How to Check Whether a Proposed Power Line Route Crosses Your Land

To find out whether a proposed power line affects your land, identify the project and reviewing authority, obtain the latest official route map and application exhibits, and overlay the route corridor, proposed easement, access roads, and temporary work areas on your parcel record. A preliminary map is an important screening tool, not proof of a legal boundary or final easement. If the map does not show your parcel clearly, ask the project land agent or regulator for a parcel-level map. When exact placement affects a sale, building decision, objection, or compensation claim, have a licensed land surveyor review the deed, recorded easements, and alignment.

Start with the project identity, not a general internet map

Several transmission projects can operate in the same county or region, and a utility may publish separate maps for study areas, route alternatives, a preferred route, and an approved alignment. Begin by writing down the identifying details shown on your notice or the utility’s project page:

As an Amazon Associate I earn from qualifying purchases.

  • the project name and utility or applicant;
  • the county, municipality, state, province, or other locality;
  • the regulator or siting authority reviewing it; and
  • the case, docket, application, or filing number.

Use those details in every search and conversation. A project contact can answer a parcel question much faster when you provide the parcel number, map revision, and docket number rather than only a street address.

  1. The applicant’s project materials. Check the project page, landowner notice, open-house presentation, fact sheets, and downloadable application exhibits. These often contain the route alternatives and maps intended for affected landowners.
  2. The siting authority’s filing system. The regulator’s application record may include larger-scale engineering drawings, environmental exhibits, parcel lists, and later revisions that do not appear on the utility’s summary page.
  3. The public docket. Search by the docket or case number, then check the latest filing date and revision. In Michigan, the Public Service Commission says a transmission routing study is generally available in the application and E-dockets. For eligible federal proceedings, the Federal Energy Regulatory Commission directs users to eLibrary, which can be searched by docket number.

There is no single nationwide route-map portal. The proper source depends on the project’s location, voltage, permitting path, and jurisdiction. If you cannot identify the reviewing authority, ask the utility for the docket or application number and the name of the agency accepting comments.

Confirm what the map actually represents

Before comparing lines on a screen, read the title block, legend, notes, scale, and revision date. A map may show one of several different things:

Map depiction What it means for your check
Study area or investigation area A broad area in which routes are being developed; it does not establish that the line will cross your parcel.
Route alternatives Several possible alignments are under consideration. A parcel may be affected by one alternative but not another.
Preferred or selected route The applicant’s current choice at that stage. It can still change during review or approval.
Approved alignment The alignment authorized by the applicable decision, subject to conditions, later design work, and any required property rights.
Centerline The apparent middle of the proposed line. It is not the full width of the easement, construction area, or access requirement.
Right-of-way or easement corridor The land interest the applicant may seek for the line, maintenance, safety, or access. Its width and exact boundaries must be confirmed in project documents.

Record the map’s filing or revision date. Route alternatives can move as engineering, environmental, landowner, or agency information is added. Save a PDF or screenshot showing the legend and date so you can demonstrate which version you used.

Compare the proposed route with your parcel record

Locate the correct parcel

Use the county assessor, official GIS viewer, or another government land-record source to identify the parcel by owner name, address, parcel number, or legal description. Confirm that you are looking at the entire tract, including narrow strips, access parcels, and separately assessed portions. If your property spans a county or municipal boundary, check each relevant land-record system.

Overlay the route and every associated land need

Compare the parcel boundary with more than the line symbol. Check whether each alternative reaches the parcel, follows an edge, or passes near a structure. Then look for the apparent:

  • transmission-line centerline and towers or other facilities;
  • permanent right-of-way or easement corridor;
  • temporary construction workspace, staging, laydown, or access areas;
  • new or improved access roads and crossings; and
  • areas around homes, barns, wells, driveways, streams, wetlands, woodland, or other features identified in the application.

Use the GIS overlay for an initial screen. Public parcel layers and project maps may use different coordinate systems, scales, dates, or generalized boundaries. A visual overlap on a web map does not by itself establish the legal property line or the location of a compensable easement.

Read the scale and uncertainty

At a small scale, a line that appears to cross a parcel may be several hundred feet wide on the ground—or may only look that way because of the screen display. At a large scale, a thin line can conceal a corridor, pole footprint, access route, or temporary work area. If the map does not provide parcel-level detail, treat the result as “possibly affected” until the applicant or regulator confirms it.

Ask for a parcel-specific answer

Contact the project land agent, right-of-way representative, or regulator listed in the filing. Ask for a written response and a map that identifies your parcel boundary. Request these details in the same message:

  • the current route alternative or selected alignment affecting the parcel;
  • the proposed permanent easement or right-of-way width and limits;
  • the centerline, structure locations, and any pull sites or work pads;
  • permanent and temporary access roads, crossings, and construction areas;
  • whether the map is preliminary, under review, selected, or approved;
  • the map revision or filing date; and
  • the contact and procedure for correcting an inaccurate parcel boundary or ownership record.

