Build the facility around the athletes and the program, not around a floor plan. Define the sports, training methods, testing, medical and recovery services, daily schedules, and staff workflows first. Those decisions determine the rooms, equipment, technology, staffing, site relationships, and budget. A football performance center, a shared multi-sport hub, and an athlete-centered basketball facility will therefore look very different.
A well-planned building can provide better conditions for practice, testing, rehabilitation, recovery, and team support. The available project descriptions demonstrate design intent and operational possibilities; they do not establish that a particular architectural feature independently caused measurable athletic gains.

Begin with the performance program
The first planning document should describe who will use the facility and what they must accomplish there. List every sport and athlete group, the number of users, their training calendars, and the times when demand peaks. Then define the facility’s role alongside existing fields, courts, clinics, laboratories, and campus routes.

Set measurable operational outcomes
Before choosing technology or square footage, agree on the decisions the facility must enable. Examples include reducing travel between strength training and treatment, increasing available practice hours, providing private mental-health consultations, or making testing repeatable. These are operating objectives, not promises of a guaranteed performance increase.
Bring the right people into the brief
Athletics leadership, coaches, sports-medicine staff, strength and conditioning professionals, performance analysts, athletes, and architects should make the early decisions together. Their combined input reveals conflicts that a conventional room list misses: a testing laboratory may need quiet and controlled conditions, while a team practice zone may need robust finishes, rapid changeovers, and direct equipment access.
Choose the facility model that fits the users
There is no universal athletic-performance-facility template. Use the following models as planning choices rather than rankings.
| Model | Primary users | Planning emphasis | Typical trade-off |
|---|---|---|---|
| Sport-specific center | One sport or closely related teams | Sport-specific practice, equipment, testing, and support arranged around one training culture | Highly tailored spaces may be underused outside that sport’s schedule |
| Shared multi-sport center | Several teams or departments | Shared testing, medical, strength, recovery, and analytics resources with carefully managed schedules | Peak-time conflicts and differing sport requirements require strong booking and circulation plans |
| Athlete-centered training and wellness facility | One or more programs with substantial support needs | Training combined with recovery, nutrition, mental health, gathering, and wellness spaces | Support areas increase coordination, staffing, and building-system requirements |
Compare options by the sports served, peak simultaneous use, the balance between practice and support functions, the relationship to existing facilities, inclusion and equitable access, adaptability, and total project scope. The source projects do not provide standardized scores or a universal cost-per-athlete measure, so a project team must make those comparisons using its own program and site data.

Translate the program into rooms, equipment, and adjacencies
Practice and sport-specific areas
Start with the actual movement patterns and equipment of each sport. A football center may need a long, climate-controlled playing surface with generous run-off space. A basketball center may need multiple full courts and dedicated environments for separate programs. Identify clear heights, floor systems, protective finishes, storage, loading, and spectator or recruiting requirements before drawing the final plan.
Strength and conditioning
Weight rooms and conditioning areas should be sized from the number of athletes training simultaneously, the coaching ratio, equipment layout, and the required warm-up and cooldown zones. Select commercial gym strength-training equipment only after the program establishes loads, movement types, accessibility needs, maintenance procedures, and floor-loading requirements. Equipment selection is secondary to the training model; a larger inventory does not compensate for poor circulation or insufficient coaching space.
Testing and performance analysis
Possible tools include force plates and high-speed motion capture. Specify the question each tool will answer, the environment it needs, who will operate it, and how coaches or clinicians will use the result. Some testing can occur in a fixed laboratory; portable motion capture may be deployed at courts, pits, or slopes. Multi-site programs may need secure, vehicle-accessible storage, charging, calibration, and repair space.
Sports medicine, rehabilitation, and recovery
Integrate treatment and rehabilitation with training without compromising privacy. Depending on the program, spaces may include examination and treatment rooms, rehabilitation zones, hydrotherapy, recovery areas, and equipment storage. Separate public, athlete, and clinical circulation where confidential conversations or examinations occur.

