How to Choose Between a Custom Build, Project Home and Renovation

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Choose the path that delivers your complete brief at an acceptable level of cost, risk, time and involvement—not the one with the lowest advertised starting price. A custom or individually designed build gives you the most control and can respond closely to a block. A project home simplifies design and may reduce costs through standardisation. Renovation can preserve a location and useful parts of an existing house, but unknown conditions make scope and price harder to predict.

There is no nationally reliable price ranking for the three options. Australian guidance supports qualitative advantages and drawbacks, not an apples-to-apples dataset. Compare the same finished outcome: land and site work, approvals, design, professional fees, inclusions, temporary accommodation, finance, contingencies and future running costs. Building and approval rules also differ between states and territories, so confirm the requirements with your local regulator before committing.

The three choices at a glance

Option What it is Where it can work well Main exposure
Custom or individually designed build Plans prepared for the owner by a building designer, architect or engineer. A defined brief, a difficult or distinctive site, and a need for specific room relationships, orientation or inclusions. More design decisions, professional input, time and potentially higher expense; scope changes and site conditions can create variations.
Project or display home A standard plan selected from a builder’s range, with different sizes, styles, specifications and inclusion levels. It may be bought as a house-and-land package. A buyer whose needs fit a proven plan and who values a clearer preview and a more standardised process. The plan may not suit the site or household; photographed display features may be upgrades; packages can be concentrated in new outer-suburban estates.
Renovation or addition Alteration, extension or upgrade of an existing home while retaining at least some of the building. A valued location, a sound part of the existing structure, and a brief that can work within the site’s existing constraints. Hidden structural, service or hazardous-material conditions; constrained layouts; and costs that are difficult to estimate.

These descriptions reflect Queensland Building and Construction Commission guidance on building and renovating options: QBCC options for building or renovating. They are not guarantees that one route will be cheaper or faster for your project.

Define the finished brief before comparing prices

Write one brief that all three options must satisfy. Otherwise, a basic project-home quote will appear to beat a fully specified custom design simply because the two proposals deliver different homes.

Record the non-negotiables

  • Required bedrooms, bathrooms, living areas, storage, parking, work or accessibility spaces and outdoor connections.
  • How the home must function for your household now and as it changes.
  • Privacy, daylight, views, cross-ventilation, acoustic separation and connection to the garden or street.
  • Comfort and energy targets, including insulation, glazing, shading, heating and cooling, hot water and any renewable-energy provisions.
  • Your preferred completion window, tolerance for living elsewhere and willingness to make decisions during design and construction.
  • Your maximum all-in budget, cash-flow limits and a contingency that is separate from the amount allocated to finishes.

YourHome advises that design should respond to climate, lifestyle and budget, and that affordability includes lifetime running costs rather than only the initial build price: Australian Government YourHome: Buy, build, renovate. Put important performance requirements in the drawings, specifications and contract instead of relying on a sales conversation.

Separate preferences from constraints

Mark each item as essential, desirable or optional. An essential room or access requirement should not be traded away to make a base price look attractive. Conversely, an expensive finish that is easy to add later can remain an allowance or option while you compare the underlying scope. Ask every proponent to identify what is included, provisional, excluded or subject to a site allowance.

Assess the site and the existing home first

For a new build

Check the block’s orientation, dimensions, slope, access for deliveries, services, drainage, soil and likely site works. Planning controls, easements, heritage or environmental overlays and neighbour impacts can affect what can be built. A standard plan may fit poorly even when its floor area appears adequate; a custom design can respond to aspect and shape, but the extra design work does not remove approval or construction risks.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For a renovation

Inventory the current home’s strengths, weaknesses, opportunities and risks before drawing a preferred layout. Investigate structure, moisture, drainage, wiring, plumbing, roof condition, access and any hazardous materials, including asbestos. YourHome’s renovation guidance recommends this type of assessment and notes that larger or structural projects may need an architect or registered building designer and a structural engineer: YourHome: Renovations and additions.

A thermal imaging camera can help reveal insulation gaps, thermal bridging, air leakage or damp, but images need competent interpretation. Some councils and libraries lend cameras; an accredited energy assessor can advise whether the information is suitable for your decision. Do not treat a camera scan as a substitute for a structural, electrical, plumbing or hazardous-material inspection.

Test the location decision

Renovation has a major non-financial advantage when the current neighbourhood, school access, transport or established garden is valuable. A new build may require buying land or moving to a different area. A project-home house-and-land package can be convenient, but QBCC warns that such packages are often concentrated in new outer-suburban estates. Include the value of the location and the disruption of moving in your comparison, not just the construction contract.

When a custom or individually designed build makes sense

What you gain

An individually designed home can provide more choice of fittings and inclusions, use the site’s aspect and shape more effectively and create more functional space. It is usually the strongest route when your brief depends on unusual room dimensions, a challenging slope, a narrow block, passive-design responses or a precise relationship between rooms and outdoor areas. QBCC lists the potential to “make best use of aspect and shape of your land” among its advantages: QBCC options for building or renovating.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What it demands

You will make more decisions and spend more time coordinating design, engineering, selections, approvals and pricing. A designer’s fee is only one part of the exposure: design changes, incomplete documentation, difficult access, unknown ground conditions and delayed selections can all affect the construction price or programme. Ask prospective builders about experience with projects of similar complexity, current workload, capacity and how they manage design coordination.

