Clean outside windows in this order: inspect first, remove dry debris, rinse loose dirt, wash with a low-suds solution, squeegee while the glass is still wet, then detail the edges, tracks, screens, and mineral spots. For most homes, this is a 1- to 3-hour project and a low-cost maintenance task if the windows are safely reachable from the ground or a stable platform.

The part many homeowners underestimate is not the soap. It is the access, the glass type, and the residue. On our job sites, we treat exterior glass as part of the building envelope. While we clean, we are also looking for failed caulk, clogged weep holes, cracked panes, soft trim, bad glazing, and sprinkler or mortar damage. That is the difference between a quick wipe-down and useful home maintenance.

Most homeowners can clean first-floor exterior windows with about $25 to $75 in supplies if they already own a hose and basic ladder. Professional window cleaning in 2026 commonly runs about $150 to $450 per residential visit, with many national averages clustering around $150 to $302 and a typical job near $221. Step 1: Pick the Right Time and Inspect the Windows

Start on a cool, cloudy day, or work in early morning or late afternoon. Direct sun dries cleaning solution before you can squeegee it off, which is one of the fastest ways to create streaks. Before water touches the glass, walk the outside of the house and inspect each window. Look for cracked glass, loose grids, torn screens, failed seals, missing caulk, soft or rotted trim, clogged weep holes, loose glazing putty, and water stains below the sill. If you see fogging between insulated panes, cleaning will not fix it; that usually means the sealed glass unit has failed.

Also identify the glass and frame risks. Tempered glass, coated glass, tinted glass, low-E surfaces, and post-construction glass can be damaged by the wrong pad or scraper. Vinyl, aluminum, wood, fiberglass, stone surrounds, painted trim, and metal cladding all tolerate cleaners differently. Check Access Before You Commit

For second-story windows, the safest DIY method is usually from the ground with an extension pole or water-fed pole, not from a ladder. If you cannot reach the glass while keeping stable footing and control of the tool, price the job professionally instead of forcing it.

Do not lean far from a ladder to reach the last 12 inches of glass. Move the ladder. Overreaching is one of the common setups for a fall. Keep the ladder on firm, level ground, maintain three points of contact when climbing, and do not work above a height where you are uncomfortable controlling both your body and the tool. Professional crews use specific ladder practices, fall protection, and access equipment because height changes the risk profile quickly.

Tools and Materials You Need

You do not need a complicated kit, but you do need the right basic tools. Paper towels and a spray bottle are fine for a bathroom mirror. They are inefficient on exterior glass because they lint, smear dirt, and make it hard to keep a wet working edge.

A simple solution is 1 to 2 teaspoons of mild dish soap per gallon of warm water. More soap is not better. Too much detergent leaves residue, attracts dirt, and requires more rinsing. If you prefer a ready-made cleaner, an ammonia-free glass cleaner is a safer default around many finishes. EPA Safer Choice labeling can be a useful filter when choosing lower-risk household cleaning products.

Vinegar is popular, but we do not treat it as an all-purpose construction cleaner. It can help with light mineral film in some cases, but it is not always strong enough for hard-water stains. It can also be a poor choice around natural stone, some metals, and sensitive finishes if overused or allowed to sit. If you use vinegar, keep it diluted, test first, and rinse nearby materials.

Step 2: Remove Dry Debris, Screens, and Loose Dirt

Dry debris comes off before washing. Brush cobwebs, insect debris, leaves, loose grit, and dirt from the frame, sill, tracks, and screen. This step keeps grit from becoming an abrasive slurry when you start scrubbing. On job sites, this is the same reason we sweep or vacuum before wet cleaning finished surfaces.

Remove screens where practical and wash them separately. Lay each screen on a flat, clean surface, brush both sides gently, rinse with low water pressure, and let it dry before reinstalling. Avoid bending the frame or stretching the mesh. Labeling screens by room with painter’s tape can save time on larger homes, especially where sizes vary by opening.

After dry brushing, rinse the glass and frame with a gentle hose spray. Do not use a pressure washer on windows. High-pressure water can damage seals, drive water behind siding or trim, strip paint, force water into wall cavities, and turn a small caulk gap into a leak. If the window cannot be cleaned with ordinary water pressure and hand tools, the issue is usually residue, minerals, or construction debris rather than simple dirt.

