How to Check Whether a Sinkhole Is a Sign of a Leaking Water Pipe

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A sinkhole can be caused by a leaking underground water pipe, but you cannot establish the cause safely from its shape or appearance. The correct first check is not probing the ground or buying a leak detector. Keep people and vehicles away, report the depression to the water utility that serves the property, and ask the appropriate geological or geotechnical professional for a site assessment if the utility does not find a line problem.

The U.S. Geological Survey (USGS) tells homeowners to “first, rule out human causes.” Its homeowner guidance identifies leaky underground pipes, old construction pits and settled buried materials as possible human causes, while natural sinkholes can develop where groundwater dissolves susceptible rock. Treat a depression as a potential ground-safety issue until its cause and stability are understood.

What a sinkhole is—and what it does not tell you

USGS defines a sinkhole as “a depression in the ground that has no natural external surface drainage.” That definition describes the surface form, not the cause. A depression may result from natural geology, leaking infrastructure, or the settlement of material left by earlier construction. The same-looking feature can therefore require very different investigations.

A sinkhole forms when support beneath the surface is lost and the ground settles gradually or collapses. In karst terrain, groundwater can dissolve soluble rocks such as limestone, gypsum and salt, creating underground voids or weakened zones. The overlying ground may then subside. Human activity can produce a similar result: USGS specifically lists leaky underground pipes and old construction pits or other buried materials that have settled.

Consequently, a round shape, wet soil, a crack, a muddy area or a sudden change in grade is not a reliable test for a leaking water line. Those observations may justify a report, but they do not identify the source.

Why a leaking pipe is only one possible cause

Possible cause What is established Who should assess it
Natural dissolution in susceptible geology Groundwater can dissolve limestone, gypsum or salt in karst areas; loss of underground support can lead to settling or collapse. A state geological survey for regional information, and a professional geologist or geotechnical engineer for a site-specific opinion.
Water or other utility infrastructure USGS says some sinkholes are caused by leaky underground pipes. A damaged water, sewer, gas or electric line may also create a separate utility hazard. The responsible utility first; other affected utilities should be contacted when appropriate.
Past construction or buried materials Old construction pits and other buried materials can settle and leave a depression. A qualified local geologist or geotechnical engineer, with construction records when available.

These categories can overlap. A utility leak may occur in ground already vulnerable because of local geology, and a construction backfill may hide or redirect water. No visual feature reliably separates the categories, so the investigation must match the possible cause.

What to do immediately

1. Stay back and keep the area clear

Do not enter the depression, stand on its edge, drive over it, probe it with a rod, or attempt to expose a pipe. Ground that appears firm can fail without warning, and the surface opening may not show the full extent of weakened material. Keep children, pets and visitors away. If practical, use a safe, distant barrier or warning notice without approaching the feature.

Do not try to fill the hole. Filling can conceal movement, add weight to unstable ground, divert water into another path or interfere with a professional assessment. The cited authorities do not recommend homeowner probing or filling as a method of locating a leak.

2. Observe from a safe location

Record the address, the approximate location on the property, when you first noticed it and whether the depression appears to be changing. From stable ground, note nearby streets, buildings, retaining walls, drainage features and visible utility covers. Photographs taken from a safe distance can help a utility or engineer understand what changed. Do not delay a safety call to gather measurements, and do not approach an area that is cracking, slumping or enlarging.

  • One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips

3. Report it to the water utility

Call the water utility serving the property and describe the depression as a possible ground-safety and infrastructure problem. USGS advises contacting the appropriate utility when a water or sewer line may be involved. Give the dispatcher:

  • The property address and the safest access point.
  • The location of the depression relative to the building, road, meter and visible utility features.
  • When it appeared and any observed change in size, depth or surrounding ground.
  • Whether water, sewage, gas odor, electrical equipment or public pavement may be affected.
  • Whether anyone is in immediate danger.

Ask for the incident or service-request number and follow the utility’s instructions about access and isolation. Utility responsibility varies by jurisdiction and by whether the line is publicly owned or a private service line. A utility may need to determine that boundary before deciding who investigates or repairs the pipe.

4. Contact other utilities if they may be affected

USGS advises contacting the appropriate utility if gas, electric, water or sewer lines may be damaged. If the feature is near another buried service, report it to that provider as well. A water-related depression is not proof that only the water line is involved. If you smell gas, see damaged electrical equipment or observe a threat to a public road, use the relevant emergency or public-works contact rather than waiting for a routine appointment.

5. Escalate an immediate danger

If people, a building, a roadway, a bridge or other public infrastructure appear to face immediate danger, contact local emergency services or the responsible public authority. There is no nationally established evacuation distance or universal response threshold in the cited guidance. Describe the specific hazard and follow the instructions of responders.

How the utility check should be understood

The utility’s role is to rule out a human infrastructure cause, not to certify from a photograph that a feature is or is not a natural sinkhole. Utility personnel may use their own records, inspections and testing procedures, but the appropriate method depends on ownership, line type, access and local practice. A resident should not substitute a consumer leak detector, a plumbing tool or a self-directed excavation for that assessment.

Tell the utility about both water-related observations and the ground movement. A report limited to “low water pressure” or “a wet spot” could miss the more important fact that the surface has settled. Conversely, the absence of visible water does not establish that no underground leak exists. Water can move below the surface or the depression can have another cause.

