How to Check Metro Routes and Station Locations Before Buying or Renting Property

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Verify the exact address against two separate official systems: the metro operator’s current network map for stations and service, and the transport, planning or land authority’s maps for approved projects, safeguarded corridors, buffers and influence zones. For a purchase or a lease with significant financial consequences, order an address-specific transport or railway search and have a conveyancer interpret the written result.

A listing pin or a straight-line distance is only a starting clue. Routes, station entrances, project boundaries and legal designations change, so save the map or report with its access date and check it again before signing.

What you are actually checking

“Near the metro” can describe several different facts, and each requires different evidence. A property may be close to an operating station, close only to a station entrance on the opposite side of a large block, inside a future construction corridor, or within a planning influence zone that creates permit or acquisition issues. Treat these as separate questions rather than one distance calculation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Current access: Which line and station serve the property now, and which entrance can a resident realistically reach on foot?
  • Network usefulness: Is the station an interchange, what lines connect there, and is the service operating or temporarily disrupted?
  • Future infrastructure: Is a line, station, depot, ventilation shaft, construction compound or road scheme approved, proposed or merely safeguarded?
  • Property impact: Does the parcel overlap a corridor, buffer or influence zone, or carry a title notice, easement or acquisition risk?
  • Transaction evidence: Can you obtain a written, property-specific search that a conveyancer can rely on?

No universal “safe distance” answers these questions. A 400-metre walk through connected streets may be more practical than a 250-metre straight-line measurement across rail land, a river or a controlled-access road.

Step 1: Pin the exact property before measuring anything

Start with the legal or surveyed location, not the estate agent’s map marker. Record the complete street address, postcode or ZIP code, unit number and, where applicable, the parcel, lot or title number. Obtain the title plan, cadastral extract or a reliable survey plan. Apartment listings can place a pin at a building’s centre while the title covers a larger or differently shaped parcel.

Information to collect

  • Full postal address, including building and unit identifiers.
  • Postcode or other official locality code.
  • Parcel, lot or title reference.
  • Title plan, cadastral plan or survey showing the boundary.
  • For a rental, the exact entrance and building name used in the tenancy documents.
  • The date on which each map, search or project page was checked.

Use the boundary shown on the plan when checking a corridor or buffer. A nearby parcel may have a different designation, and a multi-building development can straddle a planning boundary. If the plan and the online address locator disagree, ask the authority or your conveyancer to resolve the discrepancy before relying on the result.

Step 2: Confirm the operating metro network

Open the local metro or rapid-transit operator’s current route map, service page and station directory. Record the line name, station name, every relevant entrance, interchange stations and the route you would actually walk from the property. Check the map’s publication or update date; a screenshot without a date is difficult to audit later.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Measure the route a resident would use

  1. Mark the property’s pedestrian exit, not just the centre of the parcel.
  2. Locate the station entrance that is open to the public and closest to that exit.
  3. Trace the walk along public paths, crossings, bridges and access gates.
  4. Note barriers such as motorways, rail fences, rivers, private estates or roads that cannot be crossed at grade.
  5. Check whether the entrance is open at the times you expect to travel; some systems have separate opening hours or temporary closures.
  6. Record the station’s line, direction, interchange options and any service-status notice.

Keep walking distance, walking time and straight-line distance as separate fields. A consumer map can estimate the first two, but the operator’s station and service information is the authority for line names, interchanges and operating status. Do not describe a station as “five minutes away” unless the route and walking conditions support that statement.

Check the whole journey, not only the nearest platform

A station can be physically close yet inconvenient if the useful line requires a long internal transfer or an interchange at another station. Identify the line you would use for regular trips, the direction of travel and the stations where you would change. Look for separate entrances serving different platforms, because an entrance on the far side of the station can materially change the walk from the property.

  • One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips

Step 3: Search separately for planned and safeguarded infrastructure

Current network maps do not reliably show projects that are approved, proposed or protected for future construction. Search the transport authority’s project pages and the planning or land-authority GIS portal separately. Classify every result as operating, under construction, approved, proposed, safeguarded or cancelled. A concept route should not be presented to a buyer or tenant as a committed station.

What to record for each project

  • Project and line name, authority and publication date.
  • Stage: study, proposed, approved, funded, under construction or operating.
  • Alignment, station sites, portals, depots, ventilation structures and construction compounds shown on the map.
  • Any consultation boundary, acquisition area, environmental or planning document.
  • Expected decision, construction or opening dates, clearly labelled as estimates where applicable.
  • The map layer and document version used, saved with its access date.

