How to Choose a Los Angeles Foundation Repair Contractor

Before committing to foundation work, get multiple written assessments, verify each contractor with CSLB, and compare the proposed diagnosis, scope, responsibilities, warranty, and total cost.

If you suspect foundation damage, identify the cause before agreeing to a repair. Get at least three written assessments and bids, verify each contractor’s current California Contractors State License Board (CSLB) record, and compare the diagnosis, work scope, engineering and permit responsibilities, warranty, and total price—not just the headline estimate.

When to arrange a professional assessment

Cracks, uneven floors, sticking doors or windows, and visible movement can justify an assessment, but none of these signs alone identifies the cause or proves which repair is needed. A contractor should explain what they observed, what evidence supports the diagnosis, and how the proposed work addresses it. Do not select a repair based only on a photograph, a single symptom, or a product advertised for filling cracks.

Los Angeles contractors advertise services such as underpinning, house bolting, leveling, concrete crack repair, drainage correction, and seismic retrofitting. Those descriptions tell you what a company says it offers; they do not establish that a method is appropriate for your home.

Screen contractors before comparing prices

  • Check the CSLB record. Search the contractor’s name or license number in the CSLB license lookup. Confirm that the license is current and that its classification is appropriate for the work being proposed. Recheck close to hiring because status and insurance details can change.
  • Ask for a written diagnosis and scope. The proposal should describe the observed problem, the work to be done, the areas included, and anything that will remain unrepaired.
  • Clarify engineering and permits. Ask whether an engineer will evaluate or design the work, who obtains required permits, and who arranges inspections. Have the contractor state in writing what is included and what becomes your responsibility.
  • Review insurance, references, and warranty terms. Confirm coverage details and ask for references for comparable work. Read the warranty for its covered work, exclusions, duration, and whether it transfers to a future owner.
  • Use a detailed written contract. CSLB advises consumers to get multiple bids and a written contract describing the work plan. Make sure the contract matches the proposal, identifies responsibilities, and states the price and payment terms.

Compare the proposed repair, not just the estimate

CSLB recommends obtaining at least three bids. Treat them as competing explanations of the problem as well as prices: if contractors propose different work, ask each to explain why their diagnosis and scope differ. Do not assume the least expensive option is comparable if it covers less work or leaves important responsibilities out.

Compare What to ask
Diagnosis What observations or assessments support the stated cause? What other plausible causes were considered?
Scope Which locations and tasks are included? What conditions or repairs are excluded or left unresolved?
Engineering and permits Is engineering included? Who obtains permits and coordinates inspections, and what fees are excluded?
Method and disruption Why is this method suitable for the diagnosed condition? What access, excavation, lifting, noise, or other disruption should you expect, and what is the schedule?
Warranty What work and outcomes does it cover? What exclusions apply, and can a later owner use it?
Total price What is included in the quoted amount? Which possible costs, restoration work, or follow-up tasks are not included?

For example, underpinning, leveling, crack repair, and drainage correction are not interchangeable labels for the same job. Ask the bidder to connect the specific proposed work to the evidence for your home’s condition. The available contractor descriptions do not establish that one method is universally better than another.

How to use the CSLB license lookup—and its limits

Use CSLB’s record as a screening tool, not a guarantee of workmanship. The board cautions that complaint disclosure is restricted by law; only certain civil judgments are disclosed, arbitrations may not appear, and relevant information may not yet have been entered. Read the record carefully, then ask the contractor questions about anything you do not understand.

Company webpages can help you identify services to ask about, but they are not independent evaluations. For instance, California Foundation Works lists inspection, underpinning, house bolting, floor leveling, concrete crack repair, and drainage correction among its Los Angeles services, and publishes license number 976188 on its credentials page. Verify any company’s current license and classification directly with CSLB rather than relying on a company webpage.

Keep the decision and project record in writing

Save the bids, assessment documents, engineering materials, permits, contract, change orders, inspection records, invoices, and warranty. Before signing, ensure that the agreed scope, exclusions, schedule, price, and responsibility for permits or engineering are clear in the contract. A useful next step is to arrange multiple assessments, compare the written proposals against the same questions, and resolve differences before authorizing work.