Choose the contract mechanism deliberately

YourHome distinguishes between lump-sum and cost-plus arrangements in its house-building guidance: YourHome: Building a house. A lump-sum contract can make the budget easier to control when the scope is defined, subject to agreed variations. A cost-plus arrangement gives the owner more visibility and control over spending, but the builder carries less responsibility for overruns and the owner must trust the reporting and forecasting. Neither form is automatically safest; the quality of the documents, allowances, exclusions and variation process matters.

When a project or display home makes sense

Why standardisation can help

Project homes use plans that have already been developed and may be tried and proven. Selecting from a range can reduce design time, provide a clearer preview of the likely result and create possible cost savings. Standardisation can also reduce the number of early decisions when your household fits the plan and the site is straightforward.

Check the plan against the actual block

A display home demonstrates one arrangement on one site; it does not prove that the same plan will suit yours. Test setbacks, solar access, private open space, driveway gradients, overlooking, tree protection, drainage, service locations and the position of neighbouring buildings. Ask for the plan’s orientation and any site-specific redesign before treating the displayed layout as your likely outcome.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Unpack every inclusion

Request a written schedule that distinguishes standard items from upgrades. Display kitchens, tapware, flooring, feature lighting, landscaping, window coverings, heating, cooling, appliances and façade treatments may not be in the base package. Ask what is provisional, what is excluded and what will be charged for changes to the standard plan. QBCC specifically warns that display-home fittings and features can attract extra charges: QBCC options for building or renovating.

When renovation or an addition makes sense

The case for retaining and improving

Renovation may suit owners who like their current location and want to preserve usable parts of the home. It can avoid relocation and, in Queensland regulator guidance, may usually cost less than buying or building new. That is a broad comparison, not a promise for a particular property. A renovation can also improve comfort, accessibility, energy and water efficiency, resilience and everyday function while reusing sound structure and services.

The constraints to price and design

The existing building and land set boundaries that a new design does not. You may be unable to achieve every room, ceiling height, circulation route, orientation or parking arrangement in the brief. Opening walls and floors can expose inadequate footings, deteriorated framing, non-compliant alterations, concealed leaks, asbestos or obsolete services. QBCC describes renovation as an option where “costs can be difficult to estimate”: QBCC options for building or renovating.

Plan investigations before committing to finishes

Have the existing structure and services investigated early. For structural changes, use the appropriate registered design and engineering professionals. If asbestos is suspected, obtain specialist identification and removal advice rather than disturbing it. A home-energy assessment can identify tailored measures such as insulation, shading, glazing, orientation responses and heating or cooling zones. The assessment should inform the design, not be added after the plans and budget are fixed.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Compare the whole project, not a headline price

Build one comparison sheet for every option. Use the same assumptions and label each amount as fixed, estimated, provisional or excluded.

Cost or risk line Custom build Project home Renovation
Land purchase or sale costs Include if buying a block; not relevant if you already own suitable land. Include when the offer is a house-and-land package or requires a new block. Usually no new land purchase, but include moving, refinancing or opportunity costs.
Design and professional fees Designer or architect, engineering, energy and other consultants as required. Standard-plan changes, engineering, site-specific documentation and energy advice may still apply. Measured drawings, design, structural engineering, hazardous-material advice and service investigations may apply.
Site, demolition and enabling work Earthworks, retaining, access, connections and site conditions. Site costs and connection allowances; verify whether the package includes them. Demolition, temporary protection, propping, access, waste and making-good; hidden conditions can expand scope.
Approvals and statutory charges Planning and building approvals and other local requirements. Confirm which approvals and charges the builder or package includes. Approvals can apply even when part of the existing home remains.
Temporary accommodation and finance Holding costs until completion and any rent during construction. Holding costs, rent and loan timing. Often higher disruption exposure if the home cannot be occupied during works.
Inclusions, allowances and variations Document selections and a clear mechanism for changes and unknowns. Audit the standard specification and every upgrade price. Allow for discoveries, design changes and work needed to connect new and old construction.
Running costs Assess orientation, envelope, glazing, shading, systems and controls. Check the actual specification rather than assuming a display model’s performance. Assess what can be improved in retained areas as well as new work.

The official guidance does not establish nationally comparable cost bands for these three paths. Do not fill the missing cells with a national percentage or a generic “renovations are always cheaper” rule.

