How to Check a Clay-Built Home for Damp, Cracks and Settlement

What’s actually slowing this PC down?

Inspect a clay-built home in this order: identify the earth-wall system, trace every possible route for water, document cracks and distortion, then decide whether the evidence needs an experienced surveyor or structural engineer. Cob, clay lump, rammed earth and other unbaked-earth systems behave differently, so a stain, meter reading or crack is a clue to investigate—not a diagnosis or proof that the house is unsafe.

Work only from safe, accessible areas. Do not climb onto roofs, remove finishes, dig beside foundations or disturb a suspect wall during a visual check. If a wall is bulging, leaning, rapidly changing or visibly losing earth, keep people away and arrange an urgent in-person assessment.

1. Identify what the house is made of before judging symptoms

“Clay-built” is a broad description rather than a single construction method. Establish whether the walls are cob, clay lump or earth block, rammed earth, or another regional earth-wall system. Note the wall thickness, any stone or brick plinth, and how the wall is protected on the outside and inside.

Record later finishes and alterations

Write down whether the walls have lime or cement render, plaster, masonry pointing, paint, cladding or other coatings. A later impermeable coating can hide deterioration and restrict drying, while a breathable finish may be part of the original moisture-management strategy. If cladding or a coating conceals the wall, mark that area as unassessed rather than assuming it is sound.

Collect the building history

Ask for earlier surveys, repair invoices, photographs, leak reports and dates of any extensions, drainage work or tree removal. Compare current observations with older photographs where possible. Age-related irregularity or one long-standing crack is not, by itself, evidence of active settlement; the important questions are where the defect is, whether it is changing and what else is happening around it.

2. Prepare a safe, repeatable inspection

  • Inspect in daylight and, if possible, after a period of rain and again in dry weather.
  • Take a torch, notebook, camera or phone, pencil, tape measure and a ruler or other scale for photographs.
  • Use binoculars for roof edges and high wall tops instead of climbing.
  • Do not scrape away render, drill the wall, lift floorboards or open a void during a first visual inspection.
  • Mark each observation with a room or elevation, date and photograph number.
  • Keep children and others away from visibly unstable areas.

Make a simple plan of the house. Number the elevations and rooms so that a crack at “east wall, bedroom, above window” can be found again. This baseline is more useful than a collection of unlabelled close-up photographs.

3. Trace water from the top of the building downward

Moisture investigations work best as a route-tracing exercise. Start where rain enters, then follow the path to the wall and floor. Historic Environment Scotland identifies blocked gutters, raised ground, unsuitable renders, cracked chimneys and failed coping details as defects worth investigating in clay-bonded construction.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Roof, chimneys and wall tops

  • From the ground, look for slipped or missing roof coverings, damaged verges, failed flashings and water staining below roof edges.
  • Check whether chimney masonry or flashing is cracked and whether the chimney top sheds water properly.
  • Look along parapets, copings and exposed wall tops for open joints, missing caps or places where water can sit.
  • Look for staining or softened material directly below a roof junction or chimney, which can indicate a repeated leak rather than general ground damp.

Gutters, downpipes and drainage

  • Look for overflowing or sagging gutters, blocked outlets, leaking joints and downpipes that discharge against the wall.
  • Check gullies, channels and visible drains for blockage, ponding or broken connections.
  • Note whether surface water flows toward the house during rain.
  • Do not assume a dry day proves drainage works; record staining, algae or erosion that suggests repeated wetting.

Ground levels and the wall base

Compare paving, soil, flower beds and paths with the bottom of the wall. Raised ground can bridge a plinth or hold moisture against earth construction. At the base, look for persistent damp, darkening, salt deposits, algae, softened render, erosion, crumbling earth or mortar and loss of the protective finish. Cob can deteriorate when moisture remains above its plinth or becomes trapped behind an impermeable surface.

  • One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips

Windows, doors and local leaks

Inspect sills, thresholds, seals, downpipes and roof junctions above openings. Damp concentrated at one opening often has a local route, while a continuous band near the base may have a different cause. Avoid assigning a mechanism from the pattern alone: plumbing leaks, groundwater, rain penetration, condensation and occupant activity can produce overlapping signs.

