How to Check Whether a Property Is Near the East West Rail Route or a Planned Station

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use two official checks, because they answer different questions. First, inspect the East West Rail 2026 consultation interactive map and detailed plans for the proposed railway, stations and associated infrastructure. Then check the current safeguarding page, including its detailed plans or shapefiles, to see whether the property lies inside the land safeguarded for the project. If the address is close to a line, boundary or proposed facility, ask East West Rail’s Land & Property team for a property-specific confirmation rather than relying on a small-scale map.

What “near East West Rail” can mean

There is no single line on a map that answers every property question. A house may be near the proposed track alignment, a planned station, a construction compound, an access route or another associated work. It may also be inside the statutory safeguarding boundary even when the visible railway line is some distance away.

Define the question before measuring anything:

  • Proposed design: Does the consultation design show a railway, station or related infrastructure close to the property?
  • Safeguarded land: Is the property inside the current boundary that protects land needed for East West Rail proposals?
  • Property impact: Has East West Rail identified the address for possible access, surveying, acquisition or another project effect?

The first two questions can be checked on official project material. The third requires a direct enquiry where the maps do not provide an address-level answer.

The two official checks are not interchangeable

Check What it shows How to use it What a positive result means
2026 consultation interactive map and detailed plans Consultation design proposals, including the proposed alignment, stations and associated infrastructure in a local area. Search or locate the property, zoom in, select map information and then read the detailed plan for the relevant area. A proposal is shown near the property in the consultation version. It is not a final railway design.
Current safeguarding page, plans and shapefiles The updated safeguarding boundary, including land required for the proposals published in the consultation held from 14 April to 9 June 2026. Read the key plan and the detailed plan for the location. If you use GIS software, load the linked shapefile for a more precise layer comparison. Local planning authorities must consult East West Rail on relevant applications within the boundary. Safeguarding does not automatically prohibit other development or mean the property will be acquired.

Use both checks because a design proposal and a safeguarding boundary can cover different land. A property can appear close to a proposed facility without being safeguarded, or be safeguarded even when a small-scale proposal map does not make the reason obvious.

Step 1: locate the exact property on the consultation map

Start with an address-level location

  1. Have the complete address and postcode available. If the property has a large garden, multiple buildings or a long frontage, identify the actual plot rather than placing the pin on the centre of the street.
  2. Open East West Rail’s “Consultation 2026” materials and launch the interactive map. The map is designed for zooming into a local area and selecting information about the proposals.
  3. Search for the nearest town, road or other map reference, then zoom until individual plots, streets and project features can be distinguished. A broad regional view is useful for orientation but cannot establish whether a boundary crosses a parcel.

Inspect every relevant design feature

Do not stop when you see the main railway line. Select or inspect the layers and information around the property for:

  • the proposed railway alignment;
  • a planned station or station approach;
  • bridges, embankments, cuttings or other visible infrastructure;
  • road changes, access routes, compounds or other associated works shown in the consultation material.

Record what you see and where it sits in relation to the property: for example, “the proposed alignment is north of the rear boundary” is more useful than “the house is near the railway.” If the map provides a feature name or reference, keep that with your notes.

Step 2: read the detailed plans, not only the overview

The interactive map is a starting point. East West Rail’s consultation material also includes detailed plans that add alignment and associated-infrastructure information. Open the plan covering the property and compare it with the map at the same location.

How to read a detailed plan

  1. Find the plan sheet or area covering the property and note its sheet number or local reference.
  2. Identify the property footprint, access, nearby roads and other fixed features before judging distance to the proposal.
  3. Check the legend. Different colours or line styles may represent the railway, station works, temporary works or other infrastructure; do not assume every coloured line is a track.
  4. Look beyond the nearest rail line. A station, bridge, road alteration or construction access may be the feature relevant to your concern.
  5. Save or print the relevant plan with the consultation date in your notes. The consultation ran from 14 April to 9 June 2026, and its proposals can change.

These plans describe the design put forward for consultation. East West Rail’s consultation brochure says feedback, continuing engagement, environmental assessment and transport assessment will inform final proposals before an application for a Development Consent Order. Treat a line shown in the 2026 material as a proposal, not as a guaranteed final alignment or construction limit.

  • One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips

Step 3: check the current safeguarding boundary

Use the safeguarding page as a separate source

Open East West Rail’s current “Safeguarding” page rather than assuming the consultation map is also the legal planning layer. The page provides a key plan, more detailed plans and linked shapefiles. It says the updated boundary includes land required for the East West Rail proposals published in the 2026 consultation.

  1. Read the key plan to identify the broad safeguarded area and the relevant local section.
  2. Open the detailed safeguarding plan for the property’s location. Compare the plotted property with the boundary line, not merely with the nearest town label.
  3. If you have suitable mapping software, load the linked shapefile and your property location as separate layers. Use the shapefile to inspect the relationship at a useful scale; do not rely on a screenshot or a hand-drawn estimate.
  4. Note whether the boundary appears to cross the building, garden, access, other land in the title or only nearby land. If the map scale prevents a confident answer, stop at “possibly within or close to the boundary” and contact the project team.

What safeguarding does and does not do

Safeguarding requires local planning authorities to consult East West Rail on relevant planning applications within the safeguarded boundary. It is a planning consultation mechanism, not an automatic ban on development. East West Rail’s safeguarding guidance also does not describe safeguarding as automatic acquisition of every affected property.

Being outside the boundary does not prove that a property cannot experience construction traffic, noise or another effect. Being inside it does not prove that the project will buy the property. Those conclusions require project-specific information and, ultimately, the final design and statutory process.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Step 4: compare the two results carefully

Put your findings in a simple property record. Include the address, the date you checked, the consultation-map feature, the safeguarding-plan result, the plan or sheet references and any uncertainty.

