There is no universally correct “best” lift or brand. Start with a project brief and traffic study, freeze shaft and machine-space requirements early, then compare suppliers on identical technical, compliance and whole-life-service terms.
Use IS 17900 Part 3 Section 1:2023 as the planning starting point, confirm the version of the National Building Code and state or city rules that apply to the site, and appoint qualified elevator professionals to turn the brief into an approved design.

What “the right elevator” means in a residential project
An elevator is an installed building system, not a catalogue item. The correct specification must move residents and essential goods safely at the busiest times, fit the available shaft and civil structure, remain accessible, and be supportable by a local maintenance team for the life of the building.
Bureau of Indian Standards describes IS 17900 Part 3 Section 1:2023 as covering “the requirements of traffic planning and selection of new passenger lift installations in office, hotel, hospital, and residential buildings.” It also says the document enables the number and configuration of lifts, their main specifications, and civil dimensions to be determined early when the building’s size and intended use are known. That sequence matters: traffic and layout should precede a decision based on a nominal kilogram rating or a vendor’s standard package.

A proposal is useful only when it shows how those inputs led to its car count, capacity, speed and dimensions.
Start with a project-specific lift brief
Give every bidder the same written information. A common brief prevents one supplier from pricing a generic product while another prices a complete, engineered installation.
Site and authority information
- City, state and the authority that will approve the building and lift.
- Adopted building bye-laws, fire requirements, state lift act or rules, and the inspection or operating-licence process identified by the authority.
- Construction programme, target installation date and the stage at which shaft and equipment-room dimensions will be frozen.
Building and occupancy information
- Total building height, floor count, travel height and every proposed stop.
- Number of flats, expected resident population, visitor demand and staff or housekeeping movement.
- Expected peak periods, such as morning departures, evening arrivals, school runs, moving days and refuse collection.
- Whether the lift will carry passengers only or also furniture, goods, stretchers, hospital beds or maintenance equipment.
Physical and electrical constraints
- Architectural clear shaft width and depth, pit depth, overhead and entrance arrangement.
- Available machine-room space or the constraints for a machine-room-less arrangement.
- Basement, podium and service-floor access, including any level that must be served by a service or stretcher-capable car.
- Available electrical supply, standby or emergency power strategy and the location of controllers and communication equipment.
- Structural openings, waterproofing responsibilities, ventilation, drainage and builder’s-work boundaries.
Access and emergency requirements
- Required clear door opening and internal car dimensions for wheelchair users, mobility aids, prams and, where relevant, stretchers.
- Reachable controls, raised or Braille buttons, handrails, audible announcements and visual floor displays.
- Emergency alarm and two-way communication, automatic rescue or other rescue arrangements specified by the design and authority.
- Firefighter or fireman’s-lift functions where the applicable rules require them.
Attach drawings showing the shaft, pit, overhead, entrances and adjacent rooms. Ask bidders to mark their required dimensions directly on those drawings and identify every deviation from the brief.
The Tool Desk

A lift’s rated capacity is only one input. A car can have a high nameplate capacity yet provide poor service if the number of cars, service floors, dispatch arrangement or peak demand is wrong. Conversely, adding capacity or speed without a traffic case can consume valuable space and capital without solving the actual bottleneck.
What the traffic study should disclose
- Population and occupancy assumptions, including how many residents are expected per dwelling.
- Peak arrival and departure periods and the proportion of residents, visitors and service users in each period.
- Number of floors and stops served by each car, including whether a service car bypasses or shares residential floors.
- Proposed number of cars, rated capacity and speed, with the calculation method and software or planning model identified.
- Expected handling and waiting performance under the stated assumptions, with the limits of the model explained.
- Sensitivity to future occupancy, a change in flat mix, a new service floor or a change in access control.
Toshiba’s guidance identifies passenger capacity, service floors and numerical traffic calculation as inputs to determining the number of cars. Any general speed rule of thumb from a supplier is vendor guidance, not a universal Indian requirement; require the project-specific reason for the proposed speed.
Questions to put to every bidder
- What population and peak interval did you use?
- How many cars are required, and what happens if one car is out of service?
- Which floors does each car serve, and how are service, goods or stretcher movements separated from resident traffic?
- What capacity and speed did you select, and what calculation supports them?
- What waiting or handling result does the model predict, and under what assumptions?
- Which changes to occupancy or floor use would require a redesign?
Do not accept a capacity or speed as “standard for this building type” unless the supplier supplies the assumptions and calculation behind it.