4. Look for change in the earth material, not only stains

A discoloured patch is evidence of wetting, but material loss indicates that the wall or its protection is being affected. Look for:

  • Surface erosion, rounded edges or grooves where water runs.
  • Friable earth or mortar that powders or can be dislodged without force.
  • Loss, blistering, detachment or cracking of render and plaster.
  • Exposed cob lumps, earth blocks or rammed layers where a finish has failed.
  • Softening, bulging or local collapse at the base, beneath leaks or beside defective copings.
  • Timber ends, joists or embedded elements showing damp-related decay.

Do not probe a suspect area aggressively. Photograph it, describe its texture and location, and arrange an experienced inspection if earth is being lost or the wall is softening.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

5. Examine interiors room by room

On the inside, inspect both sides of every external wall and the ceilings below roof junctions. Record the height, shape and edges of staining; whether paint or plaster is blistering; and whether skirtings, floorboards or joinery are decaying. A musty smell, condensation on cold surfaces or damp behind furniture may reflect ventilation and occupancy as well as water entering the wall.

Separate visible evidence from assumptions

Write “brown stain 300 mm wide below south window” rather than “rising damp.” Record whether the area was wet after rain, whether a service runs behind it and whether a bathroom, kitchen or heating appliance is nearby. Moisture may come from building defects, plumbing, groundwater, leaks or occupant activity; investigation should seek the source, not treat a symptom label as the source.

6. Record cracks and other movement clues

Photograph each crack square-on with a ruler or other scale, then take a wider image showing its position in the wall. Note the date, length, approximate width, direction and whether it passes through the earth wall, a finish, a junction or an opening. Repeat photographs from the same position so that change can be compared.

Patterns that deserve closer attention

Observation What to record Why it matters
Crack in plaster or render only Whether the underlying wall is visible or feels changed; location and date May be a finish failure, but the concealed earth cannot be judged visually.
Crack through the wall or around an opening Direction, continuity, relation to corners, windows and doors Can indicate movement, but appearance alone cannot establish the cause.
Several cracks in one elevation Map their positions and compare inside and outside A pattern provides more context than one isolated mark.
Crack with bulging or leaning Photograph the whole elevation and any displaced openings Historic England treats cracking together with bulging or leaning as a reason for structural assessment.
Distorted door or window opening Record binding, out-of-square frames and displacement at corners Shows that movement may be affecting the wall around a support or opening.

There is no single crack-width threshold that can safely be applied to every earth-wall house. Width, depth, direction, location, duration and associated distortion all matter. A narrow new crack with continuing change can be more significant than a wider, stable crack in an old finish.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

7. Consider settlement, heave and other ground movement without guessing the cause

Settlement is only one possible explanation for cracking or distortion. The building may also be responding to changes in moisture, drainage, foundations, adjoining construction or soil. Historic England notes that tree roots can affect shallow foundations and that removing mature trees in clay-soil areas can contribute to ground heave. These possibilities cannot be distinguished reliably from a photograph or one walk-through.

Check the surroundings

  • Look for recent extensions, excavations, drainage repairs, leaks or changes in paving.
  • Record mature trees close to the building, recent felling or major pruning, and roots lifting paths or affecting drains.
  • Note sloping floors, separated skirtings, stepped cracks, leaning walls and gaps at junctions.
  • Compare the same elevations and openings over time using dated photographs.

Do not remove a tree, fill a crack or underpin a wall as a first response. A structural engineer or earth-building specialist must establish what is moving and why before remedial work is selected.

8. Use moisture meters only as optional screening tools

A handheld moisture meter can help you map relative differences, but a number is not a diagnosis. Historic England’s guide Assessing Damp in Historic Buildings: A Practical Guide to Investigation and Diagnosis (13 July 2026) explains that the accuracy and interpretation of moisture-assessment techniques and devices are limited. Readings can be affected by the wall material, salts, surface finishes, temperature and the instrument’s calibration.