What you find How to interpret it Next action
A consultation proposal is nearby, but the property appears outside safeguarding. The property is near the published design, but the safeguarding planning-consultation boundary may not cover it. Read the detailed plan for access and associated works. Ask Land & Property if the apparent separation is small or the feature could affect the plot.
The property appears inside safeguarding, but no obvious railway line is beside it. The boundary may cover land needed for an associated facility, access, construction requirement or another project element. Use the detailed safeguarding plan or shapefile and request an explanation of the boundary’s relevance to the title.
Both the proposal and safeguarding boundary affect or closely approach the property. There are two separate indicators: a consultation design nearby and a planning-consultation boundary. Obtain written, property-specific information before making decisions about a sale, purchase, extension or planning application.
Neither appears to affect the property on the versions checked. No effect is shown in those current materials at the scale you used. This is not a guarantee that later proposals or indirect impacts cannot arise. Keep the check date and monitor official updates if the transaction or planning decision is still pending.

Why map lines can be misleading

Overview maps are for orientation

East West Rail says its OS maps are for general reference and orientation and do not show complete geographic detail. A line that appears to touch a parcel on a small image may be a display-scale effect; a narrow strip of land may be invisible at that scale.

Coordinate systems can shift the apparent position

The project’s OS maps use WGS84. British National Grid is a different coordinate reference system, so a property pin or boundary imported into mapping software can appear offset if the layers are not transformed correctly. Confirm the coordinate system before measuring or overlaying data. If you are not comfortable with GIS, use the official plans for orientation and ask East West Rail to confirm the relationship.

Do not measure a legal boundary from a screenshot

Screen pixels, browser zoom and image scaling are not a legal survey. They cannot establish whether a title boundary, building or access falls within safeguarding. A map can identify the right area and the right question; it cannot replace a property-specific response where the line is close.

When to contact East West Rail’s Land & Property team

Contact the project’s Land & Property team when the property is on or near a safeguarding line, a consultation feature, a proposed station or an associated work, or when the plans do not align clearly. Owners who receive a letter about possible impacts should use the contact details in that correspondence and refer to the property address.

Include useful information in the enquiry

  • full address and postcode;
  • title number or a clear plan showing the property, if available;
  • the date and version of the consultation or safeguarding material checked;
  • the plan sheet, map feature or shapefile layer that caused concern;
  • whether the question concerns the railway alignment, a station, access or construction works, safeguarding, surveying or possible acquisition;
  • the decision you are trying to make, such as submitting a planning application or buying or selling the property.

Ask the team to identify the relevant proposal or safeguarding reference and to explain whether the boundary relates to the house, garden, access, another part of the title or nearby land. Keep the reply with the property records. A written clarification is more useful than relying on a remembered map position.

How the 2026 proposal should be treated

East West Rail is the project connecting Oxford, Milton Keynes, Bedford and Cambridge. The consultation brochure describes a new railway and stations between Bedford and Cambridge, with upgrades elsewhere. The consultation was open from 14 April to 9 June 2026.

The consultation brochure states that feedback, ongoing engagement and environmental and transport assessments would be considered before final proposals and a Development Consent Order application. Therefore, the 2026 interactive map and detailed plans are the correct materials for checking the consultation design, but they should not be described as the final approved railway.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The safeguarding page’s updated boundary is tied to land required for those consultation proposals. Check that current safeguarding material separately, because its planning effect continues to be different from the design information shown on the consultation map.

What a map check cannot tell you

Proximity alone cannot establish a future change in house prices, the level of noise at a particular room or garden, the timing of construction, a planning decision or whether compulsory purchase will occur. The official materials establish that East West Rail may need to access, survey and buy land, potentially including residential property, but they do not turn every nearby address into an acquisition case.

Do not infer a compensation entitlement, a guaranteed station location or a construction timetable from a coloured line. For those issues, use the project’s direct correspondence and the formal information that applies to the specific property.

A repeatable property-check checklist

  1. Write down the exact address, postcode and the part of the title you need to check.
  2. Open the East West Rail 2026 consultation interactive map.
  3. Zoom to the plot and inspect the alignment, station and associated-infrastructure information.
  4. Read the detailed consultation plan for the same area.
  5. Open the current safeguarding page and its key and detailed plans.
  6. Use the linked shapefile in suitable GIS software if a boundary relationship needs closer inspection.
  7. Record the map versions, dates, sheet references and any uncertainty.
  8. Do not estimate a legal intersection from an overview OS map or an uncorrected coordinate overlay.
  9. Contact Land & Property for written confirmation where the property is affected, close to a line or difficult to interpret.
  10. Keep the response with your planning, conveyancing or ownership documents.

Practical decision guide for buyers, owners and applicants

If you are considering buying

Complete both official checks before treating proximity as a material property issue. Give any safeguarding or proposal result to your conveyancer and ask the Land & Property team about the exact title rather than relying on a general search result.

If you own the property

Keep the dated plans and any project correspondence. If East West Rail asks for access or a survey, or if you receive a letter about possible impacts, respond through the project’s Land & Property contact and retain copies.

If you want to extend or develop

Check safeguarding before submitting the application. If the property is inside the boundary, the local planning authority may need to consult East West Rail on a relevant application. Safeguarding is not an automatic prohibition, but it can affect the consultation route and the information your application needs.

If the map and your title plan disagree

Do not choose the more convenient interpretation. A title plan, project boundary and consultation drawing may serve different purposes and use different scales. Send both to Land & Property and ask which project layer applies to the land in question.