Send the parcel number, deed or tax-map reference, and a marked copy of the map if you have one. Keep the response, attachments, and the version of the map in your project file. If the answer is verbal, follow up by email summarizing what you understood and ask the representative to correct anything inaccurate.

Use your deed and a survey when the exact line matters

Review the deed’s legal description and any recorded easements, restrictions, or prior rights-of-way. A tax map is useful for locating a parcel in relation to a project, but it is not necessarily a boundary survey. A licensed land surveyor can reconcile the deed, monuments, recorded instruments, and the proposed alignment when a few feet changes the answer.

Survey access, compensation, condemnation, negotiation, and objection rights vary by jurisdiction. A surveyor addresses physical location; a locally qualified attorney or land-rights adviser can explain the legal effect of an easement, notice, hearing, or acquisition offer. Do not assume that a survey alone determines whether the utility has authority to enter the land or take an interest.

Compare alternatives instead of checking only one line

When several routes are filed, make a separate entry for each alternative. The Michigan Public Service Commission identifies engineering, social, and environmental considerations such as route length, road crossings, residences, number of parcels, woodland, wetlands, streams, and other constraints. Those factors can cause an alignment to change even after an initial map is published.

Question Why it matters
Does the alternative cross the parcel or only pass along an edge? An edge route can still require an easement, access, or temporary workspace on the property.
What is the apparent corridor or easement width? The centerline alone does not show the full property interest sought.
How close are homes and other structures? Structure proximity can affect routing, notice, design, and land-use decisions.
Are access roads, crossings, or staging areas shown? Construction and maintenance impacts may extend beyond the transmission-line corridor.
What stage is the alternative in? A study option, preferred route, and approved alignment have different levels of certainty.
Which constraints are cited in the application? Roads, residences, wetlands, streams, woodland, and parcel counts help explain why routes differ.

A simple comparison sheet with the alternative name, map date, parcel impact, structures affected, access needs, and status prevents an outdated route from being mistaken for the current proposal.

Do not treat the absence of a notice as proof your land is safe

Notice rules and the definition of an affected landowner differ. Michigan guidance says the transmission-line owner generally must notify each landowner on whose property the proposed line is to be built. The Federal Energy Regulatory Commission describes notice and public-filing requirements for its limited federal process. Those examples do not create a universal rule for every project.

A Texas Public Utility Commission landowner brochure describes notice triggers involving a potential easement or other property interest and proximity to a habitable structure: 300 feet in the described situation, expanding to 500 feet for lines above 230 kV. Those are Texas brochure criteria, not nationwide thresholds. If you are in Texas, verify the current project-specific rule and notice record rather than applying those distances to another state.

In Queensland, Powerlink’s landholder information page describes a property search that can identify its interests within 500 metres of a property, including current and future planned projects or an investigation area. That 500-metre search radius is a utility-specific tool, not a universal distance standard. If you are outside Queensland, use the applicable utility and regulator’s records instead.

Because notice may depend on route stage, property interest, structure proximity, or the governing process, check the docket and ask the project contact directly even if no letter arrived.

A practical checking workflow

  1. Collect the identifiers. Write down the project name, applicant, location, regulator, and docket or case number.
  2. Download the newest official map. Check the applicant’s materials and the regulator’s filing system, then note the revision date, legend, scale, and route status.
  3. Gather parcel evidence. Obtain the assessor/GIS parcel map, parcel number, deed, and recorded easements or rights-of-way.
  4. Mark every impact. Compare each route alternative with the boundary, centerline, corridor, structures, access roads, temporary work areas, and crossings.
  5. Ask for clarification. Send the parcel number and a marked map to the land agent or regulator; request corridor width and parcel-level limits in writing.
  6. Escalate precision questions. Hire a licensed land surveyor if the decision turns on the exact boundary or easement location, and obtain local legal advice for rights, compensation, or objections.
  7. Track changes. Save each map and response with its date, and recheck the docket for amended routes or decisions.

What you can conclude from an online check—and what you cannot

An up-to-date official map overlaid on the correct parcel record can tell you whether your land appears to be within a proposed route, corridor, access area, or investigation area and which alternatives deserve a closer look. It can also show whether the project is still studying options or has advanced to a selected or approved alignment.

It cannot, by itself, establish a legal boundary, prove that an easement will be acquired, determine compensation, or guarantee that construction will occur exactly where a preliminary line is drawn. Those conclusions require the project’s parcel-level documents and, where precision matters, professional survey and local legal review.

Michigan’s routing-study explanation

“The transmission line owner generally contracts with a third party to conduct a routing study.”

This sentence appears in Michigan Public Service Commission Electric Transmission Line Siting guidance, an undated page accessed October 13, 2026. It is a reminder to distinguish the applicant’s public route materials from the regulator’s filing and to check who prepared and filed each map.