Public line versus private line

Ownership rules differ. The utility may be responsible for a main or a portion of a service connection, while the property owner may be responsible for private piping on the lot. Ask the utility where its responsibility ends and what evidence it needs before referring you to a private contractor. Do not assume that a referral means the utility has confirmed a pipe leak; it may simply reflect the ownership boundary.

If the utility finds a line problem

Follow the utility’s safety and access directions and ask whether the area must remain closed while the leak is isolated. Ground repair and pipe repair are separate decisions: stopping water flow does not by itself prove that the ground is stable or that all voids have been identified. A geotechnical assessment may still be necessary where the depression is substantial, growing or near a structure.

If no leaking pipe is found

A utility finding does not end the investigation when the depression remains unexplained. USGS does not investigate individual sinkholes on private property. For geological questions, it directs residents to their state geological survey. A professional geologist or geotechnical engineer may be needed to determine what is happening and how it might be mitigated.

State geological survey

Contact the geological survey for your state to ask about local karst or other susceptible formations, known reporting programs and the appropriate local agency. A survey can provide regional context; it may not perform a private-property investigation. Ask what records or photographs are useful and whether the state has a formal reporting process.

Professional geologist or geotechnical engineer

For a site-specific determination, look for a professional qualified and licensed where required to evaluate ground conditions. Explain that the question is causation and stability—not simply filling a hole. The professional may need information about the property’s construction history, grading, drainage, utility routes and any changes observed over time. The sources do not establish one universal test or a standard national repair method, so the scope should be set for the actual site.

Visual observations: useful for reporting, not for diagnosis

Residents often want a checklist that distinguishes a pipe leak from a natural sinkhole. The available official guidance does not provide one. You can use observations to communicate urgency, but not to assign a cause.

  • Growth or new movement: report changes promptly and stay farther away; growth indicates that the situation needs reassessment, not that a pipe is responsible.
  • Standing or muddy water: report it to the utility, but do not assume it identifies a leaking water main. Surface water, drainage and natural ground conditions can produce similar appearances.
  • Cracks, slumping or a new depression: describe their location and change over time. They are reasons to keep clear and request evaluation, not a homeowner confirmation test.
  • No visible water: does not rule out an underground line problem and does not prove a geological cause.

Do not publish or rely on a “pipe leak shape” rule. The evidence supports reporting and professional assessment, not a visual classification system.

Why FEMA’s dam warning signs should not be used at home

A FEMA pocket guide cited in the official material discusses sinkhole-like and erosion concerns at dams and impoundments. It mentions muddy seepage, new seepage areas, depressions or cracks, and internal erosion or a small outlet-pipe hole as conditions warranting reporting and qualified engineering evaluation. Those instructions address the special forces and failure modes of dams.

They are not a residential water-distribution diagnostic checklist. A homeowner should not treat a listed dam sign as proof that a household water pipe is leaking, nor transfer dam inspection distances or procedures to a private yard.

What not to buy or attempt

No physical consumer product is supported as a way to establish that a sinkhole was caused by a buried water pipe. Plumbing leak detectors can address plumbing questions in suitable circumstances, but they do not assess ground stability or prove causation. A device reading, dye, probe or camera cannot replace the utility and site professionals needed for this question.

Likewise, do not purchase fill material as a first response. Material placed by a homeowner can hide continued settlement and make later investigation harder. Any stabilization or repair specification should come from the responsible utility or a qualified professional after the cause and extent of the problem are assessed.

How serious is the risk?

USGS reports that there is no national database of sinkhole collapses, so a reliable annual U.S. count is unavailable. Its FAQ says sinkhole damage over the preceding 15 years averaged at least $300 million per year, while warning that the estimate is probably lower than actual damage because national tracking is absent. That figure is broad U.S. context; it does not estimate the chance that a particular depression was caused by a water pipe, or predict what will happen at one property.

Risk depends on local geology, the feature’s behavior, nearby structures and infrastructure, and the cause identified by the investigation. Use the condition of the site—not a national average—to decide how urgently to seek help.

Questions to give the assessor

Prepare a concise history without entering the depression:

  • When was the feature first noticed?
  • Has its size, depth or surrounding cracking changed?
  • Were there recent storms, grading, excavation, road work or utility work?
  • What construction, buried tanks, pits, pools or filled areas are known on the property?
  • Where are the water, sewer, gas and electric routes believed to run?
  • Has the water utility or another authority already inspected the site, and what was the service-request number?

These facts help the utility or professional choose the next investigation. They do not replace an on-site determination.

U.S. scope and local differences

The cited guidance is U.S.-oriented. Utility ownership, emergency numbers, reporting rules, geological-survey services and professional licensing vary by state and locality. A state geological survey may provide information rather than field service, and a utility may have different procedures for public mains and private service lines. Confirm the responsible organization for your address instead of assuming that a national agency will inspect the property.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The practical answer

A leaking underground pipe is a documented possible human cause of a sinkhole, but the depression itself cannot prove that diagnosis. Keep clear, report the feature to the water utility and any other potentially affected utility, and escalate immediate threats to emergency services or the responsible public authority. If the utility does not identify an infrastructure problem, obtain local geological information and, when warranted, a site-specific assessment by a qualified geologist or geotechnical engineer. That sequence rules out the most actionable human cause without turning an unstable area into a homeowner experiment.
