Choose fiber cement facade panels as part of a complete ventilated wall system, not as isolated sheets. The right specification combines the intended surface and joint pattern with available panel dimensions, thickness, fixing method, fire documentation, cavity ventilation, insulation, maintenance requirements, and local approval.
Start by defining the appearance, then verify the exact product’s technical documents and installation details. A smooth, large-format panel fixed with colour-matched screws is a different design and engineering solution from a textured board on concealed undercut anchors. Neither a fire classification nor a warranty can be transferred from one product to another.

Begin with the facade outcome, not the brand
Write a short performance brief before comparing products. It should state the building’s location and exposure, required fire behaviour, target thermal performance for the whole wall, preferred joint layout, acceptable fixing visibility, panel module, colour range, maintenance expectations, and the approvals required by the local authority or building-control body.
Fiber cement is a rigid, factory-made cladding material formed from cementitious binders and reinforcing fibers. It can provide a durable exterior face, but it is not the wall’s insulation, weather barrier, or structural frame. Those functions come from the coordinated assembly behind it. Product literature can describe resistance to moisture, frost, pests, or fading, yet those statements apply only within the manufacturer’s stated product and warranty conditions.

Choose the visual profile and finish
Smooth or natural surfaces
A smooth or natural fiber-cement face gives a restrained, monolithic appearance. Large sheets reduce the number of horizontal or vertical breaks, so joint alignment and edge accuracy become especially noticeable. The natural surface may show subtle manufacturing variation that is part of the intended character; confirm the appearance with a physical sample rather than a screen image.
Textured surfaces
Textured panels add shadow and tactile depth. Texture can make small colour variation less obvious, but it also changes how the facade reads at different distances and in low-angle sunlight. Ask for a full-size sample or a representative mock-up that includes the proposed joint width, corner treatment, and fixing heads. A small sample cannot show how texture repeats across a multi-storey elevation.
Metallic and special effects
Metallic-look finishes reflect daylight differently from matt surfaces and can reveal waviness, fastener alignment, or uneven substructure more readily. Check the direction of any grain or sheen and specify whether panels may be rotated. Confirm that the selected coating and cleaning method are suitable for the site’s pollution, salt, or industrial exposure.

Colour and sample control
Colour shown on a monitor is not a reliable approval sample. Record the manufacturer’s colour reference, sheen, texture, and batch or production requirements in the schedule. Review a physical sample in daylight and, where possible, under the building’s planned lighting. Include a replacement-panel strategy because a later production batch may not match an aged elevation exactly.
Panel orientation and composition
Many systems permit vertical or horizontal panel orientation, but the choice affects joints, flashing, cutting waste, and cavity airflow. Draw the elevation with real panel modules before ordering. Resolve corners, window reveals, parapets, plinths, and penetrations in the same drawing; otherwise, attractive field panels can be undermined by improvised narrow strips at the perimeter.
Confirm format, thickness, weight, and edges
Never infer dimensions from another manufacturer’s catalogue. Confirm the exact product’s available length, width, thickness, mass per square metre, allowable tolerances, and maximum unsupported span. These values determine handling, lifting, substructure spacing, fixing loads, and the amount of material that can be carried safely by installers.

As one manufacturer-specific reference, James Hardie’s Hardie Panel page lists 8 mm and 11 mm options, dimensions up to 3048 × 1220 mm, and a large-format board format. Those figures apply to the cited Hardie Panel range and must be checked against the current technical sheet for the market and variant being specified.
Thickness selection
Thicker boards may provide a different visual edge, handling behaviour, impact resistance, or fixing capacity, but thickness alone does not establish performance. Ask for the tested fixing spacing, maximum cantilever, impact classification where relevant, and required edge distances for the chosen thickness. A change from one thickness to another can require a different screw, rivet, bracket, or subframe layout.
Edge treatment and cutting
Specify whether edges are factory-finished, square-cut, bevelled, or intended to receive a touch-up coating after cutting. Detail cut edges at corners, reveals, and penetrations so the cementitious core is protected as required by the installation guide. Confirm dust-control procedures for site cutting and identify which operations are permitted: EQUITONE, for example, describes cutting, perforating, milling, and printing as customization options in its ventilated-facade offering, but each operation remains subject to the selected product’s instructions.
Handling and waste
Large panels can be awkward even when their mass per square metre appears moderate. Plan storage flat and dry, protect corners, and define lifting equipment and crew numbers. Lay out the cutting plan before purchase, including openings and reusable off-cuts. Ordering by nominal area alone can leave a shortage of full-width pieces or an excess of unusable strips.
Select fixing and joint appearance together
Visible fixing
Visible screws or rivets make installation and future replacement straightforward. Colour-matched heads can recede into the panel, while contrasting fixings can become a deliberate grid. Set out fixing lines consistently and use the specified washers, sleeves, and edge distances. James Hardie describes visible fixing with colour-matched screws or rivets for its system; that description does not authorize substituting generic fasteners.
Concealed fixing
Concealed systems create a cleaner face but add components, tolerance requirements, and inspection points. James Hardie describes undercut anchors and brackets for concealed fixing. Verify the approved anchor type, drilling method, panel thickness, bracket adjustment, and minimum substrate strength. A concealed system is not simply a visible screw moved behind the board; it is a tested assembly with its own installation sequence.