A decision method you can use

  1. Define the finished brief. List essential functions, comfort outcomes, appearance, timing, owner involvement and the all-in budget.
  2. Assess the site or existing home. Commission the surveys and inspections needed to identify structure, services, hazardous materials, access, slope, overlays and energy opportunities.
  3. Test each pathway with a qualified professional. Ask what the brief would require as a custom design, a suitable standard plan or an alteration to the existing home. Record what cannot be achieved without a major compromise.
  4. Prepare comparable documentation. Give each builder or contractor the same plans, specifications, schedules, performance requirements and site information. For a project home, mark every upgrade; for renovation, identify investigation assumptions and provisional work.
  5. Obtain and normalise written quotes. Consumer Affairs Victoria recommends at least three written quotes for the same plans and specifications and advises checking what each quote covers: Consumer Affairs Victoria: Getting quotes for building and renovating. The recommendation is Victorian guidance; use your own jurisdiction’s regulator for local rules.
  6. Compare risk, not just totals. Highlight exclusions, allowances, escalation assumptions, lead times, access constraints, owner-supplied items, completion definitions and the financial effect of likely variations.
  7. Verify credentials and protections. Check the builder’s registration, required insurance, references for comparable work, complaint or disciplinary information where available, and who is responsible for design, approvals and supervision.
  8. Take independent advice before signing. For a large project, consider an independent quantity surveyor to assess the plans and estimate cost. Obtain legal and financial advice appropriate to your state or territory and circumstances.

Understand approvals in Australia

YourHome explains that Australian projects generally encounter two approval layers: planning or development approval considers land use and planning controls, while building approval considers compliance with building codes and standards. They may be separate or combined depending on the circumstances. YourHome states: “Although each state and territory has its own system, the approvals process is similar across Australia.” Read the full renovation guidance at YourHome: Renovations and additions, then confirm the exact process with the relevant local authority.

Almost all additions require approval. Planning approval may be triggered when external form, floor area or neighbour impacts change, and heritage or environmental overlays can affect smaller works. Plumbing, drainage, gas and electrical work must be performed by licensed tradespeople and may require separate approvals or inspection. Do not assume that an existing approval, a display-home precedent or a builder’s verbal assurance covers your proposal.

Make the contract and quote auditable

Attach the documents that define the outcome

The signed agreement should identify the plans, specifications, schedules, engineering, energy requirements, inclusions, allowances, exclusions, payment stages, start and completion terms, insurance and responsibility for approvals. YourHome recommends clarifying the scope and price mechanism, attaching the relevant documents, setting out how variations are handled and defining practical completion and defects: YourHome: Building a house.

Control variations

Variations can result from owner changes, material substitutions, unforeseen site conditions or time extensions. Require a written description, price impact and time impact before authorising work, except where urgent safety or protection work is genuinely necessary. Keep a dated decision register so the approved scope and remaining contingency are visible.

Apply local consumer protections

Contract, registration, insurance, deposit and dispute rules are jurisdiction-specific. Consumer Affairs Victoria provides a free model new-home contract and guidance on building contracts, but its thresholds and protections are Victorian and can change: Consumer Affairs Victoria: Building contracts. Use your state or territory regulator’s current information and obtain independent legal advice rather than copying a form across borders.

Common failure modes and how to prevent them

Comparing unlike scopes

Symptom: one quote includes appliances, site works and energy upgrades while another does not. Fix: issue the same plans and schedules, then create a line-by-line inclusions and exclusions table.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Treating a display as a specification

Symptom: the contract price rises when the buyer selects the kitchen, lighting or façade seen in the display. Fix: request the standard specification, the display upgrade list and written prices for each change before signing.

Underestimating an existing building

Symptom: demolition reveals asbestos, movement, moisture or non-compliant services. Fix: investigate early, keep a documented contingency and make the contract explain how unknown conditions are valued and approved.

Choosing a contract before the scope is ready

Symptom: a supposedly fixed price is repeatedly altered by allowances and variations. Fix: complete design and selections as far as practical, define allowances, and have an adviser review the price mechanism and variation clauses.

Ignoring operational performance

Symptom: a home meets the initial budget but is uncomfortable or expensive to heat and cool. Fix: set measurable comfort and energy requirements in the design and contract, and consider whole-life running costs alongside construction cost.

Which path fits typical priorities?

If your priority is… Usually investigate first Question to test it
Exact control over layout, orientation and inclusions Custom build Will the extra design time and professional fees produce benefits you will use every day?
A straightforward plan with fewer design decisions Project home Does the standard plan, specification and site package meet the finished brief without expensive upgrades?
Staying in a location you value Renovation or addition Can the existing structure and site achieve the essential functions after realistic investigation?
Lowest uncertainty about the visible result Project home or well-documented custom build Are the displayed features and allowances contractually defined, and is the site risk understood?
Improved comfort in an existing house Renovation with an energy assessment Can insulation, shading, glazing and systems be upgraded without creating disproportionate structural work?

The practical verdict

Choose a custom build when the site or brief is distinctive enough that standardisation would force compromises, and you can carry the additional design decisions and professional coordination. Choose a project home when a proven plan genuinely fits the block and household after you price every inclusion and upgrade. Choose renovation when the location and reusable parts of the existing home are valuable and investigations show that the essential brief can be achieved without uncontrolled hidden work.

Whichever route you take, the sound decision is the one supported by a common finished brief, site or building investigations, comparable written scope, verified credentials, clearly defined approvals and a contract that makes variations and completion measurable. Keep comfort, energy performance and lifetime running costs in the same decision as the initial construction price.