Freeze shaft and civil requirements before construction
Lift selection can change the shaft, pit, overhead, entrance and machine-space requirements. BIS’s planning standard explicitly brings civil dimensions into the early selection process. If those dimensions are left until after structural work, the project may face expensive rework, reduced car size or a non-compliant arrangement.

- Finished clear shaft width and depth, not only the rough structural opening.
- Pit depth, pit access, waterproofing, drainage and safe working provisions.
- Overhead height, including clearances for equipment and rescue operations.
- Entrance width, landing depth, door type and any smoke, fire or pressurisation interface required by the design.
- Machine-room dimensions, access route, ventilation and load-bearing requirements where a machine room is used.
- Controller, drive, communication and electrical-panel locations.
- Basement, podium, roof and service-floor stops, including floor-to-floor dimensions that differ from typical residential levels.
Require a signed builder’s-work schedule with the quotation. It should state what the lift contractor supplies and what the civil, electrical, fire and architectural trades must provide. “Standard shaft” is not a sufficient description.
Choose the lift arrangement only after the brief is known
Residential projects may consider passenger, service, goods, stretcher or fireman’s-lift functions, and different equipment arrangements such as machine-room-less or machine-room designs. The evidence does not support declaring one arrangement universally best. Selection should follow the traffic study, civil constraints, authority requirements and service strategy.
Passenger lift
Use the traffic analysis to establish car count, capacity, speed, stops and door dimensions. Confirm whether the passenger car must also accommodate furniture, prams, mobility devices or emergency use.
Service or goods lift
Separate service movement can protect resident availability and finishes during deliveries, housekeeping and maintenance. If a service car is expected to support stretcher movement, verify the required internal depth and the authority’s interpretation rather than assuming that a nominal “service” label is enough.
Stretcher or bed capability
Specify the stretcher or bed envelope, turning approach, door opening and the floors that must be served. A lift described as stretcher-capable by a supplier still has to fit the approved shaft and satisfy the applicable rule.

Fireman’s lift
Fireman’s-lift requirements depend on the adopted code and local rules. Identify the required fire mode, protected approach, emergency power and controls in the fire strategy and approval drawings.
Machine-room-less and other layouts
A machine-room-less proposal may help where a separate room is difficult, but it still has equipment, access, heat, maintenance and rescue implications. Compare the complete civil and service requirements rather than treating the layout label as a benefit by itself.
Accessibility must be designed, not added at handover
Accessibility affects the car, door, landing, controls, signs and emergency communication. Put those requirements into the architectural and lift brief before the shaft is built.
Punjab example: dimensions in a jurisdiction-specific regulation
Punjab’s 2024 standardized building regulations provide a concrete example for public buildings and group housing. They specify at least one accessible lift with an internal width and depth of 1.50 m by 1.50 m, a minimum clear entrance of 900 mm, handrails at 0.90 m, and a control-panel height between 0.90 m and 1.10 m. The same provision calls for raised or Braille buttons and voice announcement with a visual display.
These figures are not a nationwide Indian threshold. Confirm the current rule, scope and interpretation with the authority for the actual state and city, and coordinate them with the adopted building and accessibility provisions.
Accessibility checklist for the proposal
- Clear entrance measured after finishes and door hardware are installed.
- Internal car dimensions and turning space for the intended users.
- Handrails, reachable controls, raised or Braille buttons and tactile identification.
- Audible floor and direction announcements plus visual indicators.
- Landing visibility, level accuracy, lighting and a safe path from the accessible entrance.
- Emergency communication usable by people with hearing, speech or mobility limitations.
Verify Indian approvals and state-specific rules
NBC 2016 is a national model code; Part 8 Section 5A concerns lifts. It is a reference point, not a substitute for checking what the local authority has adopted and amended. Confirm the current national provisions, state lift act or rules, local building bye-laws, fire approvals and the authority’s permission, inspection and licence process.