Open joints and movement
Open-joint ventilated facades rely on deliberate gaps, cavity barriers where required, and flashings that manage water. Joint width, backing colour, insect protection, and fire-stopping must be shown in the details. Align joints with window and door geometry where possible, but do not reduce the manufacturer’s minimum gap or fixing edge distance to achieve a visual line.
Substructure compatibility
Fixings must match the support: timber and metal rails have different pull-out behaviour, corrosion risks, thermal movement, and allowable spacing. Confirm whether the system permits direct fixing, rails, clips, or brackets, and identify the required corrosion class for the site. Include electrical, signage, rainwater, and external-shading attachments in the coordination model so later trades do not drill through an unapproved zone.
Read fire documentation for the exact product and assembly
Fire classification belongs to a specific product, thickness, finish, and test or assessment scope. James Hardie’s product page states an A2-s1,d0 classification for Hardie Panel. In the European classification system, “A2” denotes a limited-contribution-to-fire class, “s1” the lowest smoke-production category, and “d0” no flaming droplets or particles under the classification test. Use the manufacturer’s declaration and the jurisdiction’s rules to determine what that classification means for the proposed building.

Do not treat a cladding classification as proof that the entire external wall meets a required reaction-to-fire or resistance-to-fire standard. The wall build-up may include insulation, membranes, rails, cavity barriers, and windows that change the result.
Documents to request
- Current declaration of performance or equivalent conformity document for the exact panel.
- Reaction-to-fire classification report, including thickness and surface finish.
- Evidence for the proposed wall assembly where regulations require a system test or assessment.
- Installation guide covering joints, cavity barriers, penetrations, and fire-stopping.
- Any market-specific approval, technical assessment, or CE/other conformity marking documentation.
The Hardie Panel page also states ETA certification, CE marking, and compliance with EN 12467. Treat those as manufacturer statements for the cited product and verify that the documents are current and valid in the project jurisdiction.
Design the ventilated wall as one assembly
Cavity and airflow
An open-joint or drained-and-ventilated facade needs a continuous, correctly sized cavity with drainage paths and openings protected against insects and fire spread. Map the airflow from base to top and around windows, corners, parapets, and changes in plane. James Hardie describes installation on ventilated timber or metal substructures and warns that horizontal framing can block rear ventilation. If horizontal rails are unavoidable, use the documented counter-batten or spacing arrangement that preserves airflow.

Weather barrier and flashings
The panel is the outer screen, not the sole waterproofing layer. Specify the sheathing, weather-resistive barrier, flashings, drips, sills, end dams, and sealant interfaces as a sequence. Ensure that water entering an open joint can drain without soaking insulation or collecting at the base. Sealant should be used only where the system requires it; sealing every joint can trap moisture and defeat ventilation.

