Choose hotel finishes by zone, not by trying to find one material that works everywhere. A lobby, corridor, kitchen and wet area face different traffic, moisture, cleaning and acoustic conditions. Start by documenting those conditions, then compare exact products against the relevant performance data, cleaning instructions, installation requirements and repair plan. A finish is only a practical choice if it can withstand its exposure and hotel staff can maintain it reliably.

Start with the operating conditions in each zone

“High traffic” is not a complete specification. A lobby may see wet shoes and grit at the entrance, luggage wheels across a hard floor and frequent cleaning. A corridor adds repeated cart movement and footfall noise. A kitchen may be exposed to grease, impacts and intensive cleaning. Those differences can change which surface, installation system and care routine are appropriate.

Walk the project with the people who operate and maintain it. For each floor, wall or built-in surface, record the likely contaminants, how often it will be cleaned, what equipment staff use, and whether furniture, carts or luggage will move over it. Include the acoustic and visual expectations: for example, whether a corridor must limit noise transfer or whether scuffs will be especially noticeable at check-in.

  • Exposure: Is the surface dry, intermittently wet or persistently wet? Could it encounter grit, grease, spills or cleaning agents?
  • Use and loads: How much pedestrian traffic is expected? Will luggage, housekeeping carts, service carts or movable furniture roll across or strike it?
  • Care: What cleaning products, dilution, equipment and frequency are planned? Who will perform the work, and how much maintenance labor is practical?
  • Appearance and repair: Which wear will be visible? Can damaged sections be repaired or replaced without an unacceptable mismatch or room closure?
  • Project delivery: Can the product and installation system be phased around hotel operations, and can replacement material be kept available?

These observations are the brief for comparing products. Avoid assuming that a material category—such as tile, resilient flooring or decorative laminate—has one uniform performance level. Performance depends on the exact product, installation and conditions of use.

Match the finish to the zone

Zone Conditions to assess What to verify in product documentation
Lobby and public areas Entry moisture and dirt, heavy pedestrian use, rolling luggage, cleaning frequency and the appearance expected at arrival. Suitability for the expected dry or wet conditions, contaminants and cleaning method; slip-related documentation for the intended use; and whether entrance matting is part of the plan.
Corridors and circulation routes Constant foot traffic, luggage and housekeeping carts, rolling loads, footfall noise and access for repairs. Relevant traffic, abrasion and indentation information; acoustic performance where it matters; cleaning instructions; and a repair or replacement approach.
Kitchens and service areas Grease or other contaminants, impacts, hygiene needs, cleaning agents and maintenance intensity. Product-specific information for the actual exposure, slip-related performance, impact resistance and approved cleaning methods. Do not assume a product is suitable for a kitchen based on a general hospitality description.
Walls, millwork and furniture Impact, scuffing, wipe-down frequency, repair access and the need to match a later replacement. Product-specific performance and care details, plus sample-based checks for color and appearance matching.
Wet areas and entrances Whether water is expected, how it reaches the surface, and which contaminants or cleaning residues may be present. Documentation that addresses the actual wet-use context and installation. A dry-area classification does not by itself establish suitability for a wet area.

The table is a screening tool, not a product approval. For a particular hotel, the design and operations teams still need to define the use conditions and check the current product data against them.

Lobby and public areas

Pay particular attention to the transition from outdoors to indoors. Grit and moisture can be tracked beyond the entrance, so include entrance matting and its cleaning in the maintenance plan rather than evaluating the interior finish in isolation. At check-in, a floor also has a high visual profile: the proposed color and pattern should be judged against the kind of soil, wear and cleaning the operation expects.

For tile, distinguish a dry, level interior from a surface likely to be walked on while wet. Marazzi USA’s guidance gives hotel lobbies and interior hallways as examples of dry, level public areas, while separately identifying entry foyers as places that may be walked on wet. It directs specifiers to weigh the intended use, traffic, contaminants, expected wear and maintenance, not just a declared classification. Read its current standards guidance alongside the exact tile’s current technical information.