Work From the Top Down

Clean the highest reachable windows first, then move down. Dirty rinse water runs downhill. If you clean lower windows first, you may have to redo them after upper windows drain over the finished panes. The same logic applies within each window: wet the top edge first and manage runoff as you work.

Step 3: Wash With a Low-Suds Solution

Dip the scrubber in your cleaning bucket, squeeze off excess water, and apply solution across the glass from edge to edge. Keep the pane wet but not flooded. For ordinary pollen, dust, and road film, a microfiber scrubber and mild dish soap are enough. Work the corners and perimeter because that is where dirt collects behind screens and trim.

Use light to moderate pressure. If a spot does not release after a few passes, stop and identify it. Hard-water deposits, paint overspray, stucco, mortar dust, silicone, adhesive, and tree sap require different handling. Scrubbing harder with the wrong pad can scratch glass or damage coatings.

For divided lites or French panes, use a smaller scrubber and squeegee sized to the glass. These take longer because every muntin creates more edges to detail. That is one reason professional pricing rises on homes with many small panes even when the total glass area is not large.

Be Careful With Post-Construction Glass

Construction debris is not normal dirt. Mortar, concrete splatter, stucco, paint, silicone, and metal fragments can scratch glass permanently if dragged under a scraper or abrasive pad. Tempered glass can also contain fabrication debris that makes scraping risky. Test a small area first, check manufacturer guidance where available, and treat heavy debris removal as specialty work.

Step 4: Squeegee Before the Glass Dries

Squeegee while the glass is still wet. Start at the top and pull down in straight vertical strokes, or use a controlled S-pattern if you are comfortable with it. Overlap each pass by about 1 inch so you do not leave wet lines. Wipe the rubber edge with a clean cloth after each pull. Keep the Squeegee rubber wet, clean, and sharp.

A useful pro habit is to use vertical strokes outside and horizontal strokes inside, or the reverse. If you see a streak later, its direction tells you which side of the glass needs touch-up. This is especially helpful on large panes and patio doors.

If the squeegee chatters, the glass may be too dry, the blade may be dirty, or you may be using too much pressure. Rewet the pane lightly and pull again. If the blade leaves repeating lines in the same place every pass, the rubber is nicked or hardened. Replace it. Squeegee rubber is inexpensive compared with the time wasted chasing streaks.

Manage Runoff

Exterior cleaning water should not carry concentrated chemicals, paint chips, mortar residue, or oily debris into storm drains. For normal soap-and-water window cleaning, use minimal detergent and avoid oversaturating walls, soil, and paved areas. If you are removing construction residue, heavy mineral deposits, or paint, contain debris and rinse water as much as practical. Storm drains generally lead to waterways, not a treatment plant.

Step 5: Detail Edges, Sills, Tracks, Screens, and Spots

The squeegee cleans the field of the glass. The final detail work makes it look professional. Immediately wipe the perimeter with a dry microfiber cloth, especially the top corners and bottom edge. Edges are where drips restart streaks after you think the pane is done.

Wipe the sill, frame, and accessible tracks. Clear weep holes so water can drain as designed. Do not pack debris deeper into the track with a wet rag. Use a small brush first, then wipe. Reinstall dry screens only after both the screen and surrounding frame are clean. A dirty screen can make clean glass look dusty again after the first rain or breeze.

Step back 10 to 15 feet and inspect the window from an angle. Streaks often show better from the side than straight on. Touch up small misses with a lightly damp microfiber cloth, then dry the area with a second cloth. Avoid chasing every mark with more soap; many final streaks are residue from too much cleaner.

How to Handle Hard-Water Stains

Hard-water stains are mineral deposits, often from sprinkler overspray or repeated drying of tap water on hot glass. They usually appear as cloudy spots or white rings that do not wipe away with normal soap. Mild deposits may improve with a glass-safe mineral remover or a carefully diluted vinegar solution, but always test first and protect adjacent stone, metal, paint, and landscaping.

Do not use abrasive pads, dry powders, or razor blades unless you know the glass type and the manufacturer’s cleaning limits. The best fix is prevention: redirect sprinklers so they do not hit glass, and rinse exterior panes before mineral-heavy water dries in the sun.
