Pre-painted steel usually needs less washing than painted surfaces that are sheltered from rain. Roof faces that receive regular rainfall are often naturally rinsed, but soffits, wall cladding under eaves, garage doors, gutter undersides and other rain-shielded areas should be washed at least every six months. In coastal marine-salt-spray locations, or where airborne dust, dirt or industrial fallout is high, shorten the interval to every three months.
The finish is best protected by a simple routine: inspect first, remove loose debris without scratching the coating, rinse with fresh water, then use a mild soap solution only where dirt remains. Avoid abrasive tools, solvents and vigorous scrubbing. If you find red rust, significant fungal growth or coating breakdown, investigate the cause and use the relevant technical guidance rather than trying a stronger cleaner.

What routine does pre-painted steel need?
Maintenance depends more on exposure than on the fact that the sheet is steel. Rain-washed roof planes may need no additional routine wash when they remain visibly clean. Areas that rain cannot reach collect dust, salt, bird deposits, airborne pollution and organic matter, so they need deliberate cleaning.
| Surface or exposure | What to do | Suggested interval |
|---|---|---|
| Roof faces regularly washed by rain | Inspect for debris, stains, organic growth and corrosion. Rinse or clean when inspection shows contamination. | No fixed extra wash is needed when rainfall keeps the surface clean; inspect as part of normal maintenance. |
| Soffits, wall cladding under eaves, garage doors, gutter undersides and other sheltered surfaces | Wash with fresh water; use mild soap only for dirt that remains. | At least every six months, following BlueScope Steel TB-4, revision 11, January 2021. |
| Unwashed surfaces in coastal marine-salt-spray areas | Wash before salt deposits remain on the coating and inspect more frequently. | Every three months under the same BlueScope schedule. |
| Unwashed surfaces exposed to high airborne dust, dirt or industrial fallout | Use the shorter interval and respond to visible deposits between scheduled washes. | Every three months under BlueScope TB-4. |
BlueScope’s bulletin states: “Regular cleaning of exterior BlueScope coated steel products in unwashed areas is required.” That instruction applies to the coated steel products covered by the bulletin; it is not a universal warranty rule for every pre-painted steel product. Check the documentation for your specific sheet, coating system and installation.

A LYSAGHT/BlueScope homeowner guide published on 23 May 2023 gives approximately the same six-month interval for sheltered surfaces and three-month interval for higher-exposure conditions. Treat those figures as a practical planning baseline, then adjust for what your building actually receives: salt-laden wind, industrial emissions, construction dust, tree debris and persistent dampness can all increase the cleaning need.
Before you start: inspection and safety
Cleaning should begin with an inspection, not a bucket of detergent. Walk the ground around the building and examine accessible cladding, gutter lines, downpipes, eaves, sheltered roof edges and other rain-shielded areas. Look for:
- Leaves, twigs, seed pods and accumulated dirt.
- Dust or industrial deposits that form a persistent film.
- Green, black or other organic growth, especially where moisture stays on the surface.
- Dark marks in ponding-prone areas.
- Metallic staining or red rust around gutters, fasteners, laps and cut edges.
- Blistering, flaking, chalking beyond normal weathering, scratches or other coating damage.
- Blocked gutters or downpipes that allow dirty water to sit against the sheet.
Photograph or record recurring deposits and the locations where they appear. A repeated mark may indicate a leaking fastener, blocked gutter, incompatible metal, trapped moisture or another source that cleaning alone cannot correct.

Roof access and fall protection depend on roof pitch, height, fragile areas, weather, edge protection, ladders, local law and the particular building. The maintenance resources for LYSAGHT products link to separate roof-access guidance, but a general cleaning article cannot safely prescribe a route or equipment list for every roof. Do not walk onto a roof simply because it looks low or robust. If the roof cannot be inspected from a safe position, use current local safety guidance and a qualified person who can assess access and fall protection.
Never work in wet, windy or otherwise unstable conditions. Keep people below clear of falling debris, and do not lean a ladder against gutters, flashings or coated sheets unless a competent professional has confirmed a safe setup.