If you use one

  1. Read the instrument instructions and use the mode intended for the material, if one exists.
  2. Take readings at several heights and nearby control areas rather than one isolated spot.
  3. Record date, weather, room conditions, finish and instrument setting with every result.
  4. Compare readings with visible staining, erosion, leaks, ventilation and drainage observations.
  5. Treat the results as screening information to share with a professional, not as proof of “rising damp,” a failed wall or a prescribed repair.

Do not drill through a finish or remove historic material merely to obtain a reading. If moisture is concealed, state that the wall needs an appropriate investigation rather than implying that a meter has measured the hidden construction directly.

9. Decide when to call a professional

Arrange an in-person assessment by a suitably experienced conservation professional, traditional-building surveyor, earth-building specialist or structural engineer when any of the following applies:

  • Damp is persistent, unexplained or returning after apparent repairs.
  • Earth, mortar or render is visibly eroding, crumbling, softening or detaching.
  • Cracks are new, changing, extensive or present on both sides of a wall.
  • Cracking is accompanied by bulging, leaning, distorted openings or separated junctions.
  • A wall, chimney, roof edge or coping appears unstable.
  • Important areas are hidden behind cladding, render or other coatings.
  • You cannot establish whether a proposed repair is compatible with the earth construction.

Choose the right experience

Ask prospective professionals which earth-wall systems they have inspected—cob, clay lump, rammed earth or another method—and whether they can assess both moisture and structural movement. For cracking, bulging or leaning, confirm that the person has appropriate structural expertise. For damp and fabric repairs, confirm experience with traditional, breathable construction rather than relying on a generic damp-treatment specification.

Give the professional your plans, photographs, repair history, dates of change, drainage information and moisture records. Explain what was not accessible. This prevents a limited visual check from being mistaken for a complete survey.

10. Repair principles for earth walls

Repair the water route and the damaged fabric together. Clearing a blocked gutter will not restore earth already lost at a wall base, and applying a hard coating over wet material can conceal continuing deterioration. Historic England advises that repairs to older and earthen buildings use materials compatible with the existing construction.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Avoid one-size-fits-all treatments

  • Do not specify an impermeable render, paint or damp-proof treatment simply because a meter shows a high reading.
  • Do not seal a wall before the source of moisture is understood.
  • Do not repoint or patch with a material that is harder, less permeable or otherwise incompatible with the earth wall without a competent specification.
  • Do not cover active erosion to make a surface look tidy while water continues to enter.

The appropriate intervention depends on the wall type, plinth, finishes, exposure, drainage and cause of damage. A professional should specify compatible materials and detail how the wall will dry, shed water and be monitored afterward.

11. Make a practical inspection record

Use one entry for each defect:

  • Location: elevation, room, wall and nearby opening.
  • Date and conditions: recent rain, dry spell, temperature if known and whether heating or ventilation was normal.
  • Construction: suspected cob, clay lump, rammed earth or other system; plinth and finish.
  • Observation: stain, erosion, friability, crack, bulge, lean, distortion or concealed area.
  • Extent: dimensions, height above ground and relation to roof, drain, opening or service.
  • Evidence of change: comparison with dated photographs or earlier records.
  • Next action: monitor, correct an obvious maintenance defect safely, or obtain specialist assessment.

This record helps an expert distinguish a local leak from a wider moisture pattern and a stable finish crack from active movement. It also gives future owners a baseline for the building’s condition.

What a visual inspection can—and cannot—tell you

A careful inspection can identify likely water routes, visible material loss, patterns of cracking and signs that warrant specialist attention. It cannot prove the depth of a foundation, the moisture content behind a coating, the cause of settlement or the safety of a distorted wall. Treat uncertainty as a reason to investigate further, not as reassurance.

The safest decision rule is straightforward: maintain water-shedding details where you can do so safely, document every change, and obtain an appropriately experienced assessment whenever damp persists, earth is being lost or cracking is accompanied by movement.