MMRDA guidance illustrates why this second search matters: its metro alignments are available through Google Earth and linked municipal resources, and owners or developers may seek a no-objection certificate when a property falls partly or wholly within an influence area. The existence of an alignment on a map does not by itself establish that an NOC, permit or acquisition will apply; the authority must confirm the parcel-specific position.

Step 4: Check corridor, buffer and influence-zone layers

Some authorities publish a dedicated map for land that may require coordination or additional approvals. These zones can extend beyond the visible track and station footprint.

Metrolinx-style zone checks

Metrolinx’s Zone of Influence map lets a user enter a municipal property address and identify whether the site is associated with GO Transit, UP Express, light rail transit or subway corridors. A zone result is a screening tool: it indicates that additional coordination, review or permits may be required, not that a project will definitely be built on the parcel.

Metrolinx also describes transit-corridor land plus an additional 30-metre buffer that can be checked in its interactive map. Where a designation notice is registered, it can remain on the title until construction is complete. Ask the conveyancer to inspect the title and explain what the notice means under the applicable land law; do not infer ownership or an automatic right of entry from the map alone.

Los Angeles County example

Los Angeles County Metropolitan Transportation Authority guidance published in 2022 says developers, utility companies and other third parties must consult Metro for work within 100 feet of Metro rights-of-way and other real-estate assets. The 100-foot figure is a consultation trigger for that authority and situation, not a universal setback for homes or a rule that applies in every city.

Influence areas and local approvals

An influence area may cover land near an alignment, station, access road or construction facility. Depending on local law, the consequence can be a request for an NOC, an additional technical review, a permit condition, a construction-access agreement or a notice affecting the title. Obtain the written rule and parcel map that define the zone; an unlabeled circle on a third-party website is not sufficient evidence.

Step 5: Use the planning and land-authority map

Transit maps show transport assets, but planning portals often reveal controls that determine what can be built, altered or acquired. Look for layers covering land tenure, planning boundaries, master-plan designations, development-control plans, road reservations and public-purpose land.

Singapore’s URA SPACE is an example of an integrated, location-based portal that combines these kinds of layers. The example is useful because it shows what to seek in your own jurisdiction; the available layers, legal effect and terminology will differ elsewhere. Save the layer names and legend, not only a coloured screenshot, so a professional can identify what each designation means.

Layers worth checking

  • Parcel and title boundaries.
  • Existing and proposed rail or metro alignments.
  • Station footprints, entrances, emergency exits and associated roads.
  • Transport-corridor reservations, buffers and influence zones.
  • Land tenure, leases, easements and public ownership.
  • Master-plan land use, zoning and development-control plans.
  • Road widening, utility reservations, drainage or other infrastructure projects.
  • Heritage, environmental, hazard or protected-area overlays that could affect construction.

A planning designation can affect a renovation or redevelopment even when the current building is untouched. Confirm whether the layer is advisory, policy-based or legally binding, and ask which document controls if the online map and a registered plan conflict.

Step 6: Order a formal transport or railway conveyancing search

For a purchase, development or other high-value decision, an address-specific written search is stronger evidence than a consumer map pin. The search should identify existing and approved rail or highway schemes affecting the property and provide a plan that can be matched to the title.

What a formal search normally needs

  • The full property address.
  • A title plan, cadastral plan or Ordnance Survey plan, according to the authority’s requirements.
  • The applicant’s contact and billing details.
  • Any transaction deadline, so the conveyancer can allow for the stated turnaround.

TfL example of the service model

Transport for London describes its railway search as a way to find out whether a property might be affected by existing or proposed rail and highway transport schemes. TfL requires the full address and a title or Ordnance Survey plan, then returns a location plan and letter about existing or approved rail services. Its published fee table lists £179 for a residential search and £293 for a commercial search, both excluding VAT, with an aim to respond within 10 working days when the request is complete. These prices and the service target are specific to TfL and should not be applied to another city.

Ask whether the search covers only rail, or also highways, compulsory-purchase schemes, construction access and associated works. Check the validity period, revision policy and whether a follow-up is needed if the authority publishes a new scheme after the search date.

How to compare checking options

Check or service Best use Specificity Typical output Main limitation
Operator route map and station directory Confirm operating lines, stations, entrances, interchanges and service status Network-level, with station detail Map, station information and service notices May omit proposed projects and legal interests

How to interpret a result before you commit

“Near a station”

Confirm which entrance, the actual pedestrian route, barriers and the hours of access. Ask whether the quoted distance is measured from the property boundary, building entrance or listing pin.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

“Proposed line”

Read the project stage and approval documents. A feasibility study, consultation alignment and funded construction project carry different levels of certainty. Record the authority’s wording rather than converting an indicative date into a promise.