A hard surface may be a candidate for a lobby, but the material label alone cannot settle the choice. Verify the product, surface condition, grout and installation details, cleaning compatibility and the actual exposure before including it in a specification.

Corridors and circulation routes

Corridors combine repeated pedestrian use with rolling luggage and housekeeping equipment. Assess both the surface’s wear characteristics and the system’s ability to tolerate the expected rolling loads. Noise matters too: footfall and cart noise can affect nearby guest rooms. Altro identifies constant foot traffic, rolling loads and noise reduction as hotel corridor concerns, while Tarkett frames hospitality flooring selection around heavy use, abrasion and indentation resistance, maintenance and acoustic comfort. These are manufacturer sources, so confirm specific claims against the exact product documentation: Altro’s hotel flooring and wall solutions and Tarkett’s hospitality flooring brochure.

Plan how work will be done as well as how the installed floor will perform. A repair that requires shutting a long corridor or removing extensive finished work may be operationally difficult even if the finish itself has good wear data. Ask how damaged areas can be accessed, whether spare material can be stored, and how a replacement will be matched.

Kitchens and service areas

Specify these separately from guest-facing spaces. Slip performance, impact, hygiene, contamination, cleaning and maintenance all matter, but the exact combination depends on the kitchen’s use and cleaning routine. A hospitality label or a general claim about a flooring system does not establish that every product in that category suits every kitchen.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask the manufacturer for product-specific details covering the expected contaminants and cleaning chemicals, along with installation requirements and any limits on use. Altro discusses kitchen flooring and wall protection in relation to these operational needs, including impact-resistant wall cladding for hotel kitchen applications. Treat those as manufacturer descriptions and verify the exact system for the project rather than assuming a universal solution. See Altro’s hotel solutions information.

Walls, millwork and furniture

Floors receive much of the attention, but wall finishes, cabinetry and furniture also need to suit hotel operations. At vulnerable locations, consider impacts and scuffs; wherever staff wipe surfaces regularly, confirm that the proposed finish and cleaning method are compatible. Decide how repairs will be made and whether a future replacement needs to match adjacent pieces or original samples.

EGGER describes decorative surfaces for hospitality millwork, cabinetry, furniture and walls. Its hospitality material also notes that color matching should be checked against original samples. This is manufacturer guidance, not independent comparative performance evidence; use the current data for the specified product and review physical samples in the project’s lighting. Decision axis Questions for the project team Evidence to request
Exposure Will the surface encounter dry conditions, intermittent or persistent water, grease, grit, spills or other contaminants? Product use limitations and relevant technical information for the expected conditions.
Traffic and loads What pedestrian volume, rolling luggage, carts, furniture movement and impact should it accommodate? Applicable wear, abrasion, indentation, rolling-load or impact information. Check that the method and conditions are relevant to the use.
Slip performance Which test method and surface condition apply: dry, wet or another specified condition? What local requirements govern? Current test documentation and the product’s stated use classification, with the standard edition and conditions identified.
Cleaning compatibility Which cleaner, dilution, equipment and frequency will staff use? Is specialist care required? Written product-specific cleaning instructions and confirmation that the planned chemicals and equipment are acceptable.
Wear and appearance Will scuffs, scratches, dirt, color variation or pattern repetition be conspicuous? What happens if an area is damaged? Relevant performance information, samples and an agreed repair or replacement method.
Acoustics and comfort Will footfall noise or underfoot comfort affect guests or adjacent spaces? Applicable acoustic or comfort information for the specified assembly, where available.
Operations Can the work be phased? Can matching replacement stock be obtained and stored? How many care methods will staff need to learn? Availability and installation information from the supplier, plus the hotel’s own maintenance plan and spare-stock decision.
Documentation Can the team verify what is being installed and how it should be cared for? Current technical data, test reports, warranty terms, installation requirements and cleaning instructions for the exact product.