Tools and cleaning solution
The recommended kit is deliberately ordinary:
- A clean garden hose or another source of fresh water.
- A soft-bristled brush or leaf blower for loose debris.
- A sponge, soft cloth or soft-bristle nylon brush for washing.
- Warm water and pure mild soap or a non-abrasive dishwashing detergent.
- A bucket, if the product instructions permit its use, and clean water for rinsing.
- Collection bags or another way to gather leaves and dirt before disposal.
A soft-bristle nylon cleaning brush is useful for stubborn dirt because it reaches profiles without the cutting action of metal fibres. It is an aid, not a requirement: a soft cloth or sponge is suitable for many areas.
Products and tools to keep away from the finish
Do not use abrasive scourers, steel wool, scouring powder or hard-edged tools. Do not use solvent-type products such as turpentine, petrol, kerosene, paint thinner or sugar soap on the exterior coated steel identified in BlueScope TB-4. Do not compensate for an unsuitable cleaner by scrubbing harder. Abrasion can leave a permanent change in gloss or expose the coating and zinc/aluminium layer beneath it.
The available guidance recommends hosing and gentle hand cleaning; it does not specify a pressure-washer pressure, nozzle or distance. A pressure washer is therefore not necessary for this routine, and no setting should be assumed safe for your particular coating, laps, flashings or seals.
Step-by-step cleaning procedure
1. Plan around exposure, water and runoff
Choose a time when the surface can be rinsed immediately after washing and when weather will not force you to leave detergent drying on the sheet. Check local water restrictions before using a hose. If the roof drains to a rainwater tank, plan to isolate or divert the tank inlet as appropriate for your system and prevent detergent runoff from entering it. Avoid hard, mineral-rich water such as bore water where possible; it can leave deposits that make a clean surface look stained.
2. Inspect and document the condition
Check the roof edge, gutters, cladding joints, fasteners and sheltered sections before disturbing deposits. Note rust, coating damage, fungal growth and ponding stains separately from ordinary dirt. If the same deposit returns after cleaning, keep the record so its source can be investigated.

3. Remove loose debris without scratching
Use a soft-bristled brush or leaf blower to move leaves, twigs and loose dirt. Gather the material for disposal instead of washing it into gutters and downpipes. Avoid shovels, scrapers and other hard tools: they can gouge the paint film, bend flashings or damage gutter coatings. Work gently around fastener heads, laps, ridge pieces and sealants.

Hose the surface with clean fresh water, starting at the upper portion of an accessible section and working so loosened dirt does not settle on an area you have already cleaned. Include sheltered roof edges, gutter surfaces and the underside of eave gutters where practical. Fresh water alone may remove dust, salt and loose pollution; do not add detergent unless a rinse leaves bonded dirt behind.
5. Mix a mild solution only when needed
For dirt that remains, use pure mild soap or a non-abrasive dishwashing detergent in warm water. Follow the detergent’s own dilution directions if it provides them; do not make the solution stronger on the assumption that concentration is safer. Apply it with a sponge, soft cloth or soft-bristle nylon brush. Clean a small, inconspicuous section first and observe the result before continuing.
6. Wash gently, without letting solution dry
Use light pressure and short, controlled strokes. Do not attack a mark with a dry abrasive pad or repeatedly rub one spot. If a deposit does not respond to mild washing, stop and identify it rather than escalating to solvent or aggressive scrubbing. Keeping the surface wet helps prevent soap and loosened dirt from drying back onto the coating.
7. Rinse immediately and thoroughly
After each washed section, rinse with fresh water until no soap film or loosened residue remains. Pay attention to profile valleys, laps, gutter folds, around fasteners and below horizontal trims. Detergent left behind can attract dirt and may affect nearby components. Keep rinse water out of a rainwater tank.

8. Repeat gently only if necessary
A second mild wash is preferable to one forceful attempt. If two careful passes do not remove the mark, classify it as a possible stain, metallic deposit, fungal growth or coating problem and seek the relevant technical advice.
9. Recheck drainage and record the result
Confirm that gutters and downpipes are free of the debris you removed and that water is not ponding because of a blockage. Record the date, areas cleaned, exposure conditions and any unresolved defects. This makes the six-month or three-month schedule practical rather than a reminder that is easily forgotten.

Leaves, twigs and organic debris
Remove these dry or with a light rinse using a soft brush or leaf blower, collect them and dispose of them. Organic debris holds moisture and can keep a sheltered coating wet, while blocked gutters can create dirty overflow lines and ponding.
Salt and airborne dust
Salt spray and fine dust are reasons to use the three-month interval in exposed coastal or industrial settings. Start with fresh water so soluble deposits are carried away without grinding them into the coating. If a film remains, use the mild soap method and rinse completely.

Green or black fungal growth
Significant fungal growth is not simply a cue to use a stronger household chemical. Inspect the moisture source and follow the relevant BlueScope technical guidance. Persistent shade, blocked drainage or a leaking detail may need correction, otherwise the growth can return after cleaning.