Insulation and thermal performance
Fiber-cement boards are not primary insulation. James Hardie’s FAQ gives an approximate thermal conductivity of 0.23 W/m·K for its fiber-cement boards and describes their contribution to the external wall as modest and dependent on the complete assembly. Use the project’s U-value calculation for the insulation thickness, thermal bridges, airtight layer, fasteners, windows, and junctions. Do not apply the 0.23 W/m·K figure to another manufacturer’s panel without that manufacturer’s technical data.
Openings and penetrations
Windows, doors, vents, lights, balconies, and service penetrations interrupt the cavity and are common leakage points. Draw head, jamb, and sill details showing support, tolerances, flashing, drainage, and fire-stopping. Provide independent support for heavy attachments rather than hanging them from the panel. Allow movement around penetrations and retain the specified edge distances.
Check durability, maintenance, and warranty terms
Ask what the warranty covers, for how long, and under which installation, cleaning, storage, and inspection conditions. James Hardie states a 15-year warranty for Hardie Panel and describes resistance to moisture, frost, pests, and fading. That is a product-specific warranty claim, not a universal service-life guarantee for all fiber-cement facades.
Maintenance plan
- Inspect joints, flashings, fixings, corners, and the base of the cavity at the intervals required by the product literature.
- Remove dirt with the approved method; avoid abrasive pads, aggressive solvents, or pressure settings that can damage a finish.
- Check for cracked boards, loose fasteners, coating damage, blocked vents, and staining below openings.
- Record repairs and replacement batches so future colour variation can be managed.
Environmental exposure matters. Coastal salt, freeze-thaw cycles, industrial deposits, pollution, sheltered damp elevations, and impact-prone ground floors may require different finishes, fixings, protective details, or cleaning intervals. Obtain written suitability confirmation when the site falls outside normal exposure assumptions.
Use a documented comparison instead of a visual shortlist
| Decision item | What to compare | Why it changes the specification |
|---|---|---|
| Surface | Smooth, natural, textured, metallic, standard or custom colour | Controls reflected light, perceived scale, sample approval, and cleaning approach |
| Module | Length, width, thickness, mass, tolerances, allowable orientation | Sets joint grid, lifting method, substructure spacing, and cutting waste |
| Edge | Factory finish, square cut, bevel, touch-up requirement | Determines corner and reveal detailing and repairability |
| Fixing | Visible screws/rivets or concealed anchors/brackets | Affects appearance, cost, inspection, replacement, and support design |
| Fire | Classification and assembly evidence for the exact variant | Determines whether the proposed wall can satisfy local rules |
| Ventilation | Cavity depth, rails, openings, barriers, drainage | Controls moisture management and fire compartmentation |
| Thermal role | Panel conductivity plus insulation and junction calculations | Prevents the panel from being mistaken for primary insulation |
| Warranty | Term, exclusions, maintenance, installer requirements | Defines the manufacturer’s contractual protection |
Specification workflow: from concept to order
- Set the brief. Record building height, occupancy, exposure, required fire performance, target wall U-value, desired appearance, joint style, and approval route.
- Develop an elevation module. Test panel sizes against windows, corners, parapets, plinths, and service zones. Count full panels, cuts, spares, and likely waste.
- Request technical packs. Obtain the current data sheet, declaration or conformity documents, fire evidence, installation guide, colour chart, warranty, and fixing details for each shortlisted variant.
- Approve a representative mock-up. Include the real substructure, cavity, weather barrier, joint, corner, flashing, and fixing. Review it in daylight and from the normal viewing distance.
- Engineer the wall. Check wind loads, rail spans, anchor pull-out, panel handling, movement, drainage, cavity barriers, insulation continuity, and thermal bridges.
- Resolve interfaces. Detail windows, doors, roofs, balconies, penetrations, signage, lights, and rainwater goods before fabrication or cutting begins.
- Confirm procurement. Verify stock, lead time, colour batch, replacement availability, packaging, transport limits, and whether custom perforation, milling, or printing is factory-controlled.
- Brief the installer. Issue the approved drawings and product guide, including cutting, dust control, storage, lifting, fastener torque or seating, joint tolerances, and inspection hold points.
- Record handover information. Keep product identifiers, batch details, warranty registration, maintenance instructions, cleaning products, and as-built cavity and fire-stopping records.
Common selection errors and their fixes
Choosing from a screen image
Symptom: the installed colour or texture looks different from the approved rendering. Fix: approve a physical, representative mock-up and document the colour, sheen, orientation, and joint treatment.

Assuming all 8 mm or 11 mm boards behave alike
Symptom: fasteners, spans, or lifting arrangements do not match the selected panel. Fix: use the exact product’s tested spacing, edge distances, mass, and handling instructions.
Using a fire label as a whole-wall answer
Symptom: the cladding passes a product check but the wall submission is rejected. Fix: obtain assembly evidence covering insulation, membranes, cavity barriers, rails, openings, and the jurisdiction’s required classification.
Blocking the cavity with horizontal rails
Symptom: moisture accumulates or the system cannot demonstrate continuous rear ventilation. Fix: redesign the rail and counter-batten arrangement using the manufacturer’s ventilated detail, or select an approved alternative.
Mixing fixing systems
Symptom: visible heads, concealed anchors, or edge distances vary across the elevation. Fix: nominate one documented fixing system per condition and show transitions on the drawings.
Expecting the panel to deliver the U-value
Symptom: insulation thickness is reduced because the cladding was treated as a thermal layer. Fix: calculate the complete wall and retain continuous insulation and airtightness details.
Leaving maintenance out of the brief
Symptom: dirt, blocked vents, or damaged fixings are discovered after the warranty conditions have been compromised. Fix: issue a written inspection and cleaning schedule with the handover documents.
What to verify before signing off
- The product name, variant, thickness, finish, colour, orientation, and panel module match the approved schedule.
- Current technical and conformity documents cover the exact market and product.
- Fire evidence addresses the required product and, where necessary, the complete wall assembly.
- Fixings, rails, brackets, joints, cavity barriers, flashings, and openings match the installation guide.
- The thermal calculation treats the panel as cladding and accounts for insulation, membranes, bridges, and junctions.
- Physical samples or a mock-up have been approved by the design team and client.
- Storage, cutting, lifting, dust control, inspection, cleaning, repair, and replacement procedures are assigned.
- Warranty exclusions, installer obligations, maintenance intervals, and local approval conditions are understood in writing.
The most reliable choice is the panel whose appearance, dimensions, fixing method, fire evidence, ventilated-wall details, thermal role, and warranty all fit the same documented assembly. If any one of those pieces is unresolved, the product is not ready for final specification.