Record unresolved items instead of treating missing information as a pass. If a supplier cannot provide a relevant test, installation condition or cleaning instruction, the team cannot responsibly assume the product will meet that requirement. Request clarification or compare a candidate with more applicable documentation.

Interpret slip information in context

For tile, a number without its test method and intended-use context can mislead. Marazzi USA’s standards page associates a dynamic coefficient of friction (DCOF) value of 0.42 with the ANSI A326.3 dry-and-level interior use classification. That figure is tied to the stated application context; it is not a universal pass mark that independently proves a surface is safe for every hotel location or condition. Confirm the current standard edition, the product’s classification and documentation, and any applicable local requirements with the project team.

In particular, do not take a dry, level classification as proof of suitability where water or other contaminants are expected. Consider how the surface will be used, how it will wear, what can contaminate it, and how it will be cleaned. A test result can inform a decision, but the selection still has to fit the project conditions. Marazzi’s standards guidance explicitly assigns the specifier responsibility for determining suitability in view of factors including use, traffic, expected contaminants, maintenance, wear and manufacturer guidance.

For other finish types, use the applicable product-specific test method and documentation rather than carrying a tile value across to a different material. Ask the manufacturer to identify exactly what a test result does and does not represent.

Design maintenance into the finish selection

Easy maintenance is an operating outcome, not a property guaranteed by a product name. It depends on the installed material, the soils it encounters, the cleaning products and equipment used, how frequently staff can clean it and whether the routine is realistic for the hotel.

  1. Write down the routine before approving a finish. Identify who cleans the surface, how often, with which products and equipment, and which contaminants are expected.
  2. Compare that routine with the manufacturer’s instructions. Confirm approved cleaners, dilution, equipment and any restrictions for the exact product. Do not infer chemical compatibility from a generic material category.
  3. Check the routine against operations. A finish that requires a care method staff cannot reliably perform may be a poor operational fit even if its technical data is attractive.
  4. Include adjacent work in the plan. Entry matting, grout, wall protection and furniture can affect how soil, impacts or maintenance reach the finish. Confirm the installation and cleaning arrangements for the complete assembly.
  5. Plan for damage and replacement. Decide whether to retain attic stock, how it will be stored and labeled, and how replacement work can be performed while limiting disruption.

A U.S. Department of Commerce-hosted facilities document illustrates an operational drawback of using many flooring materials: when a spill occurs, the correct response can become harder to manage across multiple surfaces and maintenance methods. The point is not that every hotel should use one floor finish everywhere; different exposures may require different choices. Rather, keep the palette as manageable as the building’s real needs allow, and give staff clear, zone-specific care instructions. See the government-hosted facilities maintenance document and the Department’s separate document on durability and maintenance in flooring selection.

Make repairability and continuity part of the specification

Wear resistance cannot eliminate every spill, impact or damaged section. Ask at the design stage what a realistic repair entails: whether the affected area can be isolated, what has to be removed, how long the work might disrupt a guest-facing route, and whether compatible replacement material will still be available. These questions matter for floors and for wall surfaces, cabinetry and furniture.

For patterned, multicolor or decorative surfaces, inspect representative samples and document the approved reference. Color and appearance can vary, and a replacement ordered later may not look identical to existing work. The EGGER hospitality guidance’s advice to check color matching against original samples is a useful example for decorative surfaces; apply the same practical discipline wherever visual continuity matters, while verifying the specific product’s terms.

Set aside a sensible amount of replacement stock only after coordinating with the supplier and project team. Confirm what material is being reserved, how it should be stored, and whether the hotel can identify it by product and location later. The quantity and retention period are project decisions; the available sources do not establish a universal spare-stock formula.

Balance durability against whole-life cost carefully

A product with a favorable technical rating does not automatically have the lowest total cost for a hotel. Compare the installed cost, maintenance labor and chemistry, repair requirements, replacement logistics and expected operational disruption over a defined analysis period. Include bids, warranty terms, hotel operating records and the actual traffic and cleaning conditions for the project.