Ponding-area staining
Dark or mineral-looking marks where water stands may indicate a drainage problem, not a dirty paint surface. Check the slope, gutter condition and obstruction before attempting repeated washing. Do not scrape the mark away.
Metallic staining and red rust
Orange or red staining around gutters, fasteners, laps or cut edges should prompt a search for the source: exposed metal, damaged coating, incompatible contact, trapped moisture or corrosion of a fitting. Remove loose surface debris gently, but do not use steel wool, abrasive scourers, solvents or aggressive rubbing. Follow the applicable technical bulletin or obtain qualified advice before repair and recoating.
Visible coating breakdown
Blistering, flaking, peeling or unexplained loss of coating is a condition issue rather than an ordinary cleaning task. Photograph it, record where and when it appeared, and consult the product documentation or a qualified professional. Stronger detergent can conceal the evidence while making the damage worse.

| Question | Rain-washed roof face | Sheltered or unwashed area |
|---|---|---|
| Does rainfall regularly reach it? | Usually yes, so loose dust and salt may be naturally rinsed. | Often no, because of eaves, overhangs, geometry or enclosure. |
| Typical contamination concern | Leaves, ponding marks, gutter overflow, corrosion or organic growth at localised points. | Deposits build over a wider area: dust, salt, dirt, pollutants and bird or plant residue. |
| Routine approach | Inspect and clean when contamination is visible; do not wash automatically just because the roof is steel. | Schedule fresh-water washing and use mild detergent only where rinsing is insufficient. |
| Interval named in the guidance | No additional fixed wash interval when rainfall keeps it clean. | At least every six months; every three months for coastal salt spray or high dust, dirt or industrial fallout. |
Scheduling maintenance for your building
Use the interval that matches the least-washed, most contaminated parts of the installation. A building may have rain-cleaned roof planes and heavily sheltered wall panels, so one annual date for everything can leave the vulnerable areas untouched for too long.
- Mark sheltered cladding, soffits, garage doors, gutter undersides and roof sections behind parapets or overhangs.
- Assign a six-month inspection-and-wash cycle to those areas as the minimum starting point.
- Change the cycle to three months where marine salt spray, airborne dust, dirt or industrial fallout is high.
- Inspect after unusual events such as nearby construction, bushfire smoke, industrial releases, severe storms or long periods of leaf fall.
- Bring forward cleaning when deposits remain visible or when gutters begin to retain organic matter.
- Keep records of cleaning, defects, repairs and the water-catchment arrangements used.
The schedule is a maintenance starting point, not a substitute for the product warranty. Coating systems, environments and warranty conditions differ, so compare the interval and approved-cleaner advice with the manufacturer’s documentation supplied for your sheets and flashings.
Water, tanks and environmental limits
Fresh water is the default because it removes loose contamination without introducing an aggressive chemical. Respect local water restrictions, especially during drought or seasonal limits. Where roof water is collected, do not allow detergent or dirty first-flush water to enter the tank. Follow the tank manufacturer’s or local authority’s procedure for isolating and restoring collection.
Hard mineral-rich water, including bore water, can leave a residue. If it is the only available source, test a small hidden area and rinse particularly thoroughly, but fresh mains or rainwater that is suitable for the surface is preferable where permitted.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesWhen cleaning is not the right next step
- You cannot reach the roof or upper cladding without an assessed fall-protection system.
- There is widespread fungal growth, unexplained coating failure or recurring corrosion.
- Rust is concentrated around fasteners, gutters, laps or cut edges and its source is unclear.
- A mark remains after two gentle mild-cleaning passes.
- The coating, flashing, sealant or gutter has been physically damaged.
- Detergent runoff could contaminate a rainwater tank and cannot be controlled.
In these cases, stop cleaning and obtain the relevant BlueScope technical guidance or qualified inspection. The objective is to preserve the coating and correct the cause, not to make a stubborn symptom disappear temporarily.
Quick Recap
A concise maintenance checklist
- Inspect rain-washed and sheltered surfaces separately.
- Set six-month washing for unwashed areas, or three months in coastal salt-spray and high dust, dirt or industrial-fallout exposure.
- Check local water restrictions and prevent detergent entering rainwater tanks.
- Remove leaves and loose dirt with a soft brush or leaf blower; collect it.
- Rinse with fresh water before considering detergent.
- Use only mild pure soap or non-abrasive dishwashing detergent in warm water for remaining dirt.
- Apply with a sponge, soft cloth or soft-bristle nylon brush.
- Test an inconspicuous area, use light pressure and rinse immediately and thoroughly.
- Never use steel wool, abrasive scourers, hard tools, turpentine, petrol, kerosene, paint thinner or sugar soap on the coated finish.
- Escalate fungal growth, metallic staining, red rust and coating breakdown instead of using stronger chemicals.
- Record what you found and what you cleaned so the next inspection can target recurring problems.