Punjab thresholds illustrate why geography matters
Punjab’s 2024 regulation lists passenger lifts in residential buildings above 15 m, a service lift in high-rise residential buildings above 24 m, and a fireman’s lift in high-rise buildings above 15 m. It lists a stretcher or bed lift for high-rise buildings above 30 m and says a service lift may also serve as a stretcher lift when its depth is at least 2,100 mm.
Those thresholds belong to that Punjab document and should not be applied across India. The same regulation places responsibility for obtaining necessary permissions before and after installation, and for subsequent operation, on the premises owner. Public-use licensing follows state law where it is in force. Ask the architect, lift consultant and approving authority to identify the exact documents and sequence for the project.
Approval documents to request in the contract
- Approved lift drawings and calculations coordinated with the building and fire submissions.
- Equipment specifications, certificates and conformity documents for the supplied model and installation.
- Inspection, testing, commissioning and handover records required by the authority.
- Operating licence or permission documents and the party responsible for each submission.
- Maintenance and inspection records in the format required by the applicable rules.
Compare supplier proposals on equal terms
Issue one brief, one drawing set and one response template. Require each bidder to identify assumptions, exclusions and deviations in the same locations. A low headline price can conceal civil work, electrical work, testing, documentation, emergency equipment or maintenance that another bidder has included.
Technical comparison matrix
| Item | Require from every bidder |
|---|---|
| Planning basis | Population, peak periods, stops, traffic calculation, proposed car count and the reason for capacity and speed. |
| Car and doors | Rated capacity, speed, internal dimensions, clear door opening, door arrangement and finishes. |
| Civil requirements | Clear shaft, pit, overhead, machine-room or machine-room-less arrangement, entrances and builder’s-work drawings. |
| Safety and access | Applicable standards, emergency communication, rescue or automatic-rescue arrangement, accessibility features and fire functions. |
| Energy | Project-specific estimate, calculation method, standby behaviour, lighting and any stated efficiency classification. |
| Delivery scope | Installation, testing, commissioning, authority coordination, handover documents and every civil or electrical exclusion. |
| Service | Local staff, service hours, emergency response, preventive-maintenance tasks, spare-parts policy, warranty and AMC terms. |
| Commercial basis | Total cost over the proposed contract period, taxes, escalation, exclusions, payment milestones and assumptions. |
Require like-for-like energy evidence
Ask how the energy figure was produced and what operating profile it represents. Standby behaviour, lighting, controls, traffic pattern and power quality can change actual use. A label or classification from one product cannot be treated as an independent ranking of all alternatives.
Require a service plan that can be audited
Identify the nearest service team, normal and emergency contact channels, response commitment, preventive-maintenance frequency, included parts and exclusions. Request sample maintenance and breakdown records or the digital format that will be handed to the society. CII’s 2026 lifts-sector publication highlights digital inspections and maintenance records, modernization, accessibility and energy efficiency as active sector concerns; those subjects are useful contract questions, not proof that any supplier is superior.
Use product specifications as examples, not as a universal answer
Schindler India lists its Schindler 1000 for low- to mid-rise residential use with manufacturer-stated specifications of 408 kg and 544 kg capacities, maximum travel of 40 m, maximum 16 stops, speed of 0.63–1.0 m/s, a machine-room-less layout and Class A under ISO 25745-2. These are specifications for that product as published when reviewed, not an independent recommendation or a standard that every Indian building should adopt.

Use any named model in this way: verify current specifications, dimensions, approvals and local service terms for the actual project, then compare equivalent information from other bidders.
Planning tools can support, but not replace, professional design
Mitsubishi Elevator India describes its EZ-Assist tool as supporting passenger-traffic calculation, layout drawings and lift specifications, with registration required. A supplier-side tool can help prepare options, but it is not independent approval or a substitute for checking the assumptions, civil drawings, code compliance and authority process with the project team.
Contract and handover protections
Make the accepted brief and traffic assumptions contractual. The agreement should state the approved car count, capacity, speed, stops, dimensions, accessibility features, emergency functions, energy method, testing obligations, documentation and service scope.

Common selection mistakes and how to avoid them
Choosing by capacity alone
Problem: a kilogram rating is selected from a brochure without population or peak-traffic analysis. Fix: require the traffic assumptions, car count, speed and expected service result in every proposal.
Leaving the shaft until after structural work
Problem: the chosen equipment does not fit the built pit, overhead or entrance. Fix: freeze equipment-specific civil dimensions before construction and verify them by survey.
Applying another state’s thresholds
Problem: Punjab figures or a generic internet checklist is treated as an all-India rule. Fix: identify the adopted code, current state rules, local bye-laws and approving authority for the exact site.
Treating a vendor label as comparative proof
Problem: a traffic rule of thumb, efficiency class or planning-tool output is presented as independent evidence. Fix: compare the underlying assumptions and obtain equivalent data from all bidders.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteAccepting an incomplete lowest bid
Problem: civil work, testing, licensing, emergency equipment or maintenance is excluded. Fix: use the same scope matrix and require every exclusion to be priced or clearly assigned.
Adding accessibility at the end
Problem: the car or entrance cannot meet the required clear dimensions after finishes. Fix: place accessibility dimensions, controls, announcements and emergency communication in the initial architectural and lift brief.