  • Hard hat clip- attaches for easy access

“Inside a buffer or influence zone”

Find the rule attached to the zone. It may require consultation for works, an NOC, a permit, technical review or a title notice. It does not automatically prove that the authority will acquire the property.

“No result found”

Check the address format, parcel number, map layer and search date. A negative result may mean the property is outside the published dataset, not that no transport project exists. Ask the authority whether the map is complete for the municipality and whether separate project pages or land-registry records must also be checked.

Buying versus renting: the checks differ

Before buying

  1. Complete the current-network and project-map checks before making an offer where possible.
  2. Order the formal transport or railway search early enough for the contract timetable.
  3. Give the search, title plan and planning-map findings to the conveyancer.
  4. Ask specifically about easements, acquisition notices, compulsory-purchase powers, construction access, permits and title entries.
  5. Recheck the authority maps immediately before exchange or closing if the earlier search is old.

Before renting

  1. Verify the building entrance and walking route rather than relying on the landlord’s stated distance.
  2. Check current service status and planned works that could create noise, closures, dust or access changes.
  3. Ask the landlord or agent whether the tenancy address differs from the advertised address.
  4. Read clauses dealing with construction disruption, access, repairs and early termination.
  5. Save the map and project notice used to make the decision in case the description later changes.

Renters usually do not order a full conveyancing search, but a long lease, premium rent or home-based business can justify professional advice about a corridor designation.

Potential construction and ownership impacts

Future metro works can affect a property without placing a station beside it. Tunnelling, cut-and-cover construction, shafts, substations, depots, temporary compounds, haul routes and utility diversions may create noise, vibration, dust, traffic or restricted access. A corridor reservation can also constrain extensions, basements, driveways or redevelopment.

Legal effects depend on the jurisdiction and the recorded instrument. Possible issues include an easement, a notice on the title, a request for consent, compulsory-purchase powers, a temporary occupation, construction access or a permit condition. Only the relevant authority and a qualified local professional can state which consequence applies to a specific parcel.

Common mistakes and how to correct them

  • Using a property-listing pin as proof: replace it with the title or survey boundary and an official address search.
  • Measuring as the crow flies: trace the public walking route and identify the usable entrance.
  • Checking only the current metro map: search project, planning and land-authority systems separately.
  • Treating a proposal as guaranteed: record the project stage, approval and funding status.
  • Ignoring buffers and influence zones: inspect the authority’s rule for consultation, permits, NOCs and title notices.
  • Assuming one city’s rule applies elsewhere: label figures such as 100 feet, 30 metres and 500 metres with their issuing authority and purpose.
  • Relying on an undated screenshot: save the access date, map version and legend.
  • Stopping at the map: order a written search and have a conveyancer interpret title and legal documents for a transaction.

Special planning-radius example: Delhi

The Press Information Bureau of the Government of India reported in 2026 that Delhi’s transit-oriented-development regulations use a 500-metre radius around metro and regional rapid-transit corridors and stations for planned transit-linked development. That figure describes a planning framework in Delhi; it is not a universal definition of walking distance, a guaranteed development right or a rule for another jurisdiction. Check the current local regulation, map and parcel designation before relying on it.

A printable decision checklist

  • Exact address, postcode and parcel or title reference recorded.
  • Title, cadastral or survey plan obtained and boundary understood.
  • Current operator map checked for line, station, entrances, interchanges and service status.
  • Real walking route measured and obstacles noted.
  • Transport-authority project pages checked for proposed, approved and safeguarded works.
  • Planning and land-authority GIS layers checked for tenure, zoning, reservations and control plans.
  • Influence-zone, corridor and buffer maps checked, including any 30-metre or other locally defined band.
  • Title notices, easements, acquisition or access issues referred to a conveyancer.
  • Formal transport or railway search ordered where the transaction warrants it.
  • Fees, turnaround, coverage and search date recorded.
  • Maps, letters, plans and legends saved with their access dates.

When the evidence conflicts

If the operator map, planning portal, project document and title search disagree, do not average the answers. Ask the issuing authority which dataset is current and which document has legal priority. Give the conflicting materials to the conveyancer or surveyor and request a written explanation tied to the parcel. Delay a binding commitment when the unresolved issue could affect value, access, construction rights or acquisition risk.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The reliable sequence is therefore: identify the parcel, verify the operating route, investigate future schemes, inspect planning and influence layers, obtain a property-specific written search, and have a professional interpret the legal result. That sequence distinguishes a convenient station from a transport designation that could change what you can do with the property.
