter’s entity and the project registration match the document you sign.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For a resale, verify title and encumbrance information, the seller’s identity, previous agreements, society share certificate or equivalent records, property-tax receipts, utility dues, loan release and any pending notices. A conveyancing professional can check matters that a price comparison cannot. Transaction-specific tax and legal advice remains necessary; this guide does not replace it.

Choose according to your situation

Your priority What to favour Conditions that could change the answer
Must move by a fixed date A documented, inspectable home with a realistic handover schedule Do not rely on “ready” without the relevant building documents and operational utilities
Can wait and has a strong cash buffer A new launch may be workable if filings, contract and staged cash flow are satisfactory Include rent, interest and a delay contingency; a lower base price alone is insufficient
Wants to inspect workmanship and surroundings Ready to move Inspect for defects and verify title, dues and completion documentation
Needs predictable monthly outgoings Whichever option produces the clearer payment and occupation calendar Model loan disbursement, rent, GST and all statutory charges before booking
Buying for rental use The option with evidence of tenant demand and a workable possession date Do not insert an unsupported rent, yield or appreciation forecast

Use a simple decision rule: reject any option whose legal status, all-in cost or timing cannot be documented. Among the remaining options, choose the one that meets your move-by date and leaves enough cash for overruns, repairs and an emergency reserve.

A practical comparison workflow

  1. Write your non-negotiables: move-by date, maximum monthly housing outlay, minimum carpet area, location and parking requirement.
  2. Collect identical information for each unit: carpet area, floor, orientation, specifications, parking, price and every charge.
  3. Obtain a transaction-specific GST view and current stamp-duty and registration calculation; do not rely on a generic online percentage.
  4. Download the relevant MahaRERA registration, latest updates and building-wise dates. Save the versions you used.
  5. Inspect the ready unit or, for a launch, verify approved plans and contractual specifications. List what is observable and what remains uncertain.
  6. Model three cash-flow cases: on-time possession, a moderate delay that your finances can absorb, and the maximum delay before you must exit or change housing.
  7. Have a conveyancing professional review title, agreement, tax treatment and statutory payments before signing or paying a non-refundable amount.
  8. Re-check project filings and the written cost sheet immediately before execution. Resolve every “to be verified” line or price it as a risk.

Questions to ask before you pay a booking amount

  • Which exact building, wing, floor, carpet area and parking space does this quote cover?
  • What completion or occupancy document applies to this building, and where can I inspect it?
  • Which GST rate is being charged, on what legal basis, and is it included in the quoted price?
  • What are the latest MahaRERA-filed completion dates and the agreement’s enforceable possession date?
  • Which charges can change after booking, and what written cap or calculation applies?
  • What happens to my payments, interest, rent and cancellation rights if possession is delayed?
  • What defects, approvals, dues or title issues remain unresolved?

Bottom line for Pune buyers

A new launch is not automatically cheaper, and a ready-to-move home is not automatically safer or better value. Decide from a documented, like-for-like total: unit price, GST where legally applicable, current statutory charges, financing, waiting-period housing, fit-out and likely repairs. Verify the specific project’s MahaRERA filings and the building’s completion or occupancy evidence, inspect what can be inspected, and treat private dashboard figures as context rather than valuation. The better purchase is the one whose cost, date and legal status you can prove—and whose cash flow still works if the optimistic scenario does not.