Nutrition, mental health, and team support
Nutrition spaces can support education, meal service, or individualized fueling plans. Mental-health rooms require acoustic privacy, controlled access, and a route that does not force athletes through a public lobby. Team lounges, meeting rooms, and gathering areas support communication and culture, but they should not displace treatment, testing, or accessible changing capacity that the program actually needs.
Size the building from schedules, not a universal formula
The reviewed planning guidance does not establish a reliable area-per-athlete rule. Calculate the footprint from simultaneous occupancy and turnover instead:
- List every user group and the maximum number present during each daily period.
- Map the sequence from arrival and changing through warm-up, practice, treatment, recovery, meals, meetings, and departure.
- Identify spaces that can be shared safely and those that must remain dedicated.
- Test the busiest periods for queuing at entrances, lifts, treatment rooms, showers, equipment issue points, and corridors.
- Add operational space for staff offices, observation, storage, cleaning, waste, deliveries, and mechanical systems.
- Model future program growth before fixing the structural grid or site limits.
A building that serves athletes all day may need less peak-capacity duplication than one that must accommodate an entire roster in a short window. Conversely, sharing rooms without a workable schedule can create bottlenecks that make nominal square footage unusable.
Design an athlete-centered experience
Athlete-centered design extends beyond the training floor. The cited projects use daylight, recovery and wellness areas, team gathering spaces, and indoor-outdoor connections as parts of the environment. These features can improve comfort, orientation, and the usability of the building, but the project descriptions do not prove that any one of them caused a specific performance outcome.

Provide equitable environments
Plan women’s and men’s programs, visiting teams, para-athletes, and staff with equivalent quality, privacy, access, and support. The University of Washington basketball facility is described as serving both women’s and men’s programs with two practice courts. Treat equitable provision as a brief requirement, not an optional finish.
Use daylight and recovery deliberately
Natural light, views, quiet recovery rooms, nap rooms, spa or hydrotherapy pools, and indoor-outdoor connections can support a coherent daily routine. Place them where athletes can reach them without crossing active equipment paths, wet floors, or public circulation. Recovery areas should have clear cleaning, supervision, and maintenance protocols.
Make the building adaptable
Programs and technologies change faster than structural shells. The planning guidance recommends adequate ceiling height, movable or removable partitions, spare capacity in building systems, and an adaptable technology backbone. Translate those principles into current engineering requirements and local code reviews.

Use a disciplined delivery process
- Confirm the mission. Approve the sports, athlete groups, services, operating hours, and relationship to existing facilities.
- Build the room and equipment schedule. Include capacities, adjacencies, privacy levels, storage, cleaning, and staff workpoints.
- Map peak flows. Simulate athletes, coaches, clinicians, equipment, deliveries, visitors, and emergency access at the busiest times.
- Test site alternatives. Check walking routes, parking, transit, field and court connections, utilities, drainage, expansion room, and construction logistics.
- Develop concept options. Compare sport-specific, shared, and integrated wellness arrangements against the agreed outcomes.
- Coordinate engineering early. Resolve clear heights, floor loading, acoustics, humidity, ventilation, lighting, power, data, water treatment, and life-safety requirements.
- Validate operations. Have coaches, trainers, athletes, facilities staff, and accessibility specialists walk through a typical day and an emergency scenario.
- Phase and commission. Protect essential training capacity during construction, test every system, train staff, and establish maintenance and technology-replacement plans.
Budget by scope, not by headline figure
Published amounts of $60 million and $150 million for the cited basketball and Sparks projects cannot be compared without knowing location, escalation date, land and utility work, design fees, equipment, financing, and what other buildings or site improvements were included. The 132,000-square-foot football center and 55,000-square-foot Sparks facility also serve different programs, so dividing their reported amounts by area would create a misleading benchmark.
Prepare a cost plan with separate allowances for site work, structure and envelope, mechanical and electrical systems, sport surfaces, training equipment, testing technology, medical and hydrotherapy systems, furniture, professional fees, permits, commissioning, escalation, and contingency. Confirm current prices and code requirements with qualified local professionals before authorizing construction.

Common planning failures and fixes
- Starting with a generic floor plan: return to the athlete schedule and rewrite the room list before designing.
- Buying technology first: define the performance question, operator, data workflow, and maintenance plan before selecting equipment.
- Ignoring peak demand: model simultaneous use and changeovers rather than relying on average daily occupancy.
- Mixing private care with public circulation: create discreet routes, acoustic separation, and controlled access for clinical and mental-health services.
- Under-sizing storage and service areas: include secure equipment, cleaning, repair, charging, deliveries, and waste routes in the initial brief.
- Designing for one season: reserve structural, mechanical, electrical, and data capacity for program and technology changes.
- Assuming architecture proves performance gains: evaluate the facility through operational measures such as usable training hours, treatment access, schedule reliability, equipment uptime, athlete and staff feedback, and equitable utilization.
How to judge whether the facility is working
After opening, compare actual operations with the outcomes established in the brief. Track whether athletes can move between training and support services on schedule, whether testing is completed and interpreted by qualified staff, whether recovery and clinical rooms are available when needed, and whether all programs receive comparable quality and access. These measures show whether the building is delivering its intended service. They should not be presented as controlled proof that a wall, window, room, or piece of equipment directly improved athletic results.
The strongest facility is therefore not the largest or most technologically dense. It is the one whose spaces, systems, people, and schedules work together for the athletes it was commissioned to serve—and can change when that program changes.