No universal service-life or maintenance-cost figure is established for hotel finishes across different hotels, zones and operating conditions. Nor is there a substantiated universal winner for longest service life or lowest whole-life cost. Avoid making a decision on generic lifespan or savings claims that do not match the project’s exposure, product and analysis period.

Cost component What to include in a project comparison
Initial work Material, substrate preparation, installation system, transitions and the labor or phasing needed to complete work around hotel operations.
Routine care Cleaning labor, approved products, equipment and any periodic maintenance identified by the manufacturer.
Repair and replacement Likely repair approach, replacement material availability, storage needs and the disruption associated with access and work.
Analysis assumptions The period being compared, expected use and maintenance plan, source of prices and any warranty conditions. Make assumptions visible rather than treating them as established product facts.

Turn the decision into a project specification

Once the team has chosen a candidate, write the decision so the contractor, installer and hotel operator can act on it consistently. A finish schedule should identify the zone and product, required performance and use conditions, the approved installation assembly, and the documents the submittal must contain. Include the maintenance and repair plan, not only the appearance selection.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Define the zone and exposure. State the expected traffic, rolling loads, moisture or contaminants, cleaning frequency, and any acoustic or appearance priorities.
  2. Identify the exact finish and assembly. Record the product and relevant components, including substrate, underlayment, grout, adhesive, transitions or wall-protection system where applicable.
  3. Set evidence requirements. Request current technical data, relevant test reports, installation instructions, warranty conditions and care guidance for that exact product.
  4. Review conditions and exceptions. Check that the documented test method and surface condition fit the intended use. Resolve any limitation with the manufacturer and design team before approval.
  5. Approve samples and visual references. Retain the accepted sample or reference information so procurement, installation and later repair can be checked against the same expectation.
  6. Provide the operating handoff. Deliver zone-specific cleaning instructions to hotel staff and document the location and identity of spare material, if retained.

For a commercial porcelain floor tile candidate, for example, do not stop at the phrase “porcelain tile.” Verify the actual tile’s intended-use information, relevant slip documentation, substrate and installation system, grout, cleaning instructions, logistics and local requirements. Marazzi’s standards page provides a framework for considering use and conditions, but it does not endorse a particular listing or establish that a given tile is appropriate for wet areas.

Common selection mistakes to avoid

  • Using one finish everywhere by default. Different zones have different exposure, traffic, acoustic and cleaning needs. Standardize where practical, not at the expense of suitability.
  • Treating a test value as a complete safety decision. Check test method, surface condition, standard edition, intended application, contaminants and local requirements.
  • Choosing from samples alone. Appearance matters, but it does not establish abrasion, indentation, rolling-load, slip or cleaning performance.
  • Assuming a material label guarantees compatibility. Cleaning products and equipment must be confirmed against product-specific instructions.
  • Ignoring the hotel’s maintenance capacity. A complex palette or demanding care regime creates more training and coordination work.
  • Leaving repairs until after installation. Without a replacement plan or retained reference sample, later work can be more disruptive or visibly mismatched.
  • Accepting broad marketing language as project evidence. Confirm claims with the current technical sheet, test reports and installation requirements for the selected product.

What to ask before approving a finish

  • Does the documentation address this exact product and the conditions of this zone?
  • For any slip claim, what test method, standard edition and surface condition apply?
  • Are the anticipated cleaning chemicals, dilution, frequency and equipment approved?
  • What information supports the expected traffic, rolling-load, abrasion, indentation or impact performance?
  • Can the finish be repaired in place, and what replacement material or visual reference should be retained?
  • Can the hotel staff maintain the proposed range of finishes using practical, clear routines?
  • Do the installation system, phasing, warranty conditions and local requirements align with the project?

Approve a finish when its documented performance, installed assembly and care plan fit the actual operating conditions. If a material is attractive but the relevant evidence or maintenance requirements remain unclear, resolve that gap before it becomes part of the hotel’s long-term operations.
